Great Britain's real estate system is a bit different than ours here in America. For example, they don't have MLS– to them MLS means Major League Soccer, which, according to them, should be called football. Sometimes looking at a different country's system helps us identify what fundamentals really matter. That's why our guest on the show today is Dominic Marcel, leader of Keller Williams #1 ranked teams for properties listed and sold in the UK. Dominic walks us through how real estate works in the UK and lessons we all can learn from it.We talk about the importance of strategy and clearly communicating that strategy to your client. We dig into Dominic's process of starting with the future the client wants, then reverse engineering from there. He also shares how he researches the type of buyer who is likely to buy the home, then markets to them. This episode is going to help you think more creatively about how to build an individualized strategy for your client, and how to market your offerings. Plus, you'll catch a little bit of British slang in the process.Resources:Read “Jab, Jab, Jab, Right Hook: How to Tell Your Story in a Noisy Social World” by Gary VaynerchukCheck out Experian's Mosaic PortraitListen to MREA Episode 14.
Without the high-net-worth individuals who put money in our deals, we wouldn’t have a syndication business. And yet, most of us are terrible at showing our appreciation to the passive investors we work with. When a deal goes through, we send them a mug or hat with our logo on it and call it a day. But does that reflect what the relationship is actually worth to us? Is there a better way to do gifting? John Ruhlin is the Cofounder of Giftology Group, a strategic gifting consultancy that helps sales leaders, business owners and executives unlock loyalty and turn clients into raving fans. He founded Giftology Group in college to market Cutco Cutlery as a high-end corporate gift to companies of all sizes, and today, John is the #1 distributor in Cutco’s 60-year history. John is also a sought-after keynote speaker and author of Giftology: The Art and Science of Using Gifts to Cut Through the Noise, Increase Referrals, and Strengthen Retention. Prior to fully realizing her role as an Energy Alchemist and catalyst for change, Tash Mitch survived a tumultuous childhood and grew to success in the world of media and advertising. Her sense of purpose then pushed her to do more. Embracing passions for study and soul connection, the roles of life and business coach, reiki master, intuitive guide, and more came naturally. Today, Tash inspires us to heed our intuition, plug into it, and allow it to inform how we may come into the true ‘potential of human.’ About the Guest: Tash Mitch Life & Business Coach, Reiki Master Teacher, Kundalini Yoga Teacher, Theta Healer, EFT Practitioner, Intuitive Guide, Doula, Channel, Creative, Writer and Speaker. Energy Work was first introduced to me by my Grand Mother, she was an intuitive guide, mystic and healer. She was self taught and showed me a path based on sovereignty, independence and ownership of my unique gifts. She set the foundations. As with many who are here to be a catalyst for change and expansion, at first I found it a challenge articulating myself as an enegy worker and healer. I knew that I needed to find my own path which meant forging my own voice, but I also knew that this would take some time. I was drawn to study business and went into advertising and marketing within the media industry, first for The British Broadcasting Corp. (BBC) and later for Music Week Magazine which was a part of the United Business Media Group (UBM). Even though I loved working in the media industry, my spirit was switched on and activated by energy work, personal development and healing modalities, so I spent most of my free time studying, researching and practicing. I became a body worker integrating energy work into my practice. This allowed me to get an intimate understanding on how energy moves within our bodies and our lives, the various ways it gets blocked and how it is expanded. I always felt a massive sense of purpose in being born at this specific time. I’m aware that we currently live in a space where the world is changing at a very fast pace, we are moving away from the patriarchal structures of dominance and control and moving toward a more matriarchal system where authentic collaborations and a deep appreciation of ourselves as Divine beings is key. As one collective way of being breaks down giving rise to another, there is a need for way showers, thought leaders, healing catalysts, creatives and world bridgers to evolve, to transition, to become, to awaken and to step forward. Today’s guest is Anthony Moore, a writer, speaker and coach in California. He is one of the top 100 writers on Medium.com, where he writes about personal growth, self-improvement and writing. I had trouble trying to name this episode because there were so many things Anthony talked about that I wanted to call your attention to. So, I hope you find all the areas we discussed helpful in your freelance business. As a freelancer, Anthony has several income streams: writing, coaching, online courses, affiliate links, book sales. Anthony has been freelancing for about seven years but didn’t make any money the first four and a half years. He decided it was time to get serious about his freelance career and has since amassed over 100,000 email subscribers and 50,000 followers on Medium and will earn a six-figure income in 20202. Anthony offers courses in both writing and self-improvement. He sells them through webinars and email marketing. He’s failed a lot, and that has shown him what works and doesn’t work. He says one of his “superpowers” is not being afraid to look stupid. That stopped him from trying new things for a long time. Anthony makes a lot of his income through courses, which, once created, is an online passive income. Then, he upsells to one-on-one coaching. Anthony gets 100–200 new subscribers to his email list every day. Part of that is due to writing on Medium, where he has 200,000–300,000 views on his articles a month. Other blogs pick up his Medium articles, amplifying his content. He always includes a call to action in his articles to lead readers to his website. He has about a 6% click-through rate to his site, which is where people sign up for his email list. Anthony’s call to action focuses solely on getting email subscribers. He no longer asks for social media likes and follows because the income he earns comes through his email list, not social media. On Medium, Anthony focuses on personal growth and self-improvement. The key has been to be vulnerable and share his own stories, including his past issues with addiction and other challenges in his life. He posts only two to three articles a week now, but his content is evergreen. Anthony shifted his mindset from being a freelancer to being a business when his article views on Medium skyrocketed. He likes a quote from