Kate is a Senior Teaching Fellow at Oxford University's Environmental Change Institute, where she teaches on the Masters in Environmental Change and Management. She is also Professor of Practice at Amsterdam University of Applied Sciences.Indy Johar is an architect, co-founder of 00 on behalf of which he cofounded multiple social ventures from Impact Hub Westminster to Impact Hub Birmingham. He has also co-led research projects such as The Compendium for the Civic Economy, whilst supporting several 00 explorations/experiments including the wikihouse.cc, opendesk.cc. More recently he founded Dark Matter Labs - a field laboratory focused building the institutional infrastructures for radicle civic societies, cities, regions and towns. Dark Matter works with institutions around the world, from UNDP (Global), Climate Kic, McConnell (Canada), to the Scottish Gove to Bloxhub (Copenhagen). Indy has taught at various institutions from the University of Bath, TU-Berlin; Architectural Association, University College London, Princeton, Harvard, MIT and New School. James Lock is the Co-Founder and Managing Director of Opus Independents Ltd, a not-for-profit social enterprise, working in culture, politics and the arts. With extreme weather and deadly disasters dominating headlines, the issue of climate change is a vital issue in the 2024 election. The majority of Americans believe there is human-caused climate change affecting our lives and fear for future impacts. The issue raises a range of perspectives on how to tackle the problem among the candidates running for higher office. If the majority of us are united on this issue, how do we have better discourse to find productive solutions? In this interview, Benji Backer shares his experience building consensus among conservatives and liberals to make progress on climate change.In this conversation, Benji highlights some of the bipartisan climate legislation that has passed in the United States in recent history. Building Consensus Episode 102: The majority of new home built in America this year will be constructed as speculative projects by a wide margin. Profit margins on custom homes tend to be more substantial while spec builders rely on higher speed, lower costs and greater volume to make the smaller margins more profitable. While both our hosts are known for pursuing high performance and extreme durability through building science, they differ greatly on whether or not it makes sense to build spec homes, and they discuss their individual experiences that led to those views. Brandon explains the unfortunate reality of the uninformed buyer and both hosts lament the lack of market support to align the value of better built home details with initial costs. Operational costs and health impacts being summarily dismissed in the home pricing equation have led to a race to the bottom, and the impacts to our economy and environment reflect that. On today's show, Beth Mercante joins me from StackSource, a tech-enabled commercial real estate loan platform that makes it easier and faster to find the right commercial real estate financing for your property, where she serves as Senior Managing Director. She talked about growing up in a real estate family where her father was an incredibly honest developer. She talked about what lengths he would go to, to make good on a project. Beth has worked in various commercial real estate roles since 1990 after graduating from the University of Washington with a Bachelor of Science in Building Construction. Prior to joining StackSource as Senior VP, Ms. Mercante worked in New York City for the Quantum Fund (George Soros and Paul Reichmann fund) in acquisitions and asset management. She also spent time at AIG Global Real Estate Investment Corp. in their mortgage finance and asset management divisions managing multi-family, office and retail properties. Previously, she was an investment sales broker in Manhattan and won the "Most Ingenious Deal of the Year" award from REBNY. After a successful sales career, Ms. Mercante moved into real estate consulting with Gemini Realty Advisors and then to her own firm where she most recently sourced senior housing and self-storage projects for a partnership including Columbia Pacific Advisors, Wegman Companies and Rembold Companies. Beth spoke a lot about building consensus whether it is a development deal or financing a deal. She also talked about the importance to spending time on the front line as you look to build your business. Several years ago, when CFO Anna King first began to champion the benefits of real-time data, she recalls a sudden clamor around new customer activity afforded her the consensus-building moment for which she'd been waiting. At the time, King worked for Transactis, a payment processing company that she had first joined in 2011 as a controller. A year later, after having helped to raise the company's Series C financing, she found herself being appointed CFO. “I was completely shocked—but I was grateful for the board's confidence in me,” recollects King, who would occupy the CFO office until 2019, when Transactis was acquired by Mastercard. Along the way, King got to work alongside seasoned entrepreneurial CEO Joe Proto, who counted Transactis as his third start-up and had a “playbook” when it came to scaling a business. While King's C-level appointment gave her new stature within the company, the move to leverage real-time data cross-functionally within the firm demanded something more. “Change management is typically very difficult,” comments King, who observes that frequently during her tenure she came to rely on the power of consensus-building. “I had to get the CTO on board because we needed some ‘dev' resources—which are always hard to obtain—and