Top Stories for December 18th Publish Date: December 18th PRE-ROLL: SUGAR HILL ICE SKATING From the BG AD Group Studio Welcome to the Gwinnett Daily Post Podcast. Today is Thursday, December 18th and Happy birthday to Keith Richards I’m Peyton Spurlock and here are your top stories presented by KIA Mall of Georgia. Arizona developer building 300-plus apartments in Peachtree Corners' Technology Park First buildings underway at Sugarloaf Crest in Lawrenceville GGC celebrates future nurses during pinning ceremony Plus, Leah McGrath from Ingles Markets on saturated fats All of this and more is coming up on the Gwinnett Daily Post podcast, and if you are looking for community news, we encourage you to listen daily and subscribe! Break 1: GCPS Hiring-Villa Rica Wonderland Train STORY 1: Arizona developer building 300-plus apartments in Peachtree Corners' Technology Park Technology Park Atlanta, a hub for Fortune 500 companies and tech innovators, is about to get a residential twist. Soon, it won’t just be a place to work—it’ll be home for hundreds. Alliance Residential Company, the Arizona-based developer behind Broadstone Peachtree Corners, has snagged 10.7 acres in the park to build Broadstone Innovation, a 326-unit apartment community set to open in spring 2027. Think sleek, modern living: a salt sauna, red-light therapy pods, a resort-style pool, EV chargers, and even a food truck zone. STORY 2: First buildings underway at Sugarloaf Crest in Lawrenceville Parkland Residential has kicked off vertical construction at Sugarloaf Crest, a new build-to-rent community in Gwinnett County. What’s that mean? Townhomes—67 of them—are going up on 5.2 acres, complete with a big central green space. Located on Sugarloaf Parkway, right next to Richards Middle and Cedar Hill Elementary, these two- and three-bedroom homes are designed for modern living: open layouts, sleek kitchens, walk-in closets, and even washers and dryers included. The three-bedroom units? They’ve got lofts and nearly 2,000 square feet of space. STORY 3: GGC celebrates future nurses during pinning ceremony In a room buzzing with pride and emotion, 39 nursing students at Georgia Gwinnett College celebrated their pinning ceremony—a moment that marks the leap from student to nurse. “Y’all, it’s been two years!” joked Merick Sanogo, the class speaker, earning laughs and cheers. His classmates surprised him with a pineapple, a nod to his quirky tradition of gifting one on every birthday. The ceremony, steeped in tradition, included the lighting of the Nightingale Lamp and the Nurse Pledge. For Prudence Donald, an international student from Tanzania, it was a dream realized. “If you can dream it, you can achieve it,” she said. We have opportunities for sponsors to get great engagement on these shows. Call 770.874.3200 for more info. We’ll be right back Break 2: 07.14.22 KIA MOG- DTL HOLIDAY STORY 4: Freight rail line from coast to northwest Georgia reports record traffic Georgia’s freight rail line from the Port of Savannah to Murray County just hit a record: nearly 4,000 containers moved in November, a 35% jump from last year. Seven CSX trains a week now roll through the Appalachian Regional Port near Chatsworth, cutting truck traffic—and emissions—in metro Atlanta. Opened in 2018, the inland port is fueling growth in northwest Georgia. A UGA study found it added 5,600 jobs in Dalton, Rome, and beyond over two years. And there’s more to come: the $127 million Blue Ridge Connector, opening next spring, promises to expand rail capacity even further. STORY 5: GGC's Devontre Chaney, Brasen James Earn Continental Athletic Conference Awards Georgia Gwinnett College juniors Devontre Chaney and Brasen James just snagged Continental Athletic Conference Player of the Week honors after leading the Grizzlies to a big road win. Chaney? He was unstoppable—15 points, 15 boards, and eight assists. Oh, and he went 9-for-10 at the line. That’s his seventh double-double this season. The guy’s averaging 15.9 points and 10.2 rebounds. James locked it down defensively, holding his matchup to just six points (16 below average) while adding 14 of his own. FALCONS: As the Falcons limp toward the end of a rough 2025 season, the big question looms: will Raheem Morris and Terry Fontenot keep their jobs? Atlanta’s 5-9 record doesn’t inspire much confidence, even after Thursday’s wild 29-28 comeback win over Tampa Bay. Sure, it was fun—rallying from 14 down in the fourth quarter—but in the grand scheme? It’s meaningless. The playoffs are out of reach, even in the laughable NFC South. Despite a 13-18 record, failed coaching hires, and some head-scratching moves (what was that with Ike Hilliard?), Morris has the locker room behind him. Bijan Robinson, for one, is all in. Owner Arthur Blank will have a tough call to make. Morris says it’s about building for next year, but will he get the chance? Three games remain—Arizona, the Rams, and the Saints. If the Falcons finish strong, maybe Morris gets another shot. And now here is Leah McGrath from Ingles Markets on saturated fats We’ll have closing comments after this Break 3: Ingles Markets 10 Signoff – Thanks again for hanging out with us on today’s Gwinnett Daily Post Podcast. Thing Discussed: Women's hoops talk: This is the best team in Michigan history. They're tiny up front but they've got a lot of length on the perimeter and are generating a ton