Jay-Z: “I’m not a businessman; I’m a business, man.” Once you shift your mindset, you stop holding yourself back. Then, you can ask yourself: How far can I take my business? Anthony asked himself what a professional business person would do, and he began to invest in his business by taking writing courses and buying business books. Anthony spent a lot of time learning how to sell properly without seeming sleazy. He learned that give away a lot of freebies and then every now and then offer something for sale that is aligned with the customers’ values and would be helpful to them. He uses ClickFunnels for his sales funnel system. He studied up on sales psychology, such as the “star, story, solution” structure or “hook, story, offer” structure. He encourages people to research how to sell your services and products properly. To grow your email list, in your blog posts or other content, you need a short call to action to send people to your email sign-up. You need to create a landing page and a freebie to give to people who sign up. Your freebie should not be your weekly newsletter; it needs to be something that will be helpful to them, like a free book chapter, worksheet or checklist. Once you gain email subscribers, you have to focus on retaining them. Tell great stories and continue to give out relevant freebies to keep them engaged. Anthony calls for freelancers to embrace “radical self-investment”—learn how to sell, market and run a business. Visibility, including podcast guesting, can seem like the sexiest part of business. But it’s definitely not the only part and treating it as such can have a significant impact on the long-term sustainability of your business. Truth is, most female entrepreneurs start their business to achieve financial and lifestyle freedom. But what happens when that business starts to feel more like a job that offers you nothing in the way of freedom? If you’re a solopreneur, that risk increases as you are initially the one responsible for #allthethings. If you want to fit visibility into your business in a way that supports its sustainability, this chat with award-winning business strategist Racheal Cook is for you. Over the last 10 years Racheal has helped thousands of female entrepreneurs design predictably profitable businesses without the hustle and burnout that doing #allthethings inevitably accomplishes. Real Estate Uncensored - Real Estate Sales & Marketing Training Podcast
If we go looking for our ideal client, but don’t create the environment that attracts and keeps them, we have no one to blame but ourselves. To become ‘Tom Cruise famous’ to the right people, we have to create the ideal client in our minds and speak directly to them. To be MicroFamous in our markets, we have to find ways to differentiate ourselves, while staying authentic to who we are. It’s not enough to have our names known, we have to be recognized for what sets us apart. How can we attract and keep our ideal clients, long after our first transaction with them? What information do we need to share with the world to build a MicroFamous persona? In this episode, Australia’s #1 millionaire real estate coach, Glenn Twiddle returns to the show to discuss how to get MicroFamous. Three Things You’ll Learn in This Episode Exude the right energy Becoming MicroFamous doesn’t happen overnight; we have to consistently put the right energy into the world. Give without expecting anything in return. We never know who is talking about the good deeds we do or value we offer; ultimately, it will come back to us. Be authentic Consumers can tell when agents are being caring because they want something in return. If we aren’t personally interested in forming deeply emotional attachments with our community, that’s fine; we just need to find something else to hang our hats on. Don’t over-share While we may think being authentic requires us to share every part of ourselves, that’s not the case. Remember that our ideal clients want to get to know who we are and what we stand for in the shortest time possible. Don’t share anything unrelated to the ideal client; over-sharing actually does them a disservice. Guest Bio Glenn Twiddle is Australia’s #1 millionaire real estate coach. Glenn teaches agents a ‘step-by-step, fill in the blanks’ system for becoming the top real estate agent in their area in 3 years or less. Our guest today is Brendan Schneider. He is the Director of Advancement at Sewickley Academy. Brendan specializes in independent school admission with a strong focus on inbound marketing, social media, and lead nurturing for schools. He is a guest lecturer on marketing at Columbia University. In this episode, Brendan shares how using an inquiry or lead magnet can help to build trusting relationships with prospective parents so that they become direct contacts for the school rather than “stealth applicants” who are likely to be lost before the school’s message is effectively delivered. He gives specific strategies for schools to attract leads, connect with leads, and convert leads. Brendan talks about how the process of “filling the funnel” with potential applicants has changed, and how a school must understand their marketing strategy in order to correctly target their “right fit” prospects.Listen and take note of how to build relationships with parents in order to move them toward the goal of a campus visit.Quotes:17:10 “Back in the day, schools tried to be all things to all people, and that just doesn't work in most markets.”20:20 “Those emails (to prospective parents) have to include your core message, what you stand for, and what differentiates you.”31:44 “We need to up our game so that we are consistent with what other brands are doing.”Here are some resources mentioned in our discussion:Brendan’s article: 11 Clever Ways to Repurpose Content and Boost Your School’s Reach - https://www.linkedin.com/pulse/11-clever-ways-repurpose-content-boost-your-schools-reach-schneider/Jab, Jab, Jab, Right Hook: How to Tell Your Story in a Noisy Social World, by Gary VaynerchukEvery Single One of you is a Media Company -https://www.garyvaynerchuk.com/every-single-one-of-you-is-a-media-company/Youtility: Why Smart Marketing is about Help, not Hype by Jay BaerPat Flynn - Smart Passive Income https://www.smartpassiveincome.com/Chris C. YOUR SOCIAL MEDIA POWER T. Harv Eker, a wise mentor of mine and success guru to people around the world, says, “How you do anything, is how you do everything.” It’s important to understand the meaning of Harv’s words, especially in today’s world. You see, the stories you have about money, success, business, relationships, and happiness are united by a common thread. You will find the same limiting beliefs and behaviors in all those areas of your life. What’s this got to do with social media? Everything. How you show up on social media is a reflection of how you show up in all areas of your life. The power of social media to expand your circle of influence, enrich your friendships, and make you wealthy is an unