Andy Tran has lived more lives than just about anyone I know. He's a serial entrepreneur who has started multiple businesses across industries, including tech, ammunition manufacturing, defense contracting, and tequila, among many others. Andy is a true modern Renaissance man whose path defies convention and serves as a testament to his deep curiosity, creativity, ability to execute, and humility.He has alpine mountaineered in Patagonia and Tierra del Fuego while living out of the back of a truck; spent months in the interior of Alaska guiding caribou and moose hunts, as well as driving jet boats for the Discovery Channel. He has been embedded with Special Mission Units and Anti-Poaching Task Forces in South Africa and Kruger National Park. On to this week's show! We have one of my oldest real estate investor friends Andy Tran who was among my first clients and home inspectors.   I'll always remember the first deal we did together, a detached house in Hamilton for $216,000. The house had been sitting for nearly two months before we came along and during our appointment to see the property, I noticed there was something not right.  The owners listed a man and woman's name but while inspecting in the fridge and closets, I could tell only the father and kids lived in the house.   In speaking with the listing agent to gather information for our offer, the agent informed me the sellers were divorcing and hated each other.  Knowing we had a motivated seller, our offer was a low one and was promptly accepted to our surprise.  Note that we also included our closing costs to be paid for by the sellers.  This was back in 2010 and we've both come a long way.   Fast forward to the present, Andy is the market leader in secondary and tertiary suite additions.  In plain language, that's basement apartments, additions for self contained apartments and garage or garden suites which are also apartments.   Andy is a master of maximising the rental income that can be generated from one property.  Andy has consulted and designed over 100 apartment conversions between my clients and I including land severances.   If you'd like to learn more about Andy's services available at Suite additions, simply go to www.suiteadditions.com where he has checklists and beginner guides to secondary suiting plus his in person training program Andy mentions on the show which sold out in April but expect another this fall.   Andy's a good guy and that's the truth about real estate investing. Garden suites have become more popular especially with the introduction of bill 23 in Ontario as the province and the country are working hard to increasing housing through building and densification initiatives. Toronto garden suites have become very popular with those who have an extra garage that is big enough and close enough to the primary property, making it into a nice domicile. A secondary suite being used to increasing rent on a property is very versatile, weather you're doing this through a garden suite approach OR if you want to do a basement apartment renovation. If you want to do a basement suite design and are wondering about basement design ideas, legal basement requirements in Ontario allow you to build a variety of designs that are very appealing to those living in a city. It can be an affordable option to help homeowners pay for their increasing mortgages and property costs. Legal basements are valuable but also require permits that will incur additional costs. But a legal basement apartment will become a relatively permanent fixture in your home and can even allow your property to become a generational home. Johnson is a Cave Canem graduate fellow and a recipient of the 2017 Larry Neal Writers’ Award from the DC Commission on the Arts and Humanities. They live in New Orleans where they listen. Over the past 15 years we have made huge advances in our ability to engineer the genome, meaning that we now have the ability to edit DNA in a programmable and precise manner. In the lab, these editing tools allow us to create models of disease and to investigate how changes in the genome lead to changes in cell and organismal biology. And excitingly, these genome editing technologies are now entering clinical trials to treat, and possibly cure, diseases like sickle cell anemia. But there is a component of the human genome which even the much lauded and powerful CRISPR system has not been able to touch: the mitochondrial DNA. The mitochondria are the powerhouses of the cell and contain their own, much smaller, genomes which encode several essential proteins and RNAs. Mutations in the mitochondrial genome are the cause of over 150 diseases, but to date, fixing these mutations with gene editing and gene therapy has been off the table due to the inaccessibility of this genome. In this episode of Journal Club, a16z general partner Jorge Conde and bio deal team partner, Andy Tran – experts in genomics and genome engineering – join Lauren Richardson to discuss groundbreaking research creating the first genome editor able to target the mitochondrial DNA: "A bacterial cytidine deaminase toxin enables CRISPR-free mitochondrial base editing" by Beverly Y. Many of you listeners are interested in careers in real estate, today we have coach Tammy Ditomaso aka the duplex queen on the show.  About five years ago, Tammy switched from her esthetician business to becoming a Realtor.  First she joined our iWIN Real Estate a an assistant, the started taking clients in 2017 and since then she’s rocketed to become an influencer in investment real estate.  Andy Tran, the leading expert on home additions says Tammy knows zoning better than any agent he’s ever met but Tammy is no regular agent.  She regularly gives talks to rooms of one hundred or more attendees plus that time she spoke in front of over 1,500 at the Wealth Hacker Conference. Yes I’ve made Tammy cry before, I’ve had team members want to quit and some actually did. In my experience, 9/10 people are capable of more than what they think is possible. I push investor clients and my team all the same.  Not all can rise to the occasion but when they do, you get people like Tammy.

