I am Jason Green-Lowe, the executive director of the Center for AI Policy (CAIP). Our mission is to directly convince Congress to pass strong AI safety legislation. As I explain in some detail in this post, I think our organization has been doing extremely important work, and that we've been doing well at it. Unfortunately, we have been unable to get funding from traditional donors to continue our operations. If we don't get more funding in the next 30 days, we will have to shut down, which will damage our relationships with Congress and make it harder for future advocates to get traction on AI governance. Elixir Energy Ltd (ASX:EXR OTC:ELXPF) managing director Neil Young joins Jonathan Jackson in the Proactive studio to discuss progress at its fully owned Nomgon IX Coal Bed Methane (CBM) Production Sharing Contract (PSC) in the South Gobi Basin of Mongolia. The Mongolian Pilot Plant has produced more than 73,000 barrels of water since its inception, with current daily water production stabilising at approximately 280 barrels per day, the highest recorded from the Nomgon-9 and Nomgon-10 wells. The CBM field is experiencing a steady reservoir pressure decrease at a rate of around 5 psi per month. If this trend persists, gas desorption breakthrough is expected before the end of 2024. Production operations are concentrated on water management, with small volumes of gas from the annulus not being flared to maintain system stability. Plans for two additional pilot wells in 2024 have been deemed unnecessary for aiding gas desorption. Misting devices will soon be added to the water disposal pond to enhance evaporation. Young, expressed satisfaction with the stable water production and understanding of reservoir pressure decline, anticipating gas production by late 2024. New York's recent peak day for electricity consumption came during a heatwave, as millions of people relied on their air conditioners to keep cool. That's not unusual. However, some of the circumstances leading up to that day still provided a challenge.On our latest Power Trends podcast, NYISO's Vice President of Operations Aaron Markham discusses what goes into maintaining a reliable grid during a late-season heatwave. The peak load on Sept. 6 was just over 30,200 megawatts. New York's historic peak demand is 33,956 megawatts, recorded in July 2013.Markham pointed out that there have been several system changes since then, like generator retirements. It's unusual to see a peak day in September. The high-demand days usually come in July or August when hot, humid conditions drive up the desire for air conditioning. Besides the peak coming later in the season than expected, there were other unusual factors that came up.“We had some generation that became forced out of service,” Markham said.When something like that happens, the operators in the control room activate contingency plans.“That resulted in us committing some additional generation to make sure we had sufficient supply,” he explained.On a peak day like this, very close coordination with utility companies is also essential.“The expectation is that we've talked through all the potential contingencies that could occur,” Markham said. “What is a system going to look like? What is the set of resources that we're going to use to resolve that and make sure that everybody is on board, from the neighbors to the utilities in the state, to the NYISO operators in the room.”Challenging situations aren't limited to warmer months. Markham's team of operators had to deal with a different set of conditions brought on by sudden extreme cold in December 2022. With high demand for natural gas to heat people's homes, meant less gas available for generating electricity.“We have a survey process where we actually reach out to the generators to look at…what is their fuel supply situation? Do they have alternate oil backup in the tanks? Are they expecting deliveries of that?” Markham explained. “So that's another aspect that comes into winter operations, all of which we did leading up to this event.”Events like this demonstrate New York's system is reliable, Markham said.“We were able to maintain flows within limits, all the various parameters on the power system within limits. What should we keep in mind in creating a solid operations arm of a real estate company? How to hire the best of the best? What are the tips for creating a great company culture? Anne Mari DeCoster, President & COO at Kingdom Storage Partners & Self Storage Investing, shares her insights. Read this entire interview here: https://bit.ly/43iC1je What are some of the biggest things that we should keep in mind with regards to building a solid operations arm of a company? It's critical that you keep your eye on the numbers. Every software system has a management report, and the management report will tell you where dollars are leaking out. You can develop the best proforma in the world but if it's not implemented the way you intend, because you have invisible leaks, then you're not going to succeed the way you should, you'll still succeed, but not as well as you should. It's really easy to turn that over to someone else and trust them, but it's not always wise. I've been heard to say that not every manager steals, but every owner is stolen from. To prevent that, keep your eye on those numbers. I'm a believer in consistency and simplicity. Whoever is running your shop, whether it's a remote manager, or an onsite manager, it's important to understand what are your processes, how you do them, and do them that way every time. We have a simple business model and I always encourage people to keep it simple, don't complicate it with extra services that are logistically intensive, or manpower intensive. By keeping it simple, and having simple procedures and implementing them across the board, you up your game. Things fall into two camps: either an owner is frustrated that they can't get their manager with remote, or third-party management, or on-site to do what they want. And then others would say, I don't understand why they have a problem. And the difference between the two is accountability, people will deliver what you inspect, look at it, measure it, take a look at the MSR, if you're asking questions, you'll get much better responsiveness. What are some things that you look for when you are interviewing someone for either a low-level job or a high-executive job? That's one of the hardest things today, isn't it? We used to be very common in the workplace, pursuing excellence, being committed to doing a good job, you go to work every day, compassion is important, and caring about what you do - these are the things that I look for. And in the process of talking with people, I try to understand what their values are and see if there's an alignment of values. If you're very clear on your values, you establish your priorities based on your values, and then your decisions line up with that. That doesn't mean decisions are easy, but they line up. If you're talking with someone and you can tell that they don't value people, and if valuing people is important to you because you want people who rent from you to give you five-star reviews because you cared enough to make sure they could access their Christmas presents on Christmas Eve to put them under the tree on Christmas morning. How do you create an excellent company culture from the beginning? Culture flows from the top down. "They don't care what you know until they know that you care." A lot of that is conveyed by being really clear on your core values as a company, you know what you're about as your mission and your core values, your customer care, attention to detail, those are enough in running a property. Convey it clearly and frequently. You can't say, "we are a problem-solving organization", and keep kicking the problems down the road. This episode is all about People Operations for SMBs and the four stages of growing your People Ops team. Now, maybe that just starts with you as the founder, but as you grow a business, you then start to lean on other people. Maybe it's an office manager, an assistant, a director of operations, somebody that helps you wrap your arms around the structure of the business and train the new people that are coming in. As your business grows more, maybe you bring on that first HR person or People Operations person, and then eventually they build out their team with all the different functions. This was a really fun conversation where we dug into the three different people, four, including me, who have held those roles so far at Trainual over the last four or five years.
