In just six years, this single mom of three became a self-made multimillionaire with rental properties. She didn't start with a ton of cash; she worked full-time, and she often put very little down. Using an owner-occupied strategy that 99% of investors won't dare to try, she's reached financial freedom while raising three kids. So how'd she do it? Today, we're talking to Rachel Duck from central Texas. She took a popular strategy—the live-in flip—and made it even better: buying houses with 5% down, living in them for a year, fixing them up, moving out, and repeating. She did it with three kids and spent her 5-9 after her 9-5 renovating homes so she could rent them and repeat. The result? Millions of dollars in equity that has made her financially free. Today, she's giving you the blueprint so you can do it too. Rachel shares the tips for your first live-in renovation rental, the expensive mistake she made that you can avoid, how to do it while raising kids and working 9-5, and the low-money-down loans she used to scale without putting up tons of cash. In This Episode We Cover One of the smartest strategies for growing your real estate portfolio fast The “uncomfortable” rentals that make you rich and give you a place to live Low-money-down loans you can use to buy your first property for 5% down Rachel's exact buy box for rental properties and live-in flip-style rentals Tips before you buy a property that you'll live in and renovate And So Much More! The authors of Freakonomics made headlines for suggesting that the legalization of abortion in the 70's led to significant crime reduction in the 90's—on the assertion that abortion was eliminating large swaths of future criminals from ever taking to the streets. The only problem is, their analysis was backyards. Abortion hasn't created better outcomes for born children; it's created worse. This is a public episode. 284. Single Moms with Rama : S22 Parenting Coaching
As a divorced mom, I raised three sons, and for my two youngest, I was doing it completely without their father. I remember the weight of that and the realization that I wasn't "daddy" and I couldn't be, because nature just wasn't designed that way. But I learned a secret while struggling to come up with effective ways to get out of survival mode. Mothering solo doesn't mean parenting alone. I began co-parenting with God, relying on Him to fill the gaps that felt too wide for me to bridge. The strategy started with a hard truth we have to help our sons grasp: God is nothing like men. If an earthly father was absent or unloving, a boy's view of "Father God" is often fractured. We have to reframe that character through our own leadership and by diving into the Word to show them a Father who never leaves. But it doesn't stop with us. I remember when my youngest was 13 and terrified of the calling on his life. I prayed for a mentor, and God provided a youth pastor who was also a court attorney. He was a man of stability and integrity who stayed. Twenty years later, they are still friends. That mentorship didn't just give my son a role model; it gave him a blueprint for manhood.I've always prioritized conversation and community. People used to stop me on the train and ask, "Is that your son? You two talk like you're friends." I took pride in that because I knew I had to be the sum of his influences. Yet, as Jim Rohn famously said, “we are the average of the five people we spend the most time with.” With that in mind, being mindful of the company your sons keep is crucial int keeping him focused on what's important in life. I had to oversee his "circle of five," ensuring he was surrounded by godly peers. Note: The only reason I created a Facebook account was to oversee my son's action on social media. I was terrified that they would connect with unsafe people online. But I needn't worry and I realized I didn't need to keep on eye on them all the time. I encourage you also, to add another layer to your leadership when daddy is absent. Encourage your son to read about biblical role models like David, who was far from perfect but was humble. He recognized when he messed up and embraced God to help him escape trouble. Also, Joseph, who modeled integrity despite the many difficulties her suffered. Finally by building consistent spiritual habits—reading the Word and praying together—our sons can move from fearing their future to embracing their calling. We don't have to live continuously in survival mode. We can help our sons shake the legacy of absence and raise men who will stand strong for generations. While the heart of our mission is spiritual, we must also use the right tools to ensure this message reaches every mother searching for a lifeline. If the idea of God as your Father intrigue you, I