When Brian Niccol took the helm as CEO of Starbucks last fall, his mandate was to reverse a decline in customer traffic. He’s been rolling out changes in recent weeks. Niccol announced last month that the coffee chain would be reversing its open-door policy as part of something called the “Coffee House Code of Conduct.” That means no more sitting on the coffee house WiFi or squatting at a table without purchasing something. And yes, this will include use of the company’s restrooms (just about the only ones you reliably find on nearly every corner.) Niccol took the reins of the company last fall amid lagging foot traffic, and the code of conduct is just one of the changes aiming to right the company’s wobbling ship. To discuss the changes and their impact on Starbucks' business, Soundside was joined by Julie Creswell, business reporter for the New York Times, where she covers the food industry. Episode Notes:Title: Market Imbalances, Grocery Retail Boom & The Fed's Next MoveHosts: Bryn Feller and Isaiah HarfEpisode Overview: In this episode of Net Takeaways, Bryn and Isaiah cover major trends in the commercial real estate market, focusing on key shifts in supply and demand imbalances, the grocery retail segment, and the Federal Reserve's influence on market movements. Here are the main takeaways:1. Market Supply-Demand ImbalanceThe hosts analyze the growing inventory in the net lease retail market, which has surged from $9 billion in 2022 to over $24 billion in 2024.The imbalance between available inventory and actual sales is stark, with projected full-year sales for 2024 at just over $10 billion, representing only 40% of the available inventory.Bryn and Isaiah discuss how cap rates need to rise further to help clear inventory and create stability in the marketplace.2. Grocery Retail: The Hottest SegmentGrocery-anchored retail is the current "hot" segment in commercial real estate, drawing interest from institutional investors, family offices, and private investors. The trio of grocery real estate categories—single-tenant, multi-tenant, and shadow-anchored centers—perform differently, with all segments remaining strong despite inflation concerns. The hosts attribute the strength of the grocery sector to its essential nature in driving foot traffic and supporting service-based retail, which has helped brick-and-mortar retail stay relevant.3. Shrinking 1031 Exchange Participation1031 exchanges, which previously accounted for 60-65% of the net lease market, are now down to around 15-20%.The hosts explore how the market is adapting to fewer tax-motivated investors and the emergence of yield-motivated buyers. They predict that 2025 will be a banner year for opportunistic investors, with substantial profits likely in both retail and office sectors.4. Federal Reserve, 10-Year Treasury & Geopolitical RisksBryn and Isaiah discuss how the market has pre-empted the Federal Reserve's actions, with the 10-year treasury yield reacting more to economic forecasts than to the Fed's moves. They anticipate oil prices could rise further due to geopolitical tension in the Middle East, potentially leading to inflation spikes that could delay rate cuts.5. Lighthearted Banter:The episode concludes with a humorous segment about Hurricane Milton, the hosts' personal routines, and a reference to BJ's late grandfather. Despite the seriousness of the storm's impact, the conversation provides a fun and humanizing moment.Key Quotes:"The real 800-pound gorilla isn't Chairman Powell, it's inventory levels. Cap rates have to rise if we want to clear this stock.""Grocery-anchored retail is the hottest thing out there right now. It's the industrial of three years ago.""2025 will be the year we look back and say people made a killing by buying in this market."Actionable Takeaways:Investors should keep a close eye on cap rate movements as the market seeks balance.Grocery-anchored retail remains a safe bet for long-term growth and stability. While the future of 1031 exchanges remains uncertain, yield-based investment opportunities abound.Be mindful of the impact that global events, particularly oil prices, may have on inflation and the Fed's next moves.Next Episode Preview: In the next episode, BJ and Isaiah will dive into new trends in logistics real estate and discuss whether the industrial sector will continue its upward trajectory or face new headwinds.Closing Remarks: Like, share, and subscribe to Net Takeaways with Feller & Harf on your favorite podcast platform. In this Roofing Road Trips, Heidi J. Ellsworth continues the conversation with Greg Hudson of Georgia-Pacific about what is happening in the industry overall and specifically with low-slope roof durability. The exponential increase in wildfires throughout the country along with increased regulations, building codes and corporate demands are changing the landscape of the roof and demanding