Real Estate Uncensored - Real Estate Sales & Marketing Training Podcast
The economy we knew pre-COVID no longer exists, and many people who once lived in the city to be closer to work and schools are now doing everything remotely. All this has contributed to urban flight on a grand scale, so it’s time for agents to switch up their strategies. We’re seeing a massive shift in what the consumer wants out of their home, and as real estate professionals, it’s our duty to help them find the property that best suits their new needs. What can we do to assist city homeowners in relocating to the suburbs or rural areas? How long will the mass exodus last, and what does the move away from cities mean for property owners, both residential and commercial? In this episode, the author, residential real estate expert, and host of the eRealEstateCoach Podcast, Jim Remley shares how to respond to urban flight as agents and community leaders. Three Things You’ll Learn in This Episode How to show urban sellers we’re open for business: Take a look through every marketing piece we share and scan for the word ‘relocations’. If it’s not already there, add it in, stat! We have to let urban clients know we’re on hand to help them leave the city. How rural agents can set themselves up for booming business: Start reaching out to Realtors in nearby urban markets. By building great relationships with the agents in feeder markets now, we’ll be the first people they think of when a client decides to relocate. How to use social media to identify potential clients during the exodus: Linkedin offers a ton of opportunities for lead generation because it lets us see where people work. Look for people working remotely and reach out to see if they would be interested in relocating to the market we serve. It may sound like a long shot at first, but we’re bound to get a response from someone. Real Estate Philosophy: What You Will Learn: James’ journey into the real estate business How James managed to get off of the hamster wheel and enjoy both the financial success and the freedoms that real estate has to offer How James’ real estate philosophy aligns with our philosophy at Pursuing Freedom, and how it has worked for him Why it is important to familiarize yourself with your process of failure as you plan out your goals What steps you can take to shatter your limiting beliefs and overcome your fears of success/failure The framework of James’ book, “RESUCCEED” What is Your Real Estate Philosophy? James Colburn is an agent with John L. Scott, a brokerage based in the Greater Seattle Area. He is also the author of the bestselling real estate book, “RESUCCEED.” James is with us today because his real estate philosophy is perfectly aligned with the values here at Pursuing Freedom. He shares his journey into the real estate business and explains his approach to planning, goal setting, and execution. Learn how to find a balance so your success doesn’t come at the expense of your freedom! Get off of the Hamster Wheel Your real estate philosophy determines how you approach every aspect of your business, so it needs to be something you believe in! This requires intention, planning, and consistency because it is something you live every single day. James first realized this when he hired a coach to get from 80 deals to 120. They came to a mutual agreement that James would not achieve his goal unless he was also able to slow down and savor his life at the same time! For many agents, slowing down to hit a large goal is counterintuitive, but you have to play the long game. What is the point of working 80 hours a week to hit your financial goals if you can’t enjoy the fruits of your labor anyway? Get off of the hamster wheel and make a plan that gives you both time and financial flexibility. Full Transparency We have talked a lot about visioning and planning, especially as we approach year-end and get ready for 2021. James opened my eyes to an entirely different side of that coin. In the Pursuing Freedom real estate philosophy, journaling plays a significant role in our ability to distill the goals in our heads and create a concrete plan to achieve them. But have you ever thought about what it would take to fall short of your goals? James stresses the importance of getting familiar with your process of failure, just as you would your process of success! Planning is an opportunity to clear the slate and be completely honest with yourself. Stop shoulding all over yourself, and get clear on what you need to do to hit your goals starting right now! About James Colburn James’s core commitment is to human potential. This driving force compelled him to write RESUCCEED. For James, he believes the purpose of life has all to do with avoiding the trap of survival success which offers little to no fulfillment, passion, and joy in life. James challenges a life of a purpose where we are moved to contribute beyond ourselves, to fully show up in our lives, and fully integrate our talents and skills with our