The multifamily business has been brutal for most operators over the past few years, especially for ones who took on bridge debt. There's been too much new supply, and skyrocketing interest rates caught most operators off guard. For low-income workforce housing, the tenant base has gotten crushed by inflation which has resulted in higher delinquencies and higher vacancies. At the same time, however, there has been almost no new construction over the past couple years and excess inventory will be absorbed. There will be great opportunities to buy properties over the next 12-24 months. Charlie Young, Partner at Madera Residential with 12,000 units, has experienced major challenges since 2023, but is gearing up to make major acquisitions over the next couple years.

One of the primary reasons I started this podcast was because of challenges we humans have in being able to have peaceful conversations when we have differences of opinion, especially when those differences are around topics about which we care a great deal, and therefore have high emotion around. What do you see when you peek behind the curtains of neoliberal capitalism? What happens when you lift the veil off? Well, you see a mythological character. An apparition that haunts our collective consciousness. A spectre that permeates our institutions and that has epistemologically imprisoned us. Homo economicus. The term Homo economicus, or economic man, is a core principle in mainstream economic thinking. It’s a portrayal of humans as being inherently rational, greedy, and self-interested. We first got interested in the idea of Homo economicus when we started noticing a consistent barrier that many people have with the possibility of imagining a more just, solidaritistic, and sustainable economic future, stems from their assumptions about human nature. Time after time, we’ve heard — “But, humans are naturally selfish, so any system based on trust, equity, and true democracy would never work.” Where did the idea of Homo economicus come from? Why is it so embedded in mainstream economic thinking? And most importantly, is it true? Are we Homo economicus? Or are we the opposite — kind, compassionate, altruistic beings whose good nature has been thwarted by a mistaken view of our own humanity? Or is the truth somewhere in between?   Mike Tice played 14 seasons in the NFL, 10 with the Seattle Seahawks. He joins the Silvi Knows podcast this week to talk about his playing days and his over 20 years of coaching experience, which included a run as head coach of the Minnesota Vikings.  Tice talks about the famed 1983 Seahawks season playing for the legendary Chuck Knox (13:00) and getting knocked out in the 1983 AFC Championship game against the Raiders (14:00).  He shares a lot of entertaining stories about past teammates, including Steve Largent (16:00), Charlie Young (19:00) and Dave Krieg (21:00).  Tice remembers the grind of NFL training camps back in the day compared to today (23:30) and the need for supplemental income from other jobs just to make ends meet (29:00). Lots of great stories from the former Maryland quarterback who carved out a solid career as an NFL tight end on this episode of the Silvi Knows podcast.

With a unique style born of his deep passion for the art of music, Birckhead has established himself as one of the bright young musical voices of his generation. Educated at Howard University (BME, MM), Brent was named best blues/pop/rock soloist and outstanding instrumental jazz soloist by Downbeat Magazine as part of the annual Student Music Awards. The Baltimore native's talent earned him the honor of gracing the same stage as many legendary performers including Benny Golson, Joe Chambers, McCoy Tyner, Andrew Cyrille, Eric Benet, George Duke, Stanley Clarke, Earl Klugh, Frank McComb, Bilal, Lauryn Hill and many more.
