Welcome back to Sustainability Street, our podcast on the intersection of commercial real estate and the world we live in. For this episode, I'm talking about mass timber construction with Varun Kohli, director of sustainability for Corgan, a global architecture and design firm with 19 offices. In a recent study, sustainability and research teams at Corgan joined together to get a better understanding of the lifecycle of mass timber—from forest to installation and beyond—and the variables that impact its use. The goal was to help architects and developers account for all the embodied carbon associated with this increasingly popular building material. The results of their study are helping dispel some of the myths about mass timber, and a mass timber carbon calculator now sits on the company's website." That's really where we want to make an impact," Kohli said. "You can't simply say, 'we want to use mass timber.' Let's get into the specifics of where it's coming from, how it's being managed and see how that impacts your overall carbon emissions."Here's a sample of the topics we discussed:The allure of mass timber (2:22)Misconceptions about mass timber (3:51)Corgan's mass timber research project (5:51)Managing what's left behind in the forest (6:03)The transportation piece (9:25)The Corgan mass timber calculator (13:21)The embodied carbon debate (15:54)Blending research and sustainability (21:34)Follow, rate and review CPE's podcasts on Spotify, Apple Podcasts and YouTube!

In this episode of Cricket Matters, we dive into a topic that's close to every batter's heart: what actually counts as a good batting average in club cricket? We crunch the numbers, challenge the myths, and share a reality check that every aspiring player needs to hear. You'll Learn:Why averages alone don't tell the full story. We explore how focusing only on your batting average can be misleading and why it's crucial to consider 50+ scores and conversion rates for a true performance assessment. What elite player stats reveal about consistency. James breaks down test, ODI, and T20 data from cricket legends like Tendulkar, Kohli, and Joe Root to show how often even the greats “fail”—and what that means for club players. How to benchmark yourself as a club cricketer. You'll get a data-driven framework for what a “good” batting performance looks like depending on your role in the lineup, from opener to tail-ender.The mindset shift needed for performance improvement. We unpack why many club cricketers overrate themselves based on one good knock and how to take ownership of your form with honesty and data.Key Takeaways:50+ scores are more important than average alone. A high average can be inflated by not-outs or low-pressure runs. What really matters is how often you're converting starts into match-defining scores.Even the greatest cricketers get out a lot. Legends like Sachin Tendulkar and Ricky Ponting scored 50+ runs in only about 35% of innings. That means failing 65% of the time is still elite performance.Joe Root and Virat Kohli are statistical outliers. Their incredible consistency, with nearly 50% of innings over 50 runs, puts them on a level unmatched even among the top 10 run-scorers of all time.Club performance must be evaluated across 10 innings. One-off big scores don't prove form. Patterns over 10 innings give a clearer picture of who's performing—and who just got lucky.Your division should reflect your performance level. If you're averaging 80 but playing low-division cricket, you're not being challenged. Conversely, low scores at high levels may mean it's time to regroup.Quotes:“In cricket, the stats don't lie—and they don't lie over time.”“Everyone remembers their 74, but forgets their 12 and 3.”“Batting average without conversion stats is only half the story.”Find James on: Instagram: @jamesbreese Twitter: @_jamesbreese To learn more about Cricket Matters and download your FREE copy of The High-Performance Handbook, please visit www.cricketmatters.com

