Passengers may soon find themselves in a security screening line where they are asked to place their identification into a slot and look into a camera, after which a small screen will take their picture and flash the words “photo complete,” permitting the traveler to continue through the security process without handing their identification to an employee. The technology is currently in use at 16 airports throughout the country, such as those in Atlanta, Boston, Dallas, Detroit, Los Angeles, Miami, Orlando, Phoenix, and Salt Lake City, according to a report from the Associated Press. Passengers are allowed to opt out of the pilot program conducted by the TSA, which is a branch of the Department of Homeland Security. TSA employees in the security lines with the technology, which examines whether the identification is real and whether the identification belongs to the traveler, will nevertheless be present to ensure that the system reaches correct conclusions. The test of the technology comes despite a February letter from five members of the Senate, including Sen. Bernie Sanders (I-VT) and Sen. Jeff Merkley (D-OR), who expressed concern over reports that the system could be implemented across the United States as soon as this year if deemed successful. The lawmakers contended that facial recognition technology “represents a risk to civil liberties and privacy rights.” Federal entities already leverage facial recognition technology in various capacities despite the privacy and security concerns: a report published last year by the Government Accountability Office found that 18 out of 24 agencies reported using facial recognition systems in fiscal year 2020, largely for computer access and law enforcement activities, while 14 out of 42 agencies that employ law enforcement officers reported using the technology in criminal investigations. Americans broadly support the “widespread use of facial recognition technology” by police officers who utilize the systems for law enforcement purposes, according to a survey from Pew Research Center, in which 27% of respondents said the policy was a “bad idea” and 46% said the policy was a “good idea.” Other state and local governments have indeed banned biometric recognition technology. While the firm did not make mention of the controversy and boycott, a spokesperson for the brewing giant told Fox2Now in St. Louis that it held a meeting in the city and that “we have communicated some next steps with our internal teams and wholesaler partners.” “First, we made it clear that the safety and welfare of our employees and our partners is our top priority,” the company spokesperson said before adding that a new executive was tapped to head a marketing division. “Todd Allen was appointed Vice President of Bud Light added the spokesperson. “Third, we made some adjustments to streamline the structure of our marketing function to reduce layers so that our most senior marketers are more closely connected to every aspect of our brands activities. These steps will help us maintain focus on the things we do best: brewing great beer for all consumers, while always making a positive impact in our communities and on our country.” For the past month and a half, Bud Light’s sales have taken a nosedive after transgender influencer Dylan Mulvaney posted a video with the namesake can on social media, writing “#budlightpartner” in the caption. That led many to believe the light beer was officially partnering with Mulvaney and would launch a campaign with the activist, who is a biological male. Anheuser-Busch executive Brendan Whitworth said in an April 14 news release that the beverage firm had had no intention of sparking division or wading into a political debate. However, Whitworth made no mention of Mulvaney or the backlash. Weeks later, Anheuser-Busch InBev CEO Michel Doukeris told investors in a call that there was no partnership with Mulvaney and that only “one can” was produced with Mulvaney’s face. In a subsequent Financial Times interview, Doukeris claimed that the slumping Bud Light sales were sparked by social media-driven “misinformation.” Continuing, the CEO said that people believed it was a campaign. “It was not: it was one post. It was not an advertisement,” he remarked, contradicting the #budlightpartner hashtag that Mulvaney had written. Sales of the product dropped 26 percent year-over-year in the week ending April 22, according to Bump Williams Consulting based on Nielsen IQ data. Meanwhile, sales of rival beers Coors Light and Miller Light both saw their sales rise by about 10 percent each, according to the data. In the midst of the backlash, two Bud Light executives—Alissa Heinerscheid and Daniel Blake—took a leave of absence, the company said. “Given the circumstances, Alissa has decided to take a leave of absence which we support. A whistleblower complaint by the employees helped to reveal that the texts of Durkan, former Police Chief Carmen Best, Fire Chief Harold Scoggins, and other top officials from the summer of 2020 were intentionally deleted. Though the King County Superior Court case was resolved last month, the terms of Seattle’s settlement with Stacy Irwin and Kimberly Ferreiro weren’t finalized until this week and the details were released to The Seattle Times through a public disclosure request on Friday. The $2.3 million payout is in addition to over $770,000, as of April, spent by the city on attorneys to defend the case, the outlet reported. According to the suit, Irwin and Ferreiro claimed that they resigned as public-records officers in Durkan’s office due to hostile conditions and retaliation. The pair claimed they were “subjected to scorn, ridicule, abuse, and hostility … and the demand to perform illegal acts.” The pair sounded the alarm in 2021 when they complained to the Seattle Ethics and Elections Commission that the mayor’s office was mishandling records requests. An investigation by the SEEC determined that the mayor’s legal counsel, Michelle Chen, had violated the state Public Records Act by using narrow interpretations of certain requests to exclude Durkan’s missing texts and diverged from best practices by not informing requesters the texts were missing. Under state law, texts and other communications about public businesses by local elected officials must be kept for at least two years and anyone who willfully destroys a public record that’s supposed to be preserved is guilty of a felony, punishable by up to five years in prison. The settlement agreement includes $25,000 in lost wages each to Irwin and Ferreiro, while the remainder of the $2.3 million is for general damages and attorneys’ fees. As part of the settlement, the plaintiffs are required to drop the case, destroy city documents in their possession, and never pursue jobs in the city again. Additionally, both parties are barred from talking publicly about the settlement amount. Irwin told the Times that records disappeared and yet, “There’s been no accountability. These officials basically got away with it and the taxpayers are paying.” Ferreiro said, “It’s still a loss for the citizens of Seattle,” because some questions about the actions of city officials “will never be answered.” In August 2022, then-King County Prosecutor Dan Satterberg requested that Sheriff Patti Cole-Tindall investigate the city officials’ deleted texts, but Cole-Tindall’s office has yet to announce the results. Durkan’s office previously claimed that an “unknown technology issue” caused the texts to go missing but a city-commissioned forensic report found that Durkan’s phone was changed in July 2020 to delete texts automatically after 30 days as well as texts stored in the cloud. Durkan also previously claimed that she dropped her phone in a tide pool on the July 4 weekend of that year. A subsequent forensic report commissioned by business owners and residents suing the city over the deadly autonomous zone revealed that Durkan texts were manually deleted. In February, the city settled that lawsuit for $3.65 million, including $600,000 in penalties for the deleted texts. The settlement came swiftly after a judge sanctioned the city for destroying evidence and noted that Durkan’s excuses “strained credibility.” Over 27,000 texts were deleted from Best’s phone and the most recent forensic reports show that phones used by Scoggins and others were reset in October 2020. In 2022, Seattle paid nearly $200,000 and pledged to improve its public records processes to settle a lawsuit brought by The Seattle Times that alleged the city had mishandled requests from reporters who asked for the messages between city officials. In February, the owner of a Korean restaurant filed a federal lawsuit against the city for the loss of business and expenses incurred during the notorious autonomous zone. Senate Armed Services Committee members Joni Ernst (R-IA) and Tim Kaine (D-VA) shared exclusively with the Washington Examiner Tuesday morning their forthcoming bipartisan, bicameral bill to use their oversight authority of the Department of Defense to force the federal government to take stronger actions against Mexican transnational criminal organizations. "The amount of lives lost in Iowa and across the country due to this deadly drug has far surpassed the federal government’s response, and we must scale immediately to combat this national security threat," Ernst said in a statement provided to the Washington Examiner. "This bipartisan work will engage Mexico as an active partner to counter fentanyl trafficking and put the Pentagon’s tools to use to save American lives.” The Disrupt Fentanyl Trafficking Act would require the Pentagon to develop a fentanyl-specific counterdrug strategy, including how to work directly with the Mexican military and to increase security operations with Mexico. Fentanyl is largely moved into the U.S. from Mexico, and the ingredients to make the powerful drug originate in China and are then shipped to producers in Mexico. Ernst and Kaine maintained that enlisting the Mexican government as an equal partner in the war on fentanyl is critical, given the southern neighbor has failed to get a hold of the problem over the past five years. Between 2017 and 2021, fentanyl seizures at the U.S. border increased by 950% — most of which occurred under Mexican President Andres Manuel Lopez Obrador. Fentanyl has become the leading cause of death in U.S. adults between 18 and 45. President Joe Biden, in his State of the Union address earlier this year, vowed to do more to tackle the epidemic. Passengers may soon find themselves in a security screening line where they are asked to place their identification into a slot and look into a camera, after which a small screen will take their picture and flash the words “photo complete,” permitting the traveler to continue through the security process without handing their identification to an employee. The technology is currently in use at 16 airports throughout the country, such as those in Atlanta, Boston, Dallas, Detroit, Los Angeles, Miami, Orlando, Phoenix, and Salt Lake City, according to a report from the Associated Press. Passengers are allowed to opt out of the pilot program conducted by the TSA, which is a branch of the Department of Homeland Security. TSA employees in the security lines with the technology, which examines whether the identification is real and whether the identification belongs to the traveler, will nevertheless be present to ensure that the system reaches correct conclusions. The test of the technology comes despite a February letter from five members of the Senate, including Sen. Bernie Sanders (I-VT) and Sen. Jeff Merkley (D-OR), who expressed concern over reports that the system could be implemented across the United States as soon as this year if deemed successful. The