Dealing with sea level rise along the California coast is not going to be easy. One of the options that cities are encouraged to consider is something called “managed retreat.” In a nutshell, that's when homes are moved away from the coast as it crumbles toward the sea. With so many expensive California homes perched on oceanside cliffs, the idea has become very controversial. There's even debate over the use of the term “managed retreat.” (1)Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. Managed retreat is a concept that's been around for a while. It's been used after natural disasters that have flooded whole communities. As reported by the SF Chronicle, The town of Soldiers Grove, Wisconsin, began relocating about 600 homes in 1979, after the Kickapoo River had flooded 25 times. It cost more than $27 million in federal, state, and local funds to buy new land and move 70 buildings, including 24 homes.“Managed Retreat” to Fight Rising Sea LevelsNow, with increased concern about rising sea levels because of climate change, there's been more discussion about how to deal with it, and “managed retreat” is one of the options. But it's not being embraced by everyone. Managed retreat is something that goes against the desirability and value of oceanside real estate.As the Chronicle reports, it “represents a radical departure from decades of coastal development philosophy and runs counter to our proclivity to build houses and cities up against the ocean.” And now cities along the shore have a tremendous challenge to deal with. As UC Santa Cruz professor, Gary Griggs, puts it: “Dealing with sea level rise and (cliff) retreat… is the biggest challenge that human civilization may ever have to face.”The Cost of California Sea Level RiseIn a 2019 study that was published in the journal Scientific Reports, researchers estimated that sea level rise along California's 1,271 mile-long coast could negatively impact $150 billion in property and 600,000 people. Two thirds of the impact is expected to hit the San Francisco Bay Area. But the same study predicts substantial erosion in Southern California over the next 80 years, and the disappearance of 67% of its beaches.California has already tried to fight erosion with other less aggressive measures such as seawalls, the reinforcing of cliffs, and the building of levees and jetties. Professor Griggs says the state has used these methods to protect about 10% of the coastline, but they are expensive and they don't last forever. They need maintenance and updating in the race to keep ahead of climate change.In some places, sand has been added to help keep the ocean at bay. The city of Santa Cruz has been doing this for decades. The Chronicle reports that Santa Cruz has dumped additional sand onto beaches 58 times since 1965. The price tag? Almost $18 million.Pacifica's Crumbling Cliff and Lost HomesOne well-known example of the need for the relocation of homes has made headlines in San Mateo County. Winter storms in 2010 and 2015 caused so much damage to the cliff along Esplanade Drive in Pacific, the city was forced to condemn, purchase, and demolish several homes and apartment complexes. But even in a situation like this, it is not easy to tell people they must relocate because homes are at risk of falling into the sea. In 2015, the Coastal Commission asked cities to study how they would deal with sea level rise. Pacifica considered the use of managed retreat but after feedback from the community, rejected it. In a career spanning over 40 years, Philip King has held senior credit management roles across a wide array of sectors. More recently, he held the role of interim Small Business Commissioner between 2020-2021 and, prior to that, was Chief Executive of the Chartered Institute of Credit Management (CICM) for 14 years. Philip is also the architect of the Prompt Payment Code, which the CICM administered on behalf of the Department for Business, Energy and Industrial Strategy (BEIS). The BEIS recently published its statutory review of the Reporting on Payment Practices and Performance Regulations 2017. Late payment remains a significant problem for small businesses across the UK. Fast payment allows businesses sufficient cash flow to invest in training and skills, equipment, innovation, and job creation. Large UK companies and LLPs are required to report on their payment practices, policies, and performance every six months. The Regulations aim to increase transparency and public scrutiny of large businesses' payment practices and to give small businesses better information so that they can make informed decisions about who to trade with, negotiate fairer terms, and challenge late payments. Philip joins the podcast to discuss the review and share his thoughts as to whether the objectives have been achieved.

