Last night I was telling the members because of being sick most of the week I would be replaying an episode for the public show. Most of you have not heard this encounter and it is one of my favorite witnesses. John is from British Columbia. He works as a lineman and in 2006, just after first light, John was dropped off by helicopter on Tumbler ridge. From the high ground he saw what he thought was a bear but as he watched it, he realized it was not a bear. Than he saw another one, then what appeared to be smaller ones. John goes into details about what he saw and what they were doing. After sometime of observing them the creatures started to get up and scan the ridgeline almost like they knew they were being watched. John writes "Without a doubt in 2006 I watched a group of Sasquatch clear as day rolling rocks in a scree Field while working Seismic, a heli in only area. Not a doubt in my mind I watched for over 5 min easy a group or family of Sasquatch rolling rocks at the bottom edge of a scree field. I reached out to your show in early days but didn't want to sound crazy n bailed out. They were at best a half sport Field away. I was alone on what's called in the seismic world "trouble shooting". It was an hour after first light. Was dropped off by the helicopter at first light on a peak of a rolling mountain and was tasked with a line break locate with little info other than head down hill until you find line and reassess. I was equipped with a radio and gps. Long story short with little to no info of the area other than than a fly over with the heli pilot of where the line was vs where I was dropped off I was blind. Wasn't scared, wasn't shook as I was experienced at this point. Radio on but volume on .1 of zero so I could hear my environment One ish hour in to my downhill hike I came across the massive scree slides that I'd seen from the heli, as I traversed side hill in an attempt to not have to cross this huge slide using a clear gamedeer trail that followed around the rim as the slide area narrowed I could hear in the narrowing slide edge constant almost man made rocks rolling. My senses were heightened as initially I thought it was the slide slowly moving or a grizzly bear rolling rocks as I had heard stories of prior. I as silently as possible proceeded thinking I'd see nothing or a bear, radio ready in hand as protocol stated to immediately call in a bear so the helicopter pilots could come and push off the threat. To my surprise after about 20 min of my most silent approach hearing the constant sound of rolling rocks I saw (at that moment) it. Immediately I thought bears but almost instantly I knew I wasn't looking at a bear. Big downward facing head n shoulders, Breasts, long arms, long legs, hunched over, hand pinching things thumb to index like pinching bugs then to mouth. As I'm staring at this hairy female where no humans have probably ever been I see another 2 small ones less noticeable in the rocks doing the same action. I watched for a solid 3 or 4 minutes knowing my LG chocolate phone would only snap a black blob on grey rocks. Then from the most narrow edge of the screen Field comes a an fn massive female, twice as big easy, same attributes but less athletic and more warn. Head as big as my chest. Bends over and same action, within 20 seconds I hear a small animal squeal and the big female has something in its hand and everyone of them popped up and looked but within one second a massive male (dick swinging) breaks the same area where the big female came from right up beside the big female and snatched the whatever rodent from her and immediately ate it. I couldn't see what it was but he put it in his mouth. Without a missed beat (Almost immediately) all three larger ones stood up tall n were scanning and sniffing, I pancaked in that moment, pressed my radio n said quietly bear bear bear which is taken very seriously. Within a minute a had a helicopter buzzing my area feet above the trees in a super aggressive manor I watched all 5 dispatch at the same time I heard the helicopter inbound. They headed down ish and I only thought to head back to the helipad. I ran but as quietly as I could. I made it back in about the same time it took me to get down. Once I was on the helicopter I told the pilot what I saw and his neck snapped towards me and said I fn knew it. I knew what I saw, you're not crazy, we shouldn't be here ect. Long story short after that everyone went out in groups."

