A recent SNL skit highlighted the phenomenon termed ‘airspace' in a 2020 Financial Times article.  The generic blend of white walls, grey upholstery, IKEA furniture and HomeGoods artwork, commonly found in Airbnbs across the world, is getting some bad (and funny) press. Interior designer Jessica Duce is the face of the other side of the ‘Airbnb Design' business.  As a professional designer, who has developed a passion for creating vacation rentals that inspire attention from guests, yet also address sustainability, safety, and community respect, she is not alone in this quest.   In April, hundreds of respected and seasoned professionals will attend the second Vacation Rental Design Summit in High Point, North Carolina, where they will hear from vacation rental experts such as Tyann Marcink Hammond of Touch Stay, and Justin Ford from Breezeway. They are there to learn why this category is growing as an important part of the design world.  Property managers and home owners will also be there to pick up tips on creating the type of property space that will stand out from the ‘airspace' crowd. During our SSTIR Crazy Month Rolf Blizzard from Atlantic Realty in the Outer Banks said… “If you don't have regulations in place, or are not currently dealing with regulation issues, know that it is coming to your location”. For many property managers and owners in British Columbia, the announcement of new rules limiting short-term rentals to primary residences and in communities under 10K people, came as a surprise and had them scrambling to organize a response. The Property Rights BC Association was formed in October 2023 to advocate for property rights in reaction to the BC Government's Bill 35 which became the Short-Term Rental Accommodations Act on 26th October, 2023.  Orion Rodgers, the Owner & Operations Manager at Coast & Host Vacation Rentals is the spokesperson and he joins Heather on this episode alongside Jayne McCaw of Jayne's Luxury Rentals in Ontario, and the organizer of April's CanStays Rental Alliance Conference in Banff, Catherine Ratcliffe. In the first episode of “Soul Food” with personal trainer, fitness instructor and life coach, Ange Helie, we took a deep dive into understanding why she is referred to as the “Anti-Diet” individual. Now, in order to avoid calling out her mother for arriving at such a distinguished title, I asked Ange to provide some clarity since there are so many diet solutions available on the market. Selected highlights: [2:22]...there is this external pressure…because by doing so, this will equal weight loss [2:30]...we are getting ads for diet products, meal plans, templates or calculations you need to follow to lose weight [5:10]...when we see these beautiful [people] on social media…we are told “...do this calorie plan so you can get this body…” [5:32]...on top of the physical, it's the mental exhaustion of trying to follow this plan [6:35]...every single woman I work with comes to me saying: “...I am doing all the things, I'm taking the magic supplements, I am watching my sugar…but I am not seeing any results…” [9:24]...you just start fearing food [13:59]...I am really curious on the emotional state and whether you are really in tune [with the fact] that you are eating? Vacation bookings usually happen months in advance. Employees book the time off work. They buy the airline tickets far in advance to get the best prices. Of course this year is different. But people still want a get-away, perhaps even more than ever. The perception is that it’s not safe to board an aircraft, that a cruise is risky. In fact, the cruise industry is largely shut down, and the airline industry is operating at about 20% of its capacity. Most of the air travel is essential travel and it’s short to medium haul in nature. Air travel has all kinds of restrictions. You will be expected to wear a mask for the duration of the flight. Meal and drink service has been cancelled and this becomes impractical on a 13 hour flight to Asia or even a 9 hour flight to Europe. People have decided to vacation close to home. That means driving distance. We are now in peak summer season and listings for most vacation properties show that they’re fully booked until the end of August. The exception to this is in areas where there is a lot of condo’s like at ski resorts; there tends to be a lot of availability at ski resorts. The perception is that it’s more difficult to social distance in a condo than in a standalone cottage or lakefront home. The other place where vacation rentals are easily found is in areas where government mandated travel restrictions are still in force. We also find that boat and RV rentals are almost fully booked for the entire summer. The only ones available are the result of last-minute cancellations because of international travel restrictions. Those with long standing reservations seem to have hung on until the last minute to see if travel was going to be possible. Some vacation markets rely heavily on air