The National Stock Exchange (NSE) had experienced a technical glitch in the early hours of the day on Wednesday (February 24, 2021). All trading activities were suspended for about four hours. More importantly, trading had resumed after the markets had closed at 3.30 pm and the exchanges were functioning till 5 pm. We began, as we often do, talking about Palak's background and what brought her real estate investing. She worked as a mechanical engineer in the corporate world for 17 years, traveling all over the world, loving her career, but when she had kids, everything changed. She had less and less time to spend with her family as she climbed the corporate ladder, and that left her feeling resentful and wanting something more. By the time she decided to leave her corporate job, she and her husband had already invested in a couple of rental properties, and she started to get her footing as an investor with those. I asked Palak how she transitioned from her full-time job into real estate investing. She walked through how she analyzed the feasibility of working from home while raising her kids rather than remaining in her corporate position. We talked about how vital it is to have the support of your spouse as you move into a venture, especially when investing money. Palak discussed different investing strategies she utilizes in her real estate market of Philadelphia. She primarily employs the BRRRR (buy, rehab, rent, refinance, repeat) Method to grow both her portfolio and passive income. Palak talked about different ways she ‘supercharges' that particular strategy. In this episode, I talked with Palak Shah, who is the founder and owner of Open Spaces Capital that generates over $1M in revenue. She brought her knowledge and 17 years of experience in building systems, processes, and scaling from her corporate career in engineering leadership to fast track her real estate investing journey. In her first two years investing full-time, she purchased, renovated, rented, and refinanced properties creating a $4M rental portfolio. It is now her passion to empower other investors to pursue entrepreneurship through real estate investing to live a financially free life without taking undue risks or over-leveraging through her coaching program at Open Spaces Women. We began, as we often do, talking about Palak’s background and what brought her real estate investing. She worked as a mechanical engineer in the corporate world for 17 years, traveling all over the world, loving her career, but when she had kids, everything changed. She had less and less time to spend with her family as she climbed the corporate ladder, and that left her feeling resentful and wanting something more. By the time she decided to leave her corporate job, she and her husband had already invested in a couple of rental properties, and she started to get her footing as an investor with those. Palak Shah is the founder and managing partner of Open Spaces Capital and Open Spaces Realty group. She’s also the creative mind behind the blog Two Kids and a Landlady where she writes about her experiences investing in real estate. She’s also a graduate of the Jumpstart Germantown program and today is one of the program’s all-stars who mentors other aspiring real estate developers enrolled in the program.A former mechanical engineer, Palak has brought an eye for detail and precision to her current life as a real estate investor. She buys and renovates rundown and neglected properties in and around Philadelphia and turns them into attractive new rentals. In less than two years, Palak has gone from owning only three rental properties to 23 rental properties and portfolio worth $3 million. In this interview, Palak talks about the importance of finding the right contractor you can do multiple projects with, budgeting for contingencies, and not getting distracted by bright, shiny objects when doing real estate. Palak Shah is the Social Innovations Director at the National Domestic Workers Alliance (NDWA), the leading voice for the millions of women who work as domestic workers, women who have been excluded from U.S. labor laws for decades. The NDWA, founded in 2007 and consisting of 55 organizations around the country, champions an eight-value framework called the Good Work Code, which includes principles like safety, transparency, stability, flexibility, and inclusion. Shah helps domestic workers navigate challenges that derive from their jobs moving online—how to leave a job that feels unsafe, for instance, without fearing the repercussions of a negative rating on an app.