purpose, our meaning, and what brings us joy. With over two decades of executive and entrepreneurial experience including nonprofit leadership and oversight, real estate investments, for-profit and nonprofit marketing design and implementation, and business development consulting, James offers a unique and refreshing approach to his work and all of our potential. His direct approach is centered in the practical and approachable for every day, already successful but real people looking for that edge, that area of improvement that dispels the myth that you have to sit alone on a mountaintop for 20 years to attain a life with purpose, fulfillment, and joy. James has a BS in Marketing/Management and a MA in International Care and Community Development. He is the Chairman-Elect of Family Lines, an organization that reaches families from all walks of life by recognizing the value of an involved, engaged, loving father. He and his wife, Maurita are members of the Medical Teams International Puget Sound Leadership Council, a global health organization that empowers communities to live full and healthy lives. James is also a Guest Lecturer at Northwest University College of Social and Behavioral Sciences speaking on Leadership and entrepreneurialism from a global context. As an accomplished Resucceed Coach, James works with successful, already achieved individuals seeking the fullness that a life with success can offer. James, his Wife Maurita, and his three children Eliot, Lucas, and Madeline live in Bothell, WA, a suburb of Greater Seattle. When James is not teaching, coaching, or writing he enjoys spending cherished moments with his family, enjoying sunsets in warm weather, or finding time to reflect and gain a new perspective on age-old challenges and problems of the human condition. Real Estate Uncensored - Real Estate Sales & Marketing Training Podcast
All successful real estate careers begin with a dream, but once we begin achieving our goals, we tend to fall out of the habit over time. Instead of thinking about what we want, we start sending our energies to what we don’t. Focusing on what we don’t want isn’t the same as dreaming. In fact, by giving attention to the things we don’t want to happen, we end up attracting them into our lives anyway. When did we lose our ability to dream, and how do we get it back? For agents who have accomplished their initial goals, this is a tough question. Does getting back into dreaming mean we need to start over completely? In this episode, author of Resucceed: Create an Extraordinary Future While You Sleep By Using the 5-Minute Epic Evening Ritual, James Colburn shares how to start dreaming again. At some point, we dreamed our way to the thing we’re doing now, and we can do that again. -James Colburn Three Things You’ll Learn in This Episode: How to re-energize ourselves through our dreams: When we stop dreaming about the future, it’s easy to get caught in one spot. Avoid falling into complacency by having more than one dream and setting goals for all areas of life, not just work. What we should be doing in place of writing to-do lists: Instead of writing a to-do list for each day, formulate 3 personal questions. As we get into this habit, we’ll get better at asking the questions and ultimately uncover what we want to achieve and why. How to expand the mind by letting go of the need for control: Most of us want to define our dreams quickly and exactly, but forcing ourselves to know what we want will only give us surface-level results. There is power in surrender, and sometimes we need to let our subconscious minds do the work for us. Guest Bio: James Colburn is the author of Resucceed: Create an Extraordinary Future While You Sleep By Using the 5-Minute Epic Evening Ritual. Real Estate Business: What You Will Learn: Jim’s journey into the real estate business How things evolved for Jim from as he grew from a young broker to a mentor and a coach Why focusing on relationship-building will bring you success no matter what changes in our industry How we can leverage new technologies and platforms to build relationships within our market Why video is such a powerful tool for building genuine and authentic connections with our clients When Jim embraced the idea that scaling his business was the best way to operate at a higher level What you can expect to gain from enrolling in the erealestatecoach program The Best Way to Build Your Real Estate Business Jim Remley has been active in the real estate business for thirty-one years. Today, he leads one of the largest real estate firms in the state of Oregon with the John L. Scott franchise. Jim’s team closes 2500 transactions a year and does nearly a billion dollars in sales volume with 190 active brokers. He is also the founder of erealestatecoach2.com and host of the Erealestatecoach podcast. In this episode of Pursuing Freedom, Jim joins us to share his story and teach us how to create abundance through the simplicity of action. It’s All About Relationships Before