Lucy Letby worked on a neonatal unit in England. Dr Stephen Brearey - the lead consultant on the unit - raised concerns in October 2015. Whilst no one knew she was killing some of the babies in her care, Dr Brearey hoped his concerns, and those of - in the end - seven of his fellow senior doctors, would be taken seriously. Instead, senior managers at the Countess of Chester Hospital seemed to him to be focused on potential reputational damage to the organisation and were, for some time, reluctant to involve the police. At her trial Letby was found guilty of seven murders and six more attempted murders. Worse still has been the realisation that two of the victims may not have died if the concerns had not been ignored. This isn't the first time the UK's National Health Service has been accused of not listening to whistleblowers but as an organisation it is by no means alone. From international banks to car makers to health tech start-ups, whistleblowing is not always welcomed with open arms. So why is whistleblowing - the act of disclosing information about wrongdoing in an organisation - still so difficult to do? What's at stake for those who choose to speak out and is there enough protection? Historically, organisations appear resistant to whistleblowers - but should they instead be actively encouraged? Anna Myers, what is the BIGGEST RISK? Anna Myers: What is the BIGGEST RISK of well I'm going to tie it back to a To Asset Management because there are, there are risks with investing in real estate. And I think it's a risk if if people aren't watching the bottom line and keeping track of their investments. So I think that, that you need to have your handles hand on data and keep on keep on, you know, keep on task to make sure that to mitigate the risk of things going wrong. So the risks are, you know, occupancy could could go way down because you're not watching the issues, you could have a lot of delinquency coming in. Of course, you could have a lot of natural disaster come or something like that. But there's a lot of things you've got to keep your eye on, on on an asset. And those are the risks that I believe the asset manager like like you know, the asset managers responsible for under Standing those risks and mitigating them and and seeing them before they happen so that we can pivot. And we do that using data and always being on task I, in 2019, I spent over 450 hours in Asset Management meetings, just Asset Management meetings, I'm not talking about meetings, Asset Management meetings 450 hours, it is something you have to be very dedicated to. And it's you know, it's a team of people so I do believe that the job of the of the asset manager is to mitigate risk for the investors.

The value of a commercial multi-family home is much better than a single-family home. The variables you can control put you ahead financially than a single-family home. She took a boot camp on investing in commercial multi-family and decided to dive into this investment. Anna talks about the types of markets you want to look for when investing in your new property. Elements to look at are job growth, population growth, and other factors. She also looks at these factors in a specific way. All of her purchases have to make sense from a data standpoint. She currently has a team of real estate investors. Anna's team are equity investors who are trained on how to use data science to buy apartments using data-based information. Their team does not buy in California. Make sure to partner with people who live in the town you are investing in and people who are willing to travel to the investment city regularly. Additionally, make sure you have a suitable lender and broker relationships to get the best deals. When it comes to real estate investing, what steps can you take to ensure you’re making the right decisions? How can you invest in such a way that you’re eliminating at least some of the risk? She shares valuable advice for seasoned investors and those just starting out! The most important thing is paying attention to how you pick your markets. -Anna Myers Three Things We Learned From This Episode Consider multi-family properties A lot of investors favor single-family units. While this can certainly ease your administrative duties as a landlord, it can leave you unstable if the single family chooses to move out. Try investing in a multi-family property. This way, should one family relocate, you’ll still receive an income until you can find a new tenant for a specific unit. Research your market Before you invest in a new property, pay attention to everything with the potential to affect it. Research area trends, look at the property’s location, and be sure to check on the local market. You have to know as much as possible of what has happened in the past to be aware of what could happen in the future. Invest in ‘opportunity zones’ Opportunity zones are something of a once-in-a-lifetime experience. Essentially, these zones (designated by the governor of each state) are in need of financial investment. For new investors in these designated areas, the government has provided some incentives: a deferral of taxes and a guarantee that any gains on the property within a 10-year period will be tax-free for life. Consider investing in this program if possible. Investment in real estate comes with some risk, but there are ways to minimize it. It all comes down to research. Don’t jump into decisions when buying properties. Pay attention to the markets and any factors that could hinder your return. Don’t allow fear to stop you from investing in real estate, either. And remember: it’s not about what you have— it’s what you keep.