This is the 11th episode of 16 Minutes, a weekly show where we quickly cover the top headlines of the week, the a16z Podcast way: why are these topics in the news; what’s real, what’s hype -- from our vantage point in tech.This week, we do a 20-ish minute deep-dive on CRISPR, to tease apart the FUD from the facts given a bunch of recent news (not research!) around the gene-editing platform. The news implications range from policy to practice:At the end of July, one of the first laws to directly regulate CRISPR was signed in the state of California by Governor Gavin Newsom, making it illegal for "gene therapy" kits to be sold, unless they have a clear warning label that the kit is "not for self-administration” -- this policy may affect future "biohacking"... but also, such kits don't really exist yet!At the end of August, the Alliance for Regenerative Medicine (ARM, an TKTK) released a Therapeutic Developers’ Statement of Principles for the use of gene editing in therapeutic applications -- endorsed by 13 of the most active companies in the field -- while it supports somatic cell editing, it also asserts that germline gene editing "is currently inappropriate in human clinical settings".The above news is also relevant given news of/ the scandal from earlier this year (first revealed by MIT Technology Review) around "CRISPR babies" with germline edits born in China;Meanwhile, clinical trials for CRISPR are coming of age, with the first publicly identified CRISPR patient (treating sickle cell disease) and the first CRISPR study inside the body (for LCA, the most common cause of inherited childhood blindness); how do these show pacing and containment of risks (somatic cell, monogenetic phenotypes, ex vivo, etc.)?Finally, how does all this news affect innovation in gene therapies and other applications? When it comes to engineering the genome -- including tech challenges and startup opportunities -- what might we  borrow from the history of innovation here? If CRISPR is not a single tool or set of proteins but a platform, what becomes possible? Hello investors!! What a great time it is to be alive!! One of the secrets of happiness is the practice gratitude and I do this a couple times a week in my journal.  One of the secrets of motivation is to have a purpose beyond just you. I bring this up today because I received a rather nasty email from someone I know.  He challenged the purpose of why I post what I do, saying it’s for self affirmation, states my humility is false, and are making assumptions about me. As someone who has done a lot of self introspection and studied human psychology, I have learnt a few things.  Among them is we are all human, we are all flawed, there is no such thing as normal. I am no different, I knowingly admit I am crazy in many ways.  Just this morning I signed up for a martial arts tournament to fight other adult men. I am scared, scared of losing, scared of being embarrassed. I have been choked unconscious before in competition in front of my teammates and coaches. I am crazy. I do chase excitement. I am not normal. Many things we all do is about our nature, we as humans enjoy challenges, we’re territorial, we have egos, we all seek approval and want to be loved.  So no judgement here if anyone wants to publicly share their wins and successes, I personally welcome it. By witness others successes, that motivates me to be successful with you. If you remember the story about the 4 minute mile. A running race to complete a mile, 1600m in under 4 minutes was first done by Roger Bannister in 1954.  How long have humans been racing for? FYI the first Olympics was in the 600’s BC. Two months after Roger Bannister’s record feat, he did it again, a sub four minute along with Australian John Landy. Once John Landy knew it was possible to run sub four, he believed in himself and made it reality. This is the same reason I’ll continue to share my journey to freedom 45. My success was not overnight nor without sacrifice.  I have more grey hair than my dad and scars on my face from Shingles exactly seven years ago due to stress. I want to be a living case study of what is possible and the rewards that come so you the listener or friend or client (not mutually exclusive) may believe in yourself to do the same. For the same reason I belong to a mastermind with Michelle Gauthier, Susan White, Ryan Carr, Aaron Moore - our guest this week, Luke Wywrot, Tasha Monaghan and Sarah Coupland to hear others successes to motivate me and to them the same. If anyone is interested, I’ll share more about what drives me in hopes YOU may be more motivated to make 2019 your best.  