When Cyclone Alfred was bearing down on southern Queensland and northern New South Wales, the impact on the property market was probably not high on the list of considerations for citizens of these areas. But in the aftermath of this major weather event, there will be some thought given to how home values will be impacted by storm damage and floodwaters. The reality is that Australian property markets typically show remarkable resilience in the face of natural disasters, whether they be cyclones, storms, floods, bushfires or periods of drought. Locations with a history of major weather events somehow manage to shrug off those impacts and deliver strong price growth, usually after an initial short-term negative impact. One of the locations affected by Cyclone Alfred was the nation's unluckiest town, Lismore. The northern NSW town has a history of floods from the Wilsons River, including two major events in 2022 including the record flood in February of that year. Yet in the past 12 months Lismore house markets have shown remarkable recovery. The median price for South Lismore fell from a peak of $460,000 around the time of the 2022 floods to a trough of $195,000 by the end of the year. But in the past 12 months, the median price has risen 26% to reach $330,000. Central Lismore dropped from $575,000 to a trough of $320,000 – but following a remarkable 37% recovery in the past 12 months has reached $505,000 to recoup most of the value that was lost. Lismore Heights was less affected, with values today higher than at the time of the 2022 floods. Gympie, on the Mary River a little north of the Sunshine Coast, has a history of big floods, including a record event in February 2022. But that most recent disaster caused only a minor pause in the growth of Gympie house prices – with its median price rising 11% to $540,000 in the past 12 months (compared to $310,000 four years ago). Townsville in the tropical north of Queensland has a history of cyclones and floods, including a major event in 2019 and recent floods in January-February. Yet it has been one of Australia's busiest markets and a national leader on price growth in the past two years. Houses are selling is less than two weeks and in the past 12 months most Townsville suburbs have recorded median price rises well above 20%, including some like Garbutt (up 36%) and Rasmussen (33%) lifting more than 30%. Townsville suburbs have averaged price growth of 12-15% per year over the past five years. And of course Brisbane, built on a flood plain, has a considerable track record of floods but continues to deliver price growth. Its median prices rose 10% for houses and 14% for units in the past 12 months, with the median house price now approaching $1 million – well above Melbourne and topped only by Sydney.

Clean Air Metals COO Mike Garbutt joined Steve Darling from Proactive to provide an update on the company's exploration and strategic initiatives for 2024, focusing on the Thunder Bay North project and its extension, the Escape deposit. The Escape deposit is identified as a magnetic anomaly extending for two and a half kilometers at a depth of about 500 meters below the surface, near the Escape fault. This area, hosting a 6 million tonne resource, remains largely untested, especially beyond the fault. Garbutt says the the company plans to use a technique called constraint inversion to better define this target, followed by a modest drilling program leveraging downhole electromagnetic (EM) technology, which has proven effective in the past for identifying high-grade zones. Clean Air Metals aims to start this exploration in the summer, with the goal of expanding the current 14 million tonne resource. Additionally, the company is exploring opportunities in Northwestern Ontario, focusing on prospective PGE (platinum group elements) assets to add value to its portfolio. In 2016, Toria released her début album 'Hot Plastic Moon' with spoken word label Nymphs and Thugs and in 2018 her début poetry collection ‘The Universe and Me' was published by Wrecking ball press. Toria's second collection 'Another Time in Space' was published in December 2022. Toria's words have also been featured in Not Too Tame's Northern Souls show at the Edinburgh Fringe festival, and recently in The Guardian for their feature on The Rise and Rise of the New Poets. In September 2021, Toria featured on the front cover and centrefold of The Big Issue North. She was recently interviewed by Chis Hawkins on Radio 6 for National Poetry Day, and appeared on Radio 3's The Verb, with Ian McMillan and Radio 4's Front Row with Nick Ahad, as part of BBC's Contains Strong Language festival. I'm joined on the podcast today by love and relationship coach Heather Garbutt to talk about the 5 Love Languages (and the additional 6th that Heather also talks about). Love Languages is the work of marriage counselor Dr Gary Chapman published in his 1992 book and Heather integrates it