The market is tough, agents are stressed, and claws can come out. We get it. But being a jerk isn't going to make anything better, and this episode is our loving reminder of that. We are deep in summer and we just needed a little happy boost around here. So instead of another finger-pointy episode about what's going wrong, Katy and I sat down to share some genuine feel-good stories from the field. Stories about what happens when Realtors actually choose community over competition, even when the market makes that harder than it should be. This episode is the pep talk you didn't know you needed. Whether you are the listing agent, the co-op agent, the broker, or just someone who has been on the receiving end of a kind gesture, we think you will walk away from this one feeling a little lighter and a lot more inspired to be the agent people actually want to work with. Here's what we cover in this episode: How Alissa organized a "speed dating" listing tour with five agents she barely knew and what happened next Why reaching out to strangers in the MLS is not as scary as you think it is The story that went viral-ish: when the agent who lost the listing brought the buyer What to do when you lose a competing listing appointment to a friend Why being the thoughtful co-op agent who calls about the AC or the hole in the ceiling actually matters How listing agents can show up for buyer agents (and why it pays off) The LSU baseball ball signed by a retired player and why a Realtor friend made it possible What happens inside a luxury neighborhood when competing agents decide to run open houses together Why how you exit a brokerage matters just as much as how you enter one What brokers can learn from being gracious when agents leave If you have been feeling the pressure to compete instead of connect, this is the episode for you. Your reputation is one of the best tools you have, and being a good co-op agent is one of the fastest ways to build it. Key Quotes & Takeaways: "Being a jerk isn't going to make anything better." Alissa "In multiple offer situations, your reputation is one of the best tools you can have." Katy "You get more flies with honey." Katy "How do you want to be talked about? That agent is going to go to their new company and they're going to talk about you." Katy "People are starving for the good. We are just not sharing enough of it." Before you spend another dollar on ads, listen to this episode. Chris Cooper is getting more leads from free Facebook posts than almost any other marketing channel.Today on “Run a Profitable Gym,” Coop shares how he writes Facebook posts that start real conversations, bring back lapsed members and attract new clients. The core idea is simple: Start capturing what's already happening in your gym. The breakthroughs, the mistakes, the 6 a.m. class where only three people showed up and everyone crushed it anyway. Chris also challenges you to make your clients the star of your content—just a good photo and two to four sentences that make everyone who knows them stop scrolling. These posts cost nothing and don't require a social media manager or a fancy content strategy. You'll also hear about the posts that kill organic reach (like unfiltered rants) and why protecting your reach matters more than making a point.Your gym's best Facebook content is already happening in front of you every day. Most people think of their apartment as a home. But if you live in a co-op, condo, HOA, or shared residential building, you are also part of a business, one with budgets, vendors, reserves, repairs, insurance, board politics, and financial decisions that can directly affect your monthly costs and property value. In this episode of The Real State, Alex Norman and Jamie Blond sit down with Tina Larsson, Co-Founder of The Folson Group, a former Wall Street analyst who organized a board coup in her own New York City co-op after questioning years of maintenance increases. By applying business discipline to building operations, Tina helped uncover $340,000 in savings and went on to build a consulting firm helping co-op and condo boards run their buildings more effectively. The conversation begins with the difference between a co-op and a condo, then moves into Tina's personal story: how she went from Wall Street analyst to co-op reformer after discovering that her own building was wasting money. She explains what a board coup actually looks like, why transparency matters, and how residents can take a more active role in protecting what is often their largest lifetime investment. Alex, Jamie, and Tina also explore the hidden business inside residential buildings: maintenance fees, vendor contracts, staff roles, reserve funds, capital projects, special assessments, and the decisions that boards often inherit without questioning. Tina explains why many boards are not intentionally mismanaging buildings, but often lack the technical expertise, time, or business framework needed to make better decisions. The episode also looks at the pressure facing New York City buildings today, including aging infrastructure, rising repair costs, Local Law 97, sustainability mandates, electrical capacity, heat pumps, boilers, and the financial tension between doing what is necessary and keeping buildings affordable for residents. The conversation also touches on the Champlain Towers collapse in Surfside, Florida, deferred maintenance, structural assessments, and why residents and buyers need to pay closer attention to how buildings are maintained and managed. Whether you live in a co-op, own a condo, serve on a board, manage a building, or are thinking about buying in New York City, this episode reveals why your building is not just where you live. It is a shared business, a shared investment, and a shared responsibility. Topics discussed: Co-op vs. condo ownership NYC co-op boards and condo boards Why buildings need to be run like businesses Tina Larsson's $340,000 co-op savings story Maintenance fees and annual increases Vendor contracts and building staff Board transparency and communication Property managers and resident managers Special assessments and capital repairs Local Law 97 and sustainability requirements Aging NYC buildings and infrastructure Deferred maintenance and building safety Champlain Towers / Surfside lessons What buyers should look for before purchasing Why Tina recommends looking at the basement Guest: Tina Larsson, Co-Founder of The Folson Group Website: thefolsongroup.com Connect with The Real State: Website: therealstate.co Send us feedback, topic ideas, or guest suggestions through our website. Most entrepreneurs have never seriously considered the cooperative business model, even though some of the most recognizable brands in the world are co-ops. In this episode, Brian Thompson sits down with D.G. Safeer Hopton, entrepreneur, healer, and author of Creating a Co-op Village, to explore cooperative economics and what it could mean for mission-driven business owners. Safeer has spent decades building co-ops, studying cooperative economics, and helping communities create prosperity through shared ownership. This conversation is a practical and eye-opening introduction to a business structure built on people before profit. In this