In this episode of Livabl Launch, Matthew Slutsky sits down with Riz Dhanji, Founder and President of RAD Marketing, to talk about everything from Elton John buying at King Toronto to the state of Canada's pre-construction market. Riz shares the fascinating story behind Elton's purchase, underscoring the architectural significance of King Toronto and what it means for the city. The conversation dives into today's challenging housing market, where stalled launches and tightened financing are colliding with immigration. Riz explains why the next few years may bring little new supply, setting the stage for serious affordability issues by 2028 and beyond. He outlines the policy changes, such as lowering development charges, adjusting presale requirements, and rethinking restrictions on foreign buyers, that could help unlock the hundreds of thousands of units already zoned and ready to build. Riz also gives insight into the changing buyer profile, with end users and long-term investors now driving demand, and how marketing strategies must adapt. From building full model suites to rethinking unit sizes, RAD Marketing's approach blends bold creative with disciplined sales execution. Whether discussing opportunities in Calgary or strategies for Toronto, Riz makes clear that adapting to today's realities will be critical for both developers and buyers looking ahead.

In this 488th episode of “Elton Jim” Turano's “CAPTAIN POD-TASTIC,” Jim Turano finds himself in a serious “pumpkin spice crisis.”
Crystal Rivers | Word for Now | Sep 29, 2025 There is a profound heritage in the faith that many believers remain unaware of, and this ignorance creates a fundamental exposure problem in contemporary Christianity. The Nigerian church, for instance, once carried tremendous spiritual power through pioneers like P.A. Elton, who in the 1960s-80s laid out detailed blueprints, protocols, and structures for the nation's spiritual destiny. His vision included specific feast days, prayer watches, and kingdom-focused ministry that stood in stark contrast to the prosperity gospel that later infiltrated and weakened the church's foundation. When genuine seekers touch the burden of God for their nation today, they often find themselves unknowingly fulfilling the same prophetic patterns these spiritual fathers established, because they're touching the same heart of God. Understanding spiritual ancestry is crucial on two levels. First, recognize that generational curses are real—someone who experiments with substances may unknowingly activate an inherited addiction that a great-uncle struggled with, or touching immorality may awaken dormant generational bondage. Just because sin hasn't manifested yet doesn't mean the seed isn't present, waiting for the right conditions. But second, and more importantly, there is also godly spiritual ancestry. When certain spiritually-charged resources encounter someone with "ancestry" in that spiritual bloodline—books like "Good Morning Holy Spirit," "Adventures with God" by John G. Lake, materials from the God's Generals era—something awakens. Deep calls to deep. A hunger ignites that had been dormant. The harsh reality is that many of today's spiritual giants who cried out for revival—like Leonard Ravenhill or P.A. Elton—never saw their visions fully realized in their lifetimes. Their disciples became the ones God used for movements like Brownsville and other revivals. This should humble current believers while also revealing how desperately the investment is needed. The issue isn't a lack of hunger in most Christians; it's a lack of sophistication, protocol, and exposure to what true worship and sacrifice look like. Many believers are spiritually illiterate, primitive in their approach to God—not because they don't care, but because they've never been exposed to the heritage, the standards, the depth that previous generations walked in. The core truth that must grip every believer is this: genuine love for souls comes only from genuine love for Jesus. The greatest need isn't better evangelism techniques or more passionate preaching about Him—it's being possessed by Him. The gospel without the unction of His presence falls to the ground powerless. Christianity isn't waiting for a new definition but for a new demonstration. Before anyone can hear the command to "go," they must first hear and continually respond to the invitation to "come"—to come to Jesus, to spend time with Him, to be head over heels in love not with the idea of Jesus, but with the living, vibrant experience of Him daily. Ministry done without this foundation becomes humanitarian work at best, and the protection against burnout and distraction is simple dependency on Him renewed each day. The watchmen's conference that was recently held carries months of encounters in its sessions. The old-timers who showed up—disciples of these spiritual fathers—carry keys that this generation desperately needs. Study the God's Generals. Listen to the materials on revival history. Let the standard they held challenge the compromised metrics of modern ministry. And understand that your lack of hunger may simply mean you haven't yet collided with your spiritual ancestry—those specific resources and revelations that will awaken what God has already placed in your bloodline in Christ.

