In this French Connections Plus, Genie Godula and Florence Villeminot continue their tour of Paris with a stop in the elegant ninth arrondissement. The district is known for its many theatres, like the incredible Palais Garnier, home to Paris's historic opera house. The ninth stretches from the opera house to the foot of Montmartre in the north and it's a shopper's paradise in between. You'll find two incredible department stores and the world's oldest auction house – selling everything from dinosaur bones to Picassos! The ninth is nothing if not varied, and it's the latest stop on our discovery of Paris's neighbourhoods.

How are enlargement reforms unfolding on the ground and what drives progress or stagnation? The 2025 Enlargement Package presents a mixed picture: Ukraine and Moldova are racing ahead, while Serbia and Georgia are lagging. For this episode I head back to Emma's Neighbourhood at The Village of Riverside Glen, an area of the building that supports residents with memory care. My guest is Beverley Smith - Beverley has a few specific memories that really stand out for her, and as we sat and looked out her window at the weather changing from sunshine, to a hail storm, and back to sunshine, I got a little glimpse into some of the moments of her life that continue to stand out - her love for her mother, for horses, and for kind neighbours growing up. Interviews at Emma's are a new challenge for me, it is a delicate process trying to prompt memories without reminding folks that some are harder to access than they once were - I really appreciate these residents sharing their time and space with me and we appreciate listeners giving us the space for these community members to share their stories. This interview was originally recorded on Nov 13 2025 This is a public episode. Later in the program we also delve into the notion of 'full service schools' an educational model that aims to minimise inequality in the schooling system. Plus, how to safe guard your brain against buying things you don't actually really need or want during the Black Friday sales

In this episode of the Canadian Private Lenders Podcast, Ryan MacNeil and Neal Andreino sit down with Taylor Little (CEO) and Jared Stanley (SVP of Originations) from Neighbourhood Holdings to unpack one of the most significant moments in Canadian private lending history, Neighbourhood's acquisition of Fisgard Asset Management. Together, they walk through how the deal came together, why consolidation is accelerating across the MIC and private lending industry, and what this merger means for brokers, borrowers, investors, and the future of alternative lending in Canada. Taylor and Jared dive deep into valuation, culture integration, expanding credit boxes, increased LTVs, new alt products, securitization readiness, and the role of technology in scaling originations. They also explore the regulatory pressures driving consolidation, the importance of strong processes and disciplined underwriting, and the strategic evolution of both brands, including why Fisgard's EMD will remain and how both teams are joining forces. The episode wraps with advice for smaller lenders and insight into how the industry can become more efficient through national regulatory harmonization. This is a masterclass in deal-making, market strategy, and the future of Canadian private lending.Show Notes:05:25 — Introduction to the Biggest Acquisition in Private Lending05:50 — Meet Taylor Little & Jared Stanley06:12 — Jared's Background & Early Career08:57 — How Neighbourhood Holdings Was Founded10:15 — Naming the Company: “Neighbourhood Holdings”13:15 — How the Fisgard Acquisition Started14:57 — Why Consolidation Is Accelerating in the Industry16:11 — Deal Courtship Story: Project Beacon19:06 — Deal Structure & Valuation Approach22:10 — Leadership Integration: Who's Staying On25:01 — Why Fisgard Remains the EMD Brand29:07 — New Products & LTV Expansion to 75%31:38 — Alt Program & Expanded Geographic Reach33:01 — Surging Originations After MPC Announcement36:02 — Why the Pipeline Exploded39:07 — More M&A Expected Across Canada43:56 — Buying Mortgage Books & Future Opportunities46:02 — Securitization & Institutional Capital Readiness49:02 — Educating Brokers on Short-Term Alt Lending50:54 — CAMLA's Role & Industry Advocacy54:26 — Advice for Smaller Lenders: Survive & Stay Disciplined59:03 — What Needs to Change: National Harmonization62:09 — West Coast Bonus QuestionResources:Keystone Capital GroupCPLP Instagram: @cplpodcastKeystone Instagram: @keycapgroupFind Neal On:Instagram: @neal.andreinoLinkedIn: Neal AndreinoFind Ryan on:LinkedIn: Ryan MacNeilE-mail: ryan@keycap.ca

This week's special episode is a live recording in front of an audience in the newly revamped main gallery at the Building Centre in London. My guest is Baroness Hilary Armstrong of Hill Top, Chair of the Independent Commission on Neighbourhoods and life-long advocate for communities and regeneration and the conversation explores one of the most important – yet often overlooked – questions in public policy: “how do we reestablish the concept of decent neighbourhoods as a means to renew the country from the ground up?”Some background: Baroness Armstrong has spent her career at the intersection of politics, policy and community life and today – from her work as a social worker in Sunderland ..to her time as a Cabinet Minister in the last Labour Government shaping the New Deal for Communities. A great platform to talk about what's gone wrong in the past decade, what can be done now to bring new hope across Britain's neighbourhoods. The Independent Commission on Neighbourhoods - ICON - is a cross-party initiative dedicated to understanding how neighbourhoods can drive national renewal and in the Spring is set to publish Think Neighbourhoods, its new report in why and how investment and focus on neighbourhoods can revitalise lives across the UK.And it certainly is a really interesting moment for housing. The government is pressing forward with its target to building 1.5 million new homes and – as we heard on the podcast last week - has just given the thumbs up to the New Towns Taskforce's plans for 12 communities across the UK. Meanwhile, the post Grenfell fire challenge to build and retrofit homes to be safer, warmer and more carbon efficient, continues to grow.A tough brief for sure and ICON's interim report - published last March - makes a compelling case for investment in and focus on neighbourhoods as part of this journey. It identifies over 600 ‘mission-critical neighbourhoods' across the country – places where disadvantage, disconnection and declining social infrastructure are holding people back and calls for a radical shift in how government works, arguing that “thinking big means thinking neighbourhoods.”“if Britain wants to deliver the government's missions and rebuild trust in politics,” it says, “it must start by investing in its neighbourhoods.”ResourcesThe Independent Commission on Neighbourhoods - ICONBaroness Hilary Armstrong of Hill TopInterim Report – Think NeighbourhoodsICON's summer progress reportICON's lates research on what is happening in England's neighbourhoodsThe Building Centre, Store Street, London

GUEST: Katie Daubs, Toronto Star reporter With Halloween landing on the same night as Game 6 of the World Series — and the Jays in it — Toronto is bracing for one of the busiest Fridays of the year. Whether you're heading out with the kids or planning to squeeze in some trick-or-treating before first pitch, you might be wondering: where are the best neighbourhoods to score big on candy? This year, the Toronto Star crunched the numbers. Reporter Katie Daubs and the digital team ranked all 158 city neighbourhoods using actual data—from child density and pedestrian safety to candy sales and local lore—and created a Halloween vibe index. On this episode, we reveal which parts of the city truly deliver Halloween magic and which ones might just be phoning it in with a decorative spider or two. This episode was mixed by Paulo Marques