episode you will learn: What cooperative economics actually means and how it works in practice How co-op business models differ from LLCs, S-Corps, and nonprofits Why credit unions, IKEA, Sunkist, and Carpet One are all co-ops How patronage refunds work and why they are the fairest profit-sharing system Safeer has found What questions every entrepreneur should ask before choosing a business structure How co-op business models create community prosperity by keeping money circulating locally The history of co-ops from pre-colonial Africa to present day How to get started with a co-op through organizations like the National Cooperative Bank and the National Cooperative Business Association Cooperative economics offers a genuine alternative to the competition and extraction model that drives most traditional businesses. Co-op business models are democratically controlled, neutral in race, religion, politics, and gender, and designed to return profits back to the people who generate them. Whether you are an entrepreneur exploring new business structures, a mission-driven business owner looking for more community aligned ways to operate, or simply curious about how cooperative economics could create more prosperity in your community, this episode is a valuable and thought-provoking listen. By Doug Green “We're a partner-first company. It is in our DNA,” says Patrick Sheehan, Vice President of Channel Development and Distribution at Intermedia. In this episode of Technology Reseller News, recorded for the CCA community, I spoke with Patrick Sheehan, Vice President of Channel Development and Distribution at Intermedia, about a new approach to helping channel partners grow recurring revenue while reducing operational complexity. Intermedia describes itself as an intelligent cloud communications provider, bringing voice, video, messaging, contact center, collaboration and related services into one seamless, AI-powered platform. Sheehan noted that Intermedia supports thousands of partners and more than 150,000 businesses, with a strong focus on helping partners look good and keeping customers happy. The central topic of the conversation was Intermedia's Co-Op Partner Model, a program designed for partners who want to retain control over customer relationships and pricing, while Intermedia handles many of the back-end operational burdens that can slow growth. For many partners, cloud communications, AI, Microsoft Teams integration, and contact center services represent significant opportunities. But traditional models can also add complexity to billing, taxation, collections, support and administration. The Co-Op model is designed to remove much of that friction. With Co-Op, partners can maintain ownership of the customer relationship while Intermedia provides the operational infrastructure behind the scenes. That allows partners to focus on selling, serving customers and expanding existing accounts into new recurring revenue streams, with the potential to earn up to 2X more in profit compared to traditional models. Sheehan also discussed where partners may be leaving money on the table. Existing customer relationships often contain opportunities for voice, collaboration, AI-enabled communications, customer experience tools and Microsoft Teams-related services. By simplifying the path to offer those services, Intermedia is encouraging partners to revisit accounts they already know well. The conversation also covered Intermedia's broader partner-first strategy, including its focus on customer service, technical support and reliability. Sheehan highlighted Intermedia's ninth consecutive J.D. Power recognition for assisted technical support, along with the company's financially backed 99.999% uptime service-level agreement. For partners that have not engaged with Intermedia recently, Sheehan's message was direct: the opportunity has changed. Cloud communications is no longer just about replacing phone systems. It is about helping customers modernize communications, improve customer experience, adopt AI-enabled tools and create more flexible ways to work. The Co-Op model gives partners another way to participate in that opportunity without having to rebuild their own operations. Learn more about becoming an Intermedia partner. They have pick-your-own strawberries, honeybees, row crops, and a newly planted apple orchard, backyard livestock collection of chickens and show lambs, makes skincare with farm grown ingredients such as strawberries, beeswax, tallow and lard. Agronomist believes Phytophthora attacked their plants - putting an end to their season before it started. Clark says they had a little last year, but removed diseased plants but because soil doesn't drain well and the spring was cool and wet it accelerated it to a total loss. One of their brand pillars is authenticity, so Danielle felt it was important to give the community an open and honest announcement that they would not have pick your own strawberries this year. She felt it was important to give enough time to digest the information and determine where they will go instead. The farm was met with an overwhelming amount of support from the community. The farm will convert the affected soil to an apple orchard expansion. Rain is just starting to move into Wisconsin this morning. Stu Muck says it'll hang around through the day Friday, but allow for a beautiful weekend of drier weather. What do Wisconsin livestock owners need to think about regarding New World Screw Worm? Curt Larson, president and CEO of Equity Livestock Sales Association in Baraboo feels confident that Texas has the insect under control. Larson says market disruption so far has been minimal. He also says the chances of the insect making it to Wisconsin are thin. Still, for Wisconsin livestock operators that house/grow/breed their animals in other states, thinking through possible quarantine restrictions is not a bad plan. Pam Jahnke visits with Larson. The state's largest outdoor agriculture event depends on volunteers, weather and commercial exhibitors. How's the 2026 show coming together? Stephanie Hoff gets a preview from Janet Keller, general manager, Wisconsin Farm Technology Days. Wisconsin Farm Technology Days is currently managing a "critical mass" of calls from potential exhibitors and sponsors to build the schedule and finalize the official program. The organization recently expanded its small staff by hiring Kate Borren as program coordinator and Abby George to handle financial bookkeeping. Unlike most other agricultural shows, this event moves to a different site within the state. Reorganized in 2023 as a 501(c)(3) non-profit, the show’s mission focuses on education and resources for agriculture, health, safety, and food sourcing for both farmers and consumers. The event requires a minimum of 200 acres to host—ideally on a modern dairy farm—and must be booked several years in advance so host farms can properly adjust their crop rotation schedules. The event logo changes every year to reflect the host county's unique identity. For 2026, the logo features the outline of Marathon County, the town of Stratford, and dairy cows representing the host farm, No Joke Dairy.See omnystudio.com/listener for privacy information.

