Alan Mosca, CTO of nPlan, discusses the transformative role of machine learning in construction project management. nPlan leverages historical data from large construction projects to create forecasts that help improve project execution. By analyzing how past projects were completed, NPLAN aims to shift the traditional mindset of project planning, which often relies on rigid schedules with fixed dates. Instead, the company focuses on modeling uncertainty and exploring various scenarios to better prepare for potential deviations from the plan. The conversation delves into the core components of nPlan's technology, distinguishing between machine learning, algorithmic AI, and agentic AI. Mosca emphasizes that while machine learning is used to predict outcomes based on historical data, the real innovation lies in automating workflows to handle the complexity of large projects. This automation allows project managers to explore thousands of execution options, which would be impossible to analyze manually. The integration of AI agents into project management processes is framed as a means to enhance human decision-making rather than replace it.Mosca also highlights the importance of transparency in machine learning models, noting that decision-making in uncertain environments requires a probabilistic approach. He draws parallels to weather forecasting, where probabilities guide expectations rather than definitive outcomes. This approach helps project managers understand the likelihood of various scenarios, enabling them to make informed decisions based on the data provided by nPlan's systems. Finally, Mosca reflects on the challenges of implementing technology in the construction industry, particularly the need to motivate stakeholders to act on forecasts. He points out that human behavior often requires more than just data; personal experiences and contextual factors play a significant role in decision-making. By supporting project managers with AI-driven insights while respecting the nuances of human interaction, nPlan aims to foster better project outcomes in an industry that is often resistant to change. In this episode of the Building PA Podcast, co-hosts Chris Martin and Jon O'Brien delve into a significant topic affecting the construction industry in Pennsylvania: the Separations Act. With a history spanning over a century, the Separations Act mandates that public construction projects at the state and local levels must hire at least four separate prime contractors—specifically for general trades, electrical, HVAC, and plumbing.Jon, who has extensive knowledge of the Act, explains its origins, enacted on May 1, 1913, in response to rampant corruption in public contracting, particularly highlighted by the over-budget Pennsylvania State Capitol project. The discussion touches on the historical context of the Act, including early efforts to repeal it and the political dynamics surrounding it, with both major political parties having attempted to modernize or repeal the law over the years. The hosts explore the implications of the Separations Act on modern construction practices, noting that while it was perhaps necessary in its time, the construction landscape has evolved significantly. They discuss how the requirement for multiple prime contractors can hinder collaboration and efficiency in project delivery, contrasting it with more modern methods like design-build and construction management at risk.Throughout the episode, Chris and Jon emphasize that they are not taking a political stance on the issue but rather aim to educate listeners about the Act's history and its current relevance. They highlight the need for increased awareness and education among legislators and industry professionals, particularly younger project managers who may not be familiar with the Act.

This week, Kate points out that large construction projects don't have to take years. Here's one - the building of a church in Haliburton village - that with a little community help only took a month. Plus Paul has the story of the what were dubbed the 4 Indigenous Kings of Canada. They were part of a 1710 displomatic mission to Queen Anne of England lobbying for an invasion of French Quebec. In England they were held in high esteem by the public and feted as world leaders. And the mission was a success. The British launched a combined land and sea invasion of Quebec later that year. The visit by the 4 Kings also had a positive impact on British-Indigenous relations that resonated through the following decades, although it also became a factor in the causes of the American Revolution. We dive deep into the essential elements of launching major construction projects, focusing on the crucial pre-construction planning that prevents costly surprises and unhappy clients.• Determining jurisdiction (city vs. county) is the first critical step in understanding permit requirements• Professional expertise needed often includes structural engineers, civil engineers, arborists, and MEP specialists• Foundation work and excavation represent the largest variables in estimating with potential for significant cost swings• Utility connections require careful planning for water, power, gas/propane, and septic systems• Implementing a structured pre-construction due diligence process protects both contractors and clients• Transparent client communication about potential variables and change orders builds trust• Construction logistics planning prevents unexpected property damage and restoration costs• Leveraging subcontractor expertise helps create accurate preliminary estimates• Experience is crucial - new contractors should work under established GCs before taking on