This is a behind the scenes chat about the film - This is our London which is available to watch via Youtube via this link: https://youtu.be/jBbV-lP3KNQ When I watched London marathons before I was a marathoner, whilst the leading runners were African. However as a Black British kid growing up in London, I couldn't relate to both British and African running culture. Sport was never a priority in my household, and I wasn't exposed to running clubs, or cross country as a youth. I couldn't relate to the runners from the elites, or to the masses, based on the people that I saw in the area I lived and existed within. However the London marathon was a celebration of the city I lived in. Often it is easy to live in a place but to not know it. The marathon seemed to provide a way to open up and show a space that was often closed off. For example Canary Wharf I remember going there as kid and it was fairly underdeveloped, and it's a world apart from the place we see today. Watching the London marathon on the BBC brought out the best of Londoners and the best of London. I was drawn to explore the unseen parts of my city that I called home. The marathon seemed to unite a group of people that in other days just passed each other like ships in the night. The London marathon means a lot to me because it was my first experience of it I ran 4:55. I earned a GFA 2.56 and last Sunday I ran 3:00:06. So it has taken me on a massive journey revealing what I'm capable of, which I've learnt through running. This translates into other areas of our life's and I hope that it inspires other people to take part. The film aims to bridge the gap between the existing running community and encouraging new people into marathon running. It tells the stories of runners based internationally, as they share their honest, at times funny and truly unfiltered thoughts about what running the 2021 London marathon means to them. Their stories create a powerful narrative showing what truly connects the runners behind the thousands of anonymous runners. Their collective voices show what London, and what it's marathon means to them, and ultimately what it represents to us. When a group of debt experts sat around a conference table at The National’s office in Abu Dhabi five years ago, they never imagined the discussion would help to ease the debt problems of hundreds of UAE residents. At the time, banks were inundated with borrowers unable to repay their liabilities because they could no longer take on fresh credit following the launch of the Al Etihad Credit Bureau. Set up in November 2014, the bureau brought transparency to the lending industry by assembling a credit record of the nation’s financially active residents. However, those that had borrowed excessively in the past could not take on new loans or credit cards, leaving many with debts they had no hope of repaying. This is why The National introduced The Debt Panel in April 2016 to help those in desperate need solve their debt woes. Since then our debt experts have answered more than 260 debt panel questions, with some readers going on to resolve their financial difficulties completely. So, what has changed since the advice column was first launched? Host Alice Haine is joined by Philip King, the global head of retail banking at Abu Dhabi Islamic Bank and one of the founding members of The Debt Panel, who shares his thoughts on the importance of the advice column in the UAE.

Bo Lutoslawski (Poland / UK) over the past 40 years has photographed many of the greatest figures in the arts in Europe, spanning the worlds of music, literature, dance and theatre. Arriving in London from his native Poland in 1980, he was immediately absorbed into the capital’s fast-moving cultural scene, taking portraits of the likes of Glenda Jackson, Tom Stoppard, Bill Brandt, Philip King, Ernst Gombrich, Peter Hall, Tambimuttu, George Martin, Marina Warner,  Claes Oldenburg, Lucy Burge, Paloma Picasso, Helaine Blumenfeld, Richard Rogers, John Peel, Anthony Caro, Simon Callow, James Bonas on assignments for Vogue, The Independent, Newsweek, The Illustrated London News, BBC and Harper’s & Queen among others. His work, however, is not constrained by time or place. And it has absolutely nothing to do with fashion. Instead, it results from a moment of special affinity, a kind of spiritual kinship, between two different personalities – the photographer and sitter. Max Wykes-Jones in Arts Review said of Bo’s work, “Powerfully baroque and quintessentially Polish photographic images ….”  “For Bo Lutoslawski taking a portrait is like falling in love. Nuala O'Connor is an Emmy award Winning Irish Director and works closely with Writer Diarmaid Ferriter with whom she collaborated with on her first documentary feature, Keepers of the Flame. Keepers of the Flame is playing at the IFI this week. #SupportIrishFilmmaking Keepers of the Flame tells the universal story of generations dealing with the consequences of war and civil war; of what is remembered and what is forgotten. Keepers of the Flame delves into the archives of the Irish Military Service Pensions and what emerges is a truly personal retelling of a brutal and divisive period in the birth of a nation and the devastating legacy it left in its wake, for the individuals who took part and their families who suffered long after the fighting ended. More than 85,000 applied for the Irish Military Service Pension. Just over 18,000 received any payment. Keepers of the Flame examines the Irish journey in search of a collective courage to remember and acknowledge the deeds of the past, recognise the wrongs that were done, realise the context of the events and establish common ground to enable an understanding of who we are as a nation. It reveals just how problematic commemoration and remembrance can be – this is true of all wars but especially civil wars. The story is timely coming as it does in the run up to 100th anniversary of Ireland's Civil War. Produced by Tina O'Reilly. Executive Producer Philip King. We’re joined this week by a bona-fide musical legend. Since the late 1960s, Dónal Lunny has played a pivotal role in the development and evolution of Irish music with Planxty, The Bothy Band, Moving Hearts, Mozaik, LAPD and dozens, probably hundreds, of other collaborations, projects, releases and tours. He continues to be as prolific today as he ever was, both as a solo artist and with groups like Usher’s Island. We were honoured that he joined us at Other Voices in Dingle for a conversation about his life and work, a Banter illuminated and illustrated by some tunes along the way, including a couple with Other Voices big kahoona Philip King.

