In this episode of The Rochester Real Estate Show, I talk with Rochester real estate agent Daniel Bauer, who's been in the business for just under a year. We dive into what it's really like starting out in real estate, including the biggest mistakes he's made, lessons learned, and what he wishes he knew before getting his license. Daniel also shares his favorite things about living and working in Rochester, from go-to food spots to underrated neighborhoods and local hidden gems. Whether you're thinking about becoming an agent or just love hearing local stories, this is a real, honest look at the first year in the field.
Today we are in conversation with Clint Padgett, CEO / President at Project Success, Inc. From managing Olympic-scale projects for Coca-Cola to coaching project managers around the world, Clint dives deep into what makes planning work — and why most teams don't worry soon enough. We cover why bad bids ruin trust, how to lead without authority, and the mindset shift young PMs need most.Chapters:From the Navy to Global Projects (00:00)Our guest shares how his time as a Navy electrician led to a career managing Olympic activations — starting with a leap of faith during the 1996 Games. How You Plan a World Cup (04:04)Planning a FIFA event is surprisingly similar to planning a giant party. It's all about logistics, timing, and making sure the Coke is cold.Rookie Mistakes in Project Management (08:10)New PMs often rush to execution without planning. But skipping those first few days of structure creates weeks of rework.Leading Without Power (10:43)When you don't have authority, you lead through planning and trust. Without buy-in, you're just another task competing for attention.Planning Across Projects (14:08)When team members are split across five jobs, smart scheduling avoids overload. It all comes down to float, flexibility, and clarity. What People Get Wrong About Planning (17:02)Overly optimistic timelines and ignoring outsourced work are two of the biggest killers in project schedules. Time elapsed is what matters.Ask Dumb Questions, Early (20:10)Even “stupid” questions can catch unrealistic expectations. Collaborative planning gives teams space to challenge assumptions safely.People Over Process (24:13)Project success depends on human connection — not just task dependencies. Why real conversations still matter more than Slack threads.Plans Must Adapt (34:07)When the situation changes, great teams pivot. Don't let emotional attachment to a project cost another 6 months of effort.Sales Promises vs. Reality (40:01)When bids are made without planners, projects start on the wrong foot. Being the honest vendor might cost more — but builds lasting trust.Reliability Wins Over Price (46:11)The 2% more expensive team that delivers on time is always worth it. Clients don't just want cheap — they want confidence. The Worry Curve (48:58)His favorite concept: teams usually worry too late. Good planning moves the worry to the start — where it can still change outcomes.Go build something awesome!CHECK OUT THE PARTNERS THAT MAKE OUR SHOW POSSIBLE: https://www.brospodcast.com/partnersFIND US ONLINE: -Our website: https://www.brospodcast.com -LinkedIn: / constructionbrospodcast -Instagram: / constructionbrospodcast -TikTok: https://www.tiktok.com/@constructionbrothers?lang=en-Eddie on LinkedIn: / eddie-c-057b3b11 -Tyler on LinkedIn: / tylerscottcampbell If you enjoy the podcast, please rate us on Apple Podcasts or wherever you listen to us! Hey y'all, welcome back to the Designed for the Creative Mind Podcast! I'm so glad you're here. We're kicking off a brand new season: Rookie Mistakes and Real Talk — where I'm mixing up business blunders and behind-the-scenes truths from running an interior design firm. Today's episode is for every designer who's ever said “yes” when they really wanted to scream “oh hell no” — and then paid the price for it. We're diving into the sneaky ways people pleasing shows up in client relationships, why it's so damaging to your business, and how to set boundaries like the confident CEO you are (even if you feel a little nasally like I do — thanks, Texas allergies!). What we cover in this episode: What people pleasing actually looks like in an interior design business How saying "yes" all the time leads to scope creep, burnout, and resentment Why being liked is not the same as being trusted — and why trust matters more Real talk about the mindset shift from being "kind" to being a true leader A story about my client Claire, who broke the people-pleasing cycle (and how you can too) Practical examples of how to set confident, kind boundaries without feeling pushy Why you are a business, not a bestie (and why that's a GOOD thing!) Big takeaway: Running your business with clear