lawmakers contended that facial recognition technology “represents a risk to civil liberties and privacy rights.” Federal entities already leverage facial recognition technology in various capacities despite the privacy and security concerns: a report published last year by the Government Accountability Office found that 18 out of 24 agencies reported using facial recognition systems in fiscal year 2020, largely for computer access and law enforcement activities, while 14 out of 42 agencies that employ law enforcement officers reported using the technology in criminal investigations. Americans broadly support the “widespread use of facial recognition technology” by police officers who utilize the systems for law enforcement purposes, according to a survey from Pew Research Center, in which 27% of respondents said the policy was a “bad idea” and 46% said the policy was a “good idea.” Other state and local governments have indeed banned biometric recognition technology. That led many to believe the light beer was officially partnering with Mulvaney and would launch a campaign with the activist, who is a biological male. Anheuser-Busch executive Brendan Whitworth said in an April 14 news release that the beverage firm had had no intention of sparking division or wading into a political debate. However, Whitworth made no mention of Mulvaney or the backlash. Weeks later, Anheuser-Busch InBev CEO Michel Doukeris told investors in a call that there was no partnership with Mulvaney and that only “one can” was produced with Mulvaney’s face. In a subsequent Financial Times interview, Doukeris claimed that the slumping Bud Light sales were sparked by social media-driven “misinformation.” Continuing, the CEO said that people believed it was a campaign. “It was not: it was one post. A whistleblower complaint by the employees helped to reveal that the texts of Durkan, former Police Chief Carmen Best, Fire Chief Harold Scoggins, and other top officials from the summer of 2020 were intentionally deleted. Though the King County Superior Court case was resolved last month, the terms of Seattle’s settlement with Stacy Irwin and Kimberly Ferreiro weren’t finalized until this week and the details were released to The Seattle Times through a public disclosure request on Friday. The $2.3 million payout is in addition to over $770,000, as of April, spent by the city on attorneys to defend the case, the outlet reported. According to the suit, Irwin and Ferreiro claimed that they resigned as public-records officers in Durkan’s office due to hostile conditions and retaliation. The pair claimed they were “subjected to scorn, ridicule, abuse, and hostility … and the demand to perform illegal acts.” The pair sounded the alarm in 2021 when they complained to the Seattle Ethics and Elections Commission that the mayor’s office was mishandling records requests. An investigation by the SEEC determined that the mayor’s legal counsel, Michelle Chen, had violated the state Public Records Act by using narrow interpretations of certain requests to exclude Durkan’s missing texts and diverged from best practices by not informing requesters the texts were missing. Under state law, texts and other communications about public businesses by local elected officials must be kept for at least two years and anyone who willfully destroys a public record that’s supposed to be preserved is guilty of a felony, punishable by up to five years in prison. The settlement agreement includes $25,000 in lost wages each to Irwin and Ferreiro, while the remainder of the $2.3 million is for general damages and attorneys’ fees. As part of the settlement, the plaintiffs are required to drop the case, destroy city documents in their possession, and never pursue jobs in the city again. Additionally, both parties are barred from talking publicly about the settlement amount. Irwin told the Times that records disappeared and yet, “There’s been no accountability. These officials basically got away with it and the taxpayers are paying.” Ferreiro said, “It’s still a loss for the citizens of Seattle,” because some questions about the actions of city officials “will never be answered.” In August 2022, then-King County Prosecutor Dan Satterberg requested that Sheriff Patti Cole-Tindall investigate the city officials’ deleted texts, but Cole-Tindall’s office has yet to announce the results. Durkan’s office previously claimed that an “unknown technology issue” caused the texts to go missing but a city-commissioned forensic report found that Durkan’s phone was changed in July 2020 to delete texts automatically after 30 days as well as texts stored in the cloud. Durkan also previously claimed that she dropped her phone in a tide pool on the July 4 weekend of that year. A subsequent forensic report commissioned by business owners and residents suing the city over the deadly autonomous zone revealed that Durkan texts were manually deleted. In February, the city settled that lawsuit for $3.65 million, including $600,000 in penalties for the deleted texts. The settlement came swiftly after a judge sanctioned the city for destroying evidence and noted that Durkan’s excuses “strained credibility.” Over 27,000 texts were deleted from Best’s phone and the most recent forensic reports show that phones used by Scoggins and others were reset in October 2020. In 2022, Seattle paid nearly $200,000 and pledged to improve its public records processes to settle a lawsuit brought by The Seattle Times that alleged the city had mishandled requests from reporters who asked for the messages between city officials. In February, the owner of a Korean restaurant filed a federal lawsuit against the city for the loss of business and expenses incurred during the notorious autonomous zone. Yeah, so I'm on Mark's show on a Wednesday night with a couple of other people and we just kind of talk about the news and stuff that's going on. Obviously, with everything that happened with Ofcom, he's no longer on GB News and they seem to just keep wanting to employ politicians or ex-politicians. So let's jump in and look at our first story, which is the wonderful Penny Mordant, who could have been Prime Minister, although I'm not sure she'd really be any worse. What other colleagues are not doing is promoting false propaganda, which is widely known to originate from the Kremlin, abusing and undermining colleagues and the occupant of the chair, and using the autopsy of a 14-year-old girl as clickbait on their social media feed, all of which the Honourable Member has done in the past week. And he might like to reflect on that. This is obviously criticism of the wonderful, the one and only Andrew Bridgen MP who's spoken up for the vaccine injured, just like Mark Steyn really has done, and that's why he got clobbered by Ofcom for his honest conversations. So, Leilani, tell us about this, about Andrew Bridgen once again being attacked by others in the Chamber. I mean, what Penny Mordaunt said was absolutely disgusting and disgraceful, isn't it? I mean, she's completely and utterly gaslighting the whole situation, yet again, like they've all been doing. But worse, worse is that she's saying it's Kremlin propaganda. I mean, it's like, it's laughable at this point. Like, really, are we going to say that everything's Kremlin propaganda and it's Russian affiliated or whatever? You know, what Andrew Bridgen has said is his experience. He's vaccine injured himself. He's spoken up for the vaccine injured. He's, you know, been on the marches. He's tried time and time again to raise awareness to what's going on. And you have this woman standing there. And it doesn't surprise me, though, because, you know, I've seen her on interviews and she kind of is friends with Bill Gates. She won't have a bad word said about him. It's really because I've been really shocked. I mean, I've worked in the Lords for 12 years and have been shocked at the lack of support that Andrew Bridgen, I think Esther McVey has come out and kind of backed him, but I would have thought there was maybe a dozen MPs kind of I would have thought in my mind would have come out and backed Andrew Bridgen and yet there's been silence and you know at the time he spoke in the chamber on this issue everyone got up and left and he was speaking to an empty chamber. Yeah I saw that it was a disgrace, absolute disgrace. You saw somebody like tap someone on the shoulder then go over and usher everyone out. So there's obviously a big orchestrated effort here to keep it under wraps and keep it silent and not talk about it. Now they're going to keep, it seems, sticking to this official narrative that things are safe and things are effective and the public know it's not true. Now at this point they're learning. A lot of people know other people now that are a vaccine injured. I know a few personally, myself, and that's if they're lucky. That's if they're not dead. So for Penny Mordant to completely and utterly lie like that, and then Andrew Bridgen, I think he posted the autopsy of a 14-year-old girl in Japan. For her to then say that's just clickbait, I actually don't have any words for it, because it's just, It blows my mind that this can happen. No, it does. And it's, when you, you get excited whenever you see one politician stand up, but then whenever they're just attacked by every single other politician. But again, I guess it's fear of the leadership of the Conservative Party, because they realise that when the truth gets out, it'll not just be Dominic Raab just simply resigning, it'll be the rest of them and serious issues. And I guess they're all thinking of their jobs. And that's the thing, isn't it? It's a bit like the Thalidomide. It took, what was it, 10 years for it to come out. And I don't think that these people want to speak about it yet, because these people are the people that were pushing it. They were telling their constituents, they were telling the country, take it, it's safe, it's effective. You're gonna end lockdowns. It's the only way to stop the lockdowns. They put us in these lockdowns. They put all these stupid measures out. They put the fear of God into people that they would never be able to get back to normal unless they took the jabs, then they coerce people into them. So for them to suddenly say, ooh, you know, we made a mistake. It would be the right thing to do, but you know, they're not good, honest, genuine people working there. So you know, it would be the right thing for them to say I made a mistake, but they won't. And it seems like the only person doing that now is Andrew Bridgen. Well in the media it's the same, and here is an article, Leilani, which you had retweeted, and this is Conservative Woman, which seems to be, well it's regularly talking about this issue, and is one of the few doing it and 'this is my daughter's life has been ruined by the COVID vaccine and so has mine' and it goes in the story written by someone who is anonymous again there is a fear of speaking truth on this and it just starts off this is the latest in our series of accounts of injuries caused by COVID-19 vaccines this is a heart-breaking story by Karen from a mother's perspective. And it's heartening, it's harrowing that this story has to be told, it's heartening that you have great publications like Conservative Woman getting this out. But again, they seem to be a voice in the wilderness in regards to other media outlets. That's right. There's very, very few people and media outlets talking about it. We saw it with Charlotte Wright's case, which I'll go into a bit later. There was just no media outside the court when they had the new coroner's review. And so there's very, very, as you said, very few cases, but this is heart-breaking. And you do see who the victim is, you see the daughter