Because to answer my hater, I’m not at peace with myself at 3am, my mind gets on a hamster wheel when I wake up in the middle of the night how I can do more, be more. That is who I am and how I arrived to where I am today and take me to places including a multi million dollar charitable foundation for my charity the Hamilton Basket Brigade to ensure hundreds of families will receive the best Easter, Thanksgiving and Christmas ever for decades long after I’m gone. If people want to hate me for chasing my goals then go ahead. Because a good life for my kids, grandkids and giving underprivileged families their best Christmas ever mean a hell of a lot more to me than one person’s feelings. I’m back from vacation!! Yes I know, I was back like two weeks ago from Hong Kong, China but this time I’m back from our cruise trip we had booked before our Hong Kong trip!! We took a Norwegian Bliss cruise out of Miami with stops in St. Thomas USVI, Tortola BVI (my personal favourite for the lovely views of rainforest and coast line, and one of the nicest beaches I’ve been too), and Bahamas. We did some amazing snorkeling right off the beach in Magens Bay, St Thomas. I was snorkeling with land developer Charles’ Wah’s dad, he goes by Wah and my brother Tony.  My brother is an advanced diver, I’m a recreational diver, we both like to dive but when travelling with kids, snorkelling will have to do. We saw lots of tropical fish, some the size of my forearm, a school of cuttlefish and the highlight was an octopus.  We hung out with our eight legged friend for a bit and were treated to a show as it changed colours to an almost white. Snorkelling brought back memories of my brother and I snorkelling in Bahamas as kids.  This event and the whole trip was a great bonding experience for us. On the trip was my wife and kids, Tony’s wife and kid, my mom, friends of the show Charles Wah, land developer and Andy Tran best known for his basement suite consulting business.  They both brought their families including parents. Our total group was 26 and it was so much fun!!! I call this having multiple flavours of cake and eating it too!! Charles and Andy are my friends who were at first clients of mine then became close friends. We’re all young and ambitious entrepreneurs so it’s great we can get together like family to enjoy a pleasure cruise.  We get each other whereas many of you investors know, not many people “get you.” I love cruising so much, I already booked my next cruise in early 2019.  You see, I’m turning 40, I thought things were downhill at 30 so even more so now.  Cherry and I are attending the 10X Growth Conference by Grant Cardone in Miami so why not hope on a 4 night cruise i in the Caribbean since we’re already in Miami and it’s so much cheaper than staying in Miami LOL :P A couple real estate friends look to be coming too.  How great is that, a motivation conference followed by a week with fellow entrepreneurs to mastermind and have a good time.  I truly love mixing business with pleasure!!!! Quick announcement before we get to our guest, I’m still getting questions on almost a daily basis on timing real estate, the future of real estate, blockchain and real estate, am I worried about interest rates and bubbles, the recently announcement of the GM plant closing in Oshawa etc… so come January at my monthly networking meeting I will go over how I see the world and how the research drives my decisions.  I am not an economist however I am a multi millionaire investor, I’ve coached multiple multi millionaire investors, and I spend a lot of time around other real estate multi millionaires so hopefully I’ve learnt something along the way. My wife has spoken their twice, I spoke there just a few months ago. Highly recommend you check them out if you’re in the area… or not from the area as Doug and Anna will tell you.  No great event is too far as they live in Waterloo but are regulars and members of the Durham REI meetings all the way in Whitby, Ontario so that’s 90 minutes in no traffic or five hours in Toronto traffic. It was near impossible to purchase a property in Hamilton as it was a regular occurrence to compete with double digit offers on the same property with limited supply and demand through the roof from Toronto folks and locals.  St. Catharines grew in popularity for us as investors as competition was still fierce but nothing like Hamilton and we were renting at rates close to Hamilton's.  KWC was crazy hot as well and continues to be hot as multiple offers there are a regular occurrence.  After May, and after the Foreign buyer tax becoming effective, the market slowed considerably for Hamilton and St. Catharines, exactly what us investors wanted though we noted less interest from investors in Summer and Fall.  Oddly enough, that is when I purchased two properties, in the summer and fall, both as discounts from the Spring market.  Right now the market feels more balance but prices remain up around 7-8% in our target markets compared to this time last year.   The Rental Market: As a real estate investor we have two real estate markets to monitor: real estate prices as that determines the value of our portfolio and acquisition costs.  Then there is the rental market and 2017 was very good to investors.  From January to May, our investors were obtaining the highest rents we've ever seen in the markets we operate: mainly Kitchener Waterloo Cambridge, Hamilton, Brantford, Hamilton, St. Catharines, Niagara Region.  In the Spring we were consistently seen rents of 1650 plus utilities for renovated three bedroom apartments and 1300+ for basement two bedrooms.  Keep in mind about five-six years ago, we rented entire three bedroom houses for 1300+.  The summer saw reduced demand as kijiji ad views and showings were way down and returned to a moderate level in the Fall.  Myself, I like to review my rental ads and prices every two weeks.  If I need to make an adjustment I will, most often to price or tweaking of the headline or ad copy.  For the property we purchased in the summer, I needed to reduce the rent 3-4 times by $25-50 increments till we found a great tenant.  For the property we closed on December 1st, knowing we were approaching the holidays and winter, the slowest market, I was ultra aggressive by advertising our rent $50 below market value.  