into the work she does with individuals and couples as part of her psycotherapy practice. It's not just romantic love from a partner, but also from parent to child or even appreciation between colleagues at work. This is a really interesting topic because it gets right into what's at the heart of all relationships which is communication. We talk about expectations, assumptions, and of course the inner narrative that accompanies all of the beliefs we hold about what people should be doing or how we should be acting. In this episode of “5 Questions With," Eleanore Longley is joined by Beth, Bobbie and Adele who are part of the Garbutt family who own and run Calabash, a boutique hotel on the Caribbean island of Grenada. The Calabash story starts with a delayed flight. In 1985, Beth, Bobbie and Adele's father, Leo Garbutt, was asked to visit Grenada by a friend with a view to purchasing a rum distillery on the island. During this trip, he met Lilian Ramdhanny, who in 1986 became his wife. Due to a delayed flight back to the UK, Leo found himself at The Calabash Hotel where he felt an ‘aura of infectious happiness', which led him to purchase the property with Lilian in 1987. They set to work immediately, despite never having worked in the hospitality sector and have since grown Calabash to become one of the leading luxury hotels in the Caribbean and a proud member of Relais & Châteaux. In 2012, daughters Adele and Beth emigrated back from the UK, with Adele leaving behind her marketing job in London and Beth, fresh out of culinary school at Ballymaloe in Ireland. Both sisters are now involved with running Calabash, with Beth focused on developing the Food & Beverage, and Adele heading up Sales & Marketing, as well as overseeing the day-to-day operations. Last year, youngest sister Bobbie joined the family business to support on marketing for the hotel, whilst also becoming closely involved with the family's organic estate, L'Esterre. She recently launched her own tree-to-bar chocolate company in the UK, using cocoa from the estate. A metaphysicist, biologist, microbiologist, and former neurologist, Garbutt now works as a mindset high-performance coach, working at the intersection between physiology and psychology. Since we encounter an increasing number of psychological stressors on a daily basis, Claudia believes we need to learn to combat this stress with daily habits. She helps her clients develop these habits using what she calls her sustainable success framework, which is built on the pillars of reprogramming the mind to eliminate limiting beliefs, nourishing the body with healthy food and exercise, and identifying and resolving past traumas. The University of Iowa rowing team's 3rd Varsity four was named Big Ten Boat of the week, it's third such honor this season and the most for a single season in program history. The boat was recognized after winning two races and a runner-up team finish at the Big Ten Invitational last week in Sarasota, Fla. The Ascension of Iowa rowing has everything to do with new head coach Jeff Garbutt and his staff's recruiting aptitude. The Hawkeyes roster features international talent to be sure but the majority of the young women are from Iowa and the Midwest. Multiple sport stars that come from Track and Field, Soccer, Volleyball, Swimming, Gymnastics and basketball....even wrestling and a state champion dancer and cheerleader. Upon coming to the United States, she earned a Bachelor's degree in Psychology and International Studies at the University of South Florida St. Petersburg. The role sports chiropractors play from the highest level at the Olympic Games to treating recreational weekend warriors sees sports chiropractic now as an integral part of the healthcare team. It has been a long journey which is now bearing fruit for the profession. Our two guests this episode have played no small part in the great strides made by sports chiropractic over the last decade and beyond. We are delighted to sit down with Dr Pete Garbutt and Dr Tom Greenway to discuss the road travelled and the opportunities on the horizon for sports chiropractic. Dr Pete Garbutt is currently President of the profession's peak sports body the International Federation of Sports Chiropractic (FICS) and holds two postgraduate qualifications in sports chiropractic, a master of chiropractic sports science, Macquarie University (2000) and ICCSP (2006). In 2015 Pete became the first chiropractor to be admitted as a fellow of the Australian Sports Medicine Federation and has been the face and voice of Sports Chiropractic in Australia before making his mark internationally. Dr Tom Greenway has been involved at the elite sports level since 1995 and has worked with the British Olympic Association, Chelsea and Queens Park Rangers Football clubs and was the Lead Chiropractor for the Olympic and Paralympic Games in London in 2012. We are delighted to have both Pete and Tom as our guests.