Lex chats with Avlok Kohli - the CEO of AngelList, about the company's significant evolution. Initially a platform for startups to connect with venture capitalists, AngelList has transformed into a comprehensive fintech entity encompassing private equity and cryptocurrency. Avlok discusses the strategic pivots, including the introduction of syndicates and rolling funds, that have redefined the company's business model. The episode also explores the broader implications of crowdfunding and the unique challenges in the crypto space, offering a deep dive into AngelList's impact on the financial services industry. Notable discussion points: 1. AngelList's Second Founding: Reinvention as a Fintech Platform: Since 2019, AngelList has transformed from a mixed-use startup platform into a focused fintech infrastructure business for fund managers. Avlok Kohli spun out the syndicates arm and built a scalable product offering that includes SPVs, venture funds, and innovative structures like Rolling Funds and Roll Up Vehicles. This pivot catalyzed explosive growth—from ~$1B in AUM in 2019 to $171B+ today—by enabling fund creation and deployment at scale. 2. Product Innovation as a Strategic Advantage: Instead of competing with well-capitalized incumbents like Carta on sales and marketing, AngelList focused on building category-defining products. The launch of Rolling Funds—allowing fund managers to raise publicly and continuously—was a breakout moment. It created viral word-of-mouth growth and redefined how emerging fund managers could access capital, illustrating the principle: “You can't win by playing someone else's game.” 3. AI and the Future of Private Markets Infrastructure: AngelList is embedding AI across three strategic layers: (1) Back-office automation, replacing manual workflows, (2) Customer service enhancement, enabling agents to respond to LPs with real-time data, and (3) Data reasoning products, like Fin, which analyzes anonymized fund and secondary data to deliver actionable private market insightsThis positions AngelList not only as an admin platform but as a data intelligence layer over the private capital markets. MENTIONED IN THE CONVERSATION Topics: Fintech, Web3, Venture, VC, Venture capital, private markets, fundraising, crowdfunding, crypto, web3, AI, Angellist, Coinlist, Carta, Gumroad ABOUT THE FINTECH BLUEPRINT

This is the Catchup on 3 Things by The Indian Express and I'm Flora Swain.Today is the 12th of May and here are the headlines.India's Air Defence Foils Pakistani Strikes Amid Operation SindoorIndia targeted terror infrastructure in Pakistan and PoK, but the Pakistani military intervened, said Air Marshal A.K. Bharti. Speaking after a high-level security meet with PM Modi, he confirmed all Indian air bases and defence systems are fully operational. Indian air defences successfully intercepted enemy threats, including Chinese-origin PL-15 missiles, long-range rockets, and loitering munitions. He highlighted the professionalism of India's air defence crews in neutralising incoming threats. The briefing underscored India's preparedness for any escalation following its precision strikes under Operation Sindoor.Virat Kohli Retires from Test Cricket Ahead of England TourVirat Kohli announced his immediate retirement from Test cricket via Instagram on Monday, just before India's five-match England tour. His decision follows Rohit Sharma's recent Test exit. Kohli, widely considered one of India's greatest batters, scored 9,230 runs in 210 Test innings at an average of 46.85. He now ranks fourth among Indian Test run-scorers, behind Tendulkar, Dravid, and Gavaskar. Kohli's retirement marks the end of a golden era in Indian Test cricket and signals a generational shift in the team's leadership and batting core.India Reopens Airports After Ceasefire With PakistanIndia has lifted the temporary ban on civil flight operations at 32 airports in northern and western regions following a ceasefire understanding with Pakistan. The restrictions, imposed amid rising cross-border tensions and air strikes, were initially to last until May 15. Notices to Airmen (NOTAMs) issued Friday were cancelled on Monday, and flight operations are expected to resume soon. The airports, many located near military bases or conflict zones, were closed to protect civilian traffic from potential threats as hostilities peaked last week.First Quiet Night in J&K Since Start of India-Pakistan StandoffThe Indian Army confirmed a peaceful night across Jammu and Kashmir and along the international border on Sunday, marking the first calm since the May 7 launch of Operation Sindoor. This pause in hostilities comes after India and Pakistan agreed to a ceasefire on Saturday. Although explosions were reported in Srinagar and Punjab-Rajasthan border areas shortly after the announcement, no further firing occurred overnight. The lull offers a temporary reprieve after days of artillery fire and cross-border shelling that intensified following the Pahalgam terror attack.US-China Strike Deal to Slash Tariffs and Pause Trade WarThe US and China have agreed to reduce reciprocal tariffs and pause their trade war for 90 days, according to Reuters. After Geneva talks, US Treasury Secretary Scott Bessent said both countries aim to de-escalate tensions. China will fix tariffs on US goods at 10%, suspend 24% additional tariffs, and scrap 91% of other duties. Bessent noted the US wants greater Chinese market access. The move could ease pressure on global markets, which have been rattled by months of retaliatory measures between the world's two largest economies. That's all for today. This was the Catchup on 3 Things by The Indian Express.
