What strategies can real estate investors use to navigate changing market conditions and optimize returns? In this episode, host Angel Williams speaks with veteran real estate investor Arn Cenedella about adapting investment strategies based on evolving market conditions. They discuss when to raise rents, using long-term financing, and adjusting renovation plans to match renter demand. With over 44 years of experience as a real estate broker and investor, Arn Cenedella recently founded Spark Investment Group in 2020 when he transitioned his extensive single-family rental portfolio into multifamily properties. Now managing partner, Cenedella has grown Spark's multifamily portfolio to over 1300 units as a limited partner and 533 units as a general partner, specializing in properties located in the emerging markets of North and South Carolina with a focus on Greenville, SC. Leveraging his deep knowledge and decade of experience in the #1 emerging multifamily market for 2022, Cenedella provides Spark investors the benefits of his unparalleled local market expertise as he assists them in creating passive income streams and achieving financial and time freedom through multifamily syndication. [00:01:00 - 00:04:00] Opening Segment As an individual owner, optimizing cash flow may not be the top priority. Keeping good tenants can be more valuable. But as a syndicator, you have a responsibility to investors to maximize returns through rent increases. [00:04:00 - 00:07:00] Considering Long-Term Financing Options HUD loans allow for longer terms like 35-40 years, good for long-term holds. Best to stabilize the asset first, then refinance into HUD once renovations are complete. [00:07:00 - 00:10:00] Adjusting Renovation Plans Based on Renter Demand Test different renovation levels on sample units to see what commands top rents. Adapt plans if the market doesn't support ultra-luxury finishes. Aim for best ROI. [00:10:00 - 00:13:00] Gauging Experience Needed for Agency Loans Lenders want to see 2 years of experience using agency debt. Can bring on a partner as a key principal to meet requirements for your first agency loan. [00:13:00 - 00:25:00] Supporting Residents Through Market Shifts Lower-income residents need time to adjust to rising rates and costs. Consider their perspective and be compassionate during challenging times. They discuss how these programs provide guaranteed rent payments and tenants who want to maintain their housing services. The hosts also explore best practices for long-term real estate holds, including the importance of regular rent increases and creating a comfortable community for residents. With over 44 years of experience as a real estate broker and investor, Arn Cenedella recently founded Spark Investment Group in 2020 when he transitioned his extensive single-family rental portfolio into multifamily properties. How can residential real estate investors balance maximizing profits while still treating long-term tenants fairly during times of high inflation? On this episode of the REI Rocks podcast, host Angel Williams interviews veteran real estate investor Arn Cenedella about strategies for navigating the residential rental market during inflationary times. They discuss how inflation impacts different income levels, best practices for tenant screening and rent increases, working with government housing programs, and tips for transitioning long-term tenants on below-market rents. (00:05:45 - 00:08:43) Opening Segment Inflation disproportionately impacts lower-income households like hourly workers rather than high-income households. Properties renting in the $1000-$1400 per month range are more impacted than luxury rentals, but less than truly affordable housing. Thorough tenant screening and selectively raising rents can offset inflation's impact and maintain occupancy. (00:08:43 - 00:11:20) Transitioning Long-Term Tenants Expect to transition some problematic tenants when acquiring existing properties. Improving tenant mix can take 6-12 months of turnover. Consider gradual, stepped rent increases for long-term residents to transition rents up fairly. (00:11:20 - 00:15:02) Working with Government Housing Aid Some government housing agencies understand market rents, allowing win-wins. Providing data to justify requests can get rents closer to market. Keeping good residents via aid programs benefits all parties. (00:15:02 - 00:18:00) Balancing Profits and Fairness Give tenants time to find new housing if needed before remodeling and raising rents. Meet long-term residents halfway with below-market but increased rents. Being sensitive to tenants' situations maintains occupancy and cash flow. Quotes: "As an operator, it's important to keep occupancy high, but you only want occupancy by tenants who pay the rent and take care of the property." - Arn Cenedella "You got to take care of business, but there's a way to be fair to your residents." - Arn Cenedella Connect with Arn: Website: https://investwithspark.com Visit sponsorcloud.io/contact today and unlock $2,000 of free services exclusively for REI Rocks community members! If you're new to real estate investing, would you step up to the plate and swing for the fences? Or would you rather take that first pitch, give it some thought, and take a more comfortable and calculated swing with your money on the line? While it's important to have big targets and big goals, trying to make everything happen all at once and hit a home run right off the bat is rarely a recipe for success–and today's guest knows this well. I'm thrilled to be talking to Arn Cenedella, Founder of Spark Investment Group. He's a real estate expert with 35 years of experience as a broker and investor and owns 1100 multifamily units with over $138M AUM. In today's conversation, Arn walks us through the last deal he closed and why fixed-rate debt is so important in our current economy. We'll also talk about why the finish line is always years away and how having just one or two great relationships from the start can make a huge difference in building a $100M+ portfolio. Key Takeaways with Arn Cenedella Why you shouldn't swing for the fences and try to pack an entire career's worth of success into one deal. What makes long-term bank and agency financing so important. Why Arn prefers build-to-rent opportunities after completion. The best ways to buy entire rental communities after they've been developed. How one or two relationships can take you from nothing to a $100M portfolio. Want the Full Show Notes? Arn Cenedella knows that real estate is a long-term game. The founder of Spark Investment Group began his real estate career in 1978 and worked in residential brokerage until 2014. Over that time, he's been through at least 3 or 4 economic cycles, and he knows they repeat themselves. While there have been tremendous boom times over his career, there has also been disruption and pullback. As Arn likes to say: "A little rain must fall now and again." When we're in the middle of a downturn, it may be difficult to see the light at the end of the tunnel, but Arn knows that those are the times that set the floor for the next expansion and growth. What he sees in today's markets is very typical. When he looks long term, he knows that property values will be a lot higher in 10 years than they are today, especially if you can identify up and coming areas, like he targets. It may not be a straight line, but eventually he knows he'll see very strong returns. As he told us: "I can't really think of a better place to keep your money than in real estate." The Limited Partner - You can invest in Real Estate Private Equity!
