On the August 1st of the Month Bonus Episode, Alex & Annie welcome the return of Simon Lehmann - CEO and Co-Founder of AJL Atelier, a boutique consultancy that specializes in the international private accommodation and vacation rental industry. The topic of today is the shifting landscape of the short term rental industry, and what the current situation is in different STR hotspots around the world.Simon has a 360 view of the global vacation rental market, as both his consultancy and the clients he serves operate around the world. One of his insights is that international airfares have reached unprecedented levels, while domestic travel has taken a backseat. European economic downturns typically arrive with a delay compared to the US, so this ripple effect is expected to drive down international demand in 2024 and return domestic travel back to status quo.Simon mentions that the current macroeconomic situation with interest rates hiking is making short term rental investments less attractive to investors. The increased cost of capital has even shaken up giants like Airbnb, causing them to decrease the exorbitant fees they had climbed up to over the last few years. This isn't necessarily a bad thing for the industry. With less people treating short term rentals as a goldmine investment opportunity, truly professional operators will have a chance to shine in a less crowded market and regain the market share they possessed prior to the Airbnb boom.The way Simon sees the market shaping is that professional operators are now having a resurgence, as the barrier of entry for a successful short term rental property manager is increasing. He sees professional hosts getting their market share back by integrating the right technology, having better accessibility through book direct vendors, and most importantly - fostering stronger long-term relationships with homeowners. The current downturn isn't affecting every destination equally. The markets that are most damaged right now are 2nd and 3rd tier destinations, with real estate companies reporting unprecedented churn rates as newer operators that placed investments into short term rentals during the Airbnb rise of the last few years are now looking to unload their properties due to shrinking profits. How is sport impacted by the cost of living crisis?The answer depends on where you are in the marketplace.The small global elite of sports rights holders are doing just fine. Billions of dollars in media revenue chases must-see content, from the NFL in the US, Premier League in England, the IPL in India through to the major quadrennial extravaganzas such as Olympics and World Cups. Likewise, there are clubs and institutions in the lower reaches of the sporting pyramid for whom not much has changed and who cut their cloth according to the local demand for traditional revenue generators such as sponsorship, match day tickets and merchandise.It's the middle of the market where much of the pain is being felt. The situation was described in a recent essay by Ben Wells:'Economic crises tend to cause money to move in one of two ways: to quality or to price. Those in the middle, who are not able to compete on either front, are squeezed.In the last 12 months, not one major Olympic NGB was able to sign a primary sponsor, with the biggest deal of the year – British Cycling's tier-two sponsorship with Shell – bringing significant amounts of criticism. In parallel Müller ended its long-running main sponsorship of UK Athletics after seven years. UK Athletics is currently teetering on the brink of bankruptcy.This isn't a situation unique to athletics. Headlines in rugby, cricket and the second and third tiers of football report of similar tales of woe – the result of unsustainable commercial models.And all rights-holders in the Squeezed Middle need to be taking note. Cost of Living Crisis with David Linden MP & Councillor Jen Layden. The Office for National Statistics recently reported those earning below the UK average wage will pay up to an extra £255 per year, with the forthcoming Tory national insurance hike. The lowest earners have seen their universal credit cut by £20 a week by the Tories, all while they were trying to grapple with inflation running at over five per cent and climbing. For example, foods such as rice have shot up over three hundred per cent in cost. To exacerbate the issue further, national rises in electricity and gas costs will send family bills skyward, with average households facing another £800 a year in energy costs. If that sounds bad, spare a thought for those living in rural areas or not connected to gas mains and reliant on electricity or fuel as heating oil. Their costs will be three or four times that amount. And families are dealing with all this while feeling the Brexit bite, low wages and spiralling costs.
