Great Britain's real estate system is a bit different than ours here in America. For example, they don't have MLS– to them MLS means Major League Soccer, which, according to them, should be called football. Sometimes looking at a different country's system helps us identify what fundamentals really matter. That's why our guest on the show today is Dominic Marcel, leader of Keller Williams #1 ranked teams for properties listed and sold in the UK. Dominic walks us through how real estate works in the UK and lessons we all can learn from it.We talk about the importance of strategy and clearly communicating that strategy to your client. We dig into Dominic's process of starting with the future the client wants, then reverse engineering from there. He also shares how he researches the type of buyer who is likely to buy the home, then markets to them. This episode is going to help you think more creatively about how to build an individualized strategy for your client, and how to market your offerings. Plus, you'll catch a little bit of British slang in the process.Resources:Read “Jab, Jab, Jab, Right Hook: How to Tell Your Story in a Noisy Social World” by Gary VaynerchukCheck out Experian's Mosaic PortraitListen to MREA Episode 14. In addition to facilitating thousands of workshops across the country, he personally made more than 25,000 sales and prospecting calls, listened to and analyzed more than 25,000 sales calls, and facilitated over 6,000 one-on-one coaching sessions. He has clearly earned the title expert! Steve's insights have provided clients with a powerful learning experience for anyone who wants to transform their sales and dramatically grow their business. His aim is to help salespeople attract more prospects, retain more clients, and drive more sales.    Steve also remembers unforgettable customer service. One of his coolest sales experiences was at Hilton Head several years ago when it was suggested to him and his wife to go to the Pink House for dinner. It was indeed an old pink house converted into a restaurant and by dessert, his wife just wanted fresh fruit but it wasn't on the menu. Steve made his request and though it wasn't a dessert they offered the waiter came back 10 minutes later with a plate of fresh fruits so beautifully arranged it reminded Steve of a work of art. To top it all off, they didn't even charge them when they were billed! The Pink House went above and beyond all their expectations.  When was the last time you went out of your way for a customer?   Steve as the prospecting expert  Steve started his company, Telemasters, in 1990. He built the company over 18 years and they specialized in creating a unique process for salespeople to prospect. From that point until 2005, the primary tools for prospecting were basically telephone and email. When 2006 came around, social media including LinkedIn started to look like a great platform to prospect. Steve went on an online class with Carrie Wilkerson, The Barefoot Executive, and what she asked him hit him:    What are you really passionate about? What are you really good at?    Steve has always been good at opening doors and prospecting. To see how many people were looking up topics related to prospecting, he did a Google search and learned that tips, strategies, and ideas were a hot topic. People are searching for these topics about 200 to 300,000 times a month. He decided to sell his Telemaster brand and changed the name into what it is today, the Prospecting Expert.    Claiming it  You can't call yourself an expert unless you've walked that path and Steve has certainly walked them all. Today, he is helping salespeople attract more prospects and drive more sales as he provides a clear path for sales and prospecting success.    The basics of prospecting  The definition of prospecting is  “in search of or to labor for.” As sales reps, we are looking for people who are going to purchase our product or service. We're also searching for new customers and new businesses through our existing customers. Let's look at Hector the Prospector as an example. During the California Gold Rush, he found a nugget of gold but he didn't stop to turn in that one gold nugget. He continued to prospect until the stream dried up and then he looked for another stream.    All successful salespeople never ever stop prospecting. #SalesProspecting    The organic process Prospecting should be an organic process that starts with identifying who your target audience is. One of the mistakes salespeople make is that they don't know who they should be selling to and are prospecting people who don't have the ability to say yes. It really comes down to knowing where your prospects hang out, whether that be online or offline, and identifying ways to approach them naturally.    Prospecting methods over the years Prospecting methods have changed dramatically over the years. In the 1980s, they had the telephone and snail-mail. There was no voice mail or email. In 2003-2004, social media started gaining popularity, especially platforms like Twitter and Facebook. Steve got the first taste of Twitter in 2008 and he immediately disliked it. He thought Facebook was for kids and with the addition of LinkedIn and Youtube, social platforms were coming from all directions.    