of steals. Hung with the best UConn team in a minute for 3 quarters. Reading the DeBoer comments: When someone's at a terminal job he gets to hog both lanes. Our read on it is DeBoer is making the comments you make if you're going to consider Michigan AFTER the Playoff. Timeline is our enemy: if Bama beats Oklahoma Michigan will probably move on to Dillingham and Dillingham will say yes. Dillingham: Meteoric riser, great motivator, Bryce seems to like, Sam thinks his offense is explosive. Concerns are young guys have yet to make their big mistakes. A little weird, but so was Harbaugh. Very ASU with a very Arizona staff. Brohm: Seems like a solid coach, won wherever he's gone but hasn't had that 11-win season; think people are wary that his DC is Ron English (probably can't come here after the EMU stuff) and Vince Marrow, who's said some things about Michigan. Brian: So did Jim Harbaugh. Seth: But Harbaugh was right. Brian: Marrow said Harbaugh was going to the NFL, so he was right too. Think concerns are overblown. Craig makes the case for Scot Loeffler: Michigan guy from Ohio who'd leave the Eagles in a second. Adam Stenavich: Isn't the playcaller, has never been a HC or a college coordinator. Eli Drinkwitz: Not a fan. Schedule winner (they only play 8 games in the SEC and he got an easy one). Personally find him off-putting, not a cultural fit. Gone out of his way to make uneducated comments about Michigan's 2023 season: hard pass. Clark Lea: Intriguing. Offense is 100% Pavia, worried about building an OL, but Seth finds his defense fascinating, seems to be good at putting together a roster. Don't know his buyout because you can't FOIA a private school. Seth: Roster construction is going to be critical in this age. Can you recruit your needs in the portal, build an OL at home, and keep your team together? Whoever they hire the GM is going to be the next most important position. Find the best.

On today's show we are going to do a walk-through of a property offering memorandum in Arizona.  Let me be clear, I'm not here to disparage any property. I'm simply going to share our perspective of how we would look at the property. The property in question is a conversion of a 1960's vintage motel in Tempe Arizona. The original property had 140 motel rooms with a two story structure. The centre courtyard has amenities including a swimming pool. All of the parking is surface parking around the perimeter of the property. When we look at a property, we are looking at the submarket and the specifics of the deal. This particular property is located in an area that I would consider to be a lower income area.Apartments in these neighborhoods have been the subject of ICE raids resulting in deportations. If residents fear being discovered, they will often leave and the question becomes who will rent these apartments? This particular property is being advertised as newly renovated. But the truth is, the physical layout of the units means the bedrooms do not have windows. They are tucked at the back of the old motel room design. If they were built today, they would not pass the building code as a legal bedroom. The financial model that accompanied the glossy package showed some stellar returns. But unfortunately some of the financial metrics did not seem credible when viewed through our lens. There is no way in our opinion that a 70 year old motel converted to apartments would value at over $500 per SF in the open market. The sad part is that these types of listings are out there. I never want to see an investor lose money. I don't want to see a property fall into disrepair and become blight within the community. But things do get old. Once they're functionally obsolete, the right solution is to demolish and rebuild. Extending the life beyond the useful life is rarely the right answer. I've had to demolish properties in Philadelphia. It's sad when that happens.--------------**Real Estate Espresso Podcast:** Spotify: [The Real Estate Espresso Podcast](https://open.spotify.com/show/3GvtwRmTq4r3es8cbw8jW0?si=c75ea506a6694ef1)   iTunes: [The Real Estate Espresso Podcast](https://podcasts.apple.com/ca/podcast/the-real-estate-espresso-podcast/id1340482613)   Website: [www.victorjm.com](http://www.victorjm.com)   LinkedIn: [Victor Menasce](http://www.linkedin.com/in/vmenasce)   YouTube: [The Real Estate Espresso Podcast](http://www.youtube.com/@victorjmenasce6734)   Facebook: [www.facebook.com/realestateespresso](http://www.facebook.com/realestateespresso)   Email: [podcast@victorjm.com](mailto:podcast@victorjm.com)  **Y Street Capital:** Website: [www.ystreetcapital.com](http://www.ystreetcapital.com)   Facebook: [www.facebook.com/YStreetCapital](https://www.facebook.com/YStreetCapital)   Instagram: [@ystreetcapital](http://www.instagram.com/ystreetcapital)

