Grotesquely, these same posters are also being widely torn down by anti-Israel activists, who oppose the humanization of Israelis, and beyond publicly naming and shaming these vandals, there wasn't much that could be done. One Canadian mayor thought otherwise. In early November, Mayor Jeremy Levi of Hampstead, Quebec, a suburb of Montreal, announced that his town would adopt a by-law penalizing the removal of the posters with a $1,000 fine. I'm your host and my name is Keith Weinhold.   How would you like it if I gave you $1M?   You know what? That's not enough to make my point. Make it $10M. I adjusted for inflation - ha! How much would you like it if I gave you $10M? How would that feel?   But what if it comes with this one condition.   What if I told you that I'll give you the $10M, but you are not waking up tomorrow?    Not waking up tomorrow? No way!   Now you know that waking up tomorrow is worth more than $10M.   This is how you know that your time and your life are worth infinitely more than any dollar amount.   Hmmm… if your time is so valuable. Then why did you check Instagram 15 times yesterday to see who viewed your Stories? Ha!   Why are you spending time with your AI girlfriend? Ha!   Get Rich Education is ultimately about living a rich LIFE - whatever that means to you.   And we do approach that from the financial perspective here. Money does matter… because leverage, cash flow, and inflation-profiting enable you to BUY time.   We're really one of the few investing platforms… this show is one of the few places with the audacity to tell you that - sure, a little delayed gratification is good… but the risk of too much delayed gratification is DENIED gratification.   Denied gratification is a terrible investing risk that most people either don't give enough weight to - or don't factor in at all.   And getting a $10M windfall is not as great as it sounds either.    History shows that the $25M Lottery winner quickly loses their money. Why does that happen?  Because it seemed like it was effortless to get the windfall, and because they don't know how to handle an amount like that.  It's really similar to a capital gains-centric investor that gets a windfall.  See, cash flow investors like you & I - we can be more measured because your income stream is metered out over time. That's why you are less likely to be irrational with your gains.     Now, I touched on some of those ways that you're paid in real estate investing.    Real Estate Pays you 5 Ways™ simultaneously. That's a concept that I coined right here on the GRE podcast. We since went on to have it trademarked.   Do you know when I first introduced that concept right here on the show - the month & year?    And I've since gone on to do a lot with “Real Estate Pays 5 Ways” to help other audiences understand real estate's five distinct profit sources.   Well, I had someone on Team GRE here do some digging into some of our legacy shows - our past episodes… because I wanted to know when I first said it… and it was apparently in May of 2015, so 8 years ago that I introduced it.   Since then, many other thought leaders have gone on to cite the phrase. Someone other than me even wrote a book on it. And that doesn't bother me at all. I'd rather that other people and readers get good ideas. That's more important than getting the credit.   Of course, c'mon, you can recite these 5 now like they're the Pledge Of Allegiance or something.    This is as automatic as the Lord's Prayer is for Christians. The five are: Appreciation Cash Flow Your return on Amortization and Tax Benefits and finally Inflation-Profiting But now, let's dissect this frog here a little. Why five ways? Why not another number, like real estate pays four ways or six ways?   It is five. There are no more or less. Each of the five are a distinct benefit.   A common flawed case that Real Estate Pays 4 Ways is that most real estate teachers omit the Inflation-Profiting benefit on the long-term fixed interest rate debt.   Any GRE devotee knows that with 5% inflation on $1M in debt, you only owe the bank $950K of inflation-adjusted debt after year one, $900K after year two, etc. (And in the meantime, the tenant pays all of your mortgage interest.)   Some that make the 4 Ways case question the Tax Benefit. Could the tax benefit really be considered a profit source, or is it just a deal sweetener?   It's a profit source.   Outside the real estate world, to obtain a tax write-off, you must have a real expense backed up with receipts, like building a new computer equipment or buying a new farm tractor.   Instead, the magic of real estate tax depreciation says that you can just write off 3.6% of the improved property value each year just for doing... nothing all year. No improvements necessary.   It's a phantom write-off, yet legitimate to the IRS.   Then the 1031 Exchange means you can endlessly defer all of your federal capital gains tax for your... entire life.   Yes, it's one of the few places in life where procrastination actually pays.   I've even heard some say that they're a fan of GRE's Real Estate Pays 5 Ways™, but they've discovered a sixth.   This often involves an event that's either unlikely or falls into one of the existing 5 Ways.   For example, "My appraisal value exceeded the contract price. I'm buying it for $320K, but the appraisal is $340K. I got $20K in instant equity. See, I was paid a 6th way."   No.   I mean, good for you, $20K of instant equity is a nice sweetener - that's a $20K credit in your net worth column that you received the moment you opened up that appraisal e-mail from your lender and saw it. Nice!   But an appraised value that exceeds the purchase price is not COMMON enough to be expected… and the 5 Ways are.   Also, you can make the case that "instant equity" is covered in the first way you're paid, Appreciation.   The reason that we invest in real estate is because there's virtually no other vehicle in the world where you can expect to be paid five ways at the same time.   That's a foundational principle - it's a core concept here at GRE.    It's why we do what we do. It answers the compelling “why” for real estate better than any answer there is…   …and that's why anything less than a 20 to 25% combined return when you add up all five ways is actually disappointing - and that's done with low risk - which is paradoxical almost anywhere else in the entire investing world.    If you haven't yet, take my free “Real Estate Pays 5 Ways” course in order to really understand each of your five distinct profit sources, where they come from, and how that all fits together.    It's at GetRichEducation.com/Course. The free “Real Estate Pays 5 Ways” short course is free at GetRichEducation.com/Course    Let's talk about real estate trends.   You know, real estate investing has a lot of relationships that you just wouldn't expect.    Part of that is because it intersects with the economy. Economies are complex and you get these relationships that are counterintuitive.    For example, in a recession, mortgage rates and all interest rates tend to fall, not rise.    Another exhibit is how debt BUILDS wealth with prudent leverage.   Another one that I've explained extensively here and the show and elsewhere is that higher mortgage rates correlate with higher home prices - not lower ones. That throws nearly everyone off.   Some physical real estate trends have been counterintuitive.   About 30 years ago in America - the 1990s - a new trend was fueled that everyone wanted to have a big kitchen.   New homes were often built with a big, fancy kitchen in the center of the home. Open floor concept - no galley kitchens anymore. That began back then.   And this was really the advent of - at the time - what we considered luxury amenities like granite and quartz kitchen countertops.    Anymore, that's become standard. Even our build-to-rent providers at GRE Marketplace often have new granite countertops in rentals.    But the paradox here is the assumption that a big emphasis on kitchens would mean that more people would start cooking at home.    Oh, no. Just the opposite, in the last 30 years, despite the big kitchens, more people eat out at restaurants and fewer people eat at home. Another real estate paradox.   Another counterintuition was the pandemic. Society locked down, people lost their jobs and you think that there are going to be mass foreclosures because with no job, no one can afford their mortgage payment.   People thought the pandemic will cripple the housing market. Oh, it was just the opposite. That created a housing boom. Everyone wanted their space. Another paradox.   Remember here on the show, shortly after Biden was elected, I told you that this administration - for better or for worse - will not let people lose their homes.    Then we had high inflation on the heels of the pandemic. That was bad for consumers and good for real estate.   But high inflation is supposed to mean that bitcoin and gold would surge. Well, another paradox, that brought crypto winter, and gold did nothing in high inflation, until more recently here.   Rather than high delinquency rates we've got low delinquency rates. In fact, the mortgage delinquency rate has been steadily falling for almost 3 years now. That's because of strong borrowers and tough lending standards.   Now, another real estate investing trend, though there's nothing paradoxical here, is mortgage rate resets.    Here in the US, on 1-4 unit rental properties, you're in great shape, whether you locked in your interest rate at 3% or 7% - the thing is that you have a steady payment… and on an inflation-adjusted basis, your same monthly payment amount goes DOWN over time - it's a tailwind to your personal finances.   Inflation cannot touch your steady, locked-in P & I payment.   But many Canadians are up for renewal with their 5-year fixed rate, 25-year amorts.    Yeah, just across the border in Canada, they don't have these 30-year fixed rate amortizing loans.    Their rate resets every five years.   One Canadian homeowner that I talked to, he doesn't live in that posh of a home in Ontario, it's just a little above the median housing price.    His family's loan terms are about to reset on the primary residence and it's expected to increase their monthly payment by $1,280 / mo.   How would you feel if that happened to you overnight? It's a nuisance at best. It might even crimp your quality of life - or worse.   That can't really happen to you in the US.    Having a 30-year FRM is like you having rent control as a tenant.    In coastal areas, some tenants that have a rent control deal - New York, California, Oregon - they want to live in their home for decades under rent control because there's a ceiling on their rent. Move out of their unit - lose the deal and they'd have to reset somewhere else.   It's the same with you as an American homeowner or REI in the 1-to-4 unit space. Your P&I price cannot rise.    And, I've talked about the interest rate lock-in effect before, constraining the housing supply.    Get this. Just last week, First American Title Company informed us that the average resident duration in a home hit a record high.    Amongst this lower intrinsic mobility rate, interest rate lock-in effect, and other societal trends, the average resident duration in a primary home in now 10 years, 8 months.    