In May of 1895, on the old San Francisco waterfront, four sailors signed onto the four-masted barkentine Arago for a voyage to Valparaiso, Chile (“and thence to such other foreign ports as the master might direct, and thence to return to the United States”) via Astoria. By the time they got to Astoria, the four of them had had enough of conditions on the Arago. They stepped off the ship and essentially told the skipper, “We quit.” In doing so, they changed history — and the legal status of sailors would never be the same. In this episode, Mason and Adam crack open the world of hard seltzers—from the grocery aisle classics to the bar-ready craft versions. In this episode of Zen and the Art of Real Estate Investing, Jonathan welcomes Kirby Atwell, an Army veteran, real estate investor, and host of the Living Off Rentals podcast. Kirby's journey from military service to financial freedom offers a practical roadmap for investors seeking a sustainable, high-cash-flow strategy. Kirby's interest in real estate began in 2006 while stationed in El Paso, Texas, after reading “Rich Dad Poor Dad.” His first purchase, a turnkey property across the street, sparked a career that would include multiple rental acquisitions before leaving the Army in 2011. Initially, Kirby built a high-volume house-flipping business, completing around 75 projects in five years. While the operation looked successful from the outside, the overhead, contractor management, and constant pressure to “feed the machine” made it an unsustainable treadmill. Recognizing that his initial goal was freedom, not endless hustle, Kirby pivoted. After a short return to corporate work, he began acquiring long-term rentals in Northwest Indiana. A chance experiment, turning a basement apartment into an Airbnb, netted $22,000 in one summer, far exceeding the annual income from some of his long-term units. This discovery led him to transition entirely to short-term rentals, focusing on modestly priced multi-unit properties that could also work as long-term rentals if needed. Kirby now manages 39 short-term rental listings, primarily clustered near Michigan City and Valparaiso, Indiana, with additional properties in southwest Florida. By concentrating on one region before expanding, he built economies of scale in operations, supply management, and cleaning services. His strategy centers on risk-averse investing—buying affordable properties in areas with steady demand drivers, from national parks to local universities—while maintaining the flexibility to pivot between rental strategies. Jonathan and Kirby discuss the power of “reps” in real estate, why clustering investments boosts efficiency, and how to vet short-term rental opportunities by analyzing local competition. Kirby also shares his process for furnishing units cost-effectively, his rule of thumb for net returns (1% of purchase price monthly), and the importance of avoiding over-leverage. Today, through his Living Off Rentals platform, Kirby coaches other investors to build similar portfolios. His philosophy combines conservative acquisition criteria with creative income strategies, allowing investors to create both cash flow and long-term equity without the burnout of high-volume flipping. In this episode, you will hear: The importance of taking action before having everything figured out Why scaling a flipping business often leads to burnout and thin margins How an experimental basement Airbnb reshaped Kirby's investing approach The advantages of clustering short-term rentals in one market Identifying risk-averse properties with strong cash flow potential Follow and Review: We'd love for you to follow us if you haven't yet. Creating a safer fraternity and sorority experience is possible! As a student-athlete at Valparaiso and Rice, David Chadwick realized that his experience had very little to do with external factors – facilities, equipment, fans – and everything to do with intangible things – teammates and coaches, culture, and personal relationships. In an entrepreneurship class, he envisioned a digital solution to answer a challenge he faced: the need for a safe and confidential way to bring feedback to leaders in seats of power. That solution evolved into RealResponse, which now has 200+ clients, from colleges and universities to sanctioning bodies and integrity units, and a reach of more than two million people. Chadwick leads a team of world-class professionals, many of whom are former student-athletes themselves. In episode 592 of the Fraternity Foodie Podcast, we find out why David transferred from Rice University to Valparaiso, how an entrepreneurship class planted the seed for RealResponse, what he learned from conversations with over 200 athletics directors, why it's hard for students to give honest feedback to people in power, how RealResponse helps to create a safer fraternity and sorority experience, how you can create a healthy, accountable culture on your teams or chapters, new features that they are considering at RealResponse, and advice for other college students who want to start their own business. Enjoy!