In November 1973, Rolling Stone record reviewer Stephen Davis infamously slagged Elton John's double album 'Goodbye Yellow Brick Road', calling it - among other things: "a big fruity pie that simply doesn't bake". Ahem. Now often regarded as Elton and lyricist Bernie Taupin's magnum opus, returning guest and music-biz veteran Ralph Cavallaro joins us as we unpack the record that recently ranked number 112 on Rolling Stone's 2020 list of the "500 Greatest Albums of All Time". Go figure. Songs discussed in this episode: Funeral For A Friend/Love Lies Bleeding (Live from Madison Square Garden, 1974), Crocodile Rock, Someone Saved My Life Tonight, Tiny Dancer, Funeral For A Friend/Love Lies Bleeding, Candle In The Wind 1997, Candle In The Wind, Bennie and the Jets, Goodbye Yellow Brick Road, This Song Has No Title, Grey Seal (1970 B-Side), Grey Seal, Jamaica Jerk-Off - Elton John; D'yer Mak'er - Led Zeppelin; I've Seen That Movie Too, Sweet Painted Lady, The Ballad Of Danny Bailey, All The Girls Love Alice, Saturday Night's Alright For Fighting - Elton John; Can't You Hear Me Knocking - The Rolling Stones; Harmony - Elton John; Goodbye Yellow Brick Road (Elton John cover) - Queens Of The Stone Age

On a dusk dash to the polytunnel, Wiliam locked eyes with Elton, our rescued hedgehog, who we haven't seen since releasing him into our garden at the start of July. We are feeding him some cat food to help fatten him up for the big sleep. Stay tuned for updates. Hosted on Acast. See acast.com/privacy for more information.

Due to popular demand (okay, vague interest and some feedback) Lee, Darren and Elton are back to discuss episode 3 of Alien Earth - Metamorphosis. We have feedback for last week, some non spoiler talk and then a lot of heavy spoiler talk for episode 3 and more random conspiracy theories than you can shake a roll of bacofoil hats at. The episode is not a blow by blow recounting, just discussion about things that we liked (or didn't) about this weeks episode. This episode also helps us all be in no doubt as to the pronounciation of the name of the USCSS Maginot and makes us wonder if its truly possible to make a person out of a Nokia 3210
Picture this: It's the 1960s, your Welsh hometown is dying, and everyone's telling you to accept reality and move to London. Instead, you read about American libraries closing down and think, "You know what? Opportunity." So you buy crates of abandoned books, ship them to Wales, open a bookshop in an old fire station, purchase a medieval castle, and turn it into a 24-hour honor-system bookstore. Then, for your next trick, you declare your town an independent kingdom and crown yourself monarch. The media goes insane, tourism explodes, and suddenly your "joke" has spawned dozens of copycat book towns worldwide and an international literary festival that attracts more visitors than your entire town's population. Meet Richard Booth, the Oxford-educated madman who proved that sometimes the most ridiculous ideas are also the most brilliant. This is the story of Hay-on-Wye: the town that books built, the kingdom that never was but somehow still exists, and the beautiful audacity of believing that literature can literally save the world—one used paperback at a time.GET A BOOK ABOUT IT HERE: To support independent book shops use this link.Or to just use Amazon use this link.BECOME AN Elton Reads A Book A Week CONTRIBUTOR HERE:Elton Reads A Book A Week PatreonTips!SOCIAL MEDIA! David Walliams and Elton John are being blamed for wrecking a hens party in the South of France. A group of girls booked a fancy island restaurant months in advance, only to have their reservation axed 24 hours before the big night. The next day, they spotted Elton and David partying at the exact same spot — watermelon, dancing, the works — and instantly put two and two together. Furious, they flooded the comments accusing the pair of stealing their table. Honestly, the hens got ghosted by very fabulous competition.See omnystudio.com/listener for privacy information.

In space no one can hear you say... What is this!? Welcome to a special episode for the first two episodes of Alien Earth. Join Lee, Darren and Elton as they sift through the wreckage of the USCSS Maginot (Mango? Mongo? Um Bongo?) to discuss what they liked, what they didn't and precisely how thick one characters plot armour truely is. The first 10 mins are spoiler free, while the other 1hr 40mins is definitely not... Its totally spoilertastic.