leadership and boundaries doesn't make you mean — it makes you trustworthy. Your clients want you to lead them. If you're bending over backwards for approval, it's time to rethink it. Being liked isn't nearly as valuable as being trusted. If this episode hit home for you: Take a screenshot and share the one boundary you're going to practice this week! Tag me on Instagram at @designedforthecreativemind or come share in our Facebook group, The Interior Designers' Business Launchpad. I would love to cheer you on! And if you loved what you heard, don't keep it to yourself — send this episode to a fellow designer who could use a little nudge, and leave a review wherever you're listening. Your reviews seriously help this show grow, and I appreciate every single one. Coming up next week: We're tackling why shopping retail could be wrecking your profits and how to explain trade pricing without sounding defensive. You definitely don't want to miss it. Remember: Success doesn't happen by chance — it happens by design. Keep designing your business with intention. And if you ever need a hand, I've got you. Virginia DesRoches and John Foran are the dynamic couple and trailblazing visionaries behind Ironwood Studio, an all-encompassing firm that seamlessly merges construction and interior design along the South Coast of MA. Rooted in strong family values, they have earned a robust reputation for their work in designing, building, and renovating family homes from floor plans to furnishings of extraordinary quality and character. Drawing inspiration from the beauty of nature, their designs always blend modern and rustic elements, creating a luxurious and welcoming atmosphere ideal for family living. Their dedication to their craft has been recognized in publications such as The Boston Globe, DIY Network, and The Nest. Virginia emailed me recently about a new build she had just recently completed. Her goal was to share her mistakes, which she calls rookie mistakes, with all the designers listening so they could learn the lessons that she experienced throughout this project. There was so much value in our conversation that we split it into two episodes! So, today, we are going to dive further into what I call, teachable moments, and she calls rookie mistakes. Everything from understanding what's in the proposals that the contractors present and do they cover everything to how to manage a project site book, how to develop and present flat fees to a client, and ultimately, how she plans to implement these lessons in her next projects so that she doesn't make the same mistakes again. We all make mistakes; I make plenty of them! The entire purpose of this podcast is for designers to learn from the mistakes of others. My guest today is Virginia DesRoches who is here today to talk about some of the rookie mistakes she has made and the lessons she learned from them. Virginia DesRoches and John Foran are the dynamic couple and trailblazing visionaries behind Ironwood Studio, an all-encompassing firm that seamlessly merges construction and interior design along the South Coast of MA. Drawing inspiration from the beauty of nature, their designs always blend modern and rustic elements, creating a luxurious and welcoming atmosphere ideal for family living. Their dedication to their craft has been recognized in publications such as The Boston Globe, DIY Network, and The Nest. When Virginia and I first met in my course, Interior Designers Guide to Construction Management, she shared a large new build she was working on, and couple of weeks ago she emailed me to tell me the job was finished and that while it ended well, she encountered a lot of what she called, rookie mistakes along the way. She thought other designers could also learn from them and wanted to share the high's and low's of this project. The value in what Virginia shares is extensive, and so today is Part 1, where we cover cover setting fee structures, the details in making selections, permitting, and factoring in things often forgotten about, such as weather and then how to best work with new trades on a project. Are you new to this business? Are you new to real estate investing and want to start making a lot of money, but you're worried about what to do? You're in the right place. Here, I'm going to show you the top four biggest mistakes that rookie investors make, and I've done them all myself. I went full time in this business in 2008 and 2009, right in the middle of all kinds of economic uncertainty. Even though things were a mess, I saw a huge opportunity. Outsource the little things so you can bring in more deals. What's Inside:—Top four rookie mistakes in real estate investing—How to keep your marketing machine running—How to delegate and outsource tasks