Lower mobility. Studies show that people are holding onto their cars longer than ever, and people aren't parting with their real estate either.   So, then, with fewer properties coming to market, let's update the available supply of homes.    This is pulling from the same set of stats that I've been citing for years, in order to be consistent. Check this out. This is the FRED Housing Inventory - the Active Listing Count of Available US homes.   Remember, historically, it's 1-and-a-half to 2 million units available. In 2016 it was still 1-and-a-half million.   Then in April of 2020 it dipped below 1 million and fell sharply from there - which I've famously called this era's housing crash.    It was a housing SUPPLY crash - which hedges against a price crash.   It fell to as low as 435,000 a year later in mid-2021. Gosh, under a half million.   It's rebounded as builders know that they need to build more homes. Six months ago it got up to 750,000 available homes - which is still less than half of what  America needs.   And now, today, did the supply get up toward at least 1 million yet? No.    It has dropped back the other way to just 563,000. This astounding dearth of housing supply - it's a condition that we could very well be in for over a decade.   This scarce supply is a long-term American condition. Yes, it's good for your real estate values - both present and future. But it is a problem too. It's a contributor to homelessness!   The Covid home improvement boom is officially over. So says Home Depot. They posted a revenue drop in the first quarter and warned that annual sales would decline in 2023 for the first time in 14 years.    Home Depot said that shoppers are now holding off on the big-ticket purchases they made during the pandemic and are choosing to break up larger projects—like remodeling a bathroom—into smaller, bite-sized pieces.   There's a fascinating new study from a bipartisan think tank shows that everyone wants to LIVE ALONE.   That's what Business Insider just reported on. Now, of course, the term “everyone” is an exaggeration.   But Statista and Our World In Data tells us that - get this - this is the number of SINGLE-PERSON households in the US - people living alone.   Back in 1960, that figure was just a paltry 13%.   By 1970, 17% of households were people were living alone.   Every ten years, that percent crept up to 23, 25, then 26%. By 2010 it hit 27% and by 2022 it hit 29%.   Now, you can't think that's good for society - to have all these single-person households. Almost 3 in 10 living alone. C'mon. Find a good spouse.   But in any case, that's good for you as a REI, when, say, 10 people live amongst 5 homes rather than 3 homes - absorbing all that housing supply and keeping it scarce.     Even if the US population stayed the same, there's more home demand - with that trend.   Of course, the US population is growing, though really slowly, probably just a few tenths of 1% this year.   But because of all the Millennials and the embedded “Work From Anywhere” trend, housing demand is pretty strong.   The recent rental housing demand and rent boom came almost entirely due to a surge in household formation -- young adults leaving the nest and roommates decoupling to get their own space... especially in urban areas.   People working from home want more space (without a roommate) AND are willing to pay more for it -- and able -- to pay more for it.   So if you're bullish on work-from-home remaining the norm for at least a chunk of the population (and I am), you should be bullish on the rental demand outlook.    And this has really revitalized America's SUBURBS - that's the area where you find that space.   The WFH-fueled rise of the suburbs is a wake-up call to cities, where, in the case of NYC, 26 Empire State Buildings' worth of office space now sits empty.  The typical office worker is spending $2,000–$4,600 less annually in city centers. Because even if they GO to the city to work, they might only do that 2 days a week now - not 5. Gambling is not the same as investing.    If you're wondering why you're hearing more about gambling, especially sports gambling than you had just a few years ago, well…   Now, just last week, it was FIVE years ago that the Supreme Court lifted a federal ban on sports gambling in the US.    That spawned a multibillion-dollar industry that's transformed how Americans watch, talk about, and experience sports.   Americans bet $95B on sports in legal jurisdictions with consumer protections last year. That's more money than the amount spent on ride sharing, coffee, or streaming… and you can bet that the off-the-books gambling number, if added in, would make that WAY higher. Two sports betting companies, DraftKings and FanDuel, control 71% of the US market, per gambling analytics firm Eilers & Krejcik. Gosh, that's almost a duopoly right there. But despite that, these companies have struggled to turn a profit. FanDuel recorded its first quarterly profit just last year, and DraftKings has YET to report a profitable quarter. Well, I'll just tell ya, it's one of those two big companies that inquired about advertising on GRE. Of the 50 states, the number is 33 that allow it. That's 2/3rd of the nation that has legal sports betting (Washington, DC, has it too). Another four states have legalized sports wagering, but don't have any sportsbooks operating yet. Interestingly, the three most-populous US states—California, Texas, and Florida—have not legalized sports gambling. And they account for 26% of all teams in the major North American pro leagues. The number of women joining sportsbook apps jumped 45% last year, marking the third straight year that new women users exceeded men. Hmmm. I guess that's the growth market there. My inclination to have gambling advertising and associating with these companies is NOT to do it… not to accept that advertising income. I don't see how that's serving you. This feels like a conflict in my gut and in my heart. Gambling is sort of the opposite of investing for a stable rental income stream.  I mean, either way, I guess you're putting your money at stake. But that's about the closest common ground I can find.  At least at this time… and probably all-time, it's a “no” for gambling content here. That's not any sort of moral judgment on the activity at all. I mean, gosh, as a teenager, I was really into sports gambling, but it was the informal kind. My friend & I each lay a $10 bill next to the TV - Phillies vs. Mets. Winner gets the $20 bucks. So, my inclination is a pretty easy “no”. Hook up with our sponsors - they support GRE. This is Lawrence Yun, Chief Economist at the NAR - the National Association of Realtors talking about the housing market just last week.    Now, a little context here - historically, the NAR has tended to give these dominantly sunny side-up, glowing, everything is always good & getting better kind of remarks on the housing market.   But I've been listening to the NAR's Lawrence Yun for quite a while and think he's been rather balanced.    Here, he discusses how real estate sales volume is down - which has a lot to do with low supply, that mortgage rates are steady, and that prices are slowly rising in most parts of the nation.   [OK, Vedran. As always, you can leave your suggestions, questions, or any comments about the Get Rich Education podcast or any of our other platforms at our Contact center at: GetRichEducation.com/Contact   When it comes to national HPA, just last week, we learned that Zillow revised its home price outlook upward.   Between April 2023 and April 2024, Zillow expects home US home values to rise 4.8%.   You've got more signs that more & more American markets are being considered a seller's market rather than a buyer's market, which tilts toward price appreciation, though I still think pretty moderate price appreciation this year.    CNN recently published an article where they even posited the question: “Are Bidding Wars Back?” Yes, they are in a few markets.     Another measure of housing supply is the MONTHS of available supply. I think you know that 6 to 7 months of inventory is considered a balanced supply & demand market.   If it gets up to 10 months of supply, you tend to see little or no HPA.    Well, indicative of the low housing supply, we hit a winter high of 4-and-a-half months of supply.    And today, it's down to just 2.7 months per Redfin. 2.7 months. That's just another sign that demand is outpacing supply.   Then, among those entry-level homes, like the NAR's Lawrence Yun eluded to, they're even harder to find… and they're the ones that make the best rentals.    How hard are these to find? I mean, in some markets this can be even more rare than finding a true friend? Ha!   Is it as rare as the Hope Diamond? Or perhaps a Honus Wagner baseball card? Ha!   Well, the good news is that we actually have the inventory that you want at GRE Marketplace.   Besides that, we actually have something that you really like and that is - mortgage rate relief to help you with your cash flow.    Purchase rates have been hovering around 6 1/2% lately. Last I checked, the deals were a little better on the duplexes and fourplexes.   You probably thought that Sub-6 and sub-5 mortgage rates are about as unlikely to make a sudden comeback as AOL or Myspace, but we've got them here now.    Now, that 4.75% is just one of two options that we have with some Build-To-Rent builders that are fairly motivated. So to review the first one fully… you can get a   4.75% interest rate with a 25% down payment 1 year of free property management and $1,000 off closing costs per deal That's one. Or, option 2 is: Zero down payment - yes, 100% financing 2 years free property management $1,000 off closing costs per deal Negotiable price, open to offers They are the two options.  It's rarely more attractive than this. Max Verstappen has won a chaotic Canadian Grand Prix for his sixth victory of the Formula One season.Verstappen has further extended his championship lead after he narrowly edged out Ferrari's Carlos Sainz in a thrilling final lap battle.Sainz was less than 0.5 seconds behind the reigning world champion in the final laps, but couldn't find a way to get through.Verstappen had to do it tough at times as he dropped down the standings during the pit stop mayhem.He also raged at his own team in a heated radio message after Lewis Hamilton came out ahead of him when he exited the pits for the second time.

Hydropower is one of our oldest sources of renewable energy. In 2018, hydropower made up nearly 60% of Canada's electricity generation. In provinces like Quebec and Manitoba, hydropower makes up well over 90% of the provincial electricity supply.  One Canadian power company is looking to expand and provide hydroelectricity to its neighbors down south. In this episode, host Bill Loveless sits down with Sophie Brochu, the President and CEO of Hydro-Québec, a Canadian state-owned utility and the fourth-largest producer of hydropower in the world. Brochu is currently leading new efforts to expand Hydro-Québec's reach and bring low-carbon electricity to the United States through new transmission lines in the Northeast. But, the company is facing pushback from local groups on how and where these new transmission lines should be built.  Bill spoke with Sophie about those criticisms, the future of fossil fuel companies, and her vision for distributing and generating clean electricity throughout North America.