travel to fill the rooms in a market. Those areas are definitely going to experience higher vacancy during peak season and lower nightly rates. For example, we have a portfolio of vacation rentals in the Rocky Mountains near Banff Alberta. The local driving distance population centers of Calgary and Edmonton will provide a strong source of demand. But they won’t make up for the plane loads of tourists from Japan, China, and Korea that regularly frequented the area in years past. Instead of the usual $650 per night rate, we’re seeing strong occupancy at a more modest but acceptable $250 per night rate. Markets along the eastern seaboard like the Jersey Shore, and the Carolinas are seeing strong occupancy. Hotel occupancy in Myrtle Beach is close to pre-pandemic levels according to hotel data analytics company STR Global. Urban vacations are not as popular these days with social distancing still an important criteria for many families. For example, hotel occupancies in NYC have risen from the lockdown low of 9% to a current occupancy of about 40%. Nightly rates in NYC have dropped from an average of $250 per night to about $125 per night. But since NYC was a hotbed of Covid-19 outbreaks, it’s probably not at the top of the vacation destinations this summer. Some areas are opening up to tourists, subject to a negative Covid-19 test result that is less than 72 hours old. Some tourists have entered Canada by car and told the border agents that they were driving to Alaska which is allowed. But it seems some of them have been found stopping in Banff National Park. If a visitor drives straight through to Alaska with only minimal stops for fuel and food, that is permitted. If a visitor stays in a hotel, then they’re required to quarantine for 14 days at a designated quarantine location.

He is well known for his ability to capture surfers in the midst of a wave. These are impactful images, shot because Burkard was right there in that wave as well (or pretty close to it). But to do this, he not only needs a good camera capable of freezing action, but also a wide-angle lens that is a bit more forgiving (because it can be hard to aim when the ocean keeps hitting you in the face), and a waterproof housing. The gear makes a difference here. BUT if you don’t know how to use a camera, if you can’t foresee a shot, know what it takes to make a great photograph, understand composition and light and timing and everything that goes into one. All the gear in the world won’t matter.Find a FeelingThese are my own personal reads on the work of these great photographers.Chris Burkard creates these images that teem with joyfulness. You can feel it, his energy of a (seemingly, because I’ve never met him) joyful and exuberant person comes through in these images. He lets his emotions be seen in what he photographs.Paul Zizka creates these dramatic images under the aurora. They are sweeping vistas, and lots of self-portraits, that are stoic. The people in his images feel like they are in awe of nature, of their surroundings.Jimmy Chin, has a feeling of adventure in his images. He is at the epitome of being an adventure photographer and his photos show true epic moments in the mountains that are a little bit of everything that happens during an adventure.So what does this tell us? Let your emotions be seen. And it doesn’t have to be happy emotions. Let all your emotions be seen. There are some places that seem just too serene, too beautiful, too majestic to be considered haunted or mysterious. And perhaps that is what is so interesting about this episode because no one suspects such a site exists, and yet it does, playing host to tens of thousands of people each year and revealing its mysteries to only a few.This is Unsolved Mysteries of the World Season One Episode 20, Lake Minnewanka.Lake Minnewanka is a glacially fed lake near the townsite of picturesque Banff Alberta in Canada that holds many legends, tales and mysteries.Lake Minnewanka literally means Lake of Water Spirits in the Nakoda language of first nations who have inhabited the area for centuries.But the beautiful clear lake had a more ominous name before tourists arrived. Native legend tells us of sea serpent like creature who inhabited the lake who would feed on unsuspecting men and women but preferred the taste of children. Before the national park was established and the area mined, the lake was known to natives and early explorers as Cannibal lake due to the amount of suspected drownings and disappearances blamed on the sea creature. The entire surrounding area has ominous names associated with them, Devil's Gap, Ghost Lake, Devil's Crag, Ghost River Road and Deadman's Flats and equally legends and lore associated with each.Beyond the beauty of the surrounding vistas and clear blue water we find an ghost town, sunken, at the bottom of Lake Minnewanka and early native battle sites littered along its shores.Visitors report seeing ghostly apparitions of horses, natives and early settlers.