in it, because it shows her GoFundMe page, and there's photos of her and what happened and how she turned from this lovely, vibrant, she's only 36, so you know, much younger than me, this vibrant woman with two children and a husband, to somebody that was in a coma from I think it was blood clots and she was in a coma and she was in hospital a long time, she cannot walk properly, she can't, you know, bath herself and what have you, she can't get up her stairs, you know, she's really struggling because her house, you know, is a two-story house, there's no downstairs shower room, so she's, you know, it's an absolute nightmare, and of course, you know, where's the government support? They're not, you know, there's no, there's very few bungalows for her to go in, she can't work anymore, you know, they're struggling to pay the bills, and on top of this, you know, she really needs a carer. So it's, you know, it's another horrific situation. And I think the compensation that is being given out is pitiful. It's pitiful, whether it's for the vaccine bereaved, it's pitiful whether they're injured. And of course, big pharma have the only immunity around, financial immunity, you know, they should be paying out for these poor people to be looked after and taken care of, or the private health care that they need, or alternative kinds of health care. And I guess whenever, and she talks about her daughter being in a coma for six or eight weeks, horrendous, and I guess the fear is that if someone goes to a hospital with a vaccine injury, that that's not a, that's not taken into consideration. So I could imagine they look for everything except that and by the time they come around to accepting that it could be too late for many people that's the scary reality. And I don't even know if you know if they recognized it as a vaccine injury if there's anything that can actually be done to, you know to remedy that because I guess they just have to treat it as a stroke and it's just, oh sorry I accidentally pulled that out, it's just whether or not they can get themselves back into any state of health. And a lot of these poor people can't, Andrew Bridgen can't. He's, you know, I think he's, he's got to be on drugs, I think, for the rest of his life. Luckily, it's only antihistamines, because he gets, you know, these allergic reactions every time he stops now since but, you know, for some people. It's this and it's absolutely horrific. Well, let's look at some of the data which you had put up, some of the VAERS data. Projam, can you just double click on that graph and bring it up full screen? And this shows the top is, let me bring it up, the top is all US deaths reported to VAERS by year. And as you can see, there's a pattern from 1990 up until 2020. That pattern is there are very, very, very few not even registered on this. And then something happens in 2021 and these are only the ones that are reported through the system. But I mean, tell us about, you put this up, tell us about this graph. So Dr Thomas Binder put this up in response to what I put about Charlotte Wright. So what happened with Charlotte Wright is her husband, Stephen Wright, died 10 days after having the vaccine, and for a long time they wouldn't acknowledge that it was the vaccine that caused it. I think it's taken her about two years and about two days ago she, was it Wednesday, she went to court, she went for a coroner's review and they actually changed the death certificate to say AstraZeneca. So in a way it was a relief, Obviously, it doesn't bring any comfort, her husband's dead now. But the most insane thing is that he was classed as unvaccinated, because it was within two weeks or 14 days of the vaccine, they had natural causes, unvaccinated. So I think Dr. Thomas Binder was trying to demonstrate that, you know, that a lot of the deaths that are supposedly unvaccinated people dying could have been people that had the same reaction as him. And I know there's a lot of people who, wouldn't even think twice about it being a vaccine and just think, you know, oh, you know, it must be something rare that's happened. It's not the vaccine. It's a random blood clot. And it doesn't occur to them. But luckily, you know Charlotte fought so hard and for so long to get this acknowledged and recognised and changed. I hope this can open the door now for other people who have questions about, you know, someone passing away within 14 days of the vaccine and then it just not even being recorded as a vaccine injury or vaccine death. I mean, Charlotte's story is so important because I'm sure there are many people who have tried and simply haven't got anywhere, and now they see actually there is recognition available, then I do hope that gives many courage to actually find out the truth about the deaths of their loved ones. Yeah, that's right. I mean, it's really scary to think. I know a couple of people who say they have friends who kind of had heart attacks randomly, previously quite healthy people who didn't, think they had any underlying illnesses, just pass away of a heart attack or stroke. And I, you know, and then I think, I can't say it, I want to ask the question, but I can't say it. And I'm pretty sure, you know, that they had, they had the jab, but you know, and it's not really the right time to ask, is it? But I don't think... It is a difficult conversation to have. It really is. So yeah, but you know, hopefully now this is opened a couple of doors for people. And the gaslighting has to stop and the censorship and you know what she was, she's been censored a lot she's been shadow banned. There's another lady that appears on Mark Stein's show, Vicky Spitz, her fiancé died the same way. She's been banned off Twitter for talking about it and there are so many people with vaccine injuries or have loved ones who've, you know, died from it, that can't even speak about it on social media. It's like, no, bye, let's, you know, wipe them off. And another one like Gareth Eve, his wife, Lisa Shaw, also died of it. And, and there's just, you know, silence, people aren't talking about it on in the mainstream. It's crazy to me. Well, it's not when you know the agenda, and you know, everyone's covering their back, but it's still, you know what I mean? Oh and the government blame Russian disinformation, of course, of course. It's an easy way out and an easy way dismiss. It's like calling someone a Nazi or whatever, racist, just call them a Russian spy. They love that. They love it these days. Any like slur you can come up with, just, you know, for anything that or so what now you're a Putin super sympathiser if you believe there's vaccine injuries or something. They'll come out with anything to cover their backs. It's crazy. Now they will. Well, let's move on to a completely an interesting graphic that you put up. And it was this. And this is talking about the frightening change of testosterone levels of men and how it is affecting masculinity. And there are many things I guess this has done. But I mean, tell us about this, because it is a worldwide issue that is having an effect on the whole of humanity, really. Well, they're saying now that a 20 year old has the same levels of testosterone as a 70 year old would have had in 2020. Was it 2000? Yeah. In the 2000s. And obviously, there's a huge decrease in testosterone, natural testosterone levels that men are making and producing. And I think it comes down to a lot of chemicals that are around. Now, Alex Jones got called an absolute nutter when he said, look, there's these chemicals that are changing the sex of frogs, but it is, I think it's called atrazine. And it will sterilize a male frog, and in some of them will actually change their sex. So if this is in the water, and water just goes round, it gets recycled and purified, then this is going to be in our water. And we're going to be taking it in. And then there's other chemicals, like the BPAs in the plastic, in your plastic water bottles. And when the heat gets on a water bottle or the cold gets on a water bottle, it can make the BPAs come out, and things we store our food in, and microplastics, and all of this. So there were a whole load of chemicals that disrupt, I think it's the endocrine system, whatever it is that produces hormones. I think it's the endocrine system. But I've been saying this for years, that, you know, they keep talking about carbon being the end of the world, and the toxic thing, and that they're making carbon to be out the enemy. But actually, it's these toxins and poisons and chemicals that are entering our, you know, our air, our food supply and our water, that are really going to cause a, you know, a massive problem and lower sperm counts, lower testosterone levels. And I'm sure it probably has the same effect on women's oestrogen levels or, you know, egg production and what have you? Well, see, the push for fertilizers and also the push for GM foods that I guess food companies are looking for maximum productivity and maximum profit, but not really looking into the long term effect it would have on the population. Now, what's really scary as well is when you see the experiments they're doing, kind of the transhuman experiments or trying to grow, something out of the womb and in a sack or, you know, they'll get two male mice and splice their DNA together to create something. It's like, do they even care that, you know, sperm counts are going down? Do they care that the fertility rates are going down? If they can clone things, if they they can breed things outside the human body completely unnaturally. I don't think, I think the answer is they don't. They don't care. That, you know, they're playing God. They put a white coat on and they think they're God and they can do whatever they want. And of course, if only we had governments who are interested in the well-being of the population as opposed to, I guess, being in bed with these large companies in varying degrees, whether it's financial or contracts. But you wonder what is behind the scenes that would limit the government's desire to actually investigate some of these. Yeah, and you know what, there's probably so much money going around and backhanders being given to each other, little brown envelopes and cash here and there. And then also think about it, if the only way a human can reproduce is to have it done artificially, the amount of money that's going to be generated. And that seems to be all these people care about. When you look at Big Pharma, they're so motivated by money. They really couldn't give a damn about anybody. It's how much money can they make, their profitability, their first priority is their shareholders, not the patients. And they just want more customers and more customers. And here's another way. You have more customers because people can't even reproduce anymore, because all the chemicals from their other products are now reducing our fertility. Let's move on to something completely different. Let's move on talking about that Russian propaganda. Let's look at this story in Sky News. NATO allies agree Ukraine will become a member. Jens Stoltenberg, and there he is, if you can just scroll it down, who's the Secretary General of NATO, has repeatedly promised that Ukraine would join NATO throughout the war. Meanwhile, the Kremlin maintains that preventing this from happening is one of the goals of its war in Ukraine. It does seem madness to do the one thing that Russia is scared about. I mean, what could go wrong? Well, this is what's mad to me. I mean, this is what Russia, this was what it was all about, wasn't it? This was supposed to be why Russia invaded in the first place, because they believed that Ukraine was going to become a NATO member, or they were getting too, you know, NATO was pushing