encourage you to check out Day 12: God, Our Father in Courage to Believe 21 Day Christian Devotional for Single Moms. This week, the Good Moms are calling BS on the internet’s obsession with shaming single moms. Erica and Milah tap in about Dr. Sarah and all the “high value” think pieces that act like a woman’s worth is measured by how many kids she has and whether somebody’s calling her “wife.” They break down why that mindset is dangerous for Black single moms especially, how it keeps women stuck in trash relationships, and why your value has nothing to do with your relationship status. In this episode, you’ll hear: Why single moms are not the problem, no matter what the algorithm says The difference between holding your friends accountable and publicly clowning women for clicks How fear of being a “single mom” keeps people in relationships they should’ve left five years ago Real talk on baby daddies, boundaries, and loving yourself more than you love the potential Bad Choice of the Week: macro shrooms in the desert, calling for backup on kid pickup, and making a new plug friend Whorie Time: a sunrise threesome, one condom left, and two very enthusiastic cannabis kings Why “Don’t Be a Dumb Bitch” is less an insult and more a love note and lifestyle Tune in for a raw, hilarious episode about calling out single‑mom shame, making “bad” choices that still lead to growth, and redefining your worth in love, sex, and motherhood. --------------------------------------------- Watch this episode and more on YouTube. Episode Summary:In this powerful and deeply personal episode, I tackle the profound weight of financial uncertainty and the fear that so often grips single mothers. When every day brings a new blow to your bank account, how do you stretch a single income? Before offering quick, micro-solutions, we dive into the macro-spiritual battle against anxiety. This episode answers the question many solo mothers ask:"How can I stretch a single income to cover rising food and housing costs?"I've tried to answer this question 2 ways:1) By sharing my own personal journey as it relates to Fear: Leaning to Trust, which is Day 1 in the devotional; and2) Providing micro tips and strategies to stretch your budget and create additional (or some) means of income.Sharing my own raw, lived experience from the height of the 2007 financial crisis, I recount how I packed my two youngest sons into a Toyota Camry and drove 900 miles from Atlanta to New York City for a job guaranteed for only two weeks. Through obedience, sudden shifts, and total reliance on God, that temporary job unlocked 17 months of provision and set up a 14-year career. If you are a solo mom feeling overwhelmed, scared, or isolated, this episode is a reminder that God sees you, holds your hand, and promises to uphold you. Tune in for spiritual grounding, followed by practical steps to shifting from survival mode to absolute transformation.Key Takeaways & Reflection Questions:The Grip of Financial Fear: Financial pressure breeds fear of the present and the future, often driving us to make desperate, impulsive decisions we later regret. The Anatomy of a Faith Leap: True trust means following God's leading even when the plan changes unexpectedly, or when others think your choices are crazy.God is a Consistent Provider: God doesn't just hand you a breakthrough and leave you to fend for yourself; He protects, stays with you, and handles the long-term aftermath.Actionable Self-Reflection: Grab a notebook and map out: What exactly am I fearful of losing? Is it shelter, a job, or control? Pinpointing the root helps you hand it over cleanly.Scripture MentionedIsaiah 41:10 (NKJV): > "Do not fear, for I am with you; Do not be dismayed, for I am your God. I will strengthen you and I will help you, I will uphold you with My righteous right hand."Resources & Links Mentioned in this Episode:Read the Devotional: This episode expands on Day 1 (Fear) of the Courage to Believe: 21-Day Christian Devotional for Single Moms. In this episode pulls a theme from Day 5 of the Courage to Believe Devotional, and our focus is a heavy but deeply necessary one: Grief and Coping with Loss. Most people automatically connect grief with a funeral. We think it only belongs when someone passes away. But as today's interview with Coach Chi illustrates, grief happens profoundly when we lose a relationship through divorce. The brain processes the loss of a mapped-out future the exact same way it processes a physical death. You are mourning a timeline that suddenly no longer exists. Because we build such strong emotional connections, a breakup hits us with a physical, devastating force. And if we don't realize we are grieving, that hidden pain will eventually find a way to show up in other areas