The Lumbee Tribe is celebrating the passage of the National Defense Authorization Act, which includes legislation to grant the tribe federal recognition. The U.S. Senate passed the defense bill Wednesday, as Lumbee citizens gathered in Pembroke, N.C. for a watch party. Lumbee Chairman John Lowery was in Washington D.C. for the vote, and shared a short video message saying he's the last chairman to go the nation’s capital to fight for full federal recognition. “Now our children and our grandchildren, our great grandchildren can come up here working and fighting and promoting other things for our people.” The tribe has sought federal status for more than a century. The Lumbee's effort has faced opposition, including by the Eastern Band of Cherokee Indians in North Carolina, while President Donald Trump promised the Lumbee Tribe federal recognition. President Franklin Deleanor Roosevelt in 1941 and President Donald Trump in 2025 invoking the Alien Enemies Act. This December marked the 84th anniversary of the Pearl Harbor bombing – a shocking attack that drew the U.S. into World War II and unleashed a wave of anti-Japanese hysteria. While the U.S. would join a global fight against fascism and Nazi concentration camps, it was erecting camps of its own at home, forcing tens of thousands of Japanese Americans into internment. Two of those camps were set up on tribal lands in Arizona. In the first of a 5-part series, KJZZ's Gabriel Pietrorazio examines the law that has given presidents power to imprison perceived enemies. It all began December 7, 1941, a Sunday morning in Hawaii, with the bombing of Pearl Harbor. More than 2,400 souls were lost at the naval base on the island of Oʻahu. The U.S. was suddenly swept into the Pacific Theater. “And we're going to fight it with everything we've got.” During President Franklin Delano Roosevelt's “Day of Infamy” speech, he invoked the Alien Enemies Act. It's a 1798 wartime law authorizing the president to legally detain and deport anyone suspected of engaging in acts like espionage and sabotage. “Not only must the shame of Japanese treachery be wiped out, but the forces of international brutality wherever they exist, must be absolutely and finally broken.” Weeks later, President Roosevelt directed the Secretary of War to herd more than 120,000 people with Japanese ancestry into camps in Arizona, California, Wyoming, Colorado, Utah, Idaho, and as far east as Arkansas. Two-thirds of prisoners were American-born citizens. First lady Eleanor Roosevelt had empathized with them, even touring a camp south of Phoenix in 1943. Barbara Perry says Mrs. Roosevelt was simply ahead of her time. “And certainly on how she viewed Japanese Americans, but she couldn't convince her husband of that.” Perry is co-chair of the Presidential Oral History Program at the University of Virginia. She also points out precedent was set a century prior when President Andrew Jackson signed the Indian Removal Act in 1830 – marching tribes west of the Mississippi River. “America was pretty discriminatory…” Despite not being at war, President Trump reinvoked the Alien Enemies Act on day one of his second term. “…to eliminate the presence of all foreign gangs and criminal networks, bringing devastating crime to U.S. soil, including our cities and inner cities.” This proclamation wasn't surprising to John Woolley, co-director of the American Presidency Project at UC Santa Barbara. “This is a domestic political rallying point that is very powerful with Donald Trump's base.” Part two explores why a pair of Arizona reservations were picked to house the camps. In this episode, Mardi Winder sits down with Estefana Johnson, a seasoned mental health clinician and director of clinical training at Arise Alliance Institute, to explore the complex connections between trauma, loss, and the process of healing. Through stories from her own unexpected path into behavioral health and clear explanations, Estefana shares a perspective on trauma that centers on unresolved loss, whether it is the loss of agency, safety, hope, or meaningful relationships.Together, they discuss how trauma manifests when the brain cannot process challenging experiences and how people often find themselves stuck, responding to past pain rather than present reality. Estefana Johnson explains how this can create recurring patterns that shape responses to everyday situations, both at home and at work. She introduces listeners to Critical Memory Integration (CMI), an approach designed to guide individuals beyond managing symptoms toward real resolution by helping them understand the deeper signals their bodies and emotions send, and make sense of experiences that feel overwhelming or inaccessible. The conversation also explores the concept of generational trauma, or as Estefana Johnson prefers, "generational data," and how our bodies can inherit survival adaptations from previous generations. Listeners are encouraged to be compassionate with themselves, seek support when facing discomfort, and realize that the search for clarity and healing begins with honest self-inquiry. Estefana Johnson leaves us with a hopeful message: the power to move forward and heal is within each of us, waiting to be discovered.About the Guest:Estefana Johnson, LCSW, brings over 20 years of experience in trauma and mental health care. Have you taken progesterone expecting calm, better sleep, or relief from PMS… only to feel more anxious, wired, or worse overall? You are not a failure—and progesterone is not failing you. Your body is responding exactly as physiology dictates. The issue is how progesterone is being delivered and metabolized. In this episode, Dr. McCarthy explains: What it means to be a progesterone reverse responder How progesterone normally supports mood and brain chemistry through allopregnanolone Why some women experience paradoxical anxiety, insomnia, or agitation The role of the 5-alpha reductase pathway in progesterone metabolism Why oral