too far east for their liking, and what have you. So, you know what, it doesn't surprise me and what but what drives me mad is you never hear anybody calling for peace. We just from day one we escalated it and anybody that wanted peace or de-escalation or any kind of negotiation was called again, name called a Putin sympathizer, Russian apologist, you know whatever it was. And I was one of them because I immediately said I was like come on you know, we just Biden's just pulled the troops out of Afghanistan in the worst way ever now he wants to go and stick them in Ukraine and send all this money over there. We know the Hunter Biden laptops, there's 10% for the big guy. It's just so much corruption. And again, it's the military industrial complex that win out of this. It's never going to be the innocent people. It's not the innocent people of Ukraine. It's not the innocent people of Russia that win. It's the military industrial complex, the leaders, and the people that gain financially out of it. It's like they don't even care about their people dying. And then also we saw in America, the whistle-blower who came out and showed that, I don't know who it was, the guy stood up in the Senate and lied and said, look, we've got this. We're doing well. We're winning. And it showed that seven Ukrainians were dying for every Russian soldier. So how is that winning? completely lied, but the whistle-blower then gets carted off to jail and there's absolutely, you know, no comeback on the people that were lying and doing this. Well, the leader of NATO, he says, 'let me be clear, Ukraine's rightful place is in the Euro-Atlantic family', he told a press conference. Ukraine's rightful place is in NATO. And then I heard Orban coming out from Hungary and saying, hmm, this may not happen. I guess it's good to have some other voices within it that aren't just simply going along with whatever they're told to do by the major superpowers. And I think we've seen, I don't know, correct me if I'm wrong, I think I think Macron said something about America's involvement as well. But we've seen this over and over again. And then all the propaganda machines come out. My mom was over at the weekend watching Sky News. And it was, please, turn it off. And obviously, it's all the bad things that have happened in Ukraine, supposedly by the Russians. All right, well, this is war. Where were you lot when we were trying to say, please, de-escalate, because there's going to be so many deaths. Do not prolong this. Try and find resolution. But, you know, you're not allowed to say find resolution. You have to say, come on, bomb them, like send them money and everything else. So it's nuts. They just do not care about innocent Ukrainians or Russians, either of them. No, Ukraine is just a pawn in the middle of the West's attack on Russia, really. Again, moving on to something completely different. Bud Light. So Bud Light, I actually don't know if you, this could be one that you didn't repost possibly Leilani, but I wanted to cover it anyway. So Bud Light's marketing leadership undergoes shakeup. Wow. After Dylan Mulvaney's controversy, who is the bloke who thinks he is a woman. We can happily say that on, not on YouTube. But I saw some of the comments from her saying how wonderful this was about looking at a younger audience and now suddenly, well, she's now gone and been replaced by the global marketing VP, Todd Allen. So it looks as though the anger and frustration and boycott of Bud Light has worked. Yeah, well, you know what? When you actually see what she said about her own customers, she basically, she was so rude about them. I mean, these are Bud Light customers that have probably been loyal to the brand. She's just saying they're so out of touch and calling them kind of fratty, out of touch people. Like, is that what you tell your customers? Is that how you gain brand loyalty? So it doesn't surprise, I'm glad she's gone and it doesn't surprise me. But what's disgusting is that they even got Dylan Mulvaney on there because he's an insult, a complete insult to women. Like, when I was growing up, it's like the legally blonde stupidity, right? Bimbo-esque that I hated growing up as a little girl that made me actually a tomboy because, you know, I thought the stereotypical girly stuff. He takes it to another level. So to watch him is actually such an insult to women. It's like a complete and utter, it's woman face. And it's trying to emulate us in the most ridiculous, stupid caricature of a way. And it's embarrassing. And like, I would not want to be a friends with any woman that behaved like that. So for a guy to dress up and then expect us all to believe and use these pronouns and affirm that he's a woman when he's, he's obviously clearly got a mental illness. And he's a complete and utter attention seeker. I mean, I've seen him. I've seen him, I think he did 'The Price is Right' as a male. Oh, it's so bad. And I'm like, Oh, cringe, can anything be like, it can't be what and then he's doing same moves that he did when Nike sponsored him. And the whole thing is as well with that Bud Light affiliation promotion is that he's sat there talking about March Madness now if If you're getting paid, But please, do a bit of research. Find out what March Madness is and the fact it's basketball. Don't be a dim idiot and pretend like you're a girl and girls don't know what sports are and girls don't know that March Madness is basketball. Even when I moved to America and I heard, I was like, OK, what is this March Madness everybody's going out about? It took me two seconds because I look into things. I feel as though someone has abused me in some way by watching some of these, which are, and again, as I've said on this regularly, that these people used to be able to go and seek treatment and get help for the conditions they have. And now they're celebrated. and whenever we celebrate people who have got some mental issues, no wonder the world isn't such a crazy place whenever that's not treated but celebrated. So you're lucky that you didn't see them. I saw them early on. I saw his videos and it was girl, the worst thing was he was talking about it as like, this is day three of girlhood and he had pigtails, he had a little crop top, like a little netball skirt. Like cheerleader outfit. And I'm like, okay, first of all, you're like, you're sick. Like, are you trying to get an audience of young, like 12, 13 year old girls? Then he gets like some tampon sponsorship as well. So my calling, did he call it my female pouch or something? And I'm just like, my female pocket or my female.... And I'm like, wow, I don't want some pervy fetishy dude talking about tampons. It's like, it's just disgusting. So, you know, and I've seen fridges full of Bud Light and all the other beers are gone. So I hope long may it continue. I saw that in Morrison's the other and I didn't post, I meant to post it, but it was a whole massive, and it was, I have never seen beer as cheap as it was, and yet it was, wasn't moving. But I know also Ofcom have given out guidance on it as well, you know, and I think it came about when that Scottish male rapist, dressed as a woman, just because he had a wig, he had a wig on, the guy had a wig on, in leggings you can see his package, and a bit of lipstick, I think the heel, the boots had some heels on, and that was around the time when Ofcom gave out this guidance saying, you know, respect people's pronouns, then you see Richard Madeley on Breakfast TV apologizing profusely for calling Sam Smith he, not not they. And it's like, God, you're all, you know, you're kowtowing to the woke mob and it's not right. So I, you know, I really admire Matt Walsh for this. And he actually got hacked as well. It was really bad. He got his Twitter got hacked. And luckily he was able to get it back. But you know, what's transpired since then is that he's got to have 24 seven security because the woke mob was so after him. So all these people that say they're liberals are only liberal if you agree with their narrative because Matt Walsh has never actually said anything transphobic. Matt Walsh has simply asked, what is a woman? Matt Walsh has said, you know, if you've got a penis, you're a man, if you have a vagina, you're a woman. And I'm not going to use pronouns that you want me to use and affirm your delusions. You know, if to me, I don't see anything wrong with what you said. If you see, you know, a skinny lady, man, lady, whatever, who's anorexic, who thinks they're fat and wants to go on a diet, you don't affirm that by saying, oh, let me help you. Let me get you on this diet. You get them the help they need. And these men are not women. So... Actually I signed up for Daily Wire for the year, simply because I wanted to watch What is a Woman by Matt Walsh. I love it because he lets others speak their stupidity. He puts a microphone and they just talk nonsense. It's great you don't have to speak over them, you don't have to coax them. People are dumb enough to actually spout this nonsense. No, I'm the same. And I saw the poor, the trans man, who's a biological woman, saying, look, I'll always be a biological woman. And they got me, and they coaxed me at this age, they've got to leave children alone. And she shows a scar that she's got on her arm from where they take off the skin and make a fake penis. She describes all of the medical issues she now faces as a trans man. And it actually brought tears to my eyes because you could see that she genuinely needed a different kind of help. And all they did is affirm a mental illness that she had at the time. And I know there's a couple of other, trans people I know, you know, the same way that have just said, look, I was in, I was in a really bad place. And they offered this solution instead of talking through my actual problems. And I thought this would be the solution. And I was in such a bad place. I kind of went along with it. And you know and then they get attacked so it's a horrible situation. The trans lobby are, I've you when you when you talk about a range of stuff as as you do Leilani, you kind of wonder where the attacks the response will will come from and the names you'll get called. The trans lobby are, a level above the vitriol, the utter hatred and obviously what you're watching but, the response from them is, I mean, I think it's just possessed that they seem to have such an utter hatred and I'm sure you've seen that as well. Absolutely, the real full-on trans activists are completely and utterly nuts. I mean, after that school shooting by the trans, you know, the biological female. People, the trans activists were coming out saying that she was misgendered because they called her a she and she should have been a he and they were dead, they dead named her because they should have used her male name and it's like hold on a minute, this woman, person, whatever has killed six people and this is what you come out with and then they were like um well you know you mess with our kids, will mess with yours, meaning, because I think it was in a state that had passed a bill that would not allow genital mutilation of children in that state, and also for children to go on hormone blockers, that apparently is messing with their children, so they have every right to attack others. So yeah, you know, I think the trans activists are some of the most dangerous. I mean, you look at the death threats J.K. Rowling's had. I think it was Rachel Johnson, Boris Johnson's sister, that said that if she grew up being a tomboy and she was concerned, maybe she wouldn't say it now, but she was concerned that if she was born a few years later, that she would then be a male because she would be pumped full of hormones. And that's the fear that the madness