Miami Real Estate Investment Strategies With Peter Zalewski Of Condo Vultures®
For this week's Miami Condo Market Intelligence Report™ newsletter, we examine the Miami Beach condo market at the halfway point of the 2024-25 South Florida Winter Buying Season that stretches from November through April. It is unclear at this point how the start of the 2025 Florida Condo Association Financial Cliff is impacting the City of Miami Beach market, which is defined as 87th Terrace south to South Pointe Drive on the barrier island, and the Atlantic Ocean west to Biscayne Bay and/or the Intracoastal Waterway. In anticipation of this pivotal year for Florida condos following new laws implemented in the wake of the Surfside tragedy, we dug into the current listings and the final 2024 condo statistics to evaluate how the Miami Beach market is performing. The metrics are not encouraging.Report: https: //peterzalewski.substack.com/p/have-miami-beach-condo-sellers-begun

"Beware that you do not forget the LORD your God by not keeping His commandments, His judgments, and His statutes which I command you today, lest--when you have eaten and are full, and have built beautiful houses and dwell in them; and when your herds and your flocks multiply, and your silver and your gold are multiplied, and all that you have is multiplied; when your heart is lifted up, and you forget the LORD your God who brought you out of the land of Egypt, from the house of bondage; ...... that He might humble you and that He might test you, to do you good in the end-- then you say in your heart, 'My power and the might of my hand have gained me this wealth.' I trust that you read the above verses from Deuteronomy very carefully! Moses was giving the nation of Israel final instructions just before they entered the Promise Land with Joshua. You can't help but notice the warning he gave very clearly: "Beware that you do not forget…”. As you read and think about this passage you have to conclude that it can be a very dangerous thing to forget certain things! “America is great because America is good. If America ever ceases to be good, America will cease to be great!” A world renown philosopher in the early 1800's made this statement. America was good because it was built on the foundation of God's Word and God blessed America. It was founded on the principles of respect and reverence for God, respect for people, respect for life, individual responsibility and personal disciplines. People understood that they were accountable to one another and believed that one day they would have to stand before a Holy God and give a personal account of their lives. When Adam and Eve disobeyed God in the Garden of Eden and ate of the fruit of the Tree of the Knowledge of Good and Evil, they release evil and death upon the whole human race. Romans 12:21 gives us the formula for dealing with evil: “Do not be overcome by evil, but overcome evil with good.” God has used America and our military to confront evil in the world over these past several hundred years. Think about it. God sent His Son, Jesus Christ, the only perfect and good Person who ever lived to deal with the very essence of evil and sin! On the cross Jesus paid the price for sin with His death and overcame death, sin, the grave and hell by His resurrection! Because of God's great goodness we can now enjoy freedom from the power of evil through the blood of Jesus Christ and His resurrection! Today, as we remember the 656,000 plus Americans that died in battle from the Revolutionary War through the Post 911 Gulf Wars, we are thankful and grateful that they made the ultimate sacrifice of their lives so we could enjoy the freedoms we have in this great country! Freedom is not free! It is very costly! Today, each of us as individuals can deal with the evil around us by receiving God's goodness and salvation through Jesus Christ and then we can overcome the evil with His goodness as we let His light shine out of us with good deeds. Matthew 5:16 “Let your light so shine before men, that they may see your good works and glorify your Father in heaven.” At 8 am in the morning, I personally have the opportunity to join with some veterans in my military community, Sneads Ferry NC, Mimosa Bay just outside Camp Lejeune, to get on some boats and go out to an island on Alligator Bay located on the Intracoastal Waterway and hold a memorial service. For this past two years I've been asked to say a few words and have a prayer as we remember those who died in service for our country. It is a very special time. I trust you will take the time today, in some way with your family, to remember the price that was paid for our freedom in America! God bless!