large projects independentlyCommunication is key and education is how you get customers to not be upset with you. When clients understand the process, they become partners rather than adversaries when challenges arise.Struggling to grow your contracting business? This Podcast Is Episode 620, And It's About Overcoming Challenges In Construction Project Estimates And Submissions In the bidding process, contractors prepare detailed proposals that outline their approach, costs, and timelines for a project. This involves thoroughly understanding the project specifications, assessing the site conditions, and determining the resources needed. Competitive bidding requires a balance between offering a competitive price and ensuring the proposal reflects the quality and reliability of the work. Negotiation plays a key role after bids are submitted. You must communicate effectively with clients and address any questions or concerns. Flexibility can be crucial during talks; you may need to adjust your terms or pricing to meet client budgets without compromising quality. Here are some of the primary challenges you (or most small construction business owners) face when estimating and submitting bids: 1. Inaccurate Cost Estimates Estimating costs accurately is one of the most significant hurdles. Accurately pricing materials, labor, and overhead can be complex, especially in fluctuating markets. You may also lack access to comprehensive data or historical project information, leading to potential underbidding or overbidding. Both scenarios can have adverse effects—underbidding can result in losses while overbidding might drive clients to competitors. 2. Limited Resources Many small construction businesses operate with limited resources, challenging the bidding process. You may not have dedicated staff to handle estimates and bids, increasing workloads for you and your existing employees. If bids are not well-prepared, this can lead to rushed estimates, higher chances of error, and ultimately, lost opportunities. 3. Competition with Larger Firms You often compete with larger firms that can leverage economies of scale to provide lower bids due to their established supply chains and resources. These larger companies may also have more significant marketing budgets and brand recognition, making it difficult to stand out despite offering superior quality or personalized service. 4. Time Constraints The bidding process can be time-consuming, and you often juggle multiple responsibilities, including project management, client communications, and on-site work. As deadlines approach, there's pressure to submit bids quickly, which can lead to less thorough estimates and oversights. Balancing time constraints with the desire to create a comprehensive, well-researched bid can be a significant challenge. 5. Changing Regulations and Standards The construction industry is subject to various regulations and codes varying by location and project type. You must stay updated on these requirements, and failing to consider them in bids can lead to costly mistakes later. Navigating these regulations while preparing estimates adds another layer of complexity and can be daunting for businesses with limited experience in regulatory compliance. 6. Market Volatility The construction industry can be impacted by market volatility, including fluctuating material costs, labor availability, and service demand. Small business owners must factor these uncertainties into their estimates, which can be difficult. Sudden increases in material prices or labor shortages can erode profit margins if not anticipated in the bidding process. 7. Client Expectations and Changes Clients often have specific expectations and preferences that can change throughout the bidding process or even after the bid is submitted. Managing these expectations while preparing an accurate bid can be challenging. If clients request significant changes after the bid is submitted, it can complicate the scope of work and impact overall project costs and timelines. 8. Health and Safety Regulations Compliance with health and safety regulations is critical in the construction industry. Small business owners must factor in potential costs to meet safety standards. This requires thorough knowledge of rules and can complicate cost estimates and bids, particularly for projects with stringent safety requirements. Winning bids means new opportunities for income and growth, but negotiating effectively can be challenging. Here are some strategies to help you successfully navigate the bidding process and enhance your chances of securing contracts: 1. Understand the Project Before starting the bidding process, take the time to understand the project requirements fully. Review the plans, specs, and any additional documents the client provides. If any details are unclear, ask the client or project manager questions. This knowledge helps you prepare a competitive bid and demonstrates your commitment to the project. 2. Do Your Homework Research the client and their past projects. Understanding their preferences, standards, and feedback from past contractors can give you an edge. Additionally, analyze the market rates for similar projects in your area. This information will allow you to submit a competitive yet profitable bid. 3. Prepare a Detailed Bid A well-structured bid should outline your approach, including timelines, costs, and resources. Be transparent about your pricing and ensure that your estimates cover all aspects of the project — from labor and materials to overhead and contingencies. Highlight your unique selling points, such as your experience, quality of work, or commitment to safety, to set your bid apart from competitors. 