that prevails today is injecting children and destroying them, sexually abusing them in a way where in a situation where kids grew out of things, they experience life, they explore and now we're taking knives and slicing them instead of just letting them grow up. See I always think that, I always, because I was such a tomboy growing up, I mean I was, I thought everything girly was just so ridiculous. I wanted to play with boys toys. I love Transformers. I thought Barbie was ridiculous. I like Transformers and Action Man and I'd climb trees with the boys and I'd get dirty and I didn't want to put a skirt on. And I really feel like they would have, and I even got my school. It went on for a while because I think I was 17 when I got my school to start a rugby team for girls and Bournemouth actually had a female rugby team and I played rugby in it and like the local paper wrote about it but they would have said that, you know, they would have tried to convince me that I was born in the wrong body and you know maybe I was really a guy and it would have definitely it would have destroyed my life. Because you know I think I might have got to 18, 19. I was like oh actually I really like being a girl I actually don't want to be covered in bruises anymore like no more bruises stick with horses, I'll be a girly girl, um... Life's fun as a girl. You know, I got attention from guys and I was, you know, things went back to how they should have been for me. And some girls might not even grow out the tomboy stage. And that's also fine. For them to be a tomboy. It doesn't mean they should be a male and, and, you know, mutilate their genitals and, you know, cut off their breasts. And it's a social contagion as well. Oh it is, it is. But what worries me is they're letting this happen, and then what they will then do is say, look, we need to use facial recognition more, because this is going to happen. Or what we need is we need the barriers that go outside the storefronts that you have to swipe to get into, which I've seen. I think there's one on Kensington High Street. I think it's the Amazon store. You have to show your ID to get in. And I saw on Twitter, there was a couple of Whole Foods somewhere in New York where you have to swipe your thing to get in. So this could end up being the gateway into having cameras everywhere, facial recognition everywhere, under the auspices of safety for ourselves. You swipe in to go in, and then you think, well, I'm not going to be one of these looters, so it doesn't matter. But then, next thing, when it's like, hey, you're not allowed to go within a three mile radius of your house, that's then when they arrest you as well. You know, like we saw with COVID, oh, you can't go into this zone, you can't travel out your zones, because I don't know, there's probably people here from other countries, but in England, you had, what was it? Like red, yellow, or green, or something, where if there was more COVID cases in one area, you were probably red and you couldn't go to the next county or drive across the line. So, that's where, you know, in that totalitarian state, that is what it could then be used for. You know, they put it in to stop these people looting in, you know, in mass. But if you're a shop owner, for you to face that and the police not to turn up, and you're right, it has to be, it doesn't make sense to allow that to happen, so it has to be to push towards something else. That's the only sensible kind of read of what we're seeing. Because you would think, wouldn't you, that if someone made a 911 call for that, that they'd send out, you know, a big team of policemen, maybe it's America, they've all got guns. Something would happen that, you know, they could control the situation. So if they're not controlling it, then that kind of it has to be, you know, part of the plan. And it's just in California just turned into a complete and utter mess. Anyway, like you said, you can go in, you can you see it all the time on, you know, on social media, the way people go in, and they just put, you know, goods in a bag because they know they can steal up to 1000 quid and nothing's going to happen. And then they literally walk out. You know, I try to post, not to post them because I don't want people to see how easy it is. And you know, it kind of catch on through, you know through sharing it and posting it. But basically that's what happens all over California. And then so many shops have got to close down It's just no point in them trying to do business with it happening, but I can see that that's going to be the way forward. They'll say, well, you know, we're not going to send the police out, but what you can do is you can have these barriers and we'll have facial recognition everywhere, but then it leads to, leads to other things when they start abusing the powers like, you know, we've seen them do. I think my advice would be to any shop owner, if that happens, when you phone the police, Do let the police know you've been misgendered. I think that's the only way you'll get the police back. And then they'll come out with an armed support unit. Oh, million percent! But a SWAT team will be there, I tell you, in a second. That's the only way round it. This is Elon Musk, who is an interesting character in many ways, but, this was an interview he gave to Tucker Carlson. Of course, he's been discussing all different things. We may not, we'll see if we can watch it all, but talking about Mark Zuckerberg, who, obviously the founder and ex-owner of Twitter, gave 400 million in the last election support off at the Democrat party, ProJam. Can you just play that clip there? (Video plays) 'The goal of new Twitter is to be as fair and even-handed as possible, so not favouring any political ideology, but just being fair at all. Why doesn't Facebook do this? I know that Zuckerberg has said, and I take him at face value, that he... Well, I do actually in this way, that he is a kind of old-fashioned liberal who doesn't like to censor, he has, but he, you know, like, why wouldn't a company like that take the stand that you have taken, which is pretty rooted in American traditional political custom, you know, for free speech? My understanding is that Zuckerberg spent $400 million in the last election, nominally in a get-out-the-vote campaign, but really fundamentally in support of Democrats. Is that accurate or not accurate? That is accurate. Does that sound unbiased to you? No, it doesn't.' We could listen to it more and I'd encourage people to watch the full interview and he's been giving different interviews around and setting aside, I know we will both have issues with a lot of stuff that Musk may stand for, especially the transhuman stuff. I think we are loving what he is doing with Twitter and calling out things like that. And in regards to Twitter, he seems to be straight up, wants to do something positive for that. And I guess we should all be applauding that, even though we may have issues with some other areas of his activities. See, yeah, that's the thing. It's like you don't have to agree 100% with everything that everyone does or everyone says. But, you know, I do applaud him for everything that he's doing and saying about Twitter right now, and he's exposed the corruption that's been going on, the blatant, you know, partnerships with the government and the CIA, or, you know, is it the FBI? And, and the censorship, and literally putting people's names down and saying these people can't speak, and for whatever, whatever reason it was, because they were against the narrative. And, you know, I'm sure they would have done it with climate change next too. I'm sure they would have done it with the Russia-Ukraine situation had he not bought it. To me, I wish, you know, Zuckerberg is just so full of it, because like he says, he gave up so much money. And I know for a fact, whatever's happened with Twitter, for sure has happened with Facebook and Instagram. I know that I've been thrown off Instagram. I cannot put my full name on Instagram anywhere. I can't set up a new account. I've had someone within Instagram say to me, gosh, I've never tried to get my account back for me. So I've actually never seen this before. You know, I didn't have to pay him anything. He's like, you can pay me if I can get your account back. He's like, I cannot get your account back. I don't want anything, but I've tried, but I haven't seen this before. You are properly blacklisted. So I am actually... What did you say? What was so bad? Well, I was against, I was talking about vaccine injuries. I was showing how easy it was to walk into shops without a mask. I was, you know, when we couldn't sit on furniture, because in the UK, you were not allowed to sit on outdoor furniture or drink a hot drink outside because that was classed as a picnic. I was posting pictures of myself sitting on park benches with a cup of coffee with my sister laughing at the stupidity and I think I had a rant about the word birthing parent and I think I said I'm sorry but you know there are mothers out there who have adopted children who haven't given birth but they'll be more of a mother than a mentally ill person who thinks they are a male. I think I said, so there was a few things, but anyway, I got properly thrown off. You can actually follow me on Instagram now under my last half, of my first name. So Leilani Dowd, I'm on it as that, but I cannot put my full name in my profile anything. So if you were to type in my name, you wouldn't be able to find me. But yeah, anyway, my point being that whatever censorship has been going on and collusion with the government that happened with Twitter prior to Elon, that has most definitely happened with Facebook and Instagram, in my opinion. And, you know, Zuckerberg isn't repairing any of it like Elon is, he's not letting people back on, he's not letting people have their old accounts back. You know, he's just, yeah, Facebook and Instagram were a joke as far as that's concerned. And you're not ever gonna be able to speak against the narrative on them. Completely. Let's let's finish off with something that the UK are getting tomorrow, actually Florida already got, but this is that the government are going to send an alarm to you, an alert, a high-pitched alarm at 3 p.m. I believe on Sunday and this is a test so they can warn you if, well I was talking about about this with my older son. And he would say, well, you know, if maybe there's something happening, what? What, in London, is it gonna be an earthquake? Maybe we're on a volcano? Or might there be an alien attack? So what, well, but yeah, the government are gonna alert us all at 3 p.m. Tell us about this and what your advice is to the viewers. Well, I've turned mine off. Look, so I used to live in Los Angeles and there were wildfires, okay? So you might want an alert for a wildfire. The problem is that by the time you hear about the wildfire, they've already knocked out the electricity pylons. It's knocked out your phone anyway. So you're never going to get the alert. You're struggling. You've got no Wi-Fi. The electricity's gone if you live in a remote area. And the lines are down. So to rely on it would be ridiculous anyway. And probably the same if there was a big volcano or something, unless you had a lot of time to prepare, in which case, you know, it would be all over the news or social media or something like that. But what's scary as well is there's people that might have, you know, apparently they say that abused women or abused children might have a secret phone to get help. And obviously these phones are going to be bleeping everywhere at 3pm. So, you know, it's going to be quite distracting. I don't know if my mum even knows, I couldn't be bothered to tell her, she wouldn't