Are you a W-2 employee who wants to invest in real estate but don't have the time? Then, listen to this conversation with Arn Cenedella about the benefits of investing as a limited partner. Some benefits Arn mentioned are cash flow, equity growth, tax advantages, and time freedom. And what he likes the most is earning mailbox money! Investing in real estate can be challenging if you're also working a W-2 job, but it's possible if you're a limited partner or a passive investor.Arn has been in the business for 44 years. He'll explain the highs and lows of investing in multifamily, what you need to do as a passive investor, how to vet operators and deals, and how to choose the suitable asset class or market. Listen to our conversation now! Key Points from This Episode:Arn's transition from single-family to multifamily.Listening to podcasts made him see the benefits of multifamily investing.Multifamily based on housing affordability is more contemporary and mobile.Multifamily syndication provides predetermined income regardless of what's happening in the market. One of the positive lows of being a limited partner is losing control of your investment for the duration of the deal.As an investor, you need to educate yourself, interact with as many syndicators and operators as you can, and use your life experience and judgment to decide if a deal makes sense or if the operator can be trusted.Don't put all your eggs in one basket. Diversify to reduce risk. What are Arn's tips on how to connect with syndicators and operators? One way to decide and choose the market you want to invest in is to sort through your risk tolerance level. How do you find the operators who match the assets they are presenting to you?Where does Arn see opportunities in the current market? Tweetables:“Passive investing provides those (real estate) benefits without the time commitment.” [00:06:39]“For a passive investor, almost all of your work is before you invest. That's when you spend the time. Once you make the investment, you can sit back. So, do your homework first before investing your hard-earned cash.” [00:12:53]“As long as you're prudent, and you can ride out a little turbulence, you're going to be happy you're on real estate.” [00:21:02]Links MentionedArn Cenedella on LinkedInArn Cenedella on TwitterSpark Investment Group websiteArn Cenedella's

Arn Cenedella is the Founder of Spark Investment Group that helps individuals invest passively in real estate to create additional income streams while freeing up your time to pursue your passions. He has been investing in real estate for over 40 years and has created a rental portfolio that provides solid monthly cash flow income and capital appreciation. Arn has personally managed his rental portfolio and is now transitioning towards passive investing and larger multifamily properties. Here are some power takeaways from today's conversation: Powerful life lessons he got from his dad How to get past the fear of investing Why shouldn't go big as soon as you can The right way to build a team Understanding cycles and real estate trends Episode Highlights: How to Get Past the Fear of Investing Real estate brokerage is not rocket science. After a couple of years, you figure out how it works whether that's through hands-on experience or counseling. As a broker and an agent, and you're working and learning along the way, you eventually get past the fear of what could potentially happen, which is something that holds a lot of us back when it comes to investing. Always have a lot of forward motion. You learn by doing, and so, you're going to learn some lessons along the way, you're going to take some bumps and bruises. But as long as they're at the scale where you live to fight another day, then it's all part of your evolution. Investing Ideas It's often more an appreciation game than a cash flow game. Look at whether the property makes sense today. Look for reasonable, rational reasons for optimism about the future, knowing you don't know what the future is going to throw at you. But if it makes sense today, then the property will support itself. You can't go as big as soon as you can because there's a sequence to things. And when you get out of sequence, that's where you get in danger. If you just plug along, gain experience, go bigger and bigger, then you're in a little safer position. So it's safer to scale slowly. You need people to help you along the way, and the way to build teams is to treat people nicely. Treat people with respect, no matter what position they hold. In the residential real estate business, you got contractors, landscapers, insurance people – there's a whole series of people you need to rely on. And so, if you can start creating that key team of people you trust, you can then offload and delegate a lot of the responsibilities. Understanding Cycles and Real Estate Trends Life, economy, real estate – it all has cycles. And the only predictable thing is that there is going to change. Therefore, understand that you just can't have a constant up. There has to be a retrenchment and then maybe a little bit of a plateau. The new bottom is reestablished at that point from when growth has occurred. Generally, there's an upward trajectory. In real estate, the amount of ground is finite. The population keeps growing. But in 10 years, that could be different too. If you take the long-term perspective, this momentary up and down doesn't seem as life-threatening, or you don't get too high when it's going good either. --- Support this podcast: https://anchor.fm/erikecabral/support