4. Build Relationships Bidding isn't just about numbers; it's also about relationships. Take the time to develop rapport with potential clients and stakeholders. Attend pre-bid meetings, engage in conversations, and express genuine interest in their goals. A positive relationship can improve trust and influence their decision when selecting a contractor. 5. Be Flexible and Open to Negotiation Once bids are turned in, be prepared for negotiation. Clients may have concerns or budget constraints that require adjustments to your initial proposal. Approach these discussions with flexibility. Consider offering alternative solutions or revised pricing structures that can help meet the client's needs while protecting your margins. 6. Highlight Your Value During negotiations, focus on your value, not just the cost. Discuss the quality of materials, your construction methods, and your team's expertise. If you have previous work that showcases your successes or testimonials from satisfied clients, use these as evidence of your reliability and skill. 7. Document Everything Once negotiations reach a satisfactory conclusion, ensure that all agreements are documented. Clear contracts outlining the scope, cost, deadlines, and expectations protect both parties and serve as a reference point throughout the project. It helps prevent misunderstandings and can be vital if disputes arise during construction. 8. Follow Up After submitting a bid, if you don't hear back within a reasonable time frame, don't hesitate to follow up. A polite inquiry shows your continued interest and engagement. If your bid was unsuccessful, asking for feedback can provide valuable insights for future submissions. Final thoughts For small construction businesses, the bidding process is often a double-edged sword. While it presents opportunities for growth and profit, it also comes with numerous challenges that can be daunting. Accurately estimating costs and creating competitive bids is a skill that can take years to develop, and the complexity of each project can make the process even more demanding. Practical accounting and bookkeeping play a vital role in streamlining the process of estimating and submitting bids. Accurate financial management helps ensure your bids reflect project costs and enhance overall business efficiency. We are here to help. Enlisting our services means access to correct reports and invaluable insights on pricing strategies, market conditions, and competitive analysis. Trump just announced that the U.S. will take control of Gaza—but what does that even mean? With Neil Oliver and Lara Logan, I break down the shockwaves of this declaration. Is it another off-the-cuff Trumpism, a calculated geopolitical move, or something deeper? We also expose the hidden hand behind USAID—has it been a front for the CIA all along? Plus, my candid conversation with OnlyFans creator Lily Phillips reveals the cultural impact of pornography and its intersection with technology. In May 2024, Yanni Tsipis was watching as his team prepared to pour a low-carbon version of concrete — one that had never been used in a commercial project. As senior vice president of WS Development, he was in charge of the team building Boston's largest net-zero office building for operating emissions (not embodied emissions), and he had spearheaded an effort to use a new type of low-carbon cement from a startup called Sublime Systems. It's hard to understate how big of a deal it is for the construction industry to try a new version of cement. It's the glue that holds concrete particles together, and the recipe used today has barely changed since 1824. It's incredibly versatile stuff, but making it accounts for nearly 8% of global emissions, so there's pressure on the industry to clean up. But with the literal foundations of buildings, bridges, and roads at stake, you can understand why the industry might be slow to change. But Yanni's team wanted to try. In this episode, Lara talked to Yanni about the journey to the first commercial deployment of this low-carbon cement. He talks about the economics of cement, securing enough material in time to meet construction deadlines, and earning buy-in from WS Development's internal team, plus their long list of contractors and subcontractors. It's a case study in finding the right customer for a first-of-a-kind climate tech project. Credits: Hosted by Lara Pierpoint. Produced by Daniel Woldorff and Erin Hardick. In 2021, Sherwood School District opened the largest high school in Oregon. At 350,000 square feet, Sherwood High accommodates 2,000 students. The 73-acre campus includes a 600-seat performing arts center, a football stadium complex, and seven multipurpose sports fields. The total cost was $186 million, paid for by Sherwood taxpayers. The Beaverton School District is currently rebuilding Beaverton High School with a capacity of 1,500 students, at a cost of $253 million. The Portland School District is preparing to rebuild Jefferson, Ida B. Wells, and Cleveland high schools at an average cost of $362 million dollars per school. Each of the three schools will have a capacity of 1,700 students, though Jefferson enrollment is only 459. The School Board is planning to ask for the money in a May, 2025 bond measure. The details are still under discussion, but the bond must be referred to the ballot by February 28. Since the new Portland schools will be the most expensive schools ever built in state history, voters should be asking: What do the school boards of Sherwood and Beaverton know that the Portland Board doesn't? If PPS Board members can't answer that question, they shouldn't refer the measure to voters.