switch it off anyway, but she'll have a like heart attack if it starts bleeping while she's driving along in the car. So it's, and I think personally, they want to see what phones are on, what phones are off, what, who's compliant with the government, who's not. And anyway, I'm turning mine off. I don't need it. I've seen a lot of the headlines. I saw a news headline just weeks saying the UK is going to bake in 20 degree weather. I literally saw that. 20 degree weather to people in America or something is 68 degrees. And it's like maybe one degree warmer than I have my heating on at the winter. So it's like, it's a joke. I don't want alerts like that. I don't want those headlines. I don't want an alert saying it's a little bit windy outside because, you know, it's England. I've survived, you know, 46 years. This is the conversation I was having. Well, I've survived for 46 years. I've never felt the need for the Prime Minister to send me a message at any time. And I think I probably can cope for the next however many years without the Prime Minister alerting me. So, yeah. Yeah, I mean, if Russia's going to send a nuke over because he's sick of the way we've handled everything, where are you going to hide from that anyway? Three minutes to an impending nuclear attack. Enjoy your last three minutes. Yeah, exactly. And that's about as much as it's going to say, I'd rather not know, to be quite honest, I'd rather be completely oblivious. But you know, that's not going to happen anyway. So that was another headline that The Telegraph trying to scare people with. They were. And obviously people can, you put up the screenshot there, people can find that on your Twitter, going through if you've Android or iPhone and how to turn it off, go into notifications and turn that off. I think, did you see the headline I saw in Florida, I think yesterday, they also have a similar system and it went off by mistake at 4.30, 4.35am. So everyone in the whole of Florida got woken up by their phone blasting at them and oh it was a little mistake. That's what I mean, it's like they're incompetent aren't they, absolutely incompetent. I don't, yeah, I don't, I don't want them on my phone, not the way they were, they're scared, like everybody get in, you're not allowed to, you've got a mask up today, put your mask, full face on you, mouth and nose, you know, who knows what alerts they'll try and send us. And that's what you can hold us accountable to, but cap rates and valuations, who knows, that's all made up, right? So we can't control that. But what we can control is if we can squeeze NOI out of something, we're doing our job and then the market's going to do what it's going to do. [00:00:32] Sam Wilson: Kris Benson is the CIO at Reliant Real Estate Management. They are a top 30 vertically integrated self-storage operator. Kris and his Reliant team have transacted on over $1 billion in self-storage in the past five years, Kris, welcome to the show. [00:00:47] Kris Benson: Hey, Sam. Pleasure. Appreciate you taking the time. [00:00:49] Sam Wilson: Hey man. Thank you for coming on. Certainly appreciate it. There are three questions I ask every guest who comes on the show" in 90 seconds or less can you tell me where did you start? Where are you now? And how did you get there? [00:00:59] Kris Benson: Those three questions take longer than 90 seconds to answer. Is that okay? [00:01:03] Sam Wilson: Do your best. [00:01:05] Kris Benson: Where I started, probably very similarly to a lot of people who get involved in real estate. I owned some duplexes in the town that I lived in and very quickly realized that that was going to be very challenging to scale. And essentially I hated everything about it. It was not really the work, it was more, the people like it was just soul-sucking. It, it always, there was always problems. No one was ever happy. So ultimately I heard in a podcast or read, I wish I could credit who said it to me, but basically it was big deals and small deals are the same amount of work. You just make less money and small deals. And so we started to scale into some larger multifamily we've ended up building a 64 unit apartment complex. And for me, Sam, that's where kind of the light bulbs went off where I was like, ah, this is how you make money in real estate. And, and it was figuring out how to do it at scale. [00:01:54] Kris Benson: And I'm going to fast forward a lot of the story, but how we got to where we are now is about six years ago, I was convinced cap rates and multifamily couldn't possibly get any more compressed than where they were at that moment. Whoops. I was off by quite a few years, so I started looking for other asset classes to invest in. And that brought me to two really interesting niche classes, mobile home parks and storage, and kind of fell in love with the metrics behind storage. So was an investor of Reliant, which is where I am now first. And then the founder of Reliant, Todd Allen, and I kind of formed a partnership and we've been scaling ever since. So it's, it's been a fun ride. [00:02:33] Sam Wilson: Yeah, that's interesting. Your crystal ball was definitely broken when it comes to where multifamily has gone. I was talking to a friend of mine the other day. They said in 2016, they were underwriting a deal and they couldn't bring themselves to pay 14 million for it. And then, just traded hands, what did he say, 45 million here just a couple of months ago. And he's just like, I don't even understand this. This is crazy. So, but you know, aside from that, I don't want to go down that rabbit hole necessarily and talk about why it's where it is, but you found a niche in self-storage. Tell me a little bit about what you guys are seeing as far as opportunity goes right now in the self-storage space. [00:03:08] Kris Benson: Yeah, for sure. I mean, what I would say, Sam, is Reliant is a value add shop. So generally we're buying existing assets and adding something to them to force appreciation. So we're just, our goal is always to grow NOI and usually, our plan is expansion. So we're adding square footage and then getting those units leased up. And generally, that's where we're getting our NOI growth. We do some other things, you know, especially if we're taking over kind of a mom and pop owned facility, there's usually some low hanging fruit there as far as, you know, rental rate increases and having things like U-Haul truck rental and tenant insurance and those kinds of things as well, where we can add some ancillary income. But I would say, look, the market in self-storage in the last three years has been pretty incredible. We've seen a significant compression in cap rates. So values have gone through the roof. And what's interesting, Sam, is we stand here today, it's the middle of June, interest rates are rising, but we haven't seen cap rates come up. Values are not changing yet. [00:04:06] Kris Benson: And I think, you know, a motivator behind that is there's still a lot of capital chasing deals from an institutional level. There's a lot of money still trying to get into the asset class. I had to call this morning with a group. They just funded a group that is starting up and looking for some expansion capital, and they had 13 term sheets. And this group is coming to us saying, Hey, these guys are still looking for a place to place money, do you want to talk about it? So there's still a lot of capital chasing this asset class for the reasons that, you know, we fell in love with it. There's, there's a lot of recession resiliency there, at least in the last two economic cycles. And I think, you know, institutional capital is trying to find deployment in that space. [00:04:46] Sam Wilson: Yeah. I mean, certainly, I don't know any asset class where capital just isn't chasing yield. I mean, it's looking for it wherever it can find it. So, you know, it's no, obviously no surprise that it's gone into self-storage, but let me ask you this. I understand the, and we think we well covered it on this show, the recession benefits of self-storage, but yet I think in every, every crisis, it brings out unique opportunities to acquire. Are there people who are misaligning their portfolios or taking on debt in the wrong way, or just setting themselves up for failure in the self-storage asset class in particular if we go into a recession? [00:05:25] Kris Benson: We hope so. Time will tell, Sam, right? I, I agree. Usually, the best buying opportunities are, are going to be in when there's blood in the streets, right? We'll find out is there's been a huge glut of self-storage development in the last five years, right, so a lot of people, when you make money in an asset class, People are going to show up and say, oh, I can do that, right? So there's been a lot of merchant builders who are not self-storage operators, they just are developers. They can develop a storage facility and they hope, Hey, I'm the backend. I'm going to sell this to one of the REITs or a publicly traded company. It's going to turn out just fine. And, and they've been right for a long time. The interesting part's going to be, look, if I did a ground-up development three years ago, I was probably underrating sub 4% debt on my construction loans, right? In my model, I was saying, all right, it's going to build be a year plus to build, it's going to take me a year or two to lease this thing up. And then I got to go get perm financing. The question's going to be, what did they underwrite that permanent financing at interest rate wise, right? And if they needed it to be a four and a half to make their project work, Well, they're going to come into a market where it's five plus, right? And that's where we could see some pain, right? Is the sea of old deals where they're coming to market and saying, all right, I got to go get perm financing. And the lender's looking at them saying, yeah. At five and a half, or you can buy down your note, you got to come up and, you know, come up with a big chunk of cash to buy down the proceeds. So, Sam, I think, you know, for those operators that may not be well capitalized, there may be some opportunities there where deals that either banks are taking or banks are starting shop 'cause they know, Hey, we're going to get this thing back. So, you know, I think time will tell. The other part of this is there's a lot of people in the space who, you know, are not sophisticated operators and when things get tight, you know, again, it probably comes down to bad debt or too aggressive on the debt side. But when you're not a sophisticated operator, it's harder to make things work when, you know, the revenue side gets a little bit tighter. [00:07:24] Sam Wilson: What are some things, when you say that word sophisticated, what are some things that come to mind that you would say would make someone a sophisticated operator? [00:07:31] Kris Benson: Yeah, that's a fair question. [00:07:32] Kris Benson: I mean, there's a lot to that, right? And I think it depends on what you're thinking about, but, well, let's start with just kind of the digital marketing side, right? And, and how you're attracting customers. I think in the world, we live in, Sam, today, even in the smaller markets, the secondary and tertiary markets. We generally like to operate in the smaller markets 'cause we have a competitive advantage there, right? Our digital ads, Google AdWords, SEO, those types of things. Generally, mom and pop operators have a website, but they're not really doing anything else, right? And when I say mom and pop, it's not derogatory. You know, people who own less than five facilities kind of fall in that category, right? And it's, it's not good or bad. It just is the, how they attract customers. Do they have, I'd say a big thing in the last 24 months has been