stronger systems for long-term durability. Added to that is the immense increase of foot traffic to support those roofs. Heidi and Greg have a candid conversation about what is happening up on the roof. Learn more at RoofersCoffeeShop.com! We're welcoming Vi Wickam back this week, this time to talk all about Google Ads.How do they work? Where should you be showing up? A little secret… The first 3 results in each section of a google search result is a paid ad. You are not going to get those spots if someone else is willing to pay and you aren't. Vi breaks down the landing page of a search results into types of ads: Standard Text Ads (these are your text based ads, strongly related to key words) and Display Ads (these are visual ads including images, gifs, and youtube videos). Are you a local brick and mortar or a nationwide e-commerce retailer? How you market online matters. For these two differing structures your keywords and target audience will be a lot different. Google values three factors when it comes to pushing your ads: Direction (where in the world are you?), Reviews (get those happy customers to leave raving reviews), and Key words (how dialed in are you in what your customers are searching for?).And look if this is all starting to sound complicated or hard to understand. You don't have to do it alone. Vi shares some red flags to look out for so you can hire a strong and trustworthy ad company. With host retail coach Wendy Batten https://wendybatten.com/164-2/ So now that you've built your audience and people in your community are aware of you (covered in Episode 162), what do we do next? Today, we are going to talk about how and why we measure foot traffic and customer conversion rates. Both numbers are very simple to figure out, so stay with me even if it sounds elementary at first! How to Measure Foot Traffic and Conversion Rate Step 1: Literally to count everyone that comes in the door over a specific period of time! You can do this with a digital counter or with a post-it by the cash wrap with tally marks. Step 2: Add up the number of sales you had during the timeframe. A POS system can give you this information, as well as your average order value. Step 3: Divide the number of sales by the number of people who came in the door. That's all there is to it! Example: 100 people came in the door, we made 50 sales. Conversion rate = 50% Now that you have your conversion rate, what's next? Knowing the foot traffic, conversion rate, and average order value numbers for your business is extremely empowering. Once you know your numbers, you can identify how you want to build your marketing strategy to push the gas and grow your business. This episode is all about empowering you once you have these numbers. There are countless ideas on how to increase foot traffic, average order value, and conversion rates, but we need to market with intention. If you've got a shop on a busy street with foot traffic coming in all day long but your conversion rate is only 3%, you might want to build a strategy around increasing your conversion rate and order value, not necessarily your foot traffic. On the other hand, if you are a destination shop in the middle of the country with a conversion rate of 75% but with only 4 customers per day, you might want to build a strategy around increasing the foot traffic and average order value. Your Homework: Over the next month, track your foot traffic and conversion rate so you have a benchmark. Knowing these numbers will shed light on where there may be gaps in your marketing strategy and where you might want to push the gas a little bit. Listeners are encouraged to comment and ask questions during the live broadcast. The episode highlights how building relationships is essential to growing a business over the long term. While quick marketing strategies like workshops and Facebook ads may bring in clients in the short term, building relationships is necessary for sustained growth. The hosts give examples of local marketing, where building relationships with other businesses and potential clients is crucial. The hosts also discuss the importance of the "know, like, trust" continuum, where potential clients need to know, like, and trust a business before becoming a customer. Overall, the episode emphasizes the importance of building relationships and providing value first to achieve long-term growth in business. They will touch on such topics as: Talks about what to do when there is no foot traffic and how to know how to solve people's problems through their body movements. Discuss what to do if you have a space that doesn't have a lot of foot traffic and understand the difference between an owned audience versus a borrowed audience. Explains how you can provide value first and build relationships, and talks about an example of local marketing in a Facebook group: “Local marketing starts