Steve soon realized that these tools were becoming an important point of contact in the sales process. Some salespeople, however, started to hide behind the technology and they have bought into the notion that somehow Twitter is going to help them sell. These tools can certainly be used to connect, educate, and engage with your target audience but ultimately, a phone call or meeting will have to happen.  People can't forget how to engage.    The way Steve uses social media is with his Instant Sales Nuggets and twice a day, he posts a tip on Twitter. He also knows how to ask his network great questions. These may just be a sentence or two that he puts out but still doesn't post his link. This is the education part he's happy to provide in order to build relationships and start conversations. He repeats this process across the various social media platforms such as Facebook, LinkedIn, and Google+. He will then periodically post his podcasts on his website or promote his website on Twitter. In order to provide valuable content to his network, Steve makes sure he knows what people are looking for and what they're talking about so that what he shares is relevant.    Major mistakes when prospecting  Mistakes can be made online and offline. In addition to believing social media can close a sale for you, the biggest mistake salespeople make online is the  ‘look at me' approach where their content is all about them. You can do some of that but the focus should always be about giving more information than you are asking for a return as illustrated in Gary Vaynerchuk's book called Jab Jab, Jab, Right Hook: How to tell your story in a noisy social world.    Mistakes offline go back to the lack of understanding of their target audience and the lack of preparation:  The target audience has not been identified. There has been no preparation made before the call.  Too much time is spent with people who don't have the power to say yes.    The target audience has not been identified. Niche down so you truly know who will benefit from your product.  What problems can you solve and who is dealing with these challenges?   There has been no preparation made before the call.   Steve is a big believer in scripts but in this case, the script isn't just about words you say over and over but includes the outline of what you want to convey and what questions you want to ask that are specific to your prospect.  Know your agenda and stick to it. Steve says, “The purpose of the calls is to keep the purpose of the call the purpose of the call.” For example, if the purpose of the call is to qualify this person, then qualify him. If it's to set an appointment, then ask for an appointment by the end of the call.    Too much time is spent with people who don't have the power to say yes.  Salespeople can waste a lot of time talking to the wrong people. Ideally, before you talk to someone do your research and answer what Steve calls the Rules of Engagement.    Who is this person? What role do they play in the company? How do they make decisions?   Why do we make mistakes  Many salespeople are never taught the art of asking the right questions or they are afraid of asking the right questions. One of the books that Steve recommends to sharpen this skill is How I Raised Myself from Failure to Success in Selling by Frank Bettger. You can't produce the right results unless you talk to the right people and ask the right questions. Steve suggests the following guidelines when making a call.    Greet with, “Hi, ____.  I know you weren't expecting my call but do you have a minute to talk.” Salespeople are taught not this question gives a prospect an out but it's not true. This question allows you to get right into your qualifying questions whereas, “How are you doing?” ends up being a delay. Mix up your questions. You can ask the prospect, “I understand that you're the person responsible for making the decisions for training for your salespeople, is that correct?” If they say yes, you can keep the same thread going. “Well, ____, you mentioned that you're one of them, so who besides yourself is involved in this decision?”   Ask these questions, give your purpose statement, and ask for an appointment. Create a picture in the minds of potential customers and show up prepared.  When you know what you're going to say, you don't become the script.  The script becomes you.  Make a strong first impression.    Social media platforms are a good avenue for starting relationships but at the end of the day, it comes back to the phone and face to face meetings. The phone is still important in the process of prospecting.    Steve's major projects  Steve loves to create content. He started a webinar series and did that on a monthly basis every Wednesday. You can also check out his YouTube channel for additional content.    