touchless leasing, right? So the ability for a customer to rent online, get access to their unit, get their lock and never go in the office, sign their lease. Everything is done online that's since COVID has been a huge push, I would say probably 30 to 40% of our leases. They never walk into our facilities. That's another one. [00:08:39] Kris Benson: And then I, I would say this one is probably going to be most important moving forward is kind of a dynamic pricing algorithm where you're matching prices day to day, based on occupancy and trying to squeeze out revenue based on, you know, Hey, we, we may have five to seven types of units in a particular facility and each one is being priced based on that type of units occupancy, right? So if 10 by tens are full, that price is going to go up. If five by tens are, you know, empty, that price is going to go down and that's shifting every day comparatively to what's happening in the rest of the market. So just kind of a snapshot. [00:09:17] Sam Wilson: No, I love that. And that, that brings, you know, a few things out that maybe I hadn't thought about. And we're certainly seeing that on the dynamic pricing side, on the RV resorts. You know, it's something where again, you know, mostly mom and pop owned and it's like, well, we know that you know, it's, you know, $69 a night, $79 a night, whatever it is. And that's been what they've been saying for a decade 'cause it's easy to remember. But it's also parable for business. Like, wait, no, I mean, it's July 4th. You should not be 79. You should be $179 a night. Like, whatever it is, again, I'm making up numbers here, but that, that whole dynamic pricing capacity is something that, you know, it's overlooked, I think in a lot of industries and we've seen that of course come around in Airbnb. We've seen that the airlines, the hotels have had it forever and it's like, why don't we have this applied across, you know, all of our real estate asset classes? So do you think that will take off? You know, and there's just a, there's a random stray thought here so forgive me. I mean, we don't, we haven't seen that in the multifamily space yet. [00:10:12] Kris Benson: The dynamic pricing.? [00:10:13] Sam Wilson: Yeah. Have you seen that anywhere? [00:10:15] Kris Benson: Yeah, it exists for sure, especially some of the larger operating platforms. That's where I first got introduced to it is that pricing is changing in the market almost daily, based on unit type. The difference is, Sam, with, with multifamily specifically, right? The big boys report. So there's, you know, like the Yardi and the CoStar are getting that data, so that everybody can have the benefit of having that data, right? And in storage, there's a couple of groups trying, Radius+ is one, where they're trying to create this momentum where operators are reporting this information in so we can all benefit from. But it's definitely not to the level of like a multifamily and, and part of it's just because the market is much smaller than multifamily. So software companies are looking, Hey, where do we invest dollars to build a platform? Storage is a smaller addressable market than multifamily, right? So, you know, I think part of it is who's making investments into the space and storage has come a long way from where it was 10 years ago, for sure in the sophistication and, you know, the technology that's supporting it, but it's still not kind of the maturity level, I would say, of like a multifamily or an office, right? You know, some of the core four, when you think about the major real estate asset classes, but, yeah, I would say that that pricing algorithm tool is, is super helpful when you think about how to squeeze NOI, right? [00:11:39] Kris Benson: And Sam, in the world, you and I live in, that's how we should be judged by investors, right? You know, I mean, so if you have been a, an operator of almost any asset class for the last five years, You should have made money unless you're really, you know, really screwed it up, you should have made money. And that could have been just cap rate compression. You could have done nothing. And you still should have made money. What I would say you should measure us on is, well, what happened to NOI during that period? Did we grow that? That's what you can hold us accountable to, but cap rates and valuations, who knows, that's all made up, right? So we can't control that, but what we can control is. If we can squeeze NOI out of something, we're doing our job and then the market's going to do what it's going to do. [00:12:24] Sam Wilson: Right. Absolutely. Absolutely. Tell me about this. You guys, I mean, you, you own some regular, just standard self-storage. When I say that, I'm thinking like you said, 5 by 10, 10 by 10, whatever, 10 by 20 units. Do you guys have your hands in any other type of storage? [00:12:39] Kris Benson: Like wine storage or like that type of stuff? Or boat and RV? [00:12:43] Sam Wilson: Yeah. Any of those. I hadn't thought about wine storage, but yeah. I mean, I guess obviously you own boat and RV storage as well, is that right? [00:12:49] Kris Benson: Yep. We do. We have some boat and RV-specific facilities where that's, you know, that's all they do. And then, we also have some storage facilities with traditional climate, you know, non climate controlled units, like the garages that we have parking on. Sometimes it's, you know, covered parking where you got the steel beams, corrugated metal roofs, and trickle chargers, and you can park in there. We kind of have a mix of both. It really depends on the market that we're in. You know, where we found the most success, obviously in the boat and RV parking is somewhere around a lake or recreational area. Generally, people want to park the boats and RVs there. So, yeah. You know, it, it's very market specific if we're, you know, in downtown Atlanta and does a boat and RV parking place do well? Probably not. [00:13:32] Sam Wilson: Probably not. Or conversely, an RV parking place in downtown Atlanta might do great just in the sense that where else are they going to park it? Like you can't park it in your street, you know, in the, in the neighborhood, your HOAs forbid it. So it's going to be where, where else you going to put an RV if you own one? Yeah, that's interesting. I know we talked about that a little bit off air as to like, what happens to all of these assets, you know, if we have a recession in the gas prices? You know, gas prices keep going up, we go into a recession. What happens to boat and RV storage? Where does that go? I don't know. [00:14:02] Kris Benson: Yeah, it's going to be interesting. Last night I was cooking dinner actually, and I had the David Muir, Nightly News, ABC or CBS. I don't know what, what channel it is, but he was talking about Biden, you know, potentially proposing the idea of a gas tax holiday. And I was like, oh, that's probably a good idea right now. And then they're like, that will save on average 18 cents a gallon. I was like, perfect. That should make a huge impact in most people's lives. They fill up 10 gallons. I get a dollar 80 back. Thanks, federal government. I guess I don't know how you kind of think about that and be like, that's how we're going to fix this. [00:14:34] Sam Wilson: Right, right. Let's not think about the fact that three times more expensive to fill up this year than it was last year. Let's think about saving 18 cents a gallon. Yeah, absolutely. Man, it'll be interesting to see how that shakes out. It was a conversation we talked about again before we hit record on this, where you were talking about return on equity. I thought that was an interesting point where you were talking to a seller and the sellers, you know, you basically were able to present to them this idea that, Hey, you can hold this asset for a decade. But what's your equity doing for you? Can you break that down for us? 'Cause I really like that thought process. [00:15:05] Kris Benson: Yeah, for sure. I mean, look, I'm a huge believer, Sam, that real estate, anything you buy today, in 20 years is going to be a good deal, right? So I'm 42. Anything, anything that I had purchased when I was 22 today, it's worth more money. [00:15:19] Sam Wilson: Sure. [00:15:19] Kris Benson: Unquestionably, right? So you know, when I think about with, that's kind of on my original invested equity, I may have an incredible return on that when and if I have a liquidation event, right? So let's say I hold it for 20 years, but if three years in, the equity in the deal has doubled or tripled or quadrupled or whatever the specific situation you and I were talking about is a gentleman who built a boat and RV parking facility. And he had 10xed, essentially his equity by building the facility and filling it up in two years. And so what I think about from the investing side in that is, okay, so you have X amount of equity. What's your return on the equity that you currently have? Not what he wrote the check for, right, he wrote the check for 250 grand when he built it. Now he's got 2.5 million in it, and when you look at your cash flows, not on 250 grand, it's your cash flows divided by 2.5 million. His return on equity is terrible and not terrible, but there are other opportunities for you out there. And so I think that's how we look at a lot of our deals with our investors is when we get to that point where there's equity in the deals, is it time to liquidate or refinance and pull that equity out because our investor's money has built that equity too. We, Reliant, with our equity in the don't want it sitting there not earning. And you as an investor with Reliant, if you've doubled your equity, you don't want that sitting in there getting a 2%, 3%, especially in this inflationary environment, right? So I think it's always just a balance of you got to look at, all right, what can I do with this money if I pull it out, and if I'm going and buying boats and RVs? Probably not a great investment, but if I could pull that money out and go reinvest and churn it again, you know, that's where we start to get that compounding effect on the investment side of things. [00:17:11] Sam Wilson: Yeah. And I think that's, that doesn't bode well with the Dave Ramsey school of thought, but I think there are differences there, obviously between what he talks. Like you said, you know, Hey, if you're going to pull out this equity and go buy a boat just for kicks and giggles, then you're just buying another highly depreciating asset and paying probably too much for it. And that's a bad move. And, and I think that's always a personal decision too. Like, you know, sometimes there's a return on equity and then there's a return on peace of mind. That's like, okay, well, which one, which one is it? Maybe this guy's super happy. He's like, I don't care, man. I own a facility free and clear and I get paid for it every year and I don't have to think about it. So ROPM, return on peace of mind. You don't know, but I do like that idea. [00:17:48] Kris Benson: You trademark that, Sam. RO... [00:17:50] Sam Wilson: PM, return on peace of mind. And so I think that's always interesting is we survey our own portfolios and go, okay, what's it look like to extract maximum value and maximum return out of this, and do it in a way that is meaningful and also, you know, protects us from downside risk. Are you guys doing any development right now? [00:18:07] Kris Benson: Yeah. You're saying from a ground-up standpoint.? [00:18:09] Sam Wilson: Yep. [00:18:10] Kris Benson: Yeah, we're not what I would consider a developer, meaning, Hey, we can do 10 projects a year. We just don't have the team to support it. We are in the midst of, well, two active developments. Third, that's kind of going through an approval process right now, and