Dear Real Estate Investor,As you probably know, there is insurance for the inside of your condo to cover your personal property and the betterments and improvements (like your kitchen cabinets) called H06. AND there is also the insurance that the Homeowners Association covers called the master insurance policy which covers the "outside" of the condo. but what does it cover exactly? If your tenant trips and falls, breaks his leg, will the master insurance cover that? What if your tenant had a guest over and they broke their leg on a tripping hazard? Debbie & Shawn Zenker have been in the insurance business for 30 years and have seen it all. Debbie & Shawn Zenker will explain what the Master insurance (HOA) insurance covers and what your own insurance covers and what they won't. If the master insurance covers the inside of units should you still get your own H06 insurance?  The biggest problem is when there is a claim and the 2 types of insurance will cover different things and you are stuck in the middle following up. Who coordinates that? Let's say your neighbor upstairs has a water leak that comes through the walls and causes damage to your unit. Who pays for the fixing and who is authorized and how fast will they pay? What if the insurance for the H0-6 and your insurance both say "that's not our responsibility"? Or who will cover this? Both say "not us" - what can a homeowner do?What if they won't pay the the higher grade improvements? How much will they really cover and who decides the amount?What if your tenant's dog  bites a neighbor does the H06 cover that or do you need extra insurance?I have seen people not able to fix damage for months because of disputes between the insurances and not knowing what they were actually covered for so... This is a must listen to webinar for ALL investors!

We've known since Edwin Hubble's time that the universe has been expanding. What we've only recently learned (like, in the past 10 years or so) is that the universe is accelerating as it expands. Measuring this expansion rate has been problematic and while there are at least two different ways to make the measurement, they don't always agree. This episode features Ed Macauley from the University of Portsmouth UK, and a member of the Dark Energy Survey collaboration. He and his team have been using a calibrated version of the 'standard candle' method of determining the rate of universal expansion, also known as the Hubble Constant or H0 to get a better answer that agrees with other measurement techniques. Variables y más variables Bienvenidos a un episodio más del Podcast Matriz de Indicadores para Resultados ABBA INSADISA, el día de hoy quiero platicarles un ejercicio práctico de un curso que estoy tomando en la plataforma Edx.org en donde se aprecia el uso de la Estadística para analizar las variables de cierta situación y definir una intervención pública (Programa Presupuestario) en el sector Educativo. El caso El caso es el siguiente: Una funcionaria pública del Brasil cuenta en su programa presupuestario el objetivo de disminuir la deserción escolar, para lo que quiere implementar un programa presupuestario. Hasta aquí todo bien verdad?, pero resulta que existen muchas aristas en el tema de la deserción escolar y debido a que los recursos son pocos, deben ser usados con mucha precisión. Tal como lo menciona David Arellano Gault en su libro sobre los Sistemas de Evaluación al Desempeño, los Gobiernos deben actuar con mucha inteligencia y demostrar que tienen tanto la capacidad económica como técnica para definir problemas, diseñar su solución y medir el impacto de la intervención pública. ¿Dónde estamos? Para iniciar la intervención se debe contar con datos, con información sobre el nivel de deserción de su país, contar con una línea base, saber como se dice coloquialmente «dónde estamos». Variables Así pues, se debe contar con variables que sean de interés para la implementación del programa. La información sobre estas variables te permitirá focalizar mejor la intervención, de manera de utilizar los recursos en la población que más lo requiere. Por ejemplo, los recursos y esfuerzos del programa ¿se deben aplicar en todas las regiones del país? ¿a qué grados escolares se les debe dar prioridad? ¿Se debe considerar colegios públicos y privados? ¿Se deben considerar a los estudiantes de todos los niveles socioeconómicos? ¿Este programa debe atender tanto a hombres como a mujeres? Si puedes apreciar, aquí ya estamos haciendo un análisis que pasa de lo estratégico a lo operativo, a lo técnico, a lo fino. En el curso mencionan que esas preguntas las podemos resolver si probamos la variable nivel de deserción con cada una de estas variables: Región Nivel o grado (primaria/secundaria) Tipo de colegio (público/privado) Nivel Socioeconómico (alto/medio/bajo) Género (hombre/mujer) Valor P El testeo se puede obtener, según recuerdo en mis clases de estadística, ingresando información y un modelo a un programa estadístico, y obtendremos el valor p para cada análisis entre variables. Por lo general, mientras más pequeño sea el valor p, más fuerte será la evidencia de la muestra para rechazar H0 -Minitab Recordemos que: Hipótesis nula Se escribe como H0. La hipótesis nula establece que no existe una relación entre dos variables. En este caso, entre la deserción escolar y la variable de análisis en turno. Hipótesis alternativa Se escribe como H1. La hipótesis alternativa es básicamente lo que predice el investigador. En este caso, que la deserción escolar tiene relación con la variable de análisis en turno. Si gustas conocer más sobre estos términos, te invito a escuchar el episodio 95. Donde hablo sobre la Hipótesis y los grupos de tratamiento y control. Así que los programas estadísticos nos entregan el “valor p” para cada análisis entre variables y que para estar en condiciones de rechazar la hipótesis nula y aceptar la hipótesis alternativa, este valor debe ser menor a 0,05. Si los análisis te arrojan los siguientes “valores p” para cada variable testeada:  Variable asociada con Deserción escolar / Valor p Región = 0.98 Nivel educacional = 0.01 Tipo de colegio /dependencia = 0.03 Nivel Socioeconómico

Today's guest is Thomas Wright, director of the Center on the United States and Europe at the Washington-based thinktank The Brookings Institute. Last summer, Thomas talked to us about his expectations of the Trump Administration in the foreign policy arena. Almost a year on, the Trump Administration has made many consequential foreign policy moves, including pulling out of the Iran nuclear deal, striking in Syria and agreeing to a meeting with North Korean leader Kim Jong Un. Trump has also made major changes in his foreign policy staff, most notably the replacement of former senior figures and "adults in the room" H. R. McMaster and Rex Tillerson by the more hawkish John Bolton and Mike Pompeo. We asked Thomas back to talk about a chaotic year of Trump foreign policy. Will Bolton and Pompeo empower the President - and can they work together? Is the Trump administration still a genuine player in the Middle East peace process after the bloodshed of recent days? Is the forthcoming Korea Summit set up to fail?