Never ever stop prospecting. If you had the cure for cancer, you'd tell everyone. Your job is to plant the seed. Every salesperson can solve someone's problem.  It is your moral responsibility to make an approach and make the call.    “Learn To Prospect Like An Expert With Steve Kloyda” episode resources  Connect with Steve via his email.  If you are interested in more sales stories, you can talk to Donald directly. Fifteen percent of you won't like this interview. "I like that," he says, "I like being doubted." But I don't doubt Gary Vaynerchuk. And that's why I'm giving away 100 copies of his brand new book, #AskGaryVee: One Entrepreneur's Take on Leadership, Social Media, and Self-Awareness. The details are on my podcast. Gary will be the first to admit that he doesn't know everything. But he knows everything about everything he knows. "I talk emphatically and with enormous bravado about the things I know and understand," he says, "and I hedge and punt things I don't understand." Gary is transparent. Authentic. Self-aware. And successful. So successful that I dont even like introing him. He wants you to win. And I do, too. "When you understand yourself, you're able to navigate the world," he says. But navigating is hard. I have more misunderstandings than understandings. That's ok. Because it allows me to be curious everyday, do this podcast, write and read three, four or five books a week. "Self-awareness is the single best attribute anyone can be gifted with," Gary says. But people don't know if they're self-aware or not. "Don't live life hoping and wishing you were something. Start for the first time in your life actually deciding what you are and navigating around that," he says. Listen to my interview with Gary. Get to know him. And yourself. So you can navigate the world and get your intro. Whatever that may be. Listen now for your chance to win his new book. I recommend it. Tom Schwab began his professional life as a U.S. Navy officer running a nuclear power plant on an aircraft carrier. As his family grew, he decided to separate from the Navy and went into industry. He later started his own business selling alternatives to crutches, and along the way, cultivated his skills in marketing. Tom is now an inbound marketing specialist. He has been a speaker at HubSpot's Inbound conference. He equates inbound marketing with permission-based marketing and outbound marketing with interruption-based marketing. He works with clients one-on-one to help them formulate their overall inbound marketing strategy and to get them to go beyond buying their traffic and start earning it. He found that the best content for conversion is podcast interviews. The investment is minimal in terms of time, but the ability to talk directly to customers is amazing. Tom teaches and coaches his client's to grow their businesses using podcast interviews to reach a specific target audience. Please see Disclosure* (below) concerning affiliate links on this page. Key Segments [00:10] Ultimately, people want to buy. They want to solve their own problem. If you help to frame that and to show them that you might be a good solution, you have a much better chance of getting a great customer, an advocate, and the lifetime value of the customer, than somebody doing a one-and-done because somebody clicked a couple of ad words. [02:50] What is inbound marketing? It's about trying to help people buy. It's about helping them find answers to their questions. You can either earn attention by being helpful or buy attention. [03:40] Nobody really wants your product or service. They want relief from a problem they have. Those who help them solve their problem are the ones who build the brands. It has never been easier than today to make a transaction online, but it has never been harder to build a business and differentiate it. Talk to their pain. [04:25] How do you get your message out there? Blogs are pretty much saturated. They're not working as well as they did five years ago, but podcasts are up-and-coming. You can talk directly to your ideal customer by being on a podcast they already listen to. Blogs convert at 1 to 2 percent, but we found that podcast interviews convert at about 25 times that. [05:15] It's not just about getting on podcasts or just getting known. There's a strategy. We have a six step process to take people from listeners to visitors and from visitors to leads. [Listen to this section for the detailed steps.] This strategy doesn't cost anything except time, and it's repeatable. Sometimes you can even control when it goes out. For over a year, we did it with 12 clients one-on-one using over 500 different interviews to test the system then we started it as a course, a minimally viable product. We got feedback, improved it, added resources to it, and now it's a fully launched course. [10:15] Our company is called Inbound for eCommerce. Engineering dictated how I see the world. A lot of marketers think of the world as marketing; I think of it as an engineering problem to be solved. Today, data is telling you what people loathe and love. If