In this special episode of Tee'd Off, Ben and Aaron sit down with long time Myrtle Beach Golf veteran and new President of Volvik USA, Pete Kinney! Pete started his career in Myrtle Beach in 1990 as the Assistant Professional at Waterway Hills, a former popular course located on Restaurant Row. Known for it's signature gondola ride across the Intracoastal Waterway to and from the course, Pete said that manning the gondola once a week was the greatest bag boy position in town! To fuel his love for the game and to make ends meet, Pete also worked at a mini-golf course in the evenings, and even provided the famous 49 cent grip changes at Golf Dimensions! After stops at Sea Trail and Tidewater golf clubs, Pete scored his first Head Professional job at Beachwood Golf Club in 1996. During this time, Pete was involved in the inception of the Tee Time Network in the Myrtle Beach area, which was one of the first network-based tee times systems in the country! Over the next 20 years, Pete shifted into the corporate realm of the golf industry, gaining a wealth of experience in the apparel and equipment sectors with senior sales positions at major brands including TaylorMade, Slazenger, Cleveland, Bridgestone, Golf Galaxy, and Ralph Lauren. During his time with these brands, Pete became obsessed with the development and innovations of the golf ball. In 2023, Pete interviewed for a senior sales position with Volvik. His knowledge for the industry, golf ball manufacturing, and the genuine grass roots tales of his career were more than impactful, and Pete accepted the position of President of Volvik USA in August of 2023! With an impressive list of accomplishments spanning 4 decades, Pete coined this amazing opportunity with Volvik as his, "last job," but that in no way defines the ferocity and pace at which he has taken to bring a resurgence to the brand. With 13 balls in their lineup, and nearly a dozen special edition balls, Volvik is bringing the word FUN to performance on the links! Pete showed the Tee'd Off crew their new Deadpool gift set to be released with the much-anticipated 3rd film, and he also dropped a bombshell on a new partnership with Disney! With vastly popular franchises such as Cars, Monsters Inc., and Toy Story, be on the lookout for some special edition Volvik balls showcasing your favorite Disney Character. Ben and Aaron hoped that Star Wars balls would soon be available, and Pete intimated that a deal with Lucas Films is not out of the question. How cool would a Darth Vader ball be?! In addition to providing fun, Volvik is looking to tee it up for a cause; their Vista3 Pink 360 BCRF ball gives $1 to each dozen sold for the Breast Cancer Research Fund, a initiative that not only seeks for a cure, but for ways to reduce recurrence of cancer in survivors. Pete and Volvik are off to a wonderful start reshaping the Volvik brand and we cannot wait to see what's next!Being a person of authority in the golf ball sector, we could not help but ask for Pete's feedback on the golf ball rollback. From the perspective of a PGA Member and Volvik President, Pete is against the rollback, but promises that Volvik will push the envelope of what is possible and maximum the performance of their balls, regardless of any restrictions. In a very special segment of Tee'd Off, Pete shared hilarious stories about Gary McCord, David Feherty, and Tiger Woods! You will have to tune in to hear these amazing stories! The package of the episode is the Myrtle Beach Golf Trail Replay Package, where you can get great prebooked replay discounts on nearly 30 of the top courses in Myrtle Beach! The accommodations of the episode is the Blue Water Keyes in North Myrtle Beach. This oceanfront resort offers some of the most luxurious 2, 3, and 4 bedroom condos in the area, with large floorplans and great bedding options for your next Myrtle Beach golf trip!
Talked with Lowell Van Vechten, Co-Founder and Michael Broday, volunteer working at the marina for the free boat rides, Boating and Beach Bash for People with Disabilities. "It's their 15th Annual Boating & Beach Bash for People with Disabilities – the nation's largest, free, one-day event for people with disabilities, both seen and unseen – will again welcome back families who love the beach, boat rides and great musical entertainment. Presented by the American Disabilities Foundation (ADF), the Bash returns to Boca Raton's Spanish River Park, which is conveniently located between the Atlantic Ocean and the Intracoastal Waterway to give guests easy access to the beach and free boat rides. Always a highlight are the free boat rides, safely held by volunteer boat captains who donate their vessels for a day of fun. On the other side of the park, special MoBi mats are laid on the sand and assistants are on-hand to give everyone access to the water. The 15th Annual Boating & Beach Bash for People with Disabilities will be held from 10 a.m.-3 p.m., Saturday, March 2, 2024, at 3001 North Ocean Blvd. (A1A), Boca Raton, FL 33431. Also returning to the Bash is #1 Billboard recording artist, songwriter and actress Kendra Erika." For more info, listeners can go to www.boatingbeachbash.com.
