International Internet communications between Asia and Europe, plus the Middle East, have been significantly disrupted following the mysterious damage to underway submarine cables in the Red Sea. The telecom company HGC, based in Hong Kong, estimates that a quarter of the internet traffic traversing between Asia, Europe, and the Middle East has been affected. Submarine cables, though unseen, are crucial in powering the global internet, with significant investments from major internet corporations like Google, Microsoft, Amazon, and Meta (formerly known as Facebook). These undersea cables, when damaged, can lead to extensive internet disruptions, similar to the widespread outages experienced after the 2006 earthquake in Taiwan. Rick Wiles, Doc Burkhart. Our new baby boy, Noah Gray, came into our lives, and as expected, this disrupted things quite a bit.  Most of you probably know that Collin and I have decided not to find out the gender until both of our babies were born. I was back and forth between thinking if the baby was a boy or girl this time around until I saw in an ultrasound how much this baby looked like Eli.  All and all, there were several differences with this birth experience that I'll be sharing with you in this episode:  This baby measured bigger since the beginning, along with my HGC levels being higher. (At one point, they were determined we were having multiples.) The physical aspect of the recovery has been quicker this time around. We are up with him every three hours on average.  We have so much going on personally in our lives, which is majorly affecting things post-partum. I actually told Collin 10 days post-partum that I just feel like I'm failing. I know that the baby blues have been a major factor here.  I've been making some major pivots in the business to assist this new market, along with starting a new business, Hosted by The Webers.

Welcome to the Managing CRE Risk podcast with Jeremy Goodrich. Join us in this episode as we chat with Stewart Heath, the CEO of Harvard Grace Capital and a seasoned commercial investor. Discover valuable insights on investing in customer-facing offices, creating an effective proforma, and managing risks through property management.  Learn more about Stewart and his story at shineinsurance.com/managing-commercial-real-estate-risk! “We have a hard line that we're going to maintain 6 months of reserves in our syndications.”   01:46 Stewart initially ran his own CPA practice and witnessed the success of his real estate clients. Inspired, he started investing in duplexes and condos too, and eventually had almost 200 residential properties in his portfolio. Unfortunately, during the 2007-08 financial crisis, he lost a large portion of his portfolio.   When Stewart started over, he decided to invest in retail properties instead of residential ones. His advice for anyone starting a business is to include six months' worth of operating expenses as reserves in their business plan. This way, even if the business experiences high vacancies or low profits, it can still survive for a year. “We do the property management ourselves. It is the only way that I can guarantee that I'm delivering on the proforma as much as possible.”   09:56 Stewart mainly invests in Alabama and Tennessee. He prefers investing in stabilized properties and avoids multifamily investments. His preferred asset class is customer-facing suburban offices.   To manage real estate risk, Stewart emphasizes the importance of property management. The tenant selection process is a crucial factor that can make or break a property's success.   Aside from his primary investments, Stewart also invests in self-storage, which is a profitable asset class and has a strong correlation with multifamily. Sometimes it does good, sometimes it does bad. Every nation state today is a little HGC.Acronyms are really fun to say. Roll 'HGC' around on your tongue. It sounds real nice, doesn't it? I think it's the 'C' on the end that does it.

A special welcome to those of you listening on OccupyProWrestling.com. If you want to bring our updates to your website...email us: desk@justprowrestlingnews.com. (STINGER: WWE) Fresh off his release from WWE, Andrade spoke at length for the first time about his final days with the company….in an interview with Lucha Libre Online's Hugo Savinovich. Thanks to translation efforts of Luchablog and others..we can tell you the biggest bombshell from the interview. Andrade said his fiancee Charlotte Flair was pulled from WrestleMania because a WWE doctor suspected she was pregnant. TalkSport's Alex McCarthy later shared a statement from Charlotte's camp. It confirmed Charlotte was “medically suspended for pregnancy” for a number of days after a test detected high levels of the hormone hGC. Follow-up tests showed she is NOT pregnant. The statement said all this happened just before Charlotte tested positive for COVID-19. Andrade told Savinovich he also tested positive for COVID-19 at the same time. Charlotte's camp stated she's now medically cleared following her illness. On last night's Raw...both Shelton Benjamin and Cedric Alexander were kicked out of The Hurt Business by WWE Champ Bobby Lashley. Later, Lashley beat Benjamin in a non-title match. Lashley wants someone to take out Drew McIntyre before WrestleMania, and he's offering up Drew's title shot as the prize. Ricochet and Mustafa Ali both tried their luck against McIntyre in back-to-back matches toward the end of Raw. Both of them lost. SmackDown's King Corbin then ran in to try to take down McIntyre. That didn't really work out. So Lashley beat down McIntyre himself as Raw went off the air. Another non-title match last night saw Sheamus PINNED the United States Champ Riddle with a Brogue Kick. The rematch - with Riddle's title on the line - was later made for Night 2 of WrestleMania. Braun Strowman decided last night he wants Shane McMahon inside a Steel Cage on Night 1 of Mania. Naomi pinned one-half of the WWE Women's Tag Champs, Shayna Baszler, but Baszler and Nia Jax quickly moved on to other matters. They challenged the Raw Women's Champ Asuka and her Mania opponent Rhea Ripley to a match. This came after their contract signing where Ripley flipped the table and essentially knocked out Asuka. Ripley accepted the challenge on Asuka's behalf. That match is set for next week's Raw. Samoa Joe was not on commentary last night. MVP was filling in for him. No specific reason for Joe's absence was mentioned. Rob Van Dam is the latest inductee announced for the WWE Hall Of Fame. DraftKings will be the official gaming partner of WWE. The companies announced the deal Monday. It'll launch in time to take your bets on matches at WrestleMania. Backstage interviewer Charly Caruso is leaving WWE for a full-time deal at ESPN. (STINGER: Impact) Tonight's Impact Wrestling is promoting COWBOY James Storm''s 1,000th match in Impact. He'll mark the occasion with a match against Eric Young. We're promised another appearance by AEW Champ Kenny Omega and Don Callis. Also tonight, Ace Austin & Mad Man Fulton vs. Josh Alexander & TJP…Sami Callihan vs. Larry D...and Brian Myers vs. Suicide. Tonight's NWA Powerrr has The Pope defending the NWA TV Title against Fred Rosser. (STINGER: AEW) Last night's AEW Dark: Elevation - clocked in at 2 hours and 24 minutes. Scorpio Sky beat Mike Sydal in the main event. After the match, Ethan Page ran out to attack MATT Sydal...and he and Sky left together. Private Party beat Bear Country. After that match, Bear Country got into it with Jurassic Express. QT Marshall and Lee Johnson teamed up for the first time in AEW. They got the win, and more importantly, they seemed to get along. (STINGER: ROH) Ring Of Honor COO Joe Koff was asked when we may see live fans once again at ROH events. (Koff On Live Fans) Koff speaking on the “ROH Strong” podcast. On ROH's weekend TV...Fred Yehi won a Pure Rules Gauntlet Match - sealing the win by submitting Wheeler Yuta. Also, Mike Bennett and the Beer City Bruiser went to a no contest. Bruiser was poised to attack Bennett with a broken beer bottle, and that was enough for the ref to call off the match. (STINGER: New Japan) New Japan is running another Road To Sakura Genesis show this morning. It'll include the public unveiling of the new IWGP World Heavyweight Championship.

Zoiets. "Daar spelen was onverantwoord", blikt Cost terug.