After 9/11, Canada sent 40,000 troops to Afghanistan. One of those was Tamar Freeman. She spent 25 years in the military, including a deployment in 2006 to the Central Asian country, where she treated Canadian troops and Afghan women and children who suffered burns and abuse. When she arrived, insurgents were setting off roadside bombs; while Taliban rockets were routinely killing Western soliders. She lost friends and colleagues in the half-year she spent there, and endured strange looks from Afghan nationals who were surprised to see a short, blonde-haired female soldier—and they didn't even know she was Jewish. Coming up, to help mark Remembrance Day, Freeman joins to recall her experiences as a Jewish soldier in Canada's last war, how she marked the Jewish holidays in Afghanistan and why watching the Taliban retake the country has been so sad and frustrating. One Canadian's quest to identify 861 unknown Israeli soldiers

This year, June 10 marks is the 54th anniversary of the end of Israel's Six Day War, which claimed the lives of nearly 800 Israeli soldiers. It was hardly the only war that led to sacrifices by Israeli men and women. According to official estimates, about 25,000 Israelis have died for their country, spanning from the years before, during and in the aftermath of the establishment of the State of Israel. However, not all of the deceased have had their stories properly told. As many as 861 Israelis gave their lives and remain unknown. That's where Giving a Face to the Fallen comes in. It's a non-profit, volunteer-run Israeli group that memorializes those who have fallen in military operations around the time of Israel's independence in 1948. Today, Ellin speaks with Toronto-born Stephen Glazer, a social worker and the only Canadian currently volunteering with Giving a Face to the Fallen. Glazer is working to track down the identities of these unknown soldiers and seek out any living relatives. In this episode, we have our first guest from Canada who shares about pharmacist prescribing. Follow Dr. Arden Barry on Twitter for more content and check out this episode where he discusses: There is variable prescriptive authority for pharmacists across Canada: Like how pharmacy laws can differ from state-to-state, there is different legislation across the provinces in Canada for pharmacist prescribing. However, most provinces allow for some type of pharmacist prescribing. Only one province (Alberta) allows pharmacists to prescribe independently. There is currently an advocacy campaign by the Canadian Society of Hospital Pharmacists (which is similar to ASHP) British Columbia Branch aimed to allow pharmacists who practice in hospitals or other health care-related settings to prescribe. 2. Pharmacists should have the authority to prescribe: Pharmacists are the medication experts and already play a significant role in ensuring patients receive safe and optimal medication therapy. Pharmacists are capable of accepting the increased accountability and responsibility for prescribing in the delivery of patient-centered care. Pharmacists bring a unique perspective to prescribing given their knowledge of evidence-based medicine, safety, and drug interactions that is different than other health care professionals (e.g., nurse practitioners, physician assistants). Many pharmacists already prescribe in some form (e.g. over-the-counter medications). 3. Pharmacists in other parts of the world have the authority to prescribe: Pharmacists in the United Kingdom have had the ability to prescribe since 2006. Pharmacists who had completed a prescribing course in New Zealand were granted prescribing authority 2013. Work is being done in Australia to allow pharmacists to prescribe. 4. There is evidence that pharmacist prescribing improves patient outcomes: There is a growing body of evidence from Canada that shows that pharmacist prescribing benefits patients. Pharmacist prescribing has demonstrated improved glycemic control in patients with type 2 diabetes mellitus, improved BP control in patients with hypertension, and lower LDL-C in patients with dyslipidemia. One Canadian study demonstrated that pharmacist-led care, as compared to nurse-led care, showed improved BP and cholesterol levels in patients with a previous stroke. A recent study called RxEACH that was published in JACC (2016;67:2846-54) showed lower overall cardiovascular risk (lower LDL-C, BP, and A1c as well as higher smoking cessation) in patients at risk of CVD with a community pharmacy-based intervention vs usual care. Another recent Canadian study showed that pharmacists were able to effectively and safely treat uncomplicated UTIs in a community pharmacy setting. This study won the Canadian Pharmacists Journal's Best Paper of the Year in 2018. Amazon Germany has different demands and customer behaviours. Today's episode equips us to manage our approach to our German customers. What does Enida do? Customer service in Germany and English customer service. Keep the customers happy so you will be too. At what stage do sellers come to you? Some at the very beginning because they're not doing well at it. Others are big. They realise that if they employed a VA, that person might get sick and been on holiday. They are there 24/7 even Xmas. Top sellers don't want to work on Xmas in Amazon Germany. Numbers seasonally Usually, they go up from Oct to Jan; Summer is usually lower. Sellers set things up in summer for Q4. They have a system in place so even if the seller takes a whole day off. 
The guarantee is to always cover the service. Do you need someone who speaks the language? Germany is a big market - Germans don't like mistakes. If you had a German native speaker who translates the templates,  but they have different questions than English customers! There is a great danger of not answering the question in Amazon Germany. This can increase the danger of negative reviews. Negative reviews hit harder in Germany than US or UK  Before you could send an invoice email and ask if the product turned up okay. If the customer responded, there was a point of contact. That has just gone - Amazon is changing the system so the customer can download the invoice directly. That means that customer emails are even more important than they were! For example, you sent a new product, you can follow up on the following week. German customer service normally doesn't do follow up. If you make a special effort, you can steer people in the right direction. Customer service Write Customer Service templates (40 pages) for individual sellers - need to understand German if you do that. You can't save templates at the moment! Table of contents You can also use Evernote - use tags Someone in the USA sends a short email saying “did it arrive okay?” Now in Amazon Germany, you have to get creative. If a customer is fed up with a company and they pull it around, that makes a huge difference emotionally to the customer. Robot chats vs. Person The world is changing - robots probably can't help! It's frustrating! Making the customer happy - this is a luxury. How do you turn around negative customers? “Kill them with kindness”
 Turn frustration around into something they can't possibly be mad at! I'm very very sorry - send out a new product - maybe put a cheap product in with it to make an impression. And maybe a note. It's critical to move them out of frustration. “I'm not going to leave you hanging”  Most customer service in Germany is pretty terrible. So when consumers email, they have a poor expectation. Email them after things are sorted - “That's great. If you could share your experience with other customers, that would really help.” If you're selling a seasonal product, branch into a tiny bit of small talk. A client sold inflatable swimming mats. Make yourself more human.  The more human you are, the more people will like you. You can't do this all the time - you have to train to someone in the fine balance. Marketplaces - all in English USA, France, Italy, Spain, Germany UK  in English or German They do work in English - but every week there is Quality Assurance - Nadine is involved but does not speak Italian, Spanish or French. One Canadian! Not Mexico. Not China, India, Japan. Copywriting  How to address customers in general - Friendly not too “professional”  a tone It's small scale. German-specific copywriting Formal versus informal “you”. There are two types of ways of addressing the customer “Sie” (formal) and “Du” (informal). For example, with medical products, you would never address someone casually. You'd have to have a more professional tone in your email.