This week Jim gets Bookish, Elton is outraged by dabbing AI, Darren waits for a tow truck and Lee drinks a chilli and gets inappropriate photos of Hula Hoops. Brian Wilson had a gift, and a curse. His mind worked in a magically musical way, in that he could "see" whole, elaborate songs all in his head. It also allowed him to manifest those wonderful ideas in the real world, via the help of his family and friends. It would lead him to cofound a group that would change pop music forever, and have his particular genius recognized the world over as a unique and singular voice in the pantheon of singer-songwriters and composers. His mind was also his worst enemy that would send him spiraling into madness and self loathing that he would turn to drugs and nefarious characters for help, eventually becoming a recluse and musical oddity."As a cofounding member of the Beach Boys in the 1960s, Wilson created some of the most groundbreaking and timeless popular music ever recorded, forever expanding the possibilities of pop songwriting. Derailed in the 1970s by mental illness, drug use, and the shifting fortunes of the band, Wilson came back again and again over the next few decades, surviving and--finally--thriving. Now he weighs in on the sources of his creative inspiration and on his struggles, the exhilarating highs and the debilitating lows. Whether he's talking about his childhood, his bandmates, or his own inner demons, Wilson's story, told in his own voice and in his own way, unforgettably illuminates the man behind the music, working through the turbulence and discord to achieve, at last, a new harmony."Join Elton as he ventures through Brian Wilson's second attempt at a memoir, and listen to him wrestle with guilt about taking advantage of the dead. Um,...oh, that came out wrong.GET THE BOOK: From AmazonFrom an Indie Book SellerBECOME AN Elton Reads A Book A Week CONTRIBUTOR HERE:Elton Reads A Book A Week PatreonTips!SOCIAL MEDIA! Aaron Elton, a pioneer in sustainable business devoted to combating deforestation. With earnest passion and innovative approaches, Elton recounts his journey from a career in cinematography to spearheading a global vision for environmental restoration. Addressing extinction-level impacts of deforestation, Elton's iteration reveals how his revolutionary methods aim to revive our natural world, while simultaneously presenting lucrative opportunities through commerce.Elton discusses the significance of tropical forests, elucidating their role in housing over 80% of terrestrial genomes. He emphasizes how leveraging the Moringa tree, known for its resilience and potent health benefits, can serve as a keystone in reversing ecological damage while contributing to human health. His dedication towards building ethical businesses to support these efforts is evidenced by his strategic move into the herbal medicine market. Elton's narrative unveils a potential paradigm shift, accentuating how intentional consumer choices and informed business practices could foster a more sustainable future.Key Takeaways:Aaron Elton transformed from a cinematographer to an eco-conscious entrepreneur focused on healing the planet through business-driven reforestation strategies. The tropical forests, critical for preserving land-based genetics, are under threat, making Aaron's mission to restore them pressing and crucial.Moringa trees, central to Elton's vision, offer powerful antioxidant properties and serve as a pioneer species resilient to harsh environmental conditions.Investments in rural communities and conscious consumerism are pivotal avenues through which deforestation can be countered and sustainably transformed into profitable enterprises.Elton's methodologies illustrate how integrating earth repair sciences into commerce could effectively tackle global malnutrition, poverty, and ecological degradation.Notable Quotes:"The fate of our environment is entirely within our control.""As we destroy these forest ecologies, we're wiping out species off the face of the earth.""What I say to people is I just educate them, I teach them. And that has a major, major impact.""Through commerce and through ethical purchasing power, we can reverse deforestation.""I've been falling down that rabbit hole for the last 14 years and I'm still discovering new stuff about the Moringa plant every day."Connect with Aaron Elton:Linkedin - Aaron (H.E. Your job is to train you children the same duties you have on the Mayflower generation after generation after generation. The book was thought out very well from front to back. I recorded this episode at my friend Peter Broberg's house on my mobile unit. Peter also gave me a copy of Carl Elton Cook's book to read. I love books that make me think.
