Why Building to Code Isn't Enough — The Build HD Standard Explained

On this episode of the Build Show podcast, host Matt Risinger sits down with Jim Gunn of South Pass Design Build in San Antonio, Texas — the builder behind the Build Show's live tour house. The conversation centers on the newly developed Build HD standard, a streamlined framework that builds on code to prioritize water management, air control, structural performance, and durability. Jim explains how the standard helps translate complex building science into clear expectations for trades and design decisions, from mechanical room placement to monopoly framing using Huber ZIP System sheathing. The two dig into why building to code alone isn't enough, and how thoughtful systems thinking from the design phase forward leads to homes built to last.  Huge thanks to our episode sponsor, Pella. Matt Risinger sits down with Jordan Smith of Smith House Co. to discuss the evolving role of inspections, permitting, and building codes in custom residential construction. Smith explains how code compliance impacts everything from framing and mechanical systems to scheduling and client expectations, especially as energy codes and inspection requirements become more demanding. The conversation explores the relationship between builders and inspectors, the importance of documentation and communication on site, and how experienced builders navigate gray areas between minimum code standards and higher-performance construction practices. They also touch on regional differences in enforcement, inspection delays, and the challenge of balancing craftsmanship, efficiency, and compliance throughout the building process.  Huge thanks to our episode sponsor, NuvoH2O. Send us Fan MailPermitting can turn “faster with modular” into “stuck in review” long before the first module leaves the plant. Sam Taylor, founder of Crosscheck Modular Consulting in Ontario, explains what actually slows modular projects down and what teams can do differently on their next build. If you've ever wondered why approvals feel unpredictable from one town to the next, this conversation puts real structure around the problem. Sam walks through the modular approvals process in Ontario, where building permits are submitted to local authorities having jurisdiction and shaped by local bylaws as much as code. She explains why early engagement with building officials matters so much, especially in smaller communities that may not see modular often, and how proactive communication can reduce redesigns, clarify inspections, and keep projects moving. Additionally, she also compares province-to-province realities, from Alberta's deeper familiarity with modular to BC's Step Code energy efficiency requirements.Support the showListen to all episodes of MBI's Inside Modular podcast at https://www.modular.org/inside-modular-the-podcast-of-commercial-modular-construction/

We are picking up our 10 Commandments series, under ‘Life's Building Code'. The first four commandments focused on God and the worship of him. The final six centre on the treatment of other people, with the first speaking about family. It is the first commandment with a promise, as it calls for a heart posture of respect, gratitude and care toward parents, treating them with ‘weightiness', rather than merely showing outward obedience. That brings up an interesting relationship. Why is it that respect for one's parents equals longevity in Canaan? To put it simply, respect for one's parents will equal respect for other authority figures as well. Obedience to parents in the ‘small things', will inevitably translate to obedience to God. A child that doesn't respect their parents won't respect other sources of authority, such as school administrators and local police. Ultimately, they won't respect God. Of all the things we can teach our children that will have long-lasting effects, respecting an authority outside of self is near the top of the list. It is critically important. But what does it mean to honour your father and your mother? What does this look like?Preacher: Jim de Witte Passage: Exodus 20:1-17 Support the show