Jamal Khashoggi entered the consulate on Oct. 2, and has not been heard of since. Almost all have kept their comments limited to expressing concern, while many other world leaders have been seemingly silent on the issue. One Canadian expert suggests that world condemnation could still be limited to words even if it actual proof eventually emerges that the journalist was murdered. Marc speaks with Professor Elliot Tepper, an international affairs expert at Carleton University in Ottawa. Cannabis use and development of psychosis Psychosis is a family of psychiatric disorders that include the most devastating schizophrenia. (iStock) As the recreational use of cannabis became legal as of Wednesday in Canada, there have been several sources of concern over how this might lead to problems ranging from a possible increase in driving accidents, to children overdosing on edibles left lying around the house. Another concerns the development of psychosis, a psychiatric disorder that can produce delusions, hallucinations, and bizarre thinking. There is a risk of developing this condition among heavy users, and it the risk increases if one starts consuming at a young age. Taking advantage of opportunity when it presents itself Elina Childs, 9, sold all her Girl Guides cookies in under 45 minutes to people lined up waiting to buy cannabis on Wednesday. (Supplied by Seann Childs) It's a long-standing joke and perhaps truism about people who consume cannabis and a development of hunger. Indeed cannabis has been recommended for certain medical conditions where people don't have hunger pangs, but need to eat to build up energy and strength. In this case, a young Edmonton girl, a member of the Girl Guides organisation, went to a great place to sell the organisation's cookies. In an annual event girl guides sell boxes of cookies to raise money for the organisation, which funds things like summer camps and outings for the young girls. On this episode of the Freecast, The Coat Lives, Coast Transportation is a Sieve, and the north country gets combative. Let's hit it. NEWS Coat of arms, staying or going? Seacoast online came out with an article on April 14th that caused a bit of a stir, claiming that the historic district commission approved the renovation and creation of a new restaurant where the coat of arms currently is. When Seacoast online tried to reach Coat of Arms for comment, whoever answered said we have no comment and hung up. And the Coat of Arms had a hilarious response on their facebook page the following day, April 15th saying that “If we ever decide to knock it on the head we will let you know.” and had the Monty Python's Holy Grail clip from the “I'm not dead yet” scene. Assuming this article is correct, the new design for the building would paint the exterior white and on the right facing side of the building there is a huge jackalope(a rabbit with deer antlers) Former city councilor Esther Kennedy questioned the art during public comment on the project saying she was “really discouraged” by the artwork. “I'm looking at this when I realized it was a bunny rabbit I was thinking ... is this the bunny palace or what is it we're promoting here? I'm having a hard time with that particular piece of art.” Portsmouth's recent fire on state street sparks the oh-so-predictable debate on whether the fire code needs to be updated. Portsmouth Fire Chief, Steve Achilles, told Portsmouth city council that a sprinkler system probably would have saved State Street Saloon. City Councilor Eric Spear referenced the lack of a sprinkler system in the State Street Saloon building and said “what might be good for other parts of New Hampshire, might not be good for Portsmouth.” In terms of requiring restaurants to use sprinkler systems, Portsmouth's ordinances are based on state fire code, Achilles said. The state code requirements are based on the type of building, what it's used for, the number of seats, and the number of people who visit the establishment. The state code didn't require the State Street Saloon building to be sprinkled. Due to the Dillon rule, it's improbable that the city of Portsmouth can pass an ordinance regulating sprinklers further than state law. Questions for Mike: What would happen in a stateless society if you owned an adjacent building? Would you have recourse? Rochester fairgrounds in financial trouble, may not have a fair this year Approximately $1 million in the hole $800k in mortgage debt and $150k needed for capital improvements The fair hasn't made money for at least the past 5 years The fair has been an annual tradition every September since 1874, this would be the 144th fair this September. Private funding for fair so that's cool... COAST bus looking for a free ride from the taxpayer The Cooperative Alliance for Seacoast Transportation, more commonly known as the COAST bus is celebrating its 35th anniversary. Their annual budget is $6.2 million partly funded from bus fares, advertising and federal and local dollars. About 60 percent of the government funding COAST receives is federal money. In all communities except Somersworth, most bus rides cost $1.50 regardless of boarding location or destination. COAST offers several ticket options, including a 15-ride punch ticket for $20 and a monthly pass for $52. Most routes are free for passengers displaying a valid University of New Hampshire or Wildcat Transit ID. Special Guest Kyle Mohney! Seacoast History Republic of Indian Stream Pittsburg Land border with Vermont Only town in NH to border Maine and Vermont More than double the size of the next largest town in NH, (Lincoln) Treaty of Paris 1783 resolving the American Revolution created an ambiguity, Typical government… Relevant text from the treaty, “... (westward) along the said highlands which divide those rivers that empty themselves into the river St. Lawrence, from those which fall into the Atlantic Ocean, to the northwesternmost head of the Connecticut River; thence down along the middle of that river to the forty-fifth degree of north latitude; from thence by a line due west on said latitude ... " The surveyor of the 45th parallel put the line about ¾ mi north of the actual parallel giving more land to Vermont To be fair, the lands at that time were mostly inhabited by Indians and was most likely never visited by whites so the physiology of the rivers and tributaries probably wasn't known For those who don't know the geography, the Connecticut river forms the western border of NH and around the northern border of Vermont, the river has a bend eastward and then northward at the 4 Connecticut lakes. So the start of the Connecticut river starts about halfway between Vermont and Maine and the tip of the “cap” The key issue is what is the northwesternmost head, Is it the head of the actual named river? Or is it the head of the northwesternmost tributary? Both Britain and NH claimed both of these areas Most of the settlers of the area were from the US, only a handful of families were from Lower Canada(modern day Quebec). The area became de facto part of NH. And taxes were paid to NH from time to time. By 1830 a majority of the inhabitants said that it Indian Stream was part of the United States but not NH. The federal officers of NH and Vermont then countered in 1831, levying customs duties on their goods as they entered the states In 1831 British Canada forced some of the Indian Stream citizens to perform military duty July 9th 1832 Indian Stream declared independence and passed a constitution, I read it all. Very similar to the US constitution with exception of the branches of government. (Can elaborate if necessary) Most relevant part of the Constitution: “Part Second — Form of Government The people inhabiting the Territory formerly called Indian Stream Territory do hereby solemnly and mutually agree with each other to form themselves into a body politic by the name of Indian Stream and in that capacity to exercise all the powers of a free, sovereign and independent state, so far as it relates to our own internal Government till such time as we can ascertain to what government we properly belong.” The first couple of years there wasn't much incident. July 1835 the sheriff of Coös County asked for the militia to come. The sheriff preceded the militia and appeared before the assembly in August and issued an ultimatum saying we will occupy by force or “voluntarily” The assembly capitulated and gave up and ceded authority to NH. British not happy In October 1835 deputy sheriff of Coös county, Richard Blanchard and fellow “streamer” led a small party to arrest John Tyler(no relation to President Tyler) for an unpaid hardware store debt and escape arrest on the way to Lancaster to jail. Later on that month three men, one of whom was Tyler, came to Blanchard's house and arrested him on the ground that Blanchard had been concerned in an unlawful attempt to arrest Tyler, a subject of His Majesty. And brought him to nearby Hereford in Lower Canada. Blanchard's 14-year-old son, roused alarm throughout the town and the NH leaning men went south to alert the citizens of NH of the arrest. About 30 men came to Blanchard's rescue in Canada and retrieved him. A $5 bounty was awarded for the arrest of Tyler. Two of the thirty men went by horseback to Canadian judge Alexander Rea's house armed to arrest Tyler. Rea ordered them off the king's highway and one of the people tried to grab the horse by the griddle and the others started throwing rocks towards the 2 men. A warning shot from the NH party was fired and the rest of the thirty men came The Canadian judge went running for the woods with his party but was caught and fell then surrendered. One Canadian was shot in the groin but survived and Judge Rea had a saber injury to his scalp. This incident causes the NH militia to send 50 troops to occupy Indian Stream to avoid any further uprising. This caused a diplomatic crisis and both British and American governments decided a war started over an unpaid hardware store debt wasn't a good idea. Canada kept a hands-off approach until the border was resolved. 1840 residents petition to change the name of the town to Pittsburg, named after William Pitt, Prime Minister of England. 1842 Webster-Ashburton treaty is signed, ending the border dispute.   Social media Freecoast Fest will be here before you know it. Some listeners seem to think that Belasco and I sound alike. Not sure about that, but the trio of them are interesting guys, sitting around on the internet, talking. SpoodcastThe teaser for Spoodcast on their homesite reads: “Two Americans, One Canadian, and one American living in Canada walk into a bar. There’s no punchline. That’s the Spoodcast.” One of the co-hosts (and executive producer) is Matthew Dean. Another dude is named Joel. No idea who the other fellows are - more info on the website, guys! Dr. Matt Matthew Dean (see above) also produces and stars in Dr. Matt. This unlicensed head shrinker bills himself as “half Dr. Phil, half Stephen colbert and half Dalai Lama." Ever since our favorite Dr. Feelgood Bob Ducca and his Affirmation Nation went silent back in February, podcasting has needed a self-help guru. Could Dr. Matt be the answer? Maybe so… Combat Radio  We played a clip from Combat Radio two episodes ago when Phil Leirness was our guest co-host. I asked Sargent-At-Arms Ethan Dettenmaier for another little taste of the show and he shot us over a short blast with Captain Cool Billy Dee Williams. The Brit & The AmericanThomas Moore and Alba Lewis over at The Brit and The American were so tickled that we played their clip that they recorded a special little thank you in the course of their podcast. I was tickled about that that I'm playing it in this episode. From Out Of Nowhere (aka FOON)We play a first clip from the From Out Of Nowhere podcast — or FOONcast — with hosts Rob Kern and Eric Furniss. It's a music and comedy-oriented show, with lots of guests, such as Marc Maron and Marshall Crenshaw. This clip features the guys’ visit with Blue Oyster Cult singer/guitarist Eric Bloom, and they ask him about the infamous SNL “more cowbell” sketch. Remasculate  Comedian Steve "Mudflap" McGrew has been featured on Comedy Central and other TV venues. Now he’s fired up a podcast called Remasculate, featuring various guests including his wife. In this sample, Steve comments on a news article about the Top 10 Hated jobs in America. Proudly Resents  We’ve featured Adam Spiegelman before and with good reason: He gets some kickass guests. This time around he chats with Tony Clifton, the sometimes alter ego of late comedian Andy Kaufman and sometimes alter ego of Bob Zmuda. This clip has a great untold Jim Carrey tale. The Strong Anchor in the Storm Wednesday, May 21, 2003, a date that probably isn't all that important to you, but on that day, a massive earthquake hit Algeria. That earthquake measured 6.8 on the Richter scale and killed over 1000 people. 