For many young Singaporeans, buying a home used to feel like a clear life milestone, you graduate, get a stable job, apply for a BTO, settle down. But today, with rising property prices, higher cost of living, delayed marriages, and changing priorities among Gen Zs and millennials… the path doesn’t seem so straightforward anymore. So when should you actually start thinking about buying your first home? And is the traditional BTO route still the only sensible option? On The Agenda, Hongbin Jeong speaks to Nicholas Mak, Chief Research Officer, MOGUL.sg to find out when would be a good time to start thinking about purchasing your first home.See omnystudio.com/listener for privacy information.

Text 2W: Hello, Mr. Smith. I'm afraid Dr. Brown won't be able to see you today. He's still waiting for a flight out of New York. He said he would meet you tomorrow afternoon. Is it OK?M: Sounds good. Thank you for calling. Text 3W: David, have you saved enough for the car?M: I have $20,000 now, and the car costs $25,000. My parents said they would like to help, but I don't want to use their money. Text 4W: Dr. Block, I need to take a few days off because my father is coming over to visit. And I need to show him around the city.M: OK, Jane. But be sure to come back to work next week. Text 5M: Amy, my head is spinning! It must be a touch of the sun.W: You'd better lie back still for a while. Take it easy for the rest of the day, and stay in the shade. It's too hot today. Text 6M: Mom, this is going to take forever! Animal World will be on in 20 minutes. It's my favorite program. You know I can't miss it!W: I know, honey. But we have to wait in line to pay for these things we need.M: You promised we'd be home in time.W: Be a little patient, Jack. We'll get out of here soon.Text 7M: Hi, Samantha. Do you have a minute?W: Hi, Richard. Come in, please.M: I've been trying to get hold of you all afternoon.W: I was at the weekly managers' meeting. How are things?M: Oh, splendid. I have some news.W: Good news?M: Wonderful news…to me, anyway! I've been offered a job for three years as an assistant to Prof. Hayes from Birmingham University. I'll join him in Mexico City. What do you think about that?W: Wonderful, Richard! Just what you've always wanted, isn't it? Does it mean that you'll leave soon?M: Next week. But before I go, I'd like to invite you out for dinner — just to thank you for all the help you gave me during my three-month research work here. Would tomorrow evening be a good time for you? We can go to the Shanghai Restaurant in Chinatown.W: Fine with me. Text 8M: What's that book you just picked up, Mary?W: The one Prof. Lee uses in his course.M: Oh, I see. You'd better have it if you want to pass that course.W: But it costs $30. I simply can't afford it.M: Did you check the used book section here? Maybe they have it.W: No, they don't. I asked.M: Why don't you get it from the library?W: I've been trying for months, and it's always out. There are over 50 students in the course, and every single one wants the book.M: Listen, you know my roommate Henry, don't you? He took the same course last year, and I remember he owns a copy. I can borrow it from him for you.W: Oh, that'll be great! Thank you, Jim!text 9W: Hello?M: Hello, Stella. This is Peter.W: Hi, Peter. Fancy hearing your voice! How are you?M: Couldn't be better. I'm planning a trip to Memphis with my family this summer.W: Great! I'd love to host you here. When are you coming?M: We'll leave Boston on June 20th, stay in St. Louis, Missouri for a week, and then fly to your city. We'd probably stay for five days with you and come back, for it's a two-week vacation.W: Is there anything special you'd like to do here?M: We'd love to explore Beale Street, the official home of the blues, where we'd listen to live music. We'd also like to visit Graceland, the popular museum in memory of Elvis Presley. But above all, we want to spend some time with you and your family.W: Of course! It's been ages since we met last time. Let's have a dinner party in my garden.M: Lovely! Oh, could you find for us a hotel near where you live? It doesn't have to be big, but I can't stand noise at bedtime.W: Sure.M: Thank you. See you soon. Text 10M: Hello, everyone. My name is John. I'm the teaching assistant for this lab session. Let me explain a little about it. As you may know already, it's a required meeting once a week. I expect you to do all the experiments and keep the results in your lab notebook. I'll collect the notebooks every two weeks. You'll be graded on lab notebooks and quizzes. But the most important information I want to give you now is about safety. First of all, you must wear shoes that cover your feet in the lab. Tennis shoes are OK. Also, don't wear loose clothes, long scarves, big necklaces, or loose belts — they get caught in something or fall into liquid. Another thing to do for safety is cleaning up. Be sure to put the waste in the correct containers. We can't mix liquid with paper. This is extremely important. I don't want any fires in this room. You are responsible for washing out your own lab equipment and putting it away. If you don't do this, I will take away points from your grade. Nobody's going to clean up after you. OK, any questions?

A viral TikTok video questioning why hundreds of flats from a Bukit Merah BTO project later appeared in the Sale of Balance Flats exercise has reignited debate about fairness and transparency in Singapore’s public housing system. The Housing Board has clarified that such units are typically unsold, unselected, or returned flats that are only offered after all eligible BTO applicants have had their chance to book a unit. But the episode also reflects a broader frustration many homebuyers feel — repeatedly balloting for flats in popular locations and still coming up empty-handed. Nicholas Mak, Chief Research Officer, Mogul.sg joins the Breakfast Show to unpack how balance flats arise, why supply can appear suddenly in later exercises and what this reveals about demand patterns in Singapore’s housing market.See omnystudio.com/listener for privacy information.