hopefully, we'll have shovels in the ground before the end of the summer. So a little bit. Generally, we're usually about one a year, but what I would say is there's going to be value in development right now. And there has been, but we feel like there's kind of an interesting space right now, just from a return on stabilized yield. Like, what you're going to get once this thing is built and the prices per square foot that are being paid for basically empty buildings and the replacement cost against it, you know, there's a Delta there and an opportunity for sure. [00:18:53] Sam Wilson: Right, right. Yeah. It's really interesting. And that's what we're seeing a lot, even, especially in the multifamily space. I hear a lot, have a lot of people come on the show and say, they'll say, Hey, you know, it's cheaper for us to build than it is to buy existing and then, and then do a value add, like we can just turn around and just push shovel on the ground and start ground up and have a better product for less money. Like, well, that's really interesting. [00:19:11] Kris Benson: For sure. [00:19:12] Sam Wilson: Fantastic. Kris, I've really enjoyed this. Thanks for taking the time today to break down the self-storage market for us, what you guys are buying, how you've bought it. I love the clarification there around what a sophisticated operation or operator could look like, you know, and, and kind of giving some quick ideas on, you know, when you see a mom and pop operator, the things that it could be very, very easily improved. Zero emissions by 2050 and at the latest 2060. That has been the rallying cry for many of the world's largest economies, including the US, UK, Japan, Canada, and most notably, China. But with almost 80% of carbon emissions coming from energy, demand for electricity continuing to grow by leaps and bounds, and storage batteries still in their infancy, it's not clear how these countries will live up to their promises. The answer, say an increasing number of environmentalists and energy experts, lies with nuclear energy. They say this much vilified generator of power requires fewer materials and produces the least amount of carbon of any energy source - all with a physical footprint 50 times smaller than solar. Nuclear energy has also proven itself for almost 70 years, and currently supplies 10% of the world's energy mix. Critics say that this seemingly simple solution to the climate change challenge comes with potentially catastrophic costs that far outweigh the benefits. As the accident at the Fukushima Daiichi reactors in Japan demonstrated ten years ago, the radioactive energy released by fission can wreak havoc on the surrounding environment, threatening the long term health and lives of surrounding populations, and contaminating vast areas of land so that they are no longer habitable. The cost to build but also decommission nuclear plants makes them a far more expensive source of energy than green alternatives. Far better to address the climate change crisis and the world's energy needs with solar, wind, hydro, and geothermal energy. With the murders of George Floyd and Breonna Taylor, the masses have finally woken up to the importance of the Black Lives Matter movement. Hundreds of thousands of people have taken to the streets--during a Pandemic--to protest against racist policies and practices that stretch across American society, with the police departments in virtually every city providing ample real-time evidence of the scope of the problem. It felt wrong, during this time, to fill the discourse with the normal programming of white people talking about how to get into Sundance, so we went dark for a little bit. But staying silent has historically not worked even a little bit, so for the latest episode of "I Really Should Be Working," I'm talking to my old college professor, Dr. Todd Allen of Messiah College. Dr. Allen organizes one of the longest-running Civil Rights bus tours in the country, taking busses full of people from Pennsylvania through the major landmarks of the Movement, including Greensboro, Atlanta, Selma, Birmingham, Memphis, and Little Rock. When I got out of college, I went on the tour for 2 years and it was an eye-opening experience for a white boy from Maine. I met more icons of the Movement than I could have ever imagined, people like Rep. John Lewis, Rev. Fred Shuttlesworth, Rev. Billy Kyles, Joanne Bland, and Rev. Robert Graetz. In this episode, we talk about the importance of education as a tool to fight racism, the power of standing in a place where history happened, the role of poverty in racism, how the Movement never ended, the factors that made this murder stand out, what Martin Luther King would be doing today, and so much more. Last week, US President Donald Trump signed into law a multi-trillion-dollar emergency aid package allegedly aimed at helping Americans impacted by the coronavirus. Well, now the fight begins over implementation. "Trump and Democratic leaders are already jockeying over the management of the massive direct lending and credit facility program that Treasury Secretary Steven Mnuchin will run with the Federal Reserve. It will have more than $4 trillion at its disposal," The Hill reported Tuesay. How concerned should Americans be that their hard-earned tax dollars will once again go to bail out Wall Street and never trickle down to Main Street, let alone their streets?"President Donald Trump on Monday came right out and admitted his Republican Party would soon be defunct if voting in the United States was easier in a way that allowed more citizens to vote in elections, telling a national television audience it was a good thing that Democratic proposals for increased voting protections and ballot access were left out of last week's coronavirus relief package," Common Dreams reported Monday. What's going on here?James King was mistakenly seized by the authorities along a street in Grand Rapids, MI, in the summer of 2014, leading to "a severe beating, a lawsuit and, as of Monday, a Supreme Court case," the Washington Post reported Monday. "The justices will consider next term the complicated legal rules that come into play when someone seeks compensation for alleged unconstitutional behavior by law enforcement. In King's case, there was additional complexity involving state and federal law — [officer Todd] Allen worked for the Grand Rapids Police and was on a joint task force with [officer Douglas] Brownback, a special agent with the FBI." So, we have a few issues with this case. The first seems to be jurisdictional, having to do with the officers' status as joint agents. In a recent article in The Grayzone, Ben Norton writes, "In comments ignored by English language media, Lula da Silva slammed the US coup attempt against Venezuela, calling Nicolás Maduro a democratic leader who has supported dialogue, while blasting Juan Guaidó as a criminal." FROM THE DWN: The first 23 teams in the NWCA Division I Wrestling Coaches Poll remained the same this week. Penn State, which won its 60th dual in a row, was No. 1 for the 34th straight week, while Army West Point entered the poll at No. 24, and Campbell and Purdue entered the poll, tied at No. 25. It’s the first time in school history Campbell has been ranked in the dual meet-based coaches poll, which dates back over 50 years. Davenport University in NCAA Division II announced it would become an associate member of the Great Lakes Valley Conference in wrestling along with the men’s lacrosse program. While Division II qualifies through regionals, there are a number of conferences that sanction wrestling - wrestling members in the conference include Bellarmine, Drury, Indianapolis, Lindenwood, Maryville, McKendree and Ouachita Baptist. Bellarmine will depart soon as the school will transition to Division I. Today’s guest is Todd Allen, Chair and Professor, Nuclear Engineering and Radiological Sciences at University of Michigan. An offer to skip history class in high school to listen to a Navy ROTC recruiter sent Todd Allen on a serendipitous journey that led to him becoming one of the top U.S. experts in nuclear energy, with focus on the material science of nuclear systems. Todd began his professional career as a submarine officer in the U.S. Navy where he learned the practical applications of operating a nuclear power plant as well as how to take a submarine to periscope depth. Following active duty, he built on that practical Navy experience by earning a Ph.D. in nuclear engineering with specific focus on how radiation changes the physical properties of metals. His first post-Ph.D. position was as a staff scientist at Argonne National Laboratory. While at Argonne, he joined the leadership team tasked with developing the Generation IV Roadmap, the document that framed the resurgence of the nuclear research programs early in the 21st Century. Following Argonne, he joined the faculty at the University of Wisconsin. While there, he split his time between establishing a premier material science program at the university and supporting the Idaho National Laboratory. At INL, he led the transition of the Advanced Test Reactor into a national user facility, creating a unique distributed network of national research facilities working together to support novel research ideas brought by universities and private industry. He also ran a six-institution Energy Frontier Research Center focused on answering fundamental questions about heat transfer in nuclear fuel. From 2013-2016, he helped lead the Idaho National Laboratory as the Deputy Laboratory Director for Science & Technology, including being an important contributor to the development of the Gateway for Accelerated Innovation in Nuclear (GAIN) initiative announced at the White House in November 2015. He is the author of over 200 technical publications, many of which are readable. Todd has degrees in nuclear engineering and management information systems. He is a native of Michigan and tries very hard to find ways to watch baseball. I have the honor and privilege to stand here today with Todd Allen, one of our rockstar sales professionals at The Trembley Group. This is his first year in real estate, but he’s already sold over $4 million in real estate in 2019. I wanted to talk to him a little bit about where he’s been and where he’s headed. Todd had a personal training business in Boise, Idaho for about nine years. After he got done with school and got tired of personal training, he moved to Nashville, Tennessee with his wife where they opened a natural essential oil business that they ran out of their house. After having three kids and three years and needing a change of pace, he got into real estate. “Todd is excited for his future with The Trembley Group.” Fast forward seven months into his first year and Todd has done over $4 million in sales. What has made the difference for him? According to Todd, the reason he chose The Trembley Group is that he wanted to be put into a system of success right away. He went through boot camp, where he learned how to talk on the phone with clients, and he’s been able to use the mentorship here to his advantage. The team structure allows Todd to learn much more quickly than an agent who joins a brokerage and is then left alone. In the beginning, Todd thought that just selling one house a month would be amazing for him and his family. He wasn’t sure if it was possible, but he knows now that it is. He’s already sold 21 homes in 2019 alone. Todd is excited for his future here at The Trembley Group. We’ve got a hot market, Todd is upping his goals, and he’s ready to work harder than ever to make it happen. Todd’s advice for a struggling agent who isn’t sure if this is the right place for them? “Every morning, I look forward to coming to work.