of our lives. This episode is for you if you're having trouble coping with the loss of your relationship.Curious about what Day 5 of Courage to Believe 21 Day Christian Devotional for Single Moms covers? In this encouraging episode, I discuss how solo mothers can move from survival mode to a life of healing, transformation, and purpose through Christ. Drawing from biblical principles and personal experience, I share three powerful tools every solo mother needs: renewing your mind with God's truth, embracing your current mission as a mother, and finding strength through Godly mentorship and Christ-centered community. If you've ever felt overwhelmed, emotionally exhausted, stuck in fear, or uncertain about your future, this episode will remind you that God still sees you, loves you, and has a purpose for your life.Key topics include:Renewing your mindset through ScriptureBreaking generational cyclesWriting a family mission statementHealing from trauma and disappointmentThe importance of mentorship and communityTrusting God in difficult seasonsYour story is not over. Transformation begins when you have the courage to believe.Sample family based, Christ-centered or biblically based mission statements:Example 1: With God's help, I am building a legacy of healing, faith, peace, and purpose that will impact my bloodline going forward.”“But as for me and my household, we will serve the Lord.” — Joshua 24:15Example 2: “I choose faith over fear and transformation over survival as I lead my family toward the future God has prepared for us.”Forget the former things; do not dwell on the past. See, I am doing a new thing!” — Isaiah 43:18–19Example 3: With God as my co-parent and guide, I am raising a family grounded in faith, character, courage, and purpose.”“Train up a child in the way he should go, and when he is old he will not depart from it.” — Proverbs 22:6This episode is inspired by Courage to Believe 21 Day Christian Devotional for Single Moms. If you're walking a difficult journey through what may feel like insurmountable debt right now and see no way out, my guest today will give you hope. Tiffany Miliander was a single mom who was left with $64,000 in debt when she divorced. But she was determined not to let that debt linger and paid all of it off in four short years. Debt can feel like a mountain you never asked to climb, but Tiffany stood exactly where you might be standing—and refused to stay there. She didn't wait for perfect circumstances. She didn't wait to feel ready. She took one creative step, then another, and those steps added up to freedom. And that same freedom is possible for you. If you're tired of feeling weighed down by bills, shame, or the fear that things will never change, let this episode be your turning point. Tiffany explains how you don't have to overhaul your whole life overnight. Just choose one small, doable action this week. One shift. One idea. One brave yes. Because financial freedom isn't just about money—it's about peace, confidence, and the kind of stability that blesses your whole home. What if the key to better sex wasn't about technique — it was about learning to feel your own body again? Taryn Toomey, founder of The Class, joined me live at Eudaimonia to break down how 13 years of somatic movement quietly rewired her relationship with pleasure, sound, and receiving — and why the two aren't as different as you'd think. From faking orgasms in her 20s to purring her way through her "delicious" 40s, Taryn gets raw about her two-year stretch of only receiving oral sex, falling deeply in love after divorce, and what it really means to let someone in — body and soul. Don't forget to watch the full video podcast on YouTube! In this episode, you'll learn: • Why the sounds you make in a workout and the sounds you make in bed come from the exact same place — and how unlocking one unlocks the other • How Taryn's two-year "oral sex only" era taught her more about receiving, boundaries, and her own body than any relationship ever did • The one breathwork tool that works both in The Class and during sex to get out of your head and back into your body — instantly And if you want to dive deeper into Taryn's work after listening, we've got a little gift for you. Yeah. How mature of you. Thanks. Well, I mean, I think it helped that I had just come off of, like, the whole swinging scandal and all of that. So you realize that all of that isn't really like what it's cracked up to be and like, what's worth it and what's not. And so I think I was very much like, jaded by the online scrutiny and all of that, that I'm like, I don't know that sacrificing my peace, you know, when I would just fought for my life for a few years and like, I don't know that I'm ready to subject myself to that again.