a customer keeps telling you that they have a problem and need a solution, that's the next product you should build. Build a minimally viable product, put it out there, and ask them open-ended questions like: “What questions do you still have?” or “What resources do you still need?” Keep answering the questions and making the product better. [11:50] The course for being a podcast guest is one portion of our business. I also work with clients one-on-one to help them do their overall inbound marketing. We work with eCommerce companies to get them beyond buying their traffic and starting to earn it. But one of the things we stumbled on is that the best content we could find is podcast interviews. The investment is minimal in terms of time, but the ability to talk to your customer is amazing. [13:55] If someone comes to you with a SaaS product, what would the process look like to for you to work with them and get them on the right podcasts? The biggest thing is defining who they want to talk to. We can do this one-on-one. The online course also walks people through this, and we throw in two 30-minute coaching sessions with that. Most SaaS companies already have visitor-to-lead and lead-to-customer already built. What they struggle with is how to get people to their site. [15:35] Marketing is all about starting a conversation with your ideal customer. Are you going to buy ads or are you going to go out there and speak to your ideal customer? We help people get the word out through inbound marketing. How are you going to get new customers? Are you going to buy the traffic? How are you going to get in front of them to let them know that you exist? There's no better way to do that than content. If you buy attention, it's there, and it's gone. The next day you have to buy more. Content is always out there. [18:55] What is outbound marketing? That's the marketing that we all know and hate. Outbound marketing is interruption marketing. It's where someone is trying to sell something to you, to push it on you. It's not targeted. It's not helpful. It's focused on what I can get from you. [19:40] Inbound is focused on drawing people in and helping them by answering their questions and solving their problems. It's permission-based marketing. The cost of inbound is minimal. With outbound, whoever has the biggest budget wins. Our grandparents built businesses based on inbound marketing. They weren't using tricks or buying attention. They earned the attention. They had to serve their customers. They had a customer-centric model. Ultimately, people want to buy. They want to solve their problem. If you help to frame that and to show them that you might be a good solution, you've got a much better chance of getting a great customer, an advocate, and the lifetime value of the customer, than a company doing a one-and-done because somebody clicked a couple of ad words. [22:40] Concerning Goodbye Crutches, what are the alternatives to crutches? [25:20] The best SaaS companies have a good on-boarding process. They want to make sure you learn how to use their product. They want to make sure you see value in it. They want to make sure you differentiate it from other products, so that four months from now when you're going through your credit card statement, you think: “That brings value to me.” [26:15] Tom has spoken at a breakout session of the Inbound He provides some perspective and history. He talks about how the conference content gets shared thus amplifying its impact. [27:20] Tom will be speaking at OntraPalooza because of a podcast interview he did on how you can use user-generated content to tell your stories. As business owners, we are sometimes the worst people to tell our story because we start talking about features and how the product or company was built, but what people care about are the benefits. There is nobody better to talk about the benefits of your product than your customers. Tom hired a journalism student to follow up with customers who had written thank-you notes, interview them, get some pictures, and tell their stories. Each customer's story is different and resonates with a different buyer persona. [35:30] Tom is a big fan of intellectual cross-pollination to expose yourself to new ideas. If we always stay around the same people, who know the same ideas and read the same books and go to the same conferences, we'll never be exposed to new ideas. He loves listening to things like Ted Talks because you get exposed to different ideas. You can take an idea from somebody else's industry and apply it to yours. Read books from different industries. Attend conferences that are not niched to your area. [38:15] The biggest struggle any business has is getting the word out. The Internet makes it very easy, but there is a lot of noise. Don't try to get your word out to everyone because not everyone cares. Find a handful of people, the fans, and serve them well. If you serve them well, they will probably tell their friends who are just like them. [39:00] Tom makes an offer to listeners for a 30-minute webinar