Denkste Puppe kann ich da nur sagen. ZOOM hat am 02. Mai das Zeitlimit im Basic Account für alle Meetings eingeführt. Wirtschaftlich gesehen kann ich es verstehen und nachvollziehen. 107: BRRRR’s in Baltimore with Will Bowman

When asked about what he does for a living, Will Bowman answers, “Professionally, I am three things.” Will is a management consultant (full time), a real estate agent, and a real estate investor. But that wasn’t always the case.   The advice given to many aspiring real estate investors is to find good deals and find someone with money to help fund those deals. If we were to put Will in this example, he would be the one with money to help fund the deal.   Initially, Will had no intention of ever investing in real estate. It wasn’t until his childhood friend, Austin Carrol (see Episode 53), approached him and introduced him to the business. What they quickly realized was how much they complimented each other’s strengths. From there, a partnership was born and they each have not looked back since.   Shortly thereafter, along with his partnership and working full time, Will began venturing out on his own and purchased his own rentals as well. Up to date, he has acquired a total of 14 units, and is almost out of corporate America. Going forward, he plans to invest in real estate full time, grow his real estate sales team, and become an even stronger organization.   Takeaways from our conversation with Will: 1) Stay in the zone. When purchasing (and occasionally selling) a property of any kind, make sure to do your diligence on the zoning of not only the property you are purchasing, but also the zoning of the neighboring in which you’re purchasing. Markets shift constantly, and cities have to keep up with the changes. One way they do this is by changing the zoning of certain areas. That means properties that haven’t been sold in a long time have a good chance that they do not have the same zoning as they once did. To save yourself the trouble in the future, always check the zoning of the property (and neighborhood) and plan accordingly. Quick tip: When doing conversions or additions, this is another time to consider such a topic. Do not overlook code requirements and zoning limits. Making such structural changes to a property may increase your ROI, but it can also inhibit your available exit strategies. 2) Being your own general contractor. What this means is you, as the owner/landlord, take the role and responsibility of hiring subcontractors to complete jobs and tasks as a regular general contractor would. As Will notes, this line of work isn’t for everyone. It takes time, knowledge, and constant attention and communication. On the flip side, the experience can be very empowering and educational. So how can you be a successful general contractor for your properties? As per Will, figure what things cost. Develop your expertise and understanding of labor and materials. Secondly, hire out small tasks. Test your subcontractors with small jobs first and graduate them into larger and larger projects, similar to how your investments will probably go anyway (meaning, your first property probably won’t be a complete tear down). Progress your general contracting skills along with the intensity of your rehabs. And finally, manage and monitor your projects. Stay in constant contact with your subcontractors and take the time to physically visit the work site (or have someone visit the work site for you). Verify jobs are being done correctly, properly, and in a timely manner. 3) Nurturing partnerships. A big part of how Will go to where he is today is thanks to his partnership. Lucky for him, he was able to find someone who suited his strengths and compensated his weaknesses. However, partnerships are much more than that. At the end of the day, you’re dealing with another human being. That means human errors are bound to occur. Do not expect your partner to never make mistakes. That will only lead to disappointment and chaos. Rather, develop a culture of transparency and responsibility, both for yourself and one another. That is how you will mitigate issues and become successful long term. 4) Hospitality services on top of being a landlord. Will also runs an AirBNB unit in his basement. With this kind of investment, Will quickly learned that you aren’t simply managing a tenant, you are also operating a hospitality business. That means that along with the regular duties of maintaining and caring for a unit, you are also expected to deliver a satisfactory experience for your guests. However, with the right systems, most of the time, Will says, “You don’t even notice people are there.”   If Will could go back and talk to his 16 year old self, he’d tell him, “Thank you,” for the relationships that he’s nurtured and the personal responsibility that he’s developed over the years. An unexpected benefit of real estate investing, Will said, was being able to be a part of a community, not just a market. And with that community, he’s built a lot of friendships that transcend real estate. A piece of advice Will would tell his friends looking to get started in real estate would be to know your goal(s) and just get into the game. Build a surplus of capital, preserve that capital, and recuperate that capital as quickly as possible.  Will recommends establishing a Pro Account with Home Depot to not only get discounts, but have a better customer experience. This is especially helpful if you do (or are planning to do) a lot of renovations. Live streaming is hot. In this episode, we cover the best live streaming tools we have found streaming to Facebook, YouTube, Periscope, Instagram, Twitch and RTMP. Having the right tools to deliver your live stream content is key to building your community and brand. Here are nine of our favorite tools. BeLive.TV Use BeLive.tv to stream on Facebook and invite guests to join you. Pros: A free account gives you 20 minutes, twice a week for streaming. Paid accounts start at $15/month and removes BeLive branding. Bring up to 4 people into your broadcast. If you run into tech issues, you can refresh and don’t lose your session. Your comments are viewable in the online platform. Guests have the option to come on mobile or desktop. Schedule posts and reminders. Video orientation can be changed easily. Simple to use overall. Cons: The quality of the video is not always the best. You can’t initiate the broadcast from mobile. BeLive only streams to Facebook. Streamyard Use StreamYard to live stream on YouTube, Facebook, and any other network that accepts RMTP. Pros: It’s free with Streamyard branding. Streams to Facebook, YouTube and RTMP Server, which lets you stream almost anywhere. For $25 a month you can add overlays, remove branding and add your logo. Schedule a post with information about your upcoming live stream on Facebook that also sends a reminder to your audience. See and share live comments on the online platform. Cons: Currently in beta, but it’s an opportunity to have input on the