Season 1, Episode 7: Franchising and The Chaos WranglerFor some, the move to entrepreneurship begins with a single question: What kind of business do I want to be in? It can take some time and careful consideration to determine how your education and experience line up with a potential business option. But what if you could buy into an existing, successful business, complete with defined products and services and an established marketing platform? You can. It's called a franchise. In this episode of 3-2-1 PROFIT$ - THE PODCAST, your host Gery Deer talks with Justin and Crystal Lavadour, owners of the Middletown, Ohio, franchise of Caring Transitions. Caring Transitions is a national franchise of professionals who help wrangle the chaos of downsizing and moving. They specialize in decluttering, organizing, packing, moving, resettling, in-home estate sales and online auctions, estate clearing and preparing homes for market.Justin is a retired Lieutenant Colonel with more than 20 years of service in the United States Air Force. During his time with the military, he provided relocation services for United States and Allied military forces around the world. His specialty was organizing stressful and chaotic environments and finding solutions to complex challenges. Besides managing the movements of equipment and people throughout the world, Justin's background is further suited to his business choice. “I've also moved 35 times in my life, which is a lot, even for someone in the military,” he states on their website. “When I started thinking about what I wanted to do next, I realized that Caring Transitions would be a great way to use my experience to serve something bigger than myself and make a difference.”Being successful means that you need to have a good grasp on the needs of your customers. Crystal and Justin understand the impact relocations and estate clearings can have on families. It can be traumatic, particularly when the care of an elderly family member is involved, whether you're right-sizing, moving into assisted living or clearing out a loved one's home. It's hard and it's emotional, even when you have a plan in place. But these two are perfectly suited to the task. This episode of 3-2-1 PROFIT$ - THE PODCAST was recorded to audio and video at the studios of DATV in Dayton, Ohio. 3-2-1 PROFIT$-THE PODCAST is a Media Production of and trademarked by GLD Enterprises Communications, Ltd. If you’re moving out of your house of 30 years, where do you even begin? Donna Rae lifts the veil of the professional packing, moving and liquidation service as the franchise owner of Caring Transitions in North Dallas. With 200 offices across the U.S., the business partners with seniors and their families to declutter, pack, move, and settle into their new home. Many seniors benefit from such a service especially as they downsize into smaller homes and senior living communities.Donna shares her top tips for approaching a move and simple ways to get started - even if it’s intimidating. Her team’s strategy even works with seniors who have decades’ worth of belongings. She’ll also explain why it’s important to work with people who understand all aspects of the business and have strong knowledge of the senior population and this stage of life.Topics discussed in this episode:- Tips for downsizing and decluttering- Packing and moving seniors- Online auctions and estate sales- Moving into a senior community- Packing service for seniors- Liquidating belongings: Donating, gifting and sellingTakeaways from this episode:· Start grouping your belongings into 4 categories: keep, donate, gift, and recycle. Use different types of bags / packing for each, like a trash bag for donations and a tote for gifts.· Floor planning helps with layout and visualizing the new space. Measuring furniture will help give a greater idea of what will fit into this layout.· A good moving service will help empower seniors to make decisions about their furnishings and what to leave behind while advising on what’s critical.· Caring Transitions will “mirror” a home setup, so they’ll recreate portions of the space to make it feel like home for when you move in (like a nightstand setup).· It’s important to communicate with adult children during the process, especially if the packing service finds legal documents or hidden cash (which is common with seniors with memory loss).· Check pockets and furniture to make sure there’s no important items hidden away.· With COVID-19, online estate sales are an increasingly popular way to help liquidate belongings from the comfort of home.· In-home consultations (free) are a great way to determine how much the service will cost and to tailor individual needs.Resources mentioned in this episode:Online Auctions/ Caring Transitions Bids:https://ctbids.com/Caring Transitions Brochure and next steps:https://2c62c2be-18b3-4bab-b584-5c844cba4b48.usrfiles.com/ugd/2c62c2_7721ea8ebfde434e8ffe37d4027ba022.pdfLearn more about Caring Transitions:https://www.caringtransitions.com/home/fbclid/iwar1rvfazs2yxudguvcemblsski4x9u0pj3mx7enn5-wzxkhsaim1bjlkjdaTo suggest a topic, be a guest or to support the podcast please email Lori@Loriwilliams-seniorservices.com For more senior resources and to sign up to the newsletter please visit:https://www.facebook.com/LoriWilliamsSeniorServices/https://www.instagram.com/theloriwilliams/https://www.linkedin.com/in/theloriwilliams/https://loriwilliams-seniorservices.com/aging-in-style-podcast/

Welcome to Real Estate Mastery - How To Create A Lifestyle That Does Not Require Your Presence   In this podcast, I wanted to share with you a real-life example of a point I’ve referenced many times throughout this podcast, This morning, I  had a phone call with a local franchise owner of a company called Caring Transitions. This company assists individuals who have owned their home for a long time and are ready to transition to a smaller house, apartment, or assisted living facility. As business owners, we are looking for the same types of customers - people who are looking for a more simple living arrangement.    But What If They Could Offer More?    People who work for these types of companies, or other fields in which they work with people who may want to sell a home, can greatly benefit from obtaining their real estate license. They do not need to act as agents - instead they can refer the person to any one of the agents they work with or a company such as Home Downsizing Solutions who can buy the house directly. In exchange, they will legally receive a referral fee for their efforts. Doing this alone can add tremendous value to leads that are already being generated.    Adding Value   By offering more services to leads and clients, you can bring more value into their lives. You will be able to better serve them by helping in more ways than one. When you offer more value to your clients, you will be able to generate more income from the leads that are already coming in. So without doing any more work, you will be able to be of greater service to your clients, thus increasing your overall value.    Small Investment - Big Reward   It can take some work to get your license and the process varies from state to state. Some states require more hours than others and different amounts of continuing education to keep your license active. However, the small investment of preparing to get your license will pay off as soon as you make your first referral. Whether you are a business owner or work for a company that deals with homeowners who may need to sell, getting your license can pay off in more ways than you might think!    Today’s podcast was relatively short, but I wanted to share a real world experience which really cemented in the opportunities for individuals who had never considered getting licensed in the past. If you have questions or want to learn more about how getting your real estate license can benefit you, reach out to me any time.    Resources:   Ben Souchek - bensouchek.com Home Downsizing Solutions - homedownsizingsolutions.com EXP Realty - bensouchek.exprealty.careers