In this episode of Tee'd Off, the crew discuss the new drama in the world of golf, including new LIV Golf defections and rumors, Tiger's new apparel deal with TaylorMade, and an amateur winning a PGA Tour event for the first time in 30 years! PGA Professional Jake Benton joins the studio to discuss the prominent Arrowhead Country Club in Myrtle Beach. Aaron and Ben share what packages and accommodations fit well with Arrowhead Country Club, and some great things to do in the Myrtle Beach area after a fun round of play in the Golf Capital of the World! The show wraps with another great segment of "Tee'd Off!"For the first time since Phil Mickelson in 1991, an amateur won a PGA Tour event! Nick Dunlap took home the trophy at the American Express Championship at PGA West, scoring a tournament-best round of 60 on Saturday and a dramatic finish to hold on to the lead on Sunday. Although his amateur status prevented Nick from taking home the $1.5 million prize, he did leave with some special parting gifts, including PGA Tour exemptions and entry into all 4 upcoming major championships. Nick also won't be hurting monetarily for long, as he has recently announced he is turning professional and will be competing on the PGA Tour full time for the remainder of 2024.LIV Golf pulled another big name over to their controversial alternative golf tour; world number 16 Tyrell Hatton has signed onto Jon Rahm's Legion XIII for a deal worth $50 million dollars. Tyrell is the newest defections amongst a batch of rumored PGA Tour departures, including names like Wyndham Clark and Brian Harmon. One of the biggest names rumored in this group is quite a blast from the past.. Anthony Kim! AK is slated to make his long awaited return to professional golf by joining LIV in March. Kim, who has not played on the PGA Tour since 2012, has been absent from the game due to injuries and a large insurance policy that would be void if he returned to the tour. The large LIV sign on bonuses have made it possible for AK to take the risk and return to competitive golf. Kim's energy, cockiness, and risk-it-all style of play made him quite the polarizing figure in 2008-2011; it will be great to see him tee it up again soon on the big stage again!Tiger Woods' recent split from Nike Golf has left many in the golf world wondering what the future would be for the Goat's personal brand. Those questions were answered quickly, as TaylorMade has recently filed for Trademark rights for a new logo of a new brand known as Sunday Red! This new brand appears to be the next chapter in what has been an iconic period of golf fashion. Sunday Red will feature apparel and accessory offerings, so we look forward to seeing what TaylorMade comes up with!Jake Benton, PGA Professional of Arrowhead Country Club, stops by the Tee'd Off studio to talk shop and explain what makes one of the highest requested Myrtle Beach courses so special. Arrowhead is located just off of Highway 501 in Myrtle Beach, and offers 27 premium holes. Jake is proud of the wall to wall overseeding program that makes Arrowhead green and pristine year round! The mini verde bermuda greens are always a treat and roll pure year round. Jake breaks down Arrowhead's signature hole: Waterway #5, which offers some of the finest views of the Intracoastal Waterway! The package of the episode is the popular Elite Package, which offers great pricing and replay offerings for some of the most premium courses in Myrtle Beach. The accommodations of the episode are Bay View on the Boardwalk and Paradise Resort. Both with 1,2,3, and 4 bedroom options to fit most budgets, golfers can stay in style on the oceanfront and be close to all the action Myrtle Beach! Off the course, the Tee'd Off crew break down some of the area's most popular breweries, including Voodoo Brewing Grand Strand Brewing Company, and Crooked Hammock Brewery.