La hipótesis y su relación con los grupos de tratamiento y control Posteriormente a la construcción del árbol de problemas (con sus causas, problema central y efectos), se puede crear una hipótesis, es decir, un resultado esperado de la política pública que atenderá la situación que se busca revertir. Hipótesis De acuerdo con Creswell, podemos definir una hipótesis como una predicción que el investigador sostiene acerca de la relación entre variables. Una ejemplo de hipótesis (o predicción) podría ser: Los niños que reciben educación preescolar aprender a leer más rápido. En donde las variables son: la educación preescolar y la velocidad en el aprendizaje de la lectura. Ahora esa hipótesis se debe probar a través de procedimientos estadísticos en los que el investigador desarrolla inferencias de la población a partir de una muestra de estudio. En otras palabras, esa hipótesis se prueba en una muestra de niños, no en todos los niños de preescolar del mundo (no sería posible) sino a partir de una muestra de estudio. Creswell concluye que normalmente se utilizan hipótesis en experimentos en donde los investigadores comparan grupos. Es importante mencionar que según Creswell, la diferencia entre hipótesis y teoría es que una hipótesis hace una predicción bastante específica, mientras que una teoría es una explicación generalizada que proporciona un marco para analizar un problema. Los tipos de hipótesis Hipótesis nula Se escribe como H0. La hipótesis nula establece que no existe una relación entre dos variables; en el ejemplo que mencionamos al principio, la hipótesis nula sería que no existe una relación entre la educación preescolar y el aprender más pronto a leer. En otras palabras la H0 indicaría que la educación preescolar no afecta, no incide en que los niños aprendan a leer más pronto y que de hecho sería una contradicción a la teoría que el investigador busca probar. Hipótesis alternativa Se escribe como H1. La hipótesis alternativa es básicamente lo que predice el investigador. En este ejemplo la H1 sería que los niños que reciben educación preescolar aprender a leer más rápido. Esta hipótesis se puede probar con un grupo de control. Grupo de Tratamiento y de Control Grupo de tratamiento El Grupo de tratamiento lo podría explicar como el grupo de personas que reciben el tratamiento, o el experimento, o los bienes y servicios que oferta el programa presupuestario. En nuestro ejemplo, serían los niños que reciben educación preescolar. Grupo de control El Grupo de control es definido como el grupo de personas en el experimento que NO reciben el tratamiento por parte de los investigadores, es decir que no reciben los bienes y servicios que el programa presupuestario oferta, con el objeto de usar ese grupo como punto de comparación al grupo de tratamiento. Es importantísimo mencionar que el grupo de control debe ser idéntico en sus características al grupo de tratamiento, de manera que se puedan comparar y determinar los cambios que el experimento produjo. En nuestro ejemplo, el grupo de control serían niños que no reciben educación preescolar, pero que tienen que tener la misma edad, las mismas características físicas, condiciones sociales, etc. etc. que el grupo de tratamiento, para al final evaluar entre los dos grupos su velocidad en el aprendizaje de la lectura y cuánto se le atribuye a la intervención de la estancia en el preescolar que el grupo de tratamiento si tuvo y el grupo de control no. Veredicto Lo que aprendí en el curso de «Datos para la efectividad de las políticas públicas» de Edx, es lo siguiente: Si la hipótesis nula (la educación preescolar no afecta, no incide en que los niños aprendan a leer más pronto )fuese verdadera, no habría ninguna diferencia entre los grupos, entre los niños que tuvieron educación preescolar y los que no). Por el contrario, si los datos muestran que podemos rechazar la H0, entonces podemos probar la Hipótesis alternativa y medir la magnitud de la intervención. In this 2 part episode, I chat with Australian Bodybuilding Legend, Rocco Oppedisano. In this video we look at an example of conducting a Chi-square test. We set up the null and alternative hypotheses, determine the significance level, calculate expected frequencies and the Chi-square statistic and use statistical tables to determine the critical value of the Chi-square statistic. We then use this information to make a decision about H0 and to write a conclusion.

Transcript: For galaxies velocity is proportional to distance, and the constant in proportionality in this linear relationship is called the Hubble constant given by the large letter H and the subscript zero. It’s defined therefore as velocity divided by distance, and in astronomers units it has units of kilometers per second per megaparsec. Modern measurements place the best value of the Hubble constant at around H0 of seventy kilometers per second per megaparsec. This means, for example, that a galaxy moving with a recession velocity of seven hundred kilometers per second is at a typical distance of ten megaparsecs or thirty-three million lightyears whereas a galaxy moving with a recession velocity of seven thousand kilometers per second is at a distance of a hundred megaparsecs, and so on. The Hubble constant gives the expansion rate of the universe. A higher value implies a younger, smaller universe, and a lower value would imply an older, larger universe.