progesterone can overwhelm the brain in certain women How PCOS, topical testosterone, stress, insulin resistance, and ultra-processed diets can amplify reverse responses Why kinetics and delivery method matter just as much as dosage Dr. Brendan McCarthy is the founder and Chief Medical Officer of Protea Medical Center in Arizona. With over two decades of experience, he's helped thousands of patients navigate hormonal imbalances using bioidentical HRT, nutrition, and root-cause medicine. Welcome to the Podcast of Southwest Bible Fellowship in Tempe, Arizona. WHO ARE WE? • We are a group of people who are committed to living the grace life as set forth by the apostle of the Gentiles, the Apostle Paul. • We come together to study our Bibles, and yes, we believe we have God's perfect Word in the King James Bible. It and it alone is our final authority in all matters of faith and practice! • We do not come together and study our Bibles for the intent of being smarter than others. We understand that knowledge for the sake of knowledge is purely vain and serves no Godly purpose. • We do come together and study our Bibles for the intent of knowing our Lord Jesus Christ and the power of His resurrection. (Philippians 3:10) • We do come together and study our Bibles to understand that we have been crucified with Christ; nevertheless we live; yet not us, but Christ liveth in us: and the life which we now live in the flesh, we live by the faith of the Son of God, who loved us and gave himself for us. (Galatians 2:20) • We do come together and study our Bibles to understand that because Jesus Christ shed His blood for us and we should not live for ourselves but for Him, who died for us and rose again. (2 Cor. 5:15) • We do not claim to have attained to these lofty goals, but we press toward the mark of the prize of the high calling of God in Christ Jesus. SHOW NOTES: Welcome back to The Money Pit! In these final festive weeks of the year, Leslie Segrete and Jim Kenzie delve into essential winter home projects, share crucial safety tips, and continue to answer your calls. Join us for these home improvement topics and expert DIY answers! - Tips for Hanging Holiday Lights: We discuss the simplest and safest ways to hang holiday lights, both indoors and out, without damaging your home. You should use damage-free hardware like gutter clips for the exterior or removable adhesive hooks and suction cups indoors, specifically avoiding damaging staples, nails, or drilling. - Winter Safety Checks: We share important early winter safety checks to keep your home and family protected through the cold weather months. This includes testing smoke and carbon monoxide detectors, checking the charge and expiration dates on fire extinguishers, and cleaning lint buildup from dryer vents. - Décor Tricks to Warm Up Your Space: To instantly warm up your space for the holidays without a full redesign, we suggest simple décor tricks. Focus on adding texture through chunky throws and faux fur, switch out harsh overhead lighting, and create small, inviting winter vignettes. - Insulation in Older Homes: When improving efficiency in older homes, we recommend focusing on the attic insulation and floor insulation before focusing on the walls.   Q & A: - Pete in Arizona called about his 18-year-old tar patio roof, which was cracking and missing pieces, and asked if he should repair it using Flex Seal. We explain that patching would only postpone the inevitable, as the roof was likely past its expected lifespan, and recommend installing a new roof. - Diane in Minnesota asked for help with her apartment bathroom exhaust fan, which was failing to effectively remove steam. She should contact her building super to determine where the fan exhausts, as the vent may be obstructed or blocked, preventing it from functioning correctly. - Brad in Illinois was renovating his 1948 bungalow and wanted advice on whether to repair and restore his original single-pane, double-hung windows or replace them. We offer the choice of restoring them by adding weather stripping and installing storm windows or opting for replacement windows that fit inside the existing frame. - Kenny in Ohio asked for advice regarding the visible outlines of his ceiling joists on his downstairs ceiling. We confirm that it's “ghosting” and recommend sealing the area by priming and painting with a good-quality, washable ceiling paint.   ASK A QUESTION: Need help with your own home improvement or décor question? What happens to a community when the border system breaks down — and what does it look like when order is restored? In this episode of American Potential, host David travels to Yuma, Arizona, to speak with Mayor Douglas Nicholls, who shares firsthand insight into the strain massive border crossings placed on his community and what life looks like now as crossings have dramatically declined. Mayor Nicholls discusses the impact on local law enforcement, emergency services, nonprofits, and residents, as well as the humanitarian toll on migrants caught in cartel-controlled systems. He explains why chaos at the border harms everyone involved — and why the rule of law, legal immigration, and secure borders are essential to protecting both people and communities. This conversation offers a rare, on-the-ground perspective from a border-town mayor who has lived the reality most Americans only see from afar.