150 miles away there was a yacht anchored in Porto Petro Bay in Majorca, Spain, and it was hit by the violent aftershocks of that earthquake. The yacht was buffeted fiercely by the waves as were 10 other yachts that were moored nearby. Now all 10 of those yachts were ripped from their mooring and crashed into one another and into the rocks of the harbor, totally destroying each one, but that one yacht's anchor held firm for two hours as it was being lashed by the waves. Moored by a new kind of anchor and cable system, the strongest anchor ever designed for a private yacht, and because of the special design and strength of that anchoring system, the yacht and everyone on board was saved from death. Now, it is very common for us as Christians to use language like the storms of life to talk about things we're going through. We go through storms of life. That kind of thing and, frankly, Scripture supports that kind of language. Ephesians 4:14 uses this kind of language. Talks about immature people in that particular context, whose hearts are not rooted in sound doctrine, saying that they're tossed back and forth by the waves, and blown here and there by every wind of teaching. James 1:6 uses similar language of those who doubt God's promises, "But when he asks, he must believe and not doubt, because those who doubt are like a wave of the sea blown and tossed by the wind." And such people should not think they'll receive anything from God, they're double-minded, unstable in all their ways. Now, in our text this morning, in Hebrews 6:13-20, God is laboring to give each believer in Jesus Christ, a sense of the strength of our anchoring system in Jesus, that we have an anchor that holds within the veil. That's the burden of this text; and as we face incredible trials that assault our faith, our anchor is going to hold us close to Christ. Now, God has made us astonishing promises that if we believe in Jesus Christ, who was crucified for sin, that if we believe in Him, He will forgive us all of our sins, and that He will protect us in all of the storms of life. He'll guide us through our lives. He'll guide us even through death, and He will welcome us into Heaven. And then at the end of the world, He has promised that He will raise our rotted corpses up from the grave and He will give us gloriously perfect resurrection bodies and that we will live in a perfect new world called the new Heavens and the new Earth and we will live there forever and ever. What incredible promises are lavished on the believer in Jesus Christ! But we have not received those promises, not all of them yet. The fulfillment is yet to come. And now our faith is being assaulted, buffeted by the waves of trials and temptations. We're assaulted by lust, by a guilty conscience, by the accusations of the evil one. We're assaulted by illness and pain, struggles of many kinds. God wants us to know that our souls are firmly anchored to Him through Jesus Christ and that He's not going to lose us. Through the finished work of Jesus Christ on the cross, and by the strength of His ongoing priestly ministry for us behind the veil... We're going to learn more about that in the next chapter, but through the ministry of Jesus Christ, that which has finished and that which is ongoing, we are securely tied to God Almighty. And even beyond that, you may be feeling like you're like your life is on that yacht, that one that didn't drift away and that you're buffeted, and smashed by all kinds of things right now, maybe like you've hit your head on a bulkhead, because of the convulsing waves, you see the blood is running down into your eyes perhaps, metaphorically speaking. Maybe you're going through the worst trial of your life, maybe it's just average, but you're wondering when those kinds of trials are come. So often we live a lot of our lives waiting for the other shoe to drop. You hear about things that are going on in brothers' and sisters' lives. You know that God doesn't love you any more than He loves them. And we can live in fear in that way, of trials that God will feel are necessary but hasn't come yet. God Wants His People to Be Filled With Hope God wants us to be filled with hope every day, filled with a radiant bright, strong hope in Jesus Christ. God is greatly glorified by hope. When we are filled with hope, He's glorified by that, when His children are buoyant. I get a picture of buoyancy of hope. And what is hope? I was just talking to Matthew before I came up here. How would you define hope when we're talking about that? And I wanted to make a distinction between sources of hope and the thing itself, and then the effects of hope. What is hope itself? And we're going to talk about that today, but I believe it's an attitude or disposition of the human soul of the heart. God loves hope, He loves it. And you are here today, I think, to have an infusion strengthening your hope. You're here to be fed today by the word of God so that when you walk out of here, you're hopefully stronger than when you walked in. That's my desire, because that's God's desire in the text. And in order to achieve that, God is going to give you a series of encouragements to hope in the text. He wants you to know that the anchor of your soul will almost certainly hold firmly, it will not fail you until at last, you are in the safe haven of heaven itself. I. Central Lesson: Only by Faith and Patience Do We Inherit the Promise So let's start with the central lesson. The central lesson I think of the whole book, but even locally as we've been looking recently at Hebrews, is this: Only by faith and patience do we inherit what is promised. Okay, the overall, the context here, the overall context of the Book of Hebrews, we've seen a number of times, I believe this letter was written to a local church, it was made up of Jewish believers in Christ, those Jewish believers in Christ were under tremendous pressure. The pressure was coming I think from their friends and neighbors, and relatives, and political and religious leaders that were pressing on them toward one end. And the pressure was for them to give up their claim to be Christians and just return to Old Covenant Judaism. Just give up on Jesus, turn their backs on Jesus and go back to the way things used to be. And the author is writing a strong word of exhortation, that they would not do that. And he goes about his work by showing the great majesty of Jesus Christ, the superiority of Jesus Christ to everything as Creator of the universe, as the One superior to all of the prophets of the Old Testament, as the One who in fact fills up the message of all of the prophets, the One who is superior over every angel, infinitely greater than any angel, the One who's superior to Moses himself who was just a servant in God's house but Jesus is a Son over God's house. Superior to Aaron, superior to Joshua, superior to all of these heroes of the Old Covenant, each one of them having a specific role in redemptive history. Joshua leading the people of God into the Promised Land. Jesus is a better Joshua, leads us into a better, a more permanent Promised Land. Aaron a high priest chosen from among man to offer gifts and sacrifices, Jesus a greater high priest in the order of Melchizedek. We'll go there next chapter. So we're seeing the greatness of Jesus Christ, and the greatness of the covenant that He brings. And how can you turn your back on Jesus and go back to a Christ-less Judaism, how can you do that? And the immediate context: Hebrews 6:11-12 says, "We want each of you to show the same diligence to the very end, in order to make your hope sure. We do not want you to become lazy, but to imitate those who through faith and patience inherit what has been promised." So that's the context. Only by faith and patience do you inherit the promise. So the Christian life is presented as a marathon race, and we must keep running that race. We'll get to that image in Chapter 12, but we must lay aside every hindrance and run with endurance, this race that's marked out in front of us. We have to keep running this race, we can't quit in the middle of it. To run for a while and fall out of the race is unacceptable, it really proves you weren't genuinely running the true race of faith. And so the author is warning these people against spiritual laziness. "We do not want you to become lazy," he says. The word lazy, the same word we saw in the Greek translation of the book of Proverbs to refer to the sluggard, that individual can't even lift up his hand out of the dish, who's laying in the bed, going from side to side, is making excuses, "There's a lion out in the streets," or "I'll be trampled down if I try to do anything today," this kind of thing. The sluggard, one of my favorite or least favorite individuals in Proverbs. It never fails to bring a smile and conviction at the same time. But we're not to be sluggards, we're not to be lazy in our Christian lives. They had become lazy listeners, they were listening to good apostolic teaching, the faithful exposition of the Word. But they were lazy listeners, they were just sipping at milk, they didn't want to go deeper, they didn't want to chew on the meat of the Word. Still less, do they want to obey those things that they had learned. They had become lazy. Hebrews 5:11, "About this we have much to say, but it's hard to explain because you've become in effect lazy listeners, dull of listening." This is devastating because faith comes by hearing, doesn't it? And we've got to keep hearing, keep listening to the Holy Spirit as He speaks out of the Word. We've got to keep listening to God talking to us, so that our faith will be strong and will not fail. And so it says in Hebrews 3, "So as the Holy Spirit says Today, if you hear His voice, don't harden your hearts," you got to keep listening, keep hearing the Holy spirit speak. So the author speaks about imitating people. The heroes of the faith he's going to lay out in Hebrews 11. We got to imitate those who through faith and patience inherit what has been promised. And especially in view here, one of the central figures of the Old Testament heroes of faith is Abraham. We're going to talk about Abraham today, but this individual, this father in faith, Abraham our father in faith, and he's going to be laid out before us as an example of somebody who received promises, and by faith in patience inherited those promises. So the author speaks in verse 11 of making your hope sure, that hope is a character trait of the heart. It's a joyful expectation of a blessing that hasn't come yet, but you think it's going to come. That's what hope is, both secular and spiritual. It's just an expectation that the future is bright, something good is coming. I'll talk more about that in a minute. But that's the character trait, and hope is a precious commodity of the soul, and in order to make your hope sure means to get the thing you're hoping for. It takes diligence then, it takes zeal, it takes earnestness; and these precious traits of soul are very much in the author's view right here, been thinking about this, how much Satan labors to get Job to stop believing in God, but curse God. That's what it's all about, it's Job's heart and what Job is feeling and thinking and believing about God, that's what the whole thing's about. He's trying to get Job to stop trusting God and to curse Him to His face. And that's the same thing in Luke 22, "Simon, Simon, Satan has demanded to sift