Who is on the Mount Rushmore of Valparaiso athletes in the 21st century?Paul Oren and Todd Ickow discuss that very question as The Victory Bell looks back on the first quarter of the 21st century. Alec Peters is a pretty easy pick for the best men's basketball player this century, but what about Jeanette Gray or Dani Franklin for women's basketball? Kyle Gaedele or Kyle Schmack for baseball? Angie Porché or Rylee Cookerly for volleyball? This episode covers every sport at Valparaiso as both Todd and Paul give their Mount Rushmore for the last 25 years. Paul Oren and Todd Ickow take listeners on a year-in-review journey throughout the 2024-25 Valpo seasons. The pair highlight the highs and lament the lows in a wide-reaching hour that touches every corner of Valparaiso athletics. One Distillery, Two Time Zones, and Corsets and Whips, Oh My! Husband-and-wife team BIll and Johanna Welter came to whiskey through very different paths - thankfully, their union has produced not one, but two distilleries from which Journeyman's whiskies and spirits spring forth. Bill's passion for golf led him to St. Andrews, Scotland; Johanna's path led through hospitality, drinking whiskey at a time when "most women were drinking cosmos". Somehow, Journeyman is still an under-the-radar distillery, albeit one with two locations (in Three Oaks, Michigan and Valparaiso, Indiana). For those in the know, they're producing some of the best wheat and wheated whiskey in the country, and for this episode I got to try their high-rye cask strength bourbon which, for my mind, might be even better than their wheaters. And to be clear, their wheated products are exempt from my recent distaste for wheaters...they are complete whiskies, whether one grain or multiple, and remain some of the few I'd have on my shelf. Journeyman also holds distinction as a long-tenured distillery in the craft scene, launched in 2011 during the end of the first wave or beginning of the second (Bill wasn't quite sure, so we'll hedge!). They've turned that presence into their own formal and informal mentorship programs, lending help and knowledge to a new generation of distillers. We also touch on the impact of recent tariffs and their Ingrained program, opening up contract distilling to producers without their own capacity in Journeyman's new 140,000 square foot Valparaiso location. It's a late Sunday afternoon, the sun is shining, and the smell of freshly cut grass (and the inevitable hay fever) is drifting through the studio as I sit down to record this episode. After a whirlwind few months — including seven incredible weeks photographing on Crystal Cruises — it feels good to be back behind the mic, even if I'm a little sniffly. In this episode, I'm reflecting on the magic of authentic portrait photography, the rapid rise of AI in our world (and our inboxes!), and why the human touch still matters more than ever. Plus, there's news about upcoming workshops, a few tech tips for cleaner files and faster edits, and a good-natured rant about AI-generated podcast pitches. As always, it's a mix of stories, laughter, tech, and a reminder to stay creative — and stay human. Cheers P. Transcript Introduction and Podcast Setup So it's Sunday afternoon, the sun is shining, and here I am late on Sunday recording this podcast and I'm recording it with the smell of freshly cut grass, uh, wafting in through the windows, which is gonna trigger my hay fever one way or another. Um and also the reason I'm recording it quite so late at this stage of the day. It's 'cause my neighbors have been cutting their grass and they do have the loudest petrol mower in the world. He was placed on life support, but his brain had been deprived of oxygen for too long, and after two days, Levi died. His foster mother, Jennifer Lee Wilson, admitted to police that in an attempt to control his behavior, she had laid her 341-pound body on top of the 91-pound boy. Surveillance camera footage proved that Levi lay motionless under Jennifer for over eight minutes before she moved, asking if he was faking. This is the story of a joyful, creative, lively little boy who loved Pokemon, Minecraft, bugs, and his little sister. It's also the story of a broken-hearted family who wanted only to protect Levi but weren't given the chance by a state system that has failed far too many children. This is part one of the heart-wrenching story of Dakota Levi Stevens.Honoring Dakota Levi Stevens on Facebook: https://www.facebook.com/groups/3953712874915112/ Change.org petition to remove Robert Wilson as middle school principal: https://www.change.org/p/demand-the-removal-of-principal-robert-wilson-from-lake-ridge-new-tech-middle-school Change.org petition to hold DCS accountable for failing Indiana's vulnerable children: https://www.change.org/p/hold-the-department-of-children-and-family-services-accountable-for-foster-child-deaths Levi's Law petition: https://www.change.org/p/let-s-get-levi-s-law-started?recruiter=295397157&recruited_by_id=d285ea50-f8dd-11e4-8573-5be613050eb0 Geisen Funeral Home memorial video: https://www.tributeslides.com/proxy/videos/embedded_video/SNG7PTDFWK8XF844 Thomas the Tank Engine Theme background music by R3 Music Box on YouTube. Tamara and her husband recently took a couple's trip to Chile and this week on the podcast she shares her impressions, experiences, and tips for Santiago and Atacama Desert. In a future episode, she will talk about her week in Chile's Winelands. Episode Highlights Tamara flew Avianca Airlines on a flight deal from Boston to