Jim got into the real estate business, he was working at a lumber mill and going to college full-time. When the opportunity presented itself, he quit everything and jumped into real estate with both feet. It took him a while to accept that he couldn’t achieve the level of success he wanted on his own, so he sought out coaches and mentors, and started building his tribe—that’s when Jim’s career transformed! He listed over 150 properties his second year and devoured every resource he could get his hands on. Since then, his mentality and focus on relationships have not changed. At the end of the day, it’s all about relationship building, and that can be a major blindspot for a lot of leaders in our industry. Technology is a Powerful Tool Technology is a powerful tool for growing your real estate business, but it should be a supplemental part of your strategy. It can be used to build relationships if you approach it the right way. However, many of us often overlook the simple, most effective way to leverage technology. Video has a profound impact on people if the content is genuine and authentic, and 94% of agents aren’t currently using it. This is a huge opportunity to get a competitive edge and connect with your prospects in a new and engaging way. No matter what industry you’re in, people make decisions with emotion. Video is much more effective at creating an emotional appeal than anything else technology has to offer. Should We Build Success Or Go Again By Resucceeding? My guest today, on the Steve Jobs inspired Join Up Dots free podcast interview is a man who came to the show, and I must admit I thought “Seen this type of guy before” And then I dug deeper and my interest was grabbed. So here is the official bio, he is a Franchise Consultant and Sales Trainer at John L. Scott, one of the most successful real estate companies in the nation. After becoming his company's top performer in sales, breaking records and selling tens of millions of dollars in real estate, he experienced his “moment of disgust” and came to realize the dark side of a successful life. With that in mind, he wrote Resucceed to help others master their mindset and find fulfillment in success rather than becoming trapped by it. No here is the bit that hooked me, as it is 100% different to what I talk about on Join Up Dots most shows. He says “Here's the deal: Just because you excel at some skill or possess a certain ability doesn't mean that is why you are here on Earth or what you should give your life to. That's the lie of success, the trap and enticement of achievement. We reach a point of failure when we mistakenly become better versions of our achievement instead of better versions of ourselves. Interesting stuff, which to be honest I didn't quite understand, so of course I had to ask him on the show to explain more. So what was the moment of disgust in his life where he realises that success wasn't quite what he expected? And where do most people go wrong in his view? Not knowing what they really want, or focusing on the small things instead of the big audacious goals? Well let's find out as we bring onto the show to start joining up dots with the one and only Mr James Colburn. Show Highlights During the show we discussed such weighty topics with James Colburn such as: Why most people in life get kicked off a treadmill and why it takes so much time to climb back on. James speaks openly about that feeling of wanting more, even though he had everything in his life at that time in his life. Why it is so important to build a level of celebration into your business plan going forward. Dont just focus on the next goal. and lastly…. Why he knows that he is on the right track in his life, and why it is good news for himself and his family.
James Colburn is a father, husband, acclaimed author and serial entrepreneur with vast experience in real estate, consulting and sales. He is a Franchise Consultant and Sales Trainer for one of the largest and most successful real estate companies in the nation, John L. Scott. At the height of his real estate career he sold 10's of millions of dollars in real estate each year. On the outside, it looked like James was living the ultimate dream, but along the way, he had lost his sense of purpose. James realized that conventional measures of achievement can keep even the best performers from finding fulfillment. He mistakenly defined himself by his accomplishments rather than by who he was, which in turn, made him miserable! To help others find purpose and redefine what matters most, James created his Personal Resucceed Coaching program where he helps high achieving professionals and entrepreneurs get more from life. He recently published his first book, RESUCCEED: Create an Extraordinary Future While You Sleep by Using the 5-Minute Epic Evening Ritual. In this book, James shares insight into the "purposeless epidemic" and breaks down the transformational evening ritual that's helping people reclaim their lives and find true happiness.