Learn how builders can future-proof their businesses with better documentation, communication and digital approvals to reduce risk and improve client trust.   Body In this episode of “The Building Code”, host Carly Ward is joined by Eric Stenger and Preston Reed of Seed Development + Design for a candid conversation about what separates builders who will thrive in the next decade form those who won't   As the construction industry evolves, success is no longer defined by craftsmanship alone. Builders are facing rising client expectations, increasing project complexity and growing operational risk – and many are still relying on outdated habits like verbal agreements, scattered communication and incomplete documentation.   Eric and Preston share how those exact gaps once cost them – and how tightening their processes, centralizing communication and documenting every decision helped transform their business into a more profitable and resilient operation.   Key takeaways from the episode “In the next five years, building beautiful homes won't be enough – you need disciplined, resilient operations behind it,” Carly said.   “If not documented, you're leaving yourself exposed – two people can walk away with completely different expectations,” Preston said.   “We don't touch a change without a signed approval. That's what protects both us and the client,” Eric said.   From handshake agreements to signed approvals, this episode explores why documentation – especially digital – is becoming a non-negotiable part of modern construction.   What you'll learn: How to eliminate costly miscommunication by documenting every decision and approval Why centralized communication is the backbone of scalable, high-performing teams How digital approvals and signatures reduce risk, disputes and revenue leakage The simple process changes that protect margins and improve client trust The operational mindset required to stay competitive as the industry evolves   Why it matters The builders who succeed in the next five years won't just build great homes – they'll run disciplined, transparent and well-documented businesses.   This episode shows how small operational gaps – unclear scopes, missed documentation and informal approvals – can compound into major financial and reputational risk, and how fixing those gaps creates stronger, more scalable companies.   Related content: 5 ways construction document software simplifies contracts and client signatures   Seed Development + Design: How a Georgia remodeler reversed a six-figure loss and rebuilt their business with Buildertrend   5 communication tips – and the new tool you need for boosting collaboration on your construction jobs   YouTube Description   Title: The builders who'll disappear in the next 5 years (And how to not become one)   Description: The construction industry is changing – and not every builder will keep up.   In this episode of “The Building Code”, host Carly Ward sits down with Eric Stenger and Preston Reed of Seed Development + Design to break down the growing divide between builders who are evolving their businesses and those stuck in outdated ways of working.   The biggest risks today aren't just in the build – they're in the gaps: handshake agreements, unclear scope, missed documentation and misaligned expectations.   “The biggest risks aren't in the craftsmanship – they're in the communication gaps.”   Eric and Preston share how tightening their processes, documenting every decision and using clear approvals helped them turn their business around – and why those same habits are becoming essential for any builder who wants to survive the next decade.   What you'll learn: Why handshake agreements are costing builders more than they realize How documentation and digital approvals reduce risk and disputes Where miscommunication quietly erodes profit and trust How to create a more transparent, client-focused experience The operational habits that separate thriving builders from struggling ones   Subscribe for more conversations that help you build smarter. USPAP and Scope of Work…Again?  In this episode of The Appraiser's Advocate, Tim Andersen dives deep into one of the most misunderstood concepts in real estate valuation: Scope of Work. Yes, USPAP tells us there are four official Scope of Work components.  But here's the twist every appraiser needs to hear: every USPAP Rule is actually a Scope of Work Rule. If that revelation doesn't wake up the trainees in the back row, nothing will. Tim breaks it all down. How the Ethics Rule, Competency Rule, Record Keeping Rule, Standards Rules 1 and 2, and even the Jurisdictional Exception Rule fit together.  They secretly shape, constrain, or dictate what appraisers must do to produce credible assignment results. This is not just valuation theory.  It's the practical foundation for defensible appraisal practice, regulatory compliance, and the protection of the public trust. Tim uses clear analogies (Blueprints vs. Building Code), real-world examples, and a dash of good-natured humor.  He shows why Scope of Work isn't just a procedural step.  Rather, it is the integrative architecture behind every credible appraisal report. Whether you're a seasoned SRA, a new trainee, or someone who still thinks USPAP is optional reading (spoiler: it's not), this podcast delivers clarity where there's usually confusion. Learn how to identify insufficient Scope of Work decisions, how to explain your scope to clients without breaking into a cold sweat, and how to avoid the common pitfalls that lead to complaints, revisions, and existential dread. This is a must-listen for appraisers committed to best practices, USPAP compliance, and credible valuation results—with just enough humor to remind you the profession doesn't have to be boring. And Keep your E&O Insurance up-to-date and an Administrative Law Attorney on speed dial.

In Episode 89, Drew Slocum welcomes Scott Reynolds, Co-Founder and CEO of UpCodes, for a deep dive into the future of building codes, AI-driven code research, and the growing need for accessible, reliable, and continually updated code information across the built environment. Scott shares the origin story of UpCodes, starting with his early career in architecture—working internationally in Hong Kong and later in New York City—where he experienced firsthand how difficult it is to navigate complex, fragmented, and frequently changing building and fire codes. That frustration eventually led Scott and his brother (a software engineer) to create UpCodes—a platform designed to unify, structure, and simplify access to codes and amendments across all 50 states and hundreds of local jurisdictions. Episode 89 provides an insightful look at how technology, transparency, and collaboration can reshape fire protection, design, and construction for the better.

Last summer, the Building Code Council voted to update NYS codes to adopt the strongest all-electric new building code in the nation, which would have gone into effect at the start of the new year. Earlier this month, the state pivoted away from implementing AEBL, a law proposed and championed by Governor Hochul, and instead, entered into a voluntary injunction to pause the implementation of the cost saving code and law.. The Council canceled the public comment section of the meeting after more than fifty advocates signed up to speak. This holiday week, we're sharing a classic episode about the PLRB Building Codes department. The adjuster on a hail claim receives a long list of line items that are "required by code." Once the old shingles are torn off, they find rot and gaps in the sheathing, and the contractor says a thicker sheathing is now required by code.    Notable Timestamps [ 00:10 ] - Ice barriers, drip edges, a double felt underlayment... Searching the internet only leads the adjuster spiralling down a rabbit hole. [ 01:30 ] - What internet rabbit holes have you gone down? [ 04:28 ] - With PLRB's updated Address Report, members can provide an address and specify details such as rafter spans. [ 05:05 ] - PLRB's Building Codes Address Report provides the adopted building code for a specific address, ensuring it falls within the correct city boundaries (e.g., Parma, Ohio). [ 06:39] - Hail reports from NOAA are also included, allowing adjusters to confirm if hail was present in the area on the claim date. They also provide state-specific matching information, such as Ohio's "reasonable comparable appearance" standard. [ 08:27 ] - The report includes diagrams that visually differentiate between modern wood structural panels and older lumber sheathing (planks), explaining concepts like H-clips for edge support. [ 11:31 ] - The reports clarify requirements for common contractor-claimed line items, such as ice barriers, confirming if they are required (e.g., statewide in Ohio) and providing links to the source of this information. [ 14:14 ] - The "Ask a code question" button links to a form where building code experts will research the specific inquiry and provide citations and links back to the member. [ 15:44 ] - Ruth provides a recap of the points above.