The threat of a 9.0-magnitude earthquake along the Cascadia Subduction Zone has hung over the Pacific Northwest for decades. Seismologists and emergency managers say “The Big One” could be one of the worst natural disasters in the region’s history, but it may not be the worst-case scenario. Why volcanoes attract UFO reports A few reasons combine to make volcanoes a hot-spot for strange-looking lights: Many cameras and watchers. Active volcanoes (especially Popocatépetl) are monitored by webcams and attract local observers — more eyes + more cams → more chances to spot/transmit odd footage. Striking natural light phenomena. Volcanic plumes produce lightning and glowing discharges inside ash clouds; these can look like bright moving or flashing objects on video. Also, hot gas, incandescent ejecta and glowing fumaroles produce persistent lights. Scientists have studied volcanic lightning and charging in plumes for years. Seismic/tectonic electrical effects. Related phenomena such as “earthquake/tectonic lights” (brief luminous displays associated with rock fracturing and stress changes) are sometimes invoked for pre-eruption or quake-period lights. The physics are not fully nailed down, but these effects are plausible near volcanically active faults. Human activity & artifacts. Drones, aircraft navigation lights, flares, reflective glare on camera lenses, sensor noise, and deliberate hoaxes also account for many clips. Media amplification then spreads the story. Famous / oft-cited cases Popocatépetl (Mexico) — dozens of videos (2012–present) show glowing orbs or lights apparently approaching or vanishing into the crater; these clips are widely circulated and debated. Some commentators call them “UFOs” or “wormholes”; mainstream reporting tends to present the footage without endorsing an extraterrestrial explanation. (There are many other anecdotal reports around other volcanoes, but Popocatépetl is the most prominent because of its webcams, frequent activity, and interest from UFO investigators and media.) What experts say Volcanologists and atmospheric scientists point out that volcanic lightning, incandescent ejecta, and plume-charging are well-documented, physically plausible sources of striking luminous displays during eruptions. Camera artefacts and human activity explain many stationary or oddly behaving lights on video. That doesn't mean every clip has been definitively debunked, but the default scientific approach is to test natural and mundane hypotheses first. How to evaluate a volcano-UFO clip (quick checklist) Is there a reliable timestamp and source (official webcam vs anonymous upload)? Is the object correlated with plume/eruption activity, or does it appear in calm conditions? Any signs of lens flare, reflection, sensor bloom, or compression artifacts? Could it be a drone/aircraft or a distant light caught by zoom? Are there other independent witnesses or radar records? Applying these usually resolves most cases; only rarely does something remain truly unexplained after that. Bottom line Volcanoes produce spectacular and sometimes confusing light phenomena. Put simply: most “UFOs” near volcanoes are misidentified or explainable natural/manmade phenomena (volcanic lightning, glowing ejecta, camera issues, drones, etc.). A handful of clips resist easy explanation, which keeps interest and speculation alive — but interest ≠ proof of extraterrestrial craft.

That in turn will have an impact on the needs for real estate in a health care setting.Family medicine has evolved. When I was a child, the family doctor was a self employed professional. Their office had one name on the door, and behind the waiting room was a sliding glass window for the receptionist, who often also doubled as the doctor's assistant. That model is completely obsolete and has been replaced by the family health team clinic which has several owners, numerous associates, nurses, a nurse practitioner, and even other services like a dietitian, a blood lab, an imaging lab. All of these things under one roof in the name of efficiency. Increasingly, these clinics are not owner operated, but instead are associated with a larger healthcare provider. But just like technology has disrupted retail and media, it's now coming for healthcare.The first wave was simple telehealth—video calls with your doctor. This was multiplied out of necessity during the pandemic. That was a good start. It saved a trip for a quick follow-up or a prescription refill. But it is limited. The game changer is the technology that brings diagnostic equipment to the patient. Some health care systems have already adopted the technology. Somewhere between 60-80% of office visits can be handled by telehealth, augmented with the diagnostic equipment. The change is coming, and it is clear as day. Commercial real estate has taken a beating since the pandemic. Medical office has been one of the remaining segments of stability in the office market. I can't tell you how quickly the technology will penetrate the market.