you like wheat; but I prayed for you Simon, that your faith may not fail." The battle's for your faith, it's for your heart, that you'll keep trusting and keep hoping, that's what's going on in your life right now. That's what the temptations are all about, that's what any trials you're going, it's all about that, that your faith may be strong, that's what Jesus is praying for you. II. God’s Goal: Our Strong Encouragement to Hope That's what I think Hebrews 6:13-20 is all about too. And so God's goal here is our strong encouragement to hope. Look at verse 18. We're going to go through it carefully and systematically but let's get to the point. And the point is "God did this so that by two unchangeable things in which it is impossible for God to lie," we'll talk all about that. "We... " We Christians, "We who have fled to take hold of the hope offered to us may be... " And here's the point, "greatly encouraged." That's the NIV's translation. That's the point, the author wants you, God wants you greatly encouraged today. ESV gives us, "strong encouragement." KJV says, "strong consolation." That's the goal in verse 18. I think it's the goal of the whole letter. In Hebrews 13:22, he tells us why he wrote the letter. "Brothers. I urge you to bear with this word of exhortation." Same Greek word. "For I've written you only a short letter... " A 13-chapter letter? What letter writers they were back then. They didn't do the Twitter thing. It was a 13-chapter letter. "Much to say." He thinks, "Look, I'm just going to shorten it to this brief letter now, just keep it short." The letter of Hebrews. But it's the Greek word is paraklesis, paraklesis. It's a rich, beautiful full word. It's related to Jesus' word for the Counselor or Comforter. Paraclete. Sometimes it comes over by transliteration in English, paraclete, paraklesis, one called alongside to help. But that word "help" is too pale a word for me, He does more than just help. He is the Sovereign God, the third person of the Trinity in your life, the Paraclete, but sometimes the Paraclete rebukes, sometimes He consoles, sometimes He exhorts, sometimes He encourages. All of that is within the pale of this word paraklesis, He does whatever is necessary to keep you running your marathon race, whatever it takes to keep you running this long-distance race. And in Verse 18, the author intensifies the word. He adds the adjective "strong," or translated mighty or powerful or effective consolation or exhortation. And in this passage, the author is saying that God gives us two unchangeable things in which is impossible, it is impossible for God to lie, and through that, you get this strong consolation or strong encouragement. What are those two unchangeable things? His promise and His oath. Those are the two things He gives us: The promise and the oath. They're unchangeable, unbreakable, and they're the basis of this confident hope that we have. Combine effect then of these things should give us a strong encouragement to persevere in the Christian life. Friends, this is effective medicine, but it only if you take it. You have to take the medicine to have the effects of these words, you take it by faith. God is giving you words here, He's giving you words, and the words have to be like food, have to be chewed up and swallowed and digested to give the benefit to the body. So you have to work over these things. So we're working over words. That's what preaching is, that's what teaching is, that's what Bible study is. We're going over the words, and we're working over this meat and trying to take it in, so we get stronger. This is the food that God has given us. Meditating on God’s Promises Fosters Hope And by meditating on these verses, we can have with the author, what God wants to give us, a strong encouragement to hope during the Christian race of faith. So what is this hope? A hope just itself is a disposition of the human heart. It's a positive force in the heart, an optimism, let's say, a confidence, an assurance, it always has to do with good things in the future. Hope always has to do with good things in the future. Romans 8 says, "Who hopes for what he already has?" You're not hoping for present things, stuff you already have. You can be thankful for present things, but you don't hope for them, you already have them. So you don't need to hope for what... So it has to do with what you don't have yet, and it has to do with good things. You use the word dread for things that are coming in the future that you don't want, or other such things. So this is good things coming in the future and your hope is based on your certainty of whether those good things will come or not. I think in everyday life, hope functions somewhat like a... There's a picture of buoyancy in my heart right here, a sense of, you just can't get this individual down, Satan trying to shove you down and you just keep popping up to the surface. I remember swimming in a strange Salt Lake in the Pakistan, in the mountains of Pakistan, one of the most other-worldly experiences I've ever had in my life, and I just couldn't submerge. I remember going down and popping right back up again, I just couldn't get down in this water. It was really interesting, I was floating kind of really high up in this lake and looking at these mountains, it was amazing. I remember a darker time in my life, when I was a sophomore in college, and I went out sailing on a very windy day and I had a life preserver on but it wasn't tied. It was just kind of hanging on my neck. Very windy day and the sailboat capsized, and I got thrown from the sailboat, and actually the centerboard for the sailboat got thrown even further, and I went swimming after the centerboard, almost killed myself. Literally almost killed myself. So I went out and got that centerboard and turned and the sailboat had been blown away from me. It was in the middle of Lake Winnipesaukee in New Hampshire and I started swimming with one arm, but it was, I wasn't even keeping up with the boat. And here's this life preserver just kind of floating around my neck, just floating there, not doing me any good at all, and I lived, praise God, that's not the point of the sermon. But anyway, I did survive. It was tough, I almost drowned. Somebody pulled me dead weight out of the lake into a motorboat. But I think this is where Christians are, where we don't tie the promises of God around us and have the buoy us up and lift us up, and so we threaten to sink because you're not clinging to the promises of God. So I think of hope in terms of a buoyancy. It's more than just mere optimism, but it is that of the future. So, I think in everyday life, just secular, sacred, whatever human life, there are three types of hope. All of them have to do with future things, good things in the future that you don't have yet. There's short-term hope. There's long-term hope and there's eternal or... Yeah, eternal hope I guess we'll call it that. Short-term hope is: Things are looking really good for the rest of the day. Okay, you're going out to your favorite restaurant with some friends afterwards, you looking forward to that, it's going to be a good time, you're excited, whenever this pastor will finally get done with this, you're going to go out and have a good time and you'll be free at last to go and enjoy sometimes. Look, that's all fine. Well, most of that is fine, but you know what I mean. The expectation that the next day or so is going to be good. Short-term hope. Long-term hope is that the rest of your life looks good to you. You like your life. You like what's going on in your life. You're anticipating that good things are going to happen in the future, that it's going to be a fruitful life, a good life. This is the kind of hope that's very common on a new couple's wedding day as they walk out of the church, they get in the car and they drive off to their honeymoon. They're filled with hope, long-term hope, they're going to have a wonderful life together, they're going to enjoy their married life together. It's going to be a fruitful time. That's the long-term hope, they're anticipating good things for the rest of their life. Then there's eternal hope. It has to do with life after death, has to do with death itself and what will happen when you die, and if you have a hope that is eternal, that after you die, that there is a place called Heaven and that you'll be welcomed there and received there and it's going to be glorious and wonderful, and you just can't wait to be there. That's eternal hope. I think the gospel offers all three to Christians, based on far better things than non-Christian people have. I think all three are worthwhile. I think counselors should be and really are working to giving people hope. And the Bible says that people without Jesus are without hope and without God in the world. They may look forward to what's going on the rest of the day, but the future looks dim to them. They're depressed, they've seen bad things happen. Perhaps that marriage didn't work out, perhaps that business venture failed, they've seen enough of life and now they're just depressed and beaten down. I think even about what I saw in Haiti recently, when we went there, and you look at these people living in these tent cities. And I think if I'm living there, what does my long-term hope look like? The political situation there's terrible. The economic future is bleak. The greatest hope that any of them have is to just get out of there and go live with some relatives in Miami, or New York, nobody wants to be there, they want to get out, etcetera. It's just so bleak. I think it's just beautiful, isn't it? How the Gospel can come and minister hope in all three areas, but especially eternal hope; and when you have eternal hope, then it's easier to have life hope. And when you have those two then today can fit into that overall plan of God. I don't think any Christian should ever allow himself or herself to be hopeless. That is not the mark of a Christian. You should feed your hope, and this text shows you how to do it, it feeds on the promises of God. Hope is of the essence of faith as it says in Hebrews 11:1, "Now faith is the assurance of things hoped for and the conviction of things not seen." And that hope in Hebrews 11, those people were looking forward, they were looking ahead to a city with foundations whose builder and maker is God. That's eternal hope, and because of that, they live their lives in that kind of expectancy. Moses said No to the flesh pots of Egypt and said, "I'm going to live a certain kind of way because I'm looking forward to the city with foundations. I want to live a holy life because of it." And hope is necessary because God isn't going to give it to you in this life. You don't get the centerpiece of our faith now, you don't. You'll die, you'll die. If Jesus doesn't return in our generation, you will die not having had the central hope of your life fulfilled, but you'll die happy, you'll have fed your hope your whole life as saying, "I never expected to get it in this world. It was for this very thing that Jesus brought me to this point and I'm looking forward." You can die happy, and people around you who aren't Christians, who are without hope, without God in the world, will think you a marvel. How is it you can die so happily? It's because of the hope I have in Jesus. III. How God Gives Us Strong Encouragement to Hope That's what the author wants to give you. How does he do it, what does he do, what buoyant things does he put around our necks and around our bodies and around our heads to lift us up so we don't drown? I think he does six things. And I want to just go through them relatively quickly here, but there's six things here that just give us a strong encouragement to hope. First, the promise of God, second the oath of God, third the character of God, fourth the example of Abraham, fifth the fulfillment in Jesus, and then, ultimate fulfillment in heaven. So first, the promise of God, and we start right away in verse 13, when God made His promise to Abraham, focuses right away on the promise. Verse 14 it tells us what that promise is, literally this: "Surely blessing I will bless