This week we talk about the Atlantic Intracoastal Waterway Association (AIWA) and the work they do to keep the Atlantic Intracoastal Waterway navigable. Brad Pickel, AIWA's Executive Director, is our guest and he'll share details of why the AIWA was formed, its mission, how dredging projects are funded, and come creative ways the materials removed during dredging are being used.

Once again from the excess and folly of Palm Beach society, the novelist Susannah Marren has woven an intricate tapestry of secrets and foreboding. The third volume in her trilogy about the Florida haunt for the wealthy and famous, Maribelle's Shadow comes to life with biting dialogue and the inner monologues of three sisters who are at cross-purposes with each other and their elegant, imperialistic mother. The Barrows women just can't shake their personas and the place they came from. “While arriving in Palm Beach with an amorphous past was common,” Marren writes, “the revelation of a backwater story was not.” It is there, in that backwater story, that the truth about the Barrows begins. Their Florida Panhandle existence — ordinary lives launched into the stratosphere by a wildly successful chain of coffee shops — had been transformed Cinderella-like two decades earlier. Get the book HERE: https://www.barnesandnoble.com... Mysterious Death Shakes Family Secrets Loose Sisters Maribelle, Caroline, and Raleigh would like to keep that story hidden. With their mother Lucinda, once a modest schoolteacher and now a showpiece, they have a lot on the line. Outside their doors lies the Intracoastal Waterway with its docks, boats, and tropical gardens. Inside their homes, “vast decorated spaces,” the 30-ish sisters argue with their husbands, host parties, and cultivate their children. This is learned behavior that could be passed on for generations: “always rushing toward what's next and better,” as Marren describes it. Yet within the first 14 pages of Maribelle's Shadow, the family's veneer is ripped off. Back home from yoga, Mirabelle learns that Samuel, her philandering husband, is dead. Two hours earlier he had insisted on driving his speedboat to work. The sunny day suddenly turned stormy and somehow the expert pilot lost control. As the Chief Financial Officer of the Barrows Corporation, Samuel had grown the company's bottom line through business expansion and retail innovation. Working alongside his longtime friend and business partner, Caroline's husband Travis, Samuel seemed devoted to Barrows. He even tolerated his intrusive mother-in-law. However, much to the anger and puzzlement of Lucinda and the three sisters, it appears that Samuel absconded with several million of the company's profits. In disbelief, Maribelle wishes that Samuel were alive to explain what happened even though she loathes him more each day he is gone. Meanwhile, Lucinda hires a forensic accountant to plumb the books. Reflexively, Maribelle returns to her prestigious job, managing editor of PB Confidential, a glossy magazine that is her baby. Here she can lose herself working with the staff writers and Holly, the publisher, as they continually tinker with content and design. But during lunch at the Breakers with Holly, Maribelle is shocked to learn that a decision has been made to move the magazine entirely online. That is not all. Holly confides an important fact about PB Confidential. Suffice it to say that this revelation creates in Maribelle a sensation “somewhere between shortness of breath and someone stomping on her heart,” Marren writes. Well-Plotted With a Keen Eye for Detail Among the joys of Susannah Marren's novels is her eye for detail. “Cantaloupe leather bar stools and cognac wood accents” and “the ice grey rooms that led into one another” immediately transport the reader to the homogenous interiors inhabited by—what can one say? —the insincere socialites she portrays so well. Marren captures equally well the world outside those rooms: the blues and greys of the ocean and sky, the churning waves and rustling banyan trees; everything dependent on quicksilver weather. This affinity with Palm Beach is akin to Joan Didion's romance with California, her evocation of the Santa Ana winds and the arrival of rain in “a place in which a boom mentality and a sense of Chekhovian loss meet in uneasy suspension.” Maribelle's Shadow is a beautiful, unforgettable book. ► Luxury Women Handbag Discounts: https://www.theofficialathena.... ► Become an Equus Coach®: https://equuscoach.com/?rfsn=7... ► For $5 in ride credit, download the Lyft app using my referral link: https://www.lyft.com/ici/ASH58... ► Review Us: https://itunes.apple.com/us/po... ► Subscribe: http://www.youtube.com/c/AshSa... ► Instagram: https://www.instagram.com/1lov... ► Facebook: https://www.facebook.com/ashsa... ► Twitter: https://twitter.com/1loveAsh ► Blog: http://www.ashsaidit.com/blog #atlanta #ashsaidit #theashsaiditshow #ashblogsit #ashsaidit®