specifically targeted at SaaS. He will cover how to build your business by reaching your ideal customers as a podcast guest. At the end of the webinar, there will be a special offer for his online course. I'm so pumped to present this episode and interview with Eric Oliver, PT of Go Beyond Exercise, a fully cash-based practice in Cincinnati with 2 physical therapists and a sports nutritionist. Eric was one of the first visitors to this website and my eBook/Cash-Based System 3 ½ years ago (which I didn't know prior to the interview) so it was especially exciting to hear about all he's done in the years since. Aside from PT treatment services, he and his staff offer numerous cash-pay fitness and performance services in the endurance athlete niche, and we get into all the details of how he's had success in this business model. In this episode, you'll learn about: How he minimized risk as he started his practice All the things he did to develop a lucrative presence in the endurance athlete niche The logistics of free presentations he gave to generate patients and referral sources How he uses testimonials outside of his website to generate new patients and brand awareness How to use social media in a way that actually reaches more people's news feeds How he uses high tech equipment like an income-producing employee The mistake he made with how he created the pay structure for his first employee, and what he found works best in terms of employee compensation The variety of performance, fitness, and educational services he offers Some key advice he has for those considering the cash-based business model Resources and Links mentioned in this episode: My Cash Based Practice – Essential Knowledge for Creating a Successful Private-Pay Physical Therapy Practice Jab, Jab, Jab, Right Hook – How to Tell Your Story in a Noisy Social World Alter G Mind Body Practice Management Software Fullslate Scheduling software Connect with Eric on Twitter Click Here to learn how to start your own Cash-Based Practice . Sometimes the event you want to organize has already been created. It's sitting there dormant, like a classic car collecting dust, hidden in a garage. Jeff Dolan, an avid film-maker, wanted to start his own community. Being overwhelmed with the thought of creating a group from scratch, he realized one was already waiting for him to take the reigns of. Nashville Filmmakers was re-born. Jeff Dolan on the relaunch and success of Nashville Filmmakers   Shout out to Jeff Brown, Chris Mason, and Mitch Canter. Thanks guys. Jeff Dolan is a Nashville-based community leader and filmmaker. He studied Journalism and Mass Communications at the University of North Carolina at Chapel Hill. He joined a start-up called MedFusion. He talks about balancing business with art. Students need to be networking while they are in school. Think about networking before you need it. He got sidetracked because of a lack of focus. On building a community, "You have an advantage if you can focus on an industry." There's only two reasons you come to Nashville, music or a relationship. It's true, both Jeff and I came to Nashville because of lovely women (hi, Heather). The Nashville Filmmakers meet up group began in 2008 but was left dormant for a couple of years. Jeff has grown membership to 500. When Jeff came to Nashville, he wanted to find his community. He found everyone was in different fields with different interests. He had trouble getting a group together who were all on the same page. It's very hard to build a new group from scratch. "If you can find a group of these people (with a similar interest) that doesn't have the leadership. You can step into the role of leadership and lead them". "It's like finding a tribe without a leader, and stepping up and becoming that leader." He found the filmmaker group on MeetUp.com, but it was dormant. He asked to become the leader of it and took it over. He started planning, finding a location, locking down an agenda, and building a vision for the group. The feedback from members was very positive. He first looked at similar groups across the country to identity goals. He had to determine who the members of the group were. What area of filmmaking are they interested in? Jeff explains how he determined the best format for his meet up. Take over a dormant group. Poll them to find out what their needs are. Determine the best format for the meet ups. Jeff first publicly presented on a topic he was passionate about at PodCamp Nashville 2012. Sign up to PCN 2014. Jeff speaks about his fear of doing anything publicly outside of his job. He had concerns that his employer would not be happy with this. Understand if you have a day job, you can do it, but you have to be more patient. Jeff wrote a thought-provoking blog post about the size of media and how our attention spans and shortening. Squirrel! Jeff shares his thoughts on media and podcasting specifically. "Our society wants connection". Disappearing media like SnapChat, Confide, and Cyber Dust. Contact Jeff at jeffdolan.com or on Twitter @jeffdolan.