you and multiplying I will multiply you." That's a literalistic translation. KJV has it. Others just say, "I will surely bless you," but it's literally "Surely blessing I will bless you and multiplying I will multiply you." The way I kind of read it that way is, blessing I will bless you: I've already blessed you, I'm going to ultimately bless you. And multiplying I will multiply: I've already begun to multiply, you I'm going to multiply you even more. Now this promise was made in Genesis 22, on Mount Moriah, where Abraham had obeyed an incredibly difficult command God had given him to take his son, his only son, Isaac, whom he loved and offer him as a sacrifice. And Abraham by faith obeyed and went, he went up the mountain, he was just about to kill his son, and the angel of the Lord stopped him and said this incredible thing, "Now, I know that you fear God because you have not withheld from me your son, your only son." And then he said this, "I swear by myself, declares the Lord, That because you have done this, and you have not withheld your son, your only son, I will surely bless you and make your descendants as numerous as the stars in the sky, and the sand on the seashore. Your descendants will take possession of the cities of their enemies, and through your offspring, all nations on earth will be blessed because you have obeyed Me." Now, the promise is a source of hope. How is that? Well, God made His promise to Abraham and it was a source of Abraham's hope. Now, a promise is a pledge of a good thing to be given in the future. Also, like hope, promises have to do with the future; and so one individual makes a promise to the other, "I will surely do this for you, this is a promise I will make for you." Perhaps the most significant promise you make to another person is the wedding vow itself. You're promising certain things in your wedding vows, a promise a man and woman make to each other concerning future blessings that they'll most certainly do for one another. They will love and cherish each other, they'll share their worldly goods together, they'll care for each other in good times and bad, forsaking all others, they will cling to that one person till death parts you. These are the promises that they make to each other. Parents make many promises to their children, "I promise I'll take you to the State Fair next weekend if you get an A on that test." Something like that or "I'll take you out for ice cream." Or "When you graduate from high school, I'll give you a new car." Amazing how good our children's memories are of those promises. It's incredible, deep multi-faceted promises, and they remember them all, the codices and the fine print, they remember all of those promises. The commands, not so much I found. But the promises absolutely. God fills the pages of Scripture with more promises I think that we can possibly count. Some have tried to count them. One Canadian school teacher, name of Mr. Storms, Everett Storms from Kitchener, Ontario, read through the Bible. On his 27th time of reading through the Bible in his life, he decided he was going to pursue the promises through the whole Bible. He came up with almost 8000 promises, same list that Herbert Lockyer gives us, about 8000 promises from God to us in the pages of Scripture. Promises that God gave related to the Jewish world, to the Gentile world, connected with creation, promises connected to the coming of Jesus Christ which our young people studied so beautifully in Disciple Now, what a great time of studying the promises of God. But God has fulfilled His promises in bringing Jesus, beautiful promises for the individual, Christian promises for local churches, the church as a whole. Promise is connected to prayer, promise is connected to marriage or parenting, so many rich promises of God scattered throughout the Bible, like so many gems. 2 Peter 1:4 calls them the very great and precious promises of God. Charles Spurgeon likened them to checks that God had signed and had given to you. He wrote a whole book in which he draws out a lot of these promises. "Faith's Checkbook," he calls it, "Faith's Checkbook." And so God's handed you all these checks. Have you ever gone through the junk drawer? Do you guys have a junk drawer like we do where you put a lot of stuff? And you find a check... Maybe that's never happened to you. Why am I telling you this story? At any rate, there's a check, it's never been submitted to the bank, there it is. Maybe past its time, but the fact is it's got a date on it, it's got an endorse... A certain amount, and you bring it to the bank and you give the check to the cashier; and after the procedures they follow, they want to see that it's endorsed, the date, and it has to clear, and then you get the money. And so it is with the promises of God, Charles Spurgeon tells us. You have to endorse it with your own faith, you have to take it into yourself by endorsing it by faith. You have to bring it to the cashier, you have to bring it to God, the one with the money. Present it to Him in prayer, He has to check the date and He may tell you not yet but so you wait patiently as Abraham did, you have to wait on that, the time of the clearance of that check, or the date when God will give you that good thing. You wait patiently for what is promised. It's very much like a check. The Ultimate Promise of God Now there are 8000 promises, but I tell you there is one promise in the Bible, one central overarching promise in Jesus to us as sinners. It's called salvation in a big picture. The promise of salvation. I will save you from everything that sin has done to you, to your relationships, to the universe you live in. I will bring you into a world where sin will be no more, I will do that for you, I will save you. And He sent His Son Jesus who shed His blood to pay for the penalty of our sins that we would be forgiven and He was raised to life on the third day to give us a pattern. He is the first fruit of resurrection and so here is the promise. Capital P. Resurrected souls in resurrected bodies living in resurrected fellowship with other such people, in a resurrected universe, the new Heavens and new Earth. That's the promise. All the other smaller promises fit into and serve that larger overarching promise, that's the ultimate promise that God gives you, and that promise is extended here, many descendants as numerous as the stars in the sky. He says. He said, "I will bless those who bless you and whoever curses you, I curse, and all peoples on earth will be blessed through you." That's feeding that main central promise of salvation through Jesus Christ. The ultimate promise to Abraham then he would be heir of the world, Romans 4:13, "It is not through law that Abraham and his offspring received the promise that he would be heir of the world, but through the righteousness that comes by faith." Jesus is the fulfillment of the promise to Abraham; and through Jesus, we gentiles have become heirs to the promise of Abraham, we have become heirs through Abraham. We are by faith sons and daughters of Abraham, isn't that beautiful? Galatians 3 says, "You are all sons of God through faith in Jesus Christ, if you belong to Christ then you are Abraham's seed and heirs according to the promise." Oh how sweet is that. And the promise there is that big overarching promise of salvation. So this passage... Look at verse 17, this passage calls us heirs. Look at Verse 17, "Because God wanted to make the unchanging nature of his purpose very clear to the heirs of what was promised, He confirmed it with an oath." So we are the heirs of the promise here. And so we have this promise as a ground for our, a ground for our hope. God’s Oath Secondly, we have the oath of God. Verse 13, "When God made his promise to Abraham, since there was no one greater for him to swear by, he swore by himself." "I swear by myself," He said. The reason for the oath is given in verse 16, "Men swear by someone greater than themselves, and the oath confirms what is said and puts an end to all argument," or all churning or disputing, or talking back, that's literally what it is, puts an end to that. I think that's metaphorically for the spiritual aspect of our hearts, we talk back to the promise of God, don't we? We murmur against it, we argue against it. We think it might not happen. We think it's not going to come true, we struggle with it. And so, this oath was meant to put an end to all argument. An end to all disputing. Doubt murmurs, doubt talks back. Doubt argues with God. God meant to put an end to that. And so, He confirms this with an oath, "I swear by myself." And the reason God swore by Himself, the author tells us, is there was no one around greater that He should swear by. There's no one... God has studied the universe and there is no one greater than Himself. He knows that by a long shot, by an infinite shot, He is infinitely greater. There is no one greater than God, there's no one even like God, or even close to God in infinite majesty and power, and so He swore by Himself. Why did He do it? Look at Verse 17 and 18, "Because God wanted to make the unchanging nature of His purpose very clear to the heirs of what was promised, He confirmed it with an oath. God did this so that by two unchangeable things, the promise and the oath, in which it is impossible for God to lie, we who have fled to take hold of the hope offered to us may be greatly encouraged." That's why He gives us a promise and an oath. So the bottom line is, God is laboring for our assurance, our confidence, our faith, our hope. So, He does these two things, He makes a promise and He confirms it with an oath. Thirdly, we see the character of God. Now, the key to all of this, is the character of God. Liars make and break promises all the time, don't they? We have that experience. Liars swear oaths on stacks of Bibles. And as I've said before, recently, my confidence doesn't go up if you add another two Bibles on top of the stack, does it, yours? I think the taller it is, the lower my confidence is. Is that how many Bibles you need to convince the people who know you that you're telling the truth? "Just let your Yes be Yes," said Jesus, "And let your No be No." But God helping us in our weakness here, swears by Himself. And so what kind of being is it, that's making us these promises? Well, look at the character of God, our hope is based on three particular attributes of God, God's truthfulness, His omnipotence, His power and His immutability, His unchanging nature. So truthfulness, power and His unchanging nature, these are the attributes of God that give us confidence when we come to the promises of God. The Character of God First, His truth: If God were a liar, we would have every good reason to doubt His keeping of His promise. But Verse 18 says it's impossible for God to lie. The Omnipotence of God Secondly, if God were not omnipotent, if He were not all-powerful, we would have good reason to doubt His promise. As a matter of fact, I've heard that kind of murmuring about God in the wake of the earthquake in Japan. Is it the case that God is not powerful enough to prevent these kinds of things? We could say concerning the promise. Well, He meant well, He really did, but He just couldn't bring it about. But this is the God of the universe who sustains all things by His powerful word, everything exists to serve Him and He exerts power on it at every moment to keep the universe going. There is nothing He cannot do. So God's omnipotence, He can most certainly keep this promise. The Unchangeableness and Faithfulness of God Thirdly, God's immutability. We could say, "Look, God certainly meant it at the time, He wasn't lying, He really had every good intention to keep His promise and He certainly has all power to keep it, but now He has changed His mind. But the author gives us twice in verse 17, he talks about the unchanging nature of His purpose. God will not change His mind. And verse 18, these are two unchangeable things. God Himself cannot change this purpose. It says in Hebrews 13:8, "Jesus Christ is the same yesterday, and today and forever." That's immutability language. He never changes. James 1:17 speaks of