with relationships.” Talks about how to get people to interact with you and identify identity problems: “Step one for getting foot traffic starts with interacting with people.” Talks about the Continuum of Trust, on how to get in front of the ideal client, and the importance of knowing where you are. Outlines the concept of integrating oneself into a borrowed audience before attempting to build one's own and learning the demographics. Uncaged Hack: “So when you understand those percentages, then you know that when people don't come over right then to interact with you, it may just be number one, maybe they're never going to buy number two, maybe they are, but they just need more time." San Francisco's cherished Cole Hardware, a fixture of the city since the 1920s, is closing its South of Market location, adding another shuttered storefront to downtown's growing list. This has left many pondering: Is it the rise of Amazon, the shift to remote work, or simply the decrease in foot traffic due to increased homelessness and crime in the area? Or could it be that San Franciscans are finding it more difficult to venture out into the chaos of city streets?Cole Hardware's Chief Financial Officer, Rick Carp, acknowledged the harsh reality that his store's business has never stopped declining since the onset of the pandemic. While other San Francisco branches have seen a recovery thanks to larger residential populations and more foot traffic, the 9th Street store couldn't fight the tide. Interestingly, this specific location isn't in a residential dead zone but instead a zone where locals may fear to tread. It's not so much that people aren't shopping; they're just choosing safer, less chaotic places to do so.Sadly, the closure led to two layoffs, though most employees will be transferred to other stores. As for the 9th Street location? Well, it's set to become expensive storage space until its lease is up in three years. It's a hard pill to swallow for the community, but a testament to the times. San Franciscans may have to get creative and reconsider their hardware shopping destinations, but at least three other Cole Hardware stores stand ready to welcome them.#ColeHardwareClosure #SanFranciscoStreetCrisis #OnlineShoppingImpactSupport the show

Is the city dead? Christopher Leinberger doesn't think so. He recently co-authored a report called Foot Traffic Ahead 2023 that loudly proclaims, the city is not dead. Post pandemic, price premiums and increased market share dominate walkable urban places. These findings may cement walkable places as the wave of the future. They point to us moving toward a more connected, environmentally-sustainable way of life Christopher has a storied career in real estate policy and development. Another prominent Seattle business is closing up shop, citing crime concerns and also declining foot traffic following the pandemic. Seattle Credit Union will close two branches in February, on the heels of Starbucks shuttering several stores for similar reasons.People in Georgetown were not surprised to hear their branch will be closing its doors Feb. 3. One restaurant manager nearby believes a lot of the problems with crime and drug use stem from the large homeless camp behind the credit union at 5th and Michigan.Support the showSign Up For Exclusive Episodes At: https://reasonabletv.com/LIKE & SUBSCRIBE for new videos every day. https://www.youtube.com/c/NewsForReasonablePeople

People start saying things like, "wow, you guys are really killing it," or "things look like they are going really well". There is a perception that comes with a fresh look. You now how you feel when you go get a hair cut or fresh color, you get the new iPhone, a new car... you just feel better. Welcome back to the Foot Traffic podcast! Today we're talking all about entrepreneur burnout. First let me say, I've been a business owner for nearly 20 years. So of course I've experienced seasons of burnout. Does this mean it's okay? No. It does mean the conversation around it needs to be normalized. So that's exactly what I'm talking about here. 3 important takeaways about entrepreneur burnout: 1. To know what to do about it, first you have to know exactly what it is. I'm talking symptoms and how to know if you're experiencing entrepreneur burnout. 2. Once you identify that you're struggling, let's identify your next steps. Hint: it has very little to do with taking any actual action. 3. Most importantly you need to understand the catastrophic consequences of staying in burnout for too long. Entrepreneur burnout is so much more than feeling tired. If this episode hits home for you, I encourage you to evaluate your situation and get help immediately. I'm offering some practical suggestions for you here too on what you can do to turn things around. Did you love today's episode? 1. Take a screenshot and share it to your IG stories.