A listener recently asked us a question that many homeschool co-ops eventually face: What do you do when a family wants to participate… but simply can't afford the fees? Should co-ops offer scholarships or benevolence funds? If they do, how do you decide who receives help? Where does the money come from? And how do you create a system that is both compassionate and sustainable? If your co-op has ever wrestled with balancing generosity and responsibility, this conversation is for you. Ryan joins us this week to head back to the pond for another episode of The Way Home. ABOUT: THE WAY HOME (SEASON 4 EPISODE 5) When Nick joins Kat on her search for more information about Elliot's mother in the 1920s, the two realize they may be in over their heads. AIR DATE & NETWORK FOR: THE WAY HOME (SEASON 4 EPISODE 5) May 17, 2026 | Hallmark Channel CAST & CREW OF: THE WAY HOME (SEASON 4 EPISODE 5) Chyler Leigh as Kat Landry Evan Williams as Elliot Augustine Sadie Laflamme as Alice Dhawan Andie MacDowell as Del Landry BRAN'S THE WAY HOME (SEASON 4 EPISODE 5) SYNOPSIS Kat and Nick come out of the water and Nick is loving life. Alice sees Del's horse running wild and is like, “Oh no, where's Grandma?!” We see Del hear Colton's voice. He asks her to take his hand and she says, “I wish I could.” He tells her to just try. They walk back to the house together, but Alice can't see Colton. HE'S A GHOST! Kat and Nick pop up in the 1920s. Alice is checking on Del when Sam shows up. Alice didn't know who else to call. Suddenly, there's another knock at the door. It's Julian with wine. Del is like, “How about you pour me a glass and I'll tell you what's going on?” Alice is trying to snag the almanac when Cliff comes in and is like, “…What are you doing in my house?” Del tells the fellas to scram so she can talk to ghost Colton. She's like, “You're not real.” He responds, “Feels pretty real to me.” Kat tells Nick to keep the Auggie boys occupied while she goes looking for Fern. She goes to the paper and doesn't find Fern, but she does find a copy of Alice in Wonderland, inscribed “To Fern, from Auntie Coop.” Could it be Fern Cooper? Grayson is there, though, and thinks they should get to know each other more since it seems like Fern trusts her. He tells her about Auntie Coop — she's not actually family, just very close to Fern, even though she travels a lot. Kat goes to leave but overhears Grayson on the phone yelling, “GET RID OF HER!” Alice and Elliot jump in the pond and end up in the '70s, where Elliot lays eyes on his mom. They follow her back and see Colton devastated because they lost the baby. They overhear Elliot's mom saying she's finally ready to be a mom. Julian comes over to ask Del out now that things are off between her and Sam. Del ends up going to check on her horse and talk more with Colton. She runs after him into the cornfield, where she faints. Alice goes out to find her and realizes she has a concussion. Elliot sees his mom tuck a couple of Evelyn's tarot cards into her dress before heading inside. Then his dad shows up, and Elliot overhears him talking about how much he hopes he can be a father someday. Kat and Nick go to the hideout the Auggie boys told Nick about. They overhear that Grayson sent Fern away and that Coop better not show herself around there again. Alice goes to check on Del and sees how heartbroken she is without Jacob, so she tries calling him. Kat and Nick run when the Auggie boys spot them. As they head toward the pond, they finally come across Fern. Kat confronts her about Auntie Coop, and Fern is like, “It's finally happened. You asked the right questions. She told me this day would come.” They ask what happened to Coop, but before she can explain much, the Auggie boys show up again. They make a run for the pond, and for a second it looks like Nick is going to get stuck in the '20s — but he barely makes it back. Alice checks on Del again, but she won't wake up. Suddenly, Jacob shows up, and Del finally wakes when she realizes he's calling to her while dream-Colton tells her she has to go. Kat arrives home, and they all celebrate being back together as a family. But Elliot secretly takes Kat's keys on the way out so he can break into the archives and try to uncover more answers about where his mom might be.