Bakers Island Light Station is off the coast of Salem, Massachusetts, a few miles north of Boston. The station was established in 1798 and the lighthouse tower that stands today was built in 1820. The 10-acre site is owned by the Essex National Heritage Commission, also known as Essex Heritage, a non-profit organization that manages and oversees the unique heritage resources of the Essex National Heritage Area. During the summer season, Essex Heritage offers public tours to the light station by boat, as well as overnight stays with a campground and accommodations in the historic assistant keepers' house. Each year, volunteer caretakers stay on the island throughout the summer. Volunteers Tara and Brian Flanagan have spent the past five summers living and working at the light station, logging more than 1,500 hours worked each season. Brian and Tara have sailed more than 10,000 miles visiting the Bahamas, the Florida Keys, and the Gulf Coast of Florida, as well as transiting the Intracoastal Waterway six times. In 2017, they had the opportunity to be seasonal caretakers at the historic light station on Seguin Island, off the mouth of the Kennebec River in Maine. They started at Bakers Island Light Station in 2018 and recently finished their fifth and final season there. They are now the winter caretakers for the residential portion of Bakers Island. #veteran #iraqstories #warstories #truecrimepodcast #truecrime #criminalminds #prisonbreak #ptsd #mentalhealth #murder #homicidestories By Kevin Krause Staff Writer October 08, 2002South Florida Sun-Sentinel• The women were passive and cooperative, but the robbers shot them to death so that the mother, daughter and 17-year-old waitress could not identify them -- all for about $100 from the cash register, police said. But others had noticed the men having dinner at El Rinconcito Venezolano restaurant the night of the triple murder in Greenacres. After the Sept. 26 shootings, witnesses told police about a diner who had the initials "MDW" tattooed on the back of his head, according to the arrest report released on Monday. That detail paid off when an anonymous caller told police about a man who'd moved here from Kansas three weeks ago with a similar tattoo on his head. Police arrested Lloyd Johnson, 29, of Lake Worth, on Saturday -- a day after receiving the anonymous tip -- along with friend Randell Leighty, 23, of Greenacres. The men admitted to being in the restaurant that day, but in statements to detectives they blamed each other for the deadly robbery. Each suspect has been charged with three counts of first-degree murder, making them eligible for the death penalty. The men are being held without bail. Greenacres police say the randomness of the murders is confounding. "I can't understand that type of rationale," Lt. Charlie Orlando said. "It's great to know we've got some closure for the family, and we've got two dangerous people off the street." The suspects, both originally from Kansas, are accused of shooting MarM-ma InM-is Angarita, 63, her daughter Luz Marina RincM-sn, 46, and waitress Amanda RodrM-mguez, 17, at close range during the robbery. Two days earlier, Angarita had become the restaurant's new owner, after working there and making small payments for several years. It was the fulfillment of a dream that led her to leave her native Colombia years earlier. RincM-sn was visiting from Venezuela to help her mother with the restaurant, and RodrM-mguez, who arrived five months earlier from Honduras, was working as a waitress. The small Greenacres Public Safety Department worked around the clock and requested help from several police agencies to investigate the triple slaying -- the first homicide in three years in this city of 27,000 just west of Lake Worth. Johnson, a welder, told detectives he and Leighty went to the restaurant for dinner, the arrest report said. After their meal, he said he went to the restroom while Leighty went to pay the check. As he was walking, Johnson said he heard Leighty yelling and then saw him pointing