Evaluating a $50/month discount vs. being vacant for three months, an opportunity cost of $4,800, I chose the $50 discount and we rented to a customer who attended the first showing.   On the business side, we've grown considerably helping investors transact on over 100 properties in 2017.  We've undergone many changes moving away from the Mr. Hamilton brand to the Halton Real Estate Investment Group as a necessity as we expanded our geographic coverage of top towns for investment in pursuit of cash flow.  Our team has grown considerably as well in order to support the number of clients we support, apparently good news travels fast and when you do a great job helping to coach clients to financial success, they compliment you with referrals of friends and family for which we are forever grateful.  Erika Spencer joined our team in late 2016 and has been a force to reckon with even with the birth of baby Owen in October and was back to work in November.  Koukun Unosawa, Han Wang, Tammy Ditomaso all joined us in 2017 plus Paisley Mackenzie is coming onboard in early 2018 all as Junior Coaches.  To ensure our newest team members received the same or better training I had given, James Tiberius Maggs was promoted to Vice President of Coaching Services with all of our coaches reporting directly to him.   On the Personal side of 2017, improving my health and energy levels took main stage.  After years of pushing myself mentally and physically for years, I was burnt out.  My body was giving up yet I continued to get by on excessive caffeine (coffee) and sheer will power.  I took a couple tests while seeing a new doctor, Dr Callum Cowan, a high performance health specialist who works with pro athletes like NHL'ers, UFC fighters, high level executives, to repair the damage I've inflicted on myself to get to where I am today.  I did a very restrictive cleanse in February and March avoiding my food sensitivities and to take care of a parasitic bacteria I picked up somewhere all the while competing in the Crossfit Open.  I also started going to bed earlier.  As you parents and entrepreneurs know, we can only control what we can control and I've found my mood and energy level is simply better with more sleep.  My kids and family, my clients, my business deserve the best me so I started tracking my sleep with my wearable technology called a Whoop and app to ensure my peak performance.  With all these changes, the quality of my work has improved as my mind is rested and more clear. I'm able to train more often which I love without having to take as many afternoon naps.  The best part is I'm less cranky with my wife and kids so everyone wins with more sleep.   Dr Cowan is one of our guest speakers for the January Halton REI Group meeting on January 13th. Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!   It's December so we're into full swing holiday mode!!!! Christmas lights are clipped into our eavestroughs, our light up Santa got blown over on our front lawn, the usual stuffs! This year we started a new tradition, the Royal Botanical Garden's Santa's Signature Experience.  My wife booked it after reading the raving views on a Facebook mom's group and the experience lived up to the hype.   included is a return trip on The RBG Express (a train ride), hot chocolate and a cookie, storytelling and crafting with Santa's helpers, admission to RBG for the day's activities, and of course your visit with Santa.   Santa's Cabin was just off the hook, it had beautifully decorated fireplace, giant tree, the room in general and the star of the show, Santa!!!!!!!! Santa asked my kids if they knew they had brought Christmas magic with them. My kids had no clue what he was talking about then Santa reached behind my daughters ear and illuminated a light within his glove between his index finger and thumb.  The look of astonishment on my kids faces made me nearly lose my composure. I couldn't have been happier with the experience but my daughter had more for us in store.   A few days later, we asked my daughter what she wanted for Christmas and she said “I want a Lego Cookie Monster to give away at the Basket Brigade.”    Mission accomplished!!!!! Christmas can end now and I'd be happy. Part of our objective with our charity is to teach the kids to be selfless and I believe the best teaching is done by showing, not telling.  My daughter is not even 4 years old and she knows the meaning of Christmas. Hello Halton, Toronto, Hamilton, Brantford, St. Catharines, Niagara, Welland, Thorold real estate investors!!!   What a terrific weekend in sports for Canadian sports!! My Saturday started with spectating a Brazilian Jiu Jitsu tournament to support my teammates from http://www.mnunesbjj.com/ who competing.  I'm still a beginner at the sport so I was there to be a cheerleader and to experience a competition as a spectator before I sign up to fight grown men in 2018.  Yup, I'm committed to competing at least once and like everything I do, I'll take a pragmatic approach to training in both the sport, my strength and conditioning, my diet as I'll need to lose pounds to ensure I'll be the largest competitor in my weight class.  Just like my real estate, I prefer to have every advantage in my favour especially when I turn 40 and will be the youngest in the Seniors, 40 year old and above division :D.     Speaking of having every advantage, my clients hired me to sell their flip property, a gorgeous 2,600 square foot house on one acre.  To best present the property we recruited the best stager, best photographer, true tour video so you feel like you're there and drone pictures to properly capture what a lovely property this flip is.