(08:38) - Season three especially showed like real fractures, particularly between Letitia and Kate... But did you and Layla feel like pulled into that? Oh for sure, but there is a there's also so many other like components to that whole situation that it wasn't even necessarily just like, you know, the, the Kate in Latvia of it all… And so I think in order to really protect, like my co-parent relationship and like my own piece, I think like her relationship with Chase, like got to a point where I like, needed to like just set a strict boundary and just be like like, I don't want to hear about either one of you from either one of you, like, figure your stuff out. But like, I'm, I like it's too much for me because it was just hard because I would hear things from Kate, and then I would ask Chase about it and he's like, no, that's not at all what happened. (20:20) - I want to know if we're going to see more of your romantic life, like, is there anything you can tease in that area? Are you dating anyone? Do we get to see it? I'm not dating anyone… Yeah, I think I think that's exactly where I'm like, I feel for sure like the most authentic version of myself that I've been. And so I'm like, I and I feel at peace with like being single right now. So I'm like, I'm open to love, but I'm not really like, I don't really care enough. Right now to go, like out of my way to search for it.(24:24) - And then the swinging storyline, like obviously changed everything. Like, I don't want you to feel like I'm saying this for you to say yes. I'm curious, though, if you regret that chapter or if you're like, that's just how life goes and that's how it had to happen…(29:24) - There must've been like a tiny feeling of betrayal for? I mean, I'm asking you, I guess, were you already emotionally detached? To me, like it had nothing to do with the, like. Any feelings for Chase? Like, I was, like, so far beyond that at this point… Like, y'all can do, like what you want, but I'm, I like, I'm not giving you access to that headspace anymore. Yeah. And that's really what it was about.(30:57) - I want to know how Chase would feel if you were ever to become a Bachelorette. Because now we know we can have a crossover world of Mormon wives and Bachelorette. So. And I think fans are obsessed with the idea of you being the Bachelorette. So would what would he feel and would you ever consider it?... I don't know, I would be open to it for sure. I think it would be very like like I said, I don't have a ton of dating experience, so it would for sure be an intimidating experience for me, but I'd be open to it for sure.See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

“Human beings are the only puzzle I can't figure out.” Aldis Hodge On this powerful episode of The Pivot Podcast, Ryan Clark, Channing Crowder, and Fred Taylor sit down with actor, producer, and master watchmaker Aldis Hodge for one of their most raw and revealing conversations yet. Hodge opens up about being raised by a single mother whose strength and sacrifice shaped his work ethic and sense of responsibility from an early age. Growing up in an area where the presence of the KKK was real and racial tension wasn't just history—it was lived experience—he reflects on how those early encounters with hate forged both resilience and purpose. Rather than shrink, he found his voice. A passionate, unapologetic Black voice grounded in truth, excellence, and accountability. Best known for his roles in Straight Outta Compton, Hidden Figures, One Night in Miami, Hawkman in Black Adam, and currently the lead in Prime Video series Cross, Hodge shares the pressure of portraying cultural icons and superheroes alike. He discusses the responsibility that comes with representing real stories and real communities—and how he channels personal experience into every performance. Beyond Hollywood, Aldis speaks about fatherhood and how being a proud girl dad reshaped his definition of success. Legacy is no longer just about career accolades—it's about what he models at home, the protection he provides, and the standard he sets for the next generation. In a deeply personal moment, Aldis lets us in on a powerful exchange between him and his wife that has forever changed and guided him. He also dives into his passion for puzzles and engineering, explaining how building his own watch brand is rooted in ownership, precision, and creating generational wealth. Drawing powerful parallels between elite athletes and elite artists, Hodge breaks down why mastery demands hard work, sacrifice, and the courage to pivot toward purpose. This episode is about perseverance through adversity, using your platform with intention, and building a legacy that stands taller than the obstacles meant to break you.