RV CONVERSATION OF THE WEEK - The RV Accident That Changed Everything Andy and Joanne Larrimore are longtime RVers who, earlier this year, set out on what was supposed to be their biggest adventure yet. They packed up their Class A, hooked up their toad, and rolled out of southeast Massachusetts bound for Florida. The trip started exactly the way RV dreams are supposed to start, sunshine, family time, and a memorable stop at Disney with loved ones in Orlando. But a couple of weeks in, everything changed. Andy came down with a serious upper respiratory infection. Then word came that Joanne's mom, who was in a nursing home, was not doing well. They made the tough decision to cut the trip short and head back north. Somewhere in South Carolina, the unthinkable happened. Andy blacked out behind the wheel, and their rig crashed. Both Andy and Joanne were med-lifted separately to the hospital. They suffered serious injuries, and the road to recovery has not been easy. Thankfully, they are both doing much better today. And here is the part of their story that really matters, they are not done with the RV lifestyle. The Larrimores have chosen to share what they went through, what they learned, and the lessons that could help every one of us travel safer and smarter. This is a powerful conversation about resilience, preparedness, and why even life-changing setbacks do not have to mean the end of the road. RV NEWS OF THE WEEK Forget Candy Bars—This Iowa Mall Vending Machine Dispenses Starlink So we've heard of getting a can of soda or maybe a Snickers bar from a vending machine, but a Starlink system?? Yet that is exactly what happened in Iowa! A self-serve vending machine quietly appeared at a shopping mall's food court in Des Moines. It is designed to dispense a standard Starlink dish and accessories, including mounts and the Wi-Fi router. Word is that more are coming. No More Reservations: Glacier National Park Rethinks Summer Access This is a big story for fans of Glacier National Park… Reservations will NOT be needed at Glacier for the summer of 2026. Why, because the National Parks Service says the system did not work as planned. The reservation system, started four years ago, was supposed to cut down on long afternoon lines by requiring people to register to enter between 7 am and 4 pm. What happened is mid-day traffic was much better, but the early morning crowds trying to beat the registration time became problematic, causing new issues. So now the popular park is doing away with reservations altogether. Trump on the 2026 Park Pass? Lawsuit Says Not So Fast Okay… we try to steer away from politics but this is a story we couldn't ignore. An environmental group is suing to remove President Donald Trump's picture from the 2026 National Park Service's Annual Pass. The 2026 Annual Pass features a picture of President George Washington and President Trump and the number 250 for the country's 250th birthday. The Center for Biological Diversity's lawsuit claims the design violates a law that requires the America the Beautiful pass to feature a photo taken on public lands that won an annual photo contest. The Secretary of the Interior says the photo winner will be on the pass for foreign visitors, while Trump's picture will be on the one for U.S. residents. Stay tuned.  Only in Gatlinburg: Black Bear Steals the Show at Christmas Parade Did you hear about what happened as crowds gathered to watch the Gatlinburg Fantasy of Lights 50th Annual Christmas Parade last week?  A lone black bear meandered in. The black bear casually cut through the crowds and walked down the parade route for a bit, as stunned onlookers sat along the curb watching in disbelief. Some visitors captured video - after all, this is not something you see every day!  Buc-ee's Goes Big Again: 17 New Mega Stops on the Way The ultimate road-trip stop, Buc-ee's, is planning to open 17 new locations across the country over the next few years. In 2026, the gigantic convenience store and fuel stop plans to open locations in Huber Heights, Ohio, San Marcos, Texas, and Goodyear, Arizona. Is this a fuse or breaker issue? Open to suggestions to fix the problem. RV connected to shore power. ANSWER: This happens a lot with RVs. It's almost always a tripped GFI plug. On the Unity, I believe it's on the side of the passenger pass-through storage area or in the bathroom. Just push in the little recessed switch between the plugs and you'll be good. QUESTION: From Larry: Why are Class B campervans so expensive? The one we want is almost $250,000. I can get a Class A for that, or a luxury fifth wheel and a brand new heavy-duty truck. I don't get it. Campervans are small. ANSWER: You're absolutely right to be scratching your head at those price tags. When you see a campervan that's basically built on a cargo van chassis hitting a quarter million dollars, it feels ridiculous, especially when you could roll into a dealership and drive out with a gorgeous 40-foot Class A motorhome for the same money. Or like you said, snag a top-of-the-line fifth wheel and a fully loaded F-350 and still have cash left over. Here's the deal: you're paying a massive premium for engineering magic in a tiny space. Think about it: those Class B builders are cramming a full bathroom with a real shower, a kitchen with actual counter space, sleeping accommodations, storage, and all your systems (electrical, plumbing, heating, cooling) into what's essentially a walk-in closet on wheels. That level of space efficiency doesn't come cheap. The other factor? Volume. The big RV manufacturers are pumping out hundreds or thousands of Class A motorhomes and fifth wheels every year. They've got economies of scale working for them. Meanwhile, Class B builders are producing these things in much smaller numbers, often with semi-custom features and higher-end components. You're not getting the mass-production discount. Plus, that Mercedes, Ford Transit or RAM ProMaster base chassis aren't exactly cheap to begin with, and then you're adding premium materials because everything has to be lightweight and compact. Those fancy European-style cabinets, that space-saving toilet, that innovative bed system: it all costs more than the standard RV stuff. And let's be honest, there's a lifestyle tax baked in too. Class B campervans became the hot ticket for a certain “van life” demographic who wants to look like they're just driving a cool van while secretly having all the amenities. That "stealth camping" capability and the ability to fit in a regular parking spot? The market will bear a premium price for those benefits. Does it make financial sense?

I'm chatting today with author Shannon Knight all about her new book, Dark Shadow, Golden Shadow: Magickal Tools and Tarot to Confront Your Fears and Free Your Potential.Author Shannon Knight's approach to shadow work is deeply rooted in secular, therapeutic, and psychological principles, but she recognizes the valuable role that magick, archetypes, and symbolism play in this process. Dark Shadow, Golden Shadow is unique to other books on the subject, incorporating the use of tarot as a prominent tool that serves as a method of self-reflection, offering a portal to our subconscious and helping us access parts of ourselves previously unavailable to us. The imagery and archetypes help facilitate a dialogue with our shadow, making it easier to converse with the repressed and hidden parts of ourselves.Knight reveals that to create harmony and reduce tension between the logical and mystical aspects of ourselves, we need to be curious about multiple ways of being. We learn by experimenting with how these impact us—for better or for worse—and then we figure out what to do with this information.Find the book and Shannon:Dark Shadow, Golden Shadow: https://redwheelweiser.com/book/dark-shadow-golden-shadow-9781578638925/Website: TheTarotDiagnosis.comInstagram: Instagram.com/TheTarotDiagnosisShannon Knight (she/her) is a queer therapist licensed in both Arizona and Florida, where she specializes in working with individuals and couples. Shannon received her BA in applied clinical psychology from the Florida Institute of Technology and her MS in mental health counseling from Johns Hopkins University. In her therapy practice, Shannon takes a psychodynamic approach with a person-centered focus on building strong client relationships and fostering a growth mindset that supports clients in becoming their best selves. Shannon enjoys the sacred nature of healing work while maintaining a sense of humor about the absurdities of human life. She is the host of The Tarot Diagnosis, a weekly podcast that highlights the intersection of mental health with the practice of tarot and self-inquiry to help listeners better understand themselves and those around them.

This is normally a time when Canadians take a break from the cold and spend their time — and money — here in the desert for some sunshine. But this year, we have plenty of sunshine but a lack of Canadians. The friendly neighbors to the north are feeling insulted and economically punished by President Donald Trump. He implemented and raised tariffs on Canadian goods and has stated that he would like to see it become the 51st state in the union. This week on The Gaggle, we are joined by two experts to discuss the impact a lack of Canadian visitors is having on Arizona.