a black handgun at the women and demanding money. He said he asked, "Why are you doing this?" while Leighty took cash from the register in the middle of the kitchen, the report said. Johnson told police he told Leighty they needed to leave and that Leighty said they "had seen their faces," the arrest report said. According to his statement, Johnson heard three gunshots as he was walking to the back of the restaurant. He said they ran west through the parking lot, then turned and ran to Leighty's home less than a mile away when they saw a woman getting into her car. He told police Leighty tried to give him $100 from the restaurant, but he refused. He did, however, throw the gun into the Intracoastal Waterway a block north of his Lake Worth home, as instructed by Leighty, according to the report. Police have recovered a gun from the water where Johnson told them he threw the murder weapon. Ballistics tests have not been completed. Johnson's criminal record dates to 1993 and includes convictions on marijuana charges, resisting arrest without violence and solicitation of a prostitute. He also faces charges of aggravated assault and driving with a suspended license in Geary County, Kan. --- This episode is sponsored by · Anchor: The easiest way to make a podcast. https://anchor.fm/app --- Send in a voice message: https://anchor.fm/thethomasfreemepodcast/message Support this podcast: https://anchor.fm/thethomasfreemepodcast/support

But John grew up determined to honor his father's memory by living life to the full and not wasting away in the confines of a dusty office. In this episode, Captain Barry sits down with Seabird's John Herlig on the shores of the Intracoastal Waterway in North Carolina, to share tales of years gone by, sailing the Caribbean Sea. --- Send in a voice message: https://anchor.fm/seabird/message
On May 5, 1985, Shelly Boggio, her twin sister, Stacy and a friend named Stephanie spent the day together at the beaches in Pinellas County, Florida. The girls were eventually picked up by James Dailey and Jack Pearcy, Kansas natives who’d just relocated to Florida. They visited a couple of bars, then went back to the house Pearcy, Dailey and others shared in Seminole, Florida. Later that evening, Stacy and Stephanie were dropped off at an apartment, leaving Shelly alone with Pearcy and Dailey. The next morning, Shelly’s body was found floating in the Intracoastal Waterway near Indian Rocks Bridge. She’d been strangled, stabbed more than 30 times and ultimately drowned. Before authorities identified Shelly, Dailey and Pearcy left Pinellas County. They traveled to for Miami for a day, then parted ways, with Pearcy heading back to Kansas and Dailey relocating to California. In June, Pearcy was arrested and named Dailey as Shelly’s killer in a statement to police. Dailey was eventually arrested and sent back to Florida in November, 1985. Join Lisa O’Brien and Michael Carnahan on Tuesday, December 1, 2020, at 8:00 p.m. Central for Clear and Convincing Episode 25, State of Florida v. James Milton Dailey. We’ll talk about the evidence linking Dailey to Shelly’s murder, his trial, direct appeals and post-conviction claims. We’ll also talk about the recent misleading media stories which claim that Dailey’s conviction rests on the testimony of a single jailhouse informant. Finally, we’ll talk about the genesis of the multiple inconsistent statements of Dailey’s co‑defendant and “fall partner,” Jack Pearcy. We are a live show and, as always, calls are welcome at (347) 989-1171.

On this special episode, Peter and Tyler welcome Brad Pickel to the show to introduce the audience to the Atlantic Intracoastal Waterway Association (AIWA), the national, non-profit organization started in 1999 with the mission of securing funding and support for the maintenance of the Atlantic Intracoastal Waterway (AIWW). The AIWW extends more than 1,100 miles from Norfolk, Virginia to Key West, Florida. Some lengths consist of natural inlets, salt-water rivers, bays, and sounds; others are man-made canals. Congress authorized the creation of the AIWW in 1919 and the entire waterway was completed in 1940. The US Army Corps of Engineers is responsible for maintaining the waterway. Each year, AIWA holds an annual meeting for stakeholders, policy makers, industry, and government managers. This year, the 20th annual meeting, ASPN will be covering the event with live coverage! So, come and join us at the meeting, November 21-22, the in Savannah, GA.