PAGE 2 GUEST EXPERT:  Philip King - Philip King has been excited about the overlap between fundraising and the Internet for a long time. He was the first-ever VP of E-business for the United Way of Greater Toronto--one of the largest United Ways in North America. He then became President & CEO of Artez Interactive for almost a decade, helping the peer-to-peer online fundraising company grow a terrific culture and serve an international audience for hundreds of fundraising organizations. Today he is VP of Mobile and Business Development at Sheads, a Cornerstone Company, where he is focused on the rapid changes that mobile creates for fundraisers. He works with a range of organizations in the US, Canada and Australia, all with the common goal of trying to improve their online fundraising results. He spends much of his time helping fundraisers understand how to better use Google Analytics to understand and improve their online fundraising results. He is a speaker on the topic of digital strategy for fundraisers, and has contributed to several books on the subject. He has an undergraduate degree from Harvard and an MBA from the University of Toronto.

Overview: Rapporteur Fiona McGaughey summarizes themes from the speeches and the salient points from the various workshops at the end of a conference on cultural tourism in County Donegal that took place on the 4th of October 2011. Summary: A well run and well attended conference on cultural tourism in Donegal took place in the Villa Rosa hotel in Ballybofey, Co. Donegal today. Among the speakers were Shona McCarthy of Derry-Londonderry City of Culture 2013, Michael Starrett of The Heritage Council, Ian Brannigan of the WDC & Michael Wheeler of Rathmullan House. To get us in the competitive mood, we also had the siblings of two great sporting icons speaking in the form of Kevin Kidney of Failte Ireland and Hannah McGuinness of Donegal Designers Makers. Star of the show though was polymath Philip King who deftly reminded us that where poetic champions compose, the ersatz Arthur's Day deserves to decompose. What we have to offer the world is a lot more than an annual marketing ploy, but we need to grow up, to learn to cope with failure by failing better, to collaborate more and to appreciate we have a lot to offer the world with our existing resources and innate musicality. He reminded us of Gabriel Conroy's words in Joyce's 'The Dead': - "A new generation is growing up in our midst, a generation actuated by new ideas and new principles. It is serious and enthusiastic for these new ideas and its enthusiasm, even when it is misdirected, is, I believe, in the main sincere. But we are living in a sceptical and, if I may use the phrase, a thought-tormented age: and sometimes I fear that this new generation, educated or hypereducated as it is, will lack those qualities of humanity, of hospitality, of kindly humour which belonged to an older day." The words are old, but the sentiment remains to this day; we have an authenticity and ingenuity that needs to be savoured in these changing times. Finally, all praise to Donegal County Council's Aideen Doherty for organising the event and for having the good sense to hire a rapporteur to remind us of the points we need to come away with*. Let's not have this event become a lip service lido or another talking shop. Everyone in the room needs to listen to Fiona's feedback and ask themselves how they can actively make those points come to life - we all must play a part. 2014 update: As we suspected on the day, the conference turned out to be nothing more than a lip service lido, a talking shop that when all is said and done, a lot more was said than done. The Donegal App was our response to what was said that day and what we could do to showcase the county and all that was best in it. We have developed a free state of the art multimedia cross-platform smart travel guide at our expense and on our own time. There is nothing quite like it anywhere else; it is truly a labour of love which deserves to be savoured slowly over time to see all of the features and all of the hidden gems of the region and indeed beyond Donegal. A lot of people talked a good talk that day and did nothing else. A lot of people who are paid to promote Donegal know about this app and will steadfastly refuse to mention it or promote it in a simple fashion, such as a tweet or a Facebook posting. We may be a creative county, but we have a long way to go in terms of solidarity of purpose and where sadly the qualities of 'humanity, of hospitality, of kindly humour which belonged to an older day' are just that; a thing of the past. *We were a bit too fulsome in our praise for Ms. Doherty and withdraw it in hindsight. She went through the motions of organizing the event and she is one of the many people from Donegal County Council who is aware of the app and that should at the very least have been sitting down with us to see how best to utilize the app now that it is up and running. Don't worry lads, just keep the heads down and hear this as a nasty white noise that will eventually go away; your pensions a...