In this episode of Nuggets On The Go, Melvin Lim from PropertyLimBrothers explores how to move from a modest property base—say an HDB or BTO—for a disciplined real‑estate portfolio that can grow meaningfully over decades. They introduce the concept of the Equity Triangle and walk through a real‑world case study of how a family scaled from roughly S$800 k in property value to about S$6.5 million by combining utility assets (for stay) with investment properties, and carefully calibrating leverage and timing.   They emphasise key strategic themes: choosing asset classes you understand, avoiding over‑diversification that undermines discipline, leveraging “set and forget” real‑estate instruments with appreciation potential, and recognising the co‑investor model where the bank and tenant help you expand. By age 55,  you may want freedom and choice—and this episode shows how the journey can begin with one stay‑home and one rental property.   0:00 – Teaser 0:51 – The Starting Point: BTO, Resale HDB or Private Property 1:34 – Growing an $800K Portfolio to $6.5M 1:50 – Key Framework: The Equity Triangle Explained 2:23 – Diversification Depends on Knowledge, Time and Strategy 3:25 – Understanding Set-and-Forget in Real Estate 4:46 – Why Stagnating Assets Can Hurt Your Portfolio 6:07 – Case Example: From $670K to Landed Property at $6.9M 7:06 – Leveraging Time: Holding from Age 39 to 65 8:36 – Portfolio Structure: Living in One, Renting the Other 9:32 – End Goal: Freedom and Choice from Age 55 Onwards 10:04 – Targeting a $6.5M Portfolio by 55–65 11:00 – Case Study: From HDB to Dual Condo Strategy 12:38 – High Growth vs. High Rental Strategy 13:13 – Planning for the Winter Season: Divestment and Income Buckets 14:44 – Property Divestment Strategy: Low Quantum, High Yield 18:00 – Leveraging Tenants and Banks as Co-Investors 23:06 – From Dual Properties to Landed and Beyond 24:35 – Portfolio Status at 40+: $6.5M and Growing 25:15 – Deciding When to Exit or Hold: Based on Income Season 26:05 – Scenario Planning: $800K HDB with $600K Equity 28:41 – Strategic Property Pairing: Stay vs. Investment Property 29:52 – Closing: Planning Property Moves with Numbers in Mind

Could less waiting time reduce stress on a marriage and how can couples strengthen their relationships in the face of life challenges? Synopsis: Every second Wednesday of the month, The Straits Times takes a hard look at Singapore's social issues of the day with guests. With HDB planning to introduce more Shorter Waiting Time (SWT) Build-To-Order (BTO) flats, buyers can expect to collect keys in under three years, reducing the amount of stress on the couple relationship, say an economist and a counsellor. How can young couples decide if they have found the right life partners to take on the wait for a BTO flat? In this episode, ST assistant podcast editor Lynda Hong hosts two guests. Thr first is National University of Singapore's Professor of Real Estate and Economics Sumit Agarwal. He penned a study on the correlation between early marriages, a higher propensity for divorce and waiting times for a BTO, that was featured in the third book in a series - Kiasunomics 3: Economic Insights For Everyday Life. The book overall, analyses the influence and consequences of economic decisions in Singapore. The second is Mr Neo Eng Huat, a counsellor with over 20 years of experience with helping couples. In this episode of Nuggets On The Go, Melvin Lim and George Peng from PropertyLimBrothers break down the property strategies available to buyers in their late 40s — from stretching tenure for better cash flow, to deciding between consolidating into a landed home or maintaining two condominiums.   They explore the “equity triangle” framework, where age, debt, and equity interact to shape long-term financial outcomes, and unpack how lease reset analysis can reveal hidden pitfalls in older resale projects. The discussion also covers the harmonised layout effect, the strategic use of 2M1B for multi-generational planning, and the concept of a “reverse BTO” — securing a new HDB flat later in life for retirement convenience.   For those weighing growth versus preservation, the episode offers grounded perspectives on timing, loan sustainability, and exit planning. Are you still reading these silly show notes? Honestly, bless your heart. You're a true Time Machiner. Or you're just really bored at work. Anyway, on this week's episode, Dave and Milt climb into the Time Machine and rocket back to June 21, 1975 — the land of lava lamps, fringe vests, and an absolutely bonkers Billboard Top 10 Albums chart. We're talkin' Elton, Earth, Wind & Fire, The Beach Boys, and even Alice Cooper giving us all the Welcome-to-My-Nightmare vibes (spoiler: it's not a lullaby). But wait — Milt's back from Africa! That's right, our Chartmeister went on a literal safari. Lions. Giraffes. Possibly cursed sand. He's got stories, and Dave is mildly concerned for his health and sanity. Oh, and intern Jack "The Fact Machine" Nathanson drops in to host a chaotic 80s music trivia quiz that somehow leads to Warrant, Mr. Roboto, David Lee Roth, and yes, Michael Bolton co-writing a KISS song. You can't make this stuff up. The episode ends (because it has to) with the boys politely kicking some albums off the list and replacing them with stuff they actually like. Sorry, Chicago, but y'all were in your weird phase.

Back in May 1970, Randy Bachman left the Guess Who after getting into a disagreement with his bandmates. He'd been with the group in its various incarnations for 10 years and was invited to join by its founder, Chad Allan. Interestingly, at the time of Randy's departure, Chad had already been gone for four years, leaving shortly after the arrival of Burton Cummings, and the two teamed up to form Brave Belt in 1971. That group eventually morphed into Bachman-Turner Overdrive, but, before they broke nationwide, Chad left again. In his new article for the Strange Brew, writer Scott G. Shea examines Chad Allan's story, how he softly started a rock revolution in Canada and why he left before each band broke internationally. I hope you'll make some time to have Scott G.