features that are important to you. Doesn’t stream to Instagram. Not currently accessible via mobile. Only lets you stream to one service at a time. Zoom Use Zoom to stream to Facebook and invite guests to join you. Pros: Good quality video. Very few technical issues. Record locally to your computer without the extra step of downloading. Can be used for online courses, webinars and online training. You can stream with Zoom to Facebook Live for an additional fee. Cons: A $40/ month Pro Account is needed to stream to social media. Doesn’t let you see comments. Blue Jeans Use Blue Jeans to stream to Facebook and invite guests to join you. Pros: Great quality that allows you to put in text in the lower third of the screen. Download a recorded video afterward. “Green room” where you can connect with guests before you go live. Conduct a regular video conference call or webinar. BlueJeans also had a telephone number attendees can call into. Cons: BlueJeans is $40 a month for its BlueJeans Streaming service and it only streams to Facebook. It doesn’t allow you to schedule your broadcast on Facebook. You can’t see comments. Video screen display is limited. Ecamm Live Use ECamm if you own and mac and want to stream to Facebook Live, YouTube Live, Periscope, and/or Twitch. Pros: All-in-one live streaming production platform. Low cost, one-time fee of $79) and a 7 day free trial. Streams to Facebook Live, YouTube Live, Periscope, and Twitch. Comments viewable in one place. HD quality using any connected mic and capturing device including a Canon DSLR camera and even multiple cameras. Easy overlays and countdown timers. Can play pre-recorded videos in your live stream. Host up to 5 guests via Skype and record Skype calls. Cons: For Mac users only. Requires some tech know-how. Loola Use Loola to stream to Instagram, YouTube, TikTok, LiveMe, UpLive, and 17Live. Pros: Completely free platform. Streams to Instagram, YouTube, TikTok, LiveMe, UpLive, 17Live and they are adding new features everyday. Streams from desktop and mobile. Stream to multiple social networks at once. Promote Loola to remove their branding from your videos. Cons: Doesn’t stream to Facebook, Periscope or Twitter. The ability to switch to a new mic or video isn’t clear. You can only stream yourself and you can’t invite guests. Clunky setup. WebinarJam Use Webinar Jam to live stream to YouTube and Facebook. Pros: Built to create webinars, but you can also use it to live stream to YouTube and Facebook. Have 1-6 presenters at a time. Allows you to stream to 5,000+ people. Cons: It is more expensive than some of the other options at about $479 to $568 per year. You can’t get info without going through their sales funnel. Open Broadcaster Software (OBS) Use OBS to stream to RMTP, Facebook, YouTube, Twitch and more. OBS is a free software that allows you to capture video from a variety of cameras and computer screens, and composite them together into professional-looking productions. Pros: Free and open source. Streams to multiple platforms at the same time. Developers have created lots of add-ons for OBS to make it do almost anything you need. With a tech understanding of how the platform works, you can add overlays, multiple cameras, and other features. Cons: OBS is very technical and takes a lot of computing power. You need a rock-solid Internet or Wi-Fi connection with upload speeds of at least 10Mbps. Wirecast Use Wirecast if you want to have a professional portable television studio to live stream to multiple social networks. Like OBS it allows you to use multiple camera and screen inputs.  Pros: Professional live streaming software you can try free for 30 days. It can simultaneously stream to as many locations as you need and your computing power and bandwidth can handle. It has a great library of transitions and overlays. Feature rich for pros and can handle multiple cameras. Cons: Can only bring in two remote guests at the Studio level. You can bring in seven guests at the Pro level, but it’s expensive. Here are 10 Tips of Jay's Tips for New Photographers 1. Start assisting. Make yourself available to other photographers. Start from the ground up as a volunteer assistant, 2nd assistant, and then to a 1st assistant as you get more experience. 2. Learn more about the photo business. Join EP, APA, or ASAP. Each site has terrific resources for business related info. Get the single best resource I have ever read: "Best Business Practices For Photographers" book by John Harrington. It’s a book. Study it! 3. Don't be afraid. Start shooting commercial jobs now and don't be afraid to ask for money. Yes you need experience, but you also can't afford to work for free. Learn about marketing, pricing, estimating, billing, and contracts Don’t take on an assignment that is over your head. Always be able to deliver. 4. Don't be so hard on yourself. Nobody ever said photography was easy, cheap, or fast. These are all misconceptions. It’s okay to make mistakes and to be frustrated. It takes years to gain experience. Embrace the hard work, and try to enjoy the process along the way.   5. Shoot great content that matches what your target audience needs. Hi ya! 6. Build the best website you can. Showcase your best work with 2-4 galleries (or genres of work) with roughly 12-30 images in each gallery. Don't build a gallery for every genre of photography. Show your focused strengths. Shoot a creative self portrait that is just as strong and creative as the work in your portfolio. Treat the bio portrait like an assignment portrait. Write a strong bio that avoids cliches in 2-3 short paragraphs. Mention your specialties, your experience, and a few personal facts about you. The site should be on your own domain name. For both new and working photographers looking to refresh their careers: 7. Work on improving your technical skills. Experiment with new tools. Commercial work demands that you can produce work with some level of predictability. The more you know, the more reliable you become. It also builds up your own confidence, and will open up new creative doors. If you are lacking in certain skills like lighting or retouching - practice and look for a good workshop to fill the void. 8. Start a new body of work. New theme. New genre. Give yourself a new outlet to explore without any expectations. 9. Make art or photography part of your daily lifestyle. This means being active every single day of your life. This could be time spent looking at images, reading new techniques, practicing new skills, testing new gear, writing down ideas, sending emails to potential clients, researching, sharing/posting images, working on your portfolio, or of course shooting something new. 10. Don't let yourself get in the way. You can always find a reason not to shoot. Excuses like "I need more time, more money, more equipment, better locations, or better subjects" will easily keep you from moving forward. Make due with what you have, rent gear, and find creative workarounds. It’s never going to get easier.