the Father of the heavenly lights, who doesn't change like shifting shadows. Unlike us, humans who speak frivolous words and make spurious promises that, number one, we never intended to keep to begin with, because we're liars. Or number two, we meant to keep, but we couldn't. We lacked resources or circumstances overcame us, or we died or something happens, and we could not carry it through. Or number three, we meant to keep them and we had opportunities but we have now changed our mind, and things seem differently to us now than when we originally made the promise. None of that will happen with God. God keeps His promises, so therefore you can have a good hope based on the character of God. Abraham’s Example of Faith and Patience Fourth, look at Abraham's example of faith and patience. Verse 15. "And so after waiting patiently, Abraham received what was promised." You're not going to get it today, probably. You might if you die, but God tests our faith by not giving us the thing He has promised. He makes us wait and wait and wait. And so Abraham teaches us how to wait patiently. He waited 25 years for that boy, for Isaac to be born. 25 years he waited. Romans 4:19-21 tells us how he waited, it says, "Without weakening in his faith, he faced the fact that his body was as good as dead since he was about a hundred years old, and that Sarah's womb was also dead. Yet he did not waver through unbelief regarding the promise of God, but he was strengthened in his faith and gave glory to God because he was fully persuaded that God had power to do what He had promised." That's how we wait, we wait on God knowing fully that God can do this, we don't waver or flicker, we just have confidence that God has power to do what He has promised for us. But this promise goes well beyond the birth of Isaac, doesn't it? He made this promise long after Isaac was born. "Blessing I will bless you, multiplying I will multiply you," I've only begun to bless you, Abraham, I've got far greater blessings than this to give you, Abraham. I want to multiply you far more than this one boy, Abraham. I want to give you lavish things. And so, these promises, this is ringing in his ears, even as he's dying, even as he lays his head one last time on his pillow, he's still filled with faith and with hope, because the promises were for the future anyway, he's looking ahead to a city with foundations whose builder and maker is God. He's going to inherit the Promised Land, it's just going to be an eternal inheritance, not the one under Joshua but an eternal one. The new Heavens and the new Earth. And we all are heirs with him, amen? We're going to get it too. The meek will inherit the earth, it's going to be ours. So Abraham gives us an example of how to wait patiently for God. The Life, Death, Resurrection, and Ascension of Jesus: Fulfillment of the Promise Fifth, the life, death and resurrection, ascension of Jesus. He is the fulfillment of the promise. Look at verse 19-20, "We have this hope as an anchor for the soul, firm and secure. It enters the inner sanctuary behind the curtain where Jesus who went before us has entered on our behalf. He has become a high priest forever in the order of Melchizedek." God here feeds our hope by pointing to Jesus, the author of our faith, the protector of our faith. He is the focus of our hope. Isn't He what you want, dear Christian brother or sister? Isn't Jesus what you want? Oh, just give me Jesus, I want to see Jesus, I want to be with Him, I want to hear His voice, I want to feel His embrace, I want to walk with Him in the world He's made, whatever it looks like will be fine with me. It's perfect, it's wonderful, but it's Jesus I want, and I want to see that city radiating with His glory. Don't you want to see that? I want Jesus. And so we focus on Jesus, the one who shed His blood on the cross, the one who went behind the curtain, behind the veil, and ministers now as a High Priest. He is there on our behalf, He is the anchor that holds within the veil, and no hurricane is going to pull you away from Jesus. You'll not drift away, you'll not turn away, you will not fall away because Jesus has hold of you and will not let you go. So the ultimate source of our hope is meditating on heaven. Think much about heaven, think much about the future, expect trouble here on Earth, expect pain and suffering, expect God to purify your faith and bring trials in your life, expect it all, He's perfecting you for heaven, and set your hope fully on that grace to be given you when He returns. Die in hope, please, I plead with you die in hope. Filled with hope. Be a witness to your children, be a witness to your grandchildren, be a witness to the medical professionals that are caring for you. Die in hope. In order to do that, feed your hope today, feed it today. IV. Application: Let God Feed Your Hope! Maybe you came here today, you don't have any hope. You are what we've already described, without hope and without God in the world. You're not a Christian. Maybe even consciously you know, "I'm not a Christian." Or maybe you feel that I've been playing a game and I don't think I'm a Christian. The gospel is calling out to you, the gospel stands to give you a real living hope today in Jesus. He's the one who shed His blood for you, He's the one that was raised to life on the third day, He wants to give you hope. Trust in Him and all your sins will be forgiven. Justification by faith apart from works, just put your trust in Him. And then can I urge you, feed your hope, dear Christian friend, feed it with the word of God. Go back to the promises, work over the... All we've been doing since I got up here is just working verse by verse, phrase by phrase, that's all we're looking at. Feed on the promises. Understand that God has sworn by Himself, He will certainly forgive all your sins, He will certainly protect you and filter your temptations while on Earth. He will certainly enable you to be fruitful while you live, He will certainly bring you through death, He will certainly welcome you into heaven, when you are absent from the body and present with the Lord, and He will certainly raise that body of yours in newness of life, made like Jesus' resurrection body, and He will certainly do it, not just for you, but for a multitude greater than anyone could count, from every tribe, and language, and people, and nation, they will certainly be there too. Millions of them. And we're going to be in a resurrected world, it's going to be purified by fire and made new and made beautiful and radiant, with the glory of God, and we will walk in resurrection bodies in fellowship with Jesus and with the saints. We're going to be there, friends. your faith, God will certainly keep His promises, and know that your anchor is going to hold within the veil, it's going to hold. Romans Chapter 8, "I'm convinced that neither death nor life, neither angels nor demons, neither the present nor the future, nor any powers, neither height nor depth, nor anything else in all creation will be able to" sever your line to your anchor. It cannot be severed, it cannot. Why is He behind the veil? He is your High Priest, He's entered behind the veil. Because it's not time for you to see Him yet, you need faith. And so your anchor's holding behind the veil, and sometimes God will be invisible, incognito to you, you'll wonder where is God in all of this. The anchor's holding within the veil because Jesus is there ministering, invisible. Trust in Him. Though you do not see Him, you love Him. Though you do not see Him, know that He will never let you go. Close with me in prayer.

High on my special list of pathologically destructive corporations is Monsanto. Though their sins are legion, I’m going to focus on perhaps their most evil activity of all – their attempt to control virtually all farmers and all crop seeds, and to force those same farmers to use their genetically altered crops and toxic agri-chemicals.Although this is hard to believe, farmers have been successfully sued by Monsanto when Monsanto’s genetically-modified soybean and canola plants have shown up in their fields, carried there by birds and the wind. One Canadian farmer, who had been selectively breeding his own canola plants with his wife for decades, was sued when some of these Monsanto plants were found growing in a ditch alongside his property. This is where the entire affair, which is not unique to this one farmer, becomes positively Kafkaesque. Monsanto contended that this man had essentially stolen their seeds. They asked the court to levy a hefty fine, take all of the profits from his current canola crop, and most insidiously, they also asked the court to seize the man’s own proprietary canola breeds, the product of 50 years of careful selective breeding. Because of a few plants found in a ditch, Monsanto not only wanted to bankrupt this farmer, they wanted to steal his intellectual property as well.As utterly bizarre as it seems , the court upheld Monsanto’s claims in full. But this was no ordinary farmer. He appealed to Canada’s Saskatchewan appellate court, where the 3 justice panel again upheld Monsanto’s position. He appealed once more, this time to Canada’s Supreme Court, which agreed to hear the case. Somewhere along the line, Monsanto must have felt the winds of change, because they suddenly agreed to an out-of-court settlement. Not only will this brave farmer keep his seeds, and not pay any fines, but Monsanto will be legally liable for eliminating any of their contaminating GMO canola that finds its way onto his land. He has won, but thousands like him are daily being bullied, stolen from, and often bankrupted by this giant company that literally seeks control over the world’s seed supply. Monsanto’s contracts, signed by any farmer who wants to use their seed, say it all:The farmer cannot use his own seeds at all; he must only buy seeds from MonsantoThe farmer can only use Monsanto chemical fertilizers, insecticides and herbicides.Monsanto’s private investigative force, mostly composed of highly-coercive ex-law-enforcement officers is permitted to search their land whenever they want, without notice, for 3 years after they stop using Monsanto seed.Most incredibly: The farmer can never sue Monsanto. He must waive all rights to future lawsuits for any reason.When Monsanto and the other big GMO companies first started pushing their ‘Frankenfood’ products, they claimed that they would never interbreed with other strains, and would never ‘escape into the wild’. Just the opposite is true: all over Canada and the USA, their GMO canola can be found, spreading like an invasive weed. It’s in ditches everywhere, and it’s crowding out other strains. Indeed, it looks as if it’s now virtually impossible to grow completely non-GMO soy or canola anywhere on this continent.And just what are their seeds genetically modified to do? In the case of their canola, it’s called ‘Roundup Ready’, which means that the plants have been genetically modified to be highly resistant to Monsanto’s toxic Roundup herbicide. This allows canola farmers to blitz their fields with heretofore unheard of levels of toxic herbicides, a sort of slow-motion agent-oranging of the entire American and Canadian heartland.The creation of plants that will allow even more poisoning of the land, even more toxic residues in our foodstuffs, even more depletion of bees, butterflies and other natural pollinators is doubly, triply evil. The Europeans have been way ahead of us on this, banning GMO foods. A small band of Organic farmers is currently suing Monsanto for destroying their plant strains and infecting their fields. Not only do we need to support this David and Goliath struggle, but it’s time we revisit the entire GMO question. It’s time to ban all new GMO crops, and not just from commercial use, but from research plots too. GMO wheat is growing in small plots all over the US and Canada. Wheat is, of course, a relative of grass, and spreads just as readily. The fallacy that GMO plants can be segregated has been proven over and over. It’s time to take action and petition the Obama administration to follow Europe’s lead and ban GMO crops and crop research.