I needed to convince our CRO that he would be better able to communicate his needs to management,” remarks King, who notes that the initial stages of the effort involved integrating data from the company's operations, accounting systems, and sales pipeline. Says King: “We were able to see in real time how much revenue we had made on a given day or month-to- date, and by seeing the pipeline data, we were able to forecast what the rest of the month would look like.” Still, the value of the data was not immediately apparent to each of the functional groups, and King would sometimes have to demonstrate how to put the data to work. Such was the case with the Transactis sales team, which had been amplifying a request for additional resources in response to reports of new customer activity. However, management had been somewhat reluctant to give approval, given that the reports remained more or less only anecdotal. “We were able to show via new dashboards that there was new customer activity, which allowed them to get them the resources that they needed,” points out King, who adds that one functional area's experience with real-time data soon led to its spread to other areas. That's easy; Joe Biden is the worst President in American history—and the vast majority of Americans have come to that conclusion before the teetering old plagiarist is in office for a mere 18 months—it is a remarkable feat—to become so vilified and rejected before serving a year and a half— The reasons are many—But the single biggest factor is Joe Biden's near single handed destruction of the American economy since taking office— The new daily record for the price of gas across the nation today is ________ and the price of diesel is also at record highs again today at ________ and that price impacts everyone of course—because everything in this country is moved by trucks and trains—that are powered by diesel fuel —and that is about to get far worse too—because numerous sources are predicting a shortage of diesel before the end of the year—maybe by Labor Day— which will drive the cost exponentially higher—and fuel inflation to keep sky rocketing— The rate of inflation is currently above 8%-- and honestly there is not one gauge that would indicate it's going to get much better any time soon— BUT believe it or not Joe Biden is bragging right now about what a great job he's done as President—I'm serious— On Twitter over the weekend—Feeble Joe, The Delaware Dimwit posted ‘ I led the world to coordinate the largest release from global oil reserves in history, directed the sale of gasoline using homegrown biofuels this summer and more. These actions have already helped to blunt what would have been an even larger Putin Price Hike.' Incredible—but considering Diaper Joe was on vacation in Delaware again this weekend—you know he really didn't write this—in fact he's likely not even vaguely aware of it—or what Twitter is— I wonder if he could actually name the President of the United States—but I digress— The multitude of failures—and I am not talking small screw ups But rather colossal failures of policy and leadership—have led to the lowest poll ratings of any President at this point in their term—lower by more than 4 points than President Trump—and he had the media attacking him 24 hours a day—while Joe Biden has been defended since 2019— The consensus is that the economy has been destroyed by Joe Biden—that he is responsible for soaring inflation and the price of gas— The consensus is that Joe Biden is responsible for the open southern border—and the flood of illegal aliens into America—that he has no clue how to fix these things or anything else—he is not trusted on domestic policy or foreign affairs—the consensus is, he is weak on China and getting played by Russia and is responsible in many ways for the invasion of Ukraine— The consensus is—he is a weak and feckless leader that is incapable of running this country with any semblance of competence and that he will oversee the worst defeat for any political party in this country—ever! Did you see that Republicans are actually in competitive races to win Governor's mansions in places like Oregon and New York? That was unthinkable before Biden took office— But the worst is still coming—because the economy has not bottomed out—and reckless energy policies being directed by the likes of Bernie Sanders—will crush the middle class even further—and the one thing that can honestly be said about Russia's invasion of Ukraine—is that it could trigger a global food shortage—and push tens of millions of people into a widespread and deadly famine— And the consensus is, Joe Biden won't do anything important to make it stop—unless of course continuing to blame Russia for everything else is considered important. BUT Democrats and some weak willed Republicans continue to search for a life-line to save this pathetic Administration led by Dementia Joe— First it was focused on Covid—But that has drifted away and all the fear mongering in the world will not conjure up that bogyman again— Roe V Wade being overturned was going to be the big dirty play—but that too has fallen away—and it's not creating the kind of support the Democrats have been dreaming of—so now its gun control—BUT with sales continuing to set records month after month—it's unlikely to save Dirty Joe from himself—or the scandals of his boy Hunter and brother Jim—that all gave kickbacks to him— No, the consensus is growing—and by November—if we make it that far—is that massive areas of Blue will turn Red, some for the first time in decades—and they will stay that way—maybe forever—because the real consensus beyond Joe Biden being the worst President ever—is the consensus that Socialism is the worst form of government ever—