Bogota and Bogota to Santiago. Avianca Airlines business class is more like premium economy and not a very impressive business class but overall the flights went smoothly. She really enjoyed her stay at the Hyatt Centric Las Condes. Las Condes is a nice area to stay in Santiago. If you are visiting Santiago or Valparaiso, be on alert of pickpockets and petty crime and don't wear jewelry and keep your phone secure. Foodies would love the chef's tasting dinner at Borago in Santiago. To get to the Atacama Desert, you fly 1.5-2 hours to Calama and then it is a 1.5 hour drive to San Pedro de Atacama, which is the central hub for the region. Tamara stayed at the Nayara Alto Atacama, which provides a transfer to and from the airport. They offer an all-inclusive rate that includes food, drink, and group excursions. Other options include the Explora and the Tierra and the Awasi offers private excursions. She wouldn't recommend self-driving because there is very little cell service and getting to some of the attractions includes driving on dirt roads. The Atacama Desert is at a higher elevation so it is good to stay at least 3 nights so that you can do the higher elevation excursions later in your stay after you have time to acclimate. Nayara Alto Atacama is part of Virtuoso and booking through Tamara you can get perks that include a $100 spa credit. They did three excursions: Sunset excursion to the Valle de la Luna (Valley of the Moon) with some short hikes and finishing with a sundowner Salt Flats and Flamingo Reserve - the salt flats are not the flat white salt that you see in Bolivia or Utah, the salt is mixed with minerals and the flats looks a lot like a white lava field Rainbow Valley - not as dramatic as Rainbow Mountain in Peru but a great landscape with layers of red, white, and green rock Star gazing - the Atacama Desert is well-known for its dark skies and star gazing The food at the resort was fine but lunch was a three-course meal and if you want something more casual you can eat at the bar. The portions are small and there are only a few options per meal, but at least the menu changes every day. Make sure you get the correct adapter for electrical outlets. You need cash for small shops and some tips but you can mostly use a credit card or charge tips to your room Make sure you wear sunscreen and a hat because there is a high UV index Be sure to stay hydrated and bring lots of moisturizer and lip balm Bring plenty of layers because the desert gets cold at night Remember that it is in the Southern Hemisphere so the summer high season is December - March and winter is during our summer. Bring shoes with good traction.

An Indiana woman was sentenced to six years in prison, with one year suspended, for smothering her 10-year-old foster son, Dakota Stevens. On April 25, 2024, Jennifer Lee Wilson pinned the boy down, causing fatal organ damage and lack of oxygen. She later pleaded guilty to reckless homicide in October. Dakota sought help from a neighbor, alleging abuse, shortly before his death. Doorbell camera footage showed Wilson pinning Dakota's midsection for several minutes. At 4'10" and 90 pounds, the child was much smaller than the 4'11", 340-pound Wilson. The official cause of death was lack of oxygen and fatal organ damage. An Indiana woman has been ordered to spend six years in state prison for killing her 10-year-old foster son by pinning him to the ground and sitting on him. Senior Judge Michael Bergerson handed down the maximum sentence on Friday, with one year suspended to probation, for 49-year-old Jennifer Lee Wilson in the death of young Dakota Stevens. Wilson pleaded guilty to one count of reckless homicide in October, acknowledging her role in the tragic events that unfolded in Valparaiso on April 25, 2024. Porter County Sheriff's Office deputies responded that afternoon to a call about an unresponsive child at a residence on Falcon Way. Upon arriving, authorities found Dakota lying near the driveway, not breathing and without a pulse. The boy had bruises on his lower neck and chest and was taken to a hospital, where he died two days later. An autopsy determined that Dakota's death was a homicide caused by lack of oxygen to his brain over an extended period. He also suffered organ damage and hemorrhaging of the liver and lungs. Investigators learned that Dakota had sought help from a neighbor, claiming he was being abused. According to a probable cause affidavit, Wilson found the boy a few blocks away talking to another woman, who told police that Dakota had asked her to call 911. Wilson reportedly told the woman to “mind her own business,” then drove Dakota back home. Doorbell camera footage from that day showed Wilson bringing Dakota to the ground, positioning herself over his midsection and upper body. Authorities say the video shows Dakota initially struggling, but as he went motionless, Wilson remained on top of him for several minutes. She later told police she thought the boy was “faking” until she realized he was unconscious. Police noted that Dakota was 4 feet 10 inches tall and weighed about 90 pounds, while Wilson stands 4 feet 11 inches and weighs approximately 340 pounds. In the moments after Dakota stopped moving, Wilson can be heard screaming his name and saying, “I was laying on him and he was acting bad.” Wilson began serving her sentence immediately following the judge's decision. Under the terms of the sentence, she will spend five years in prison and one year on probation. Want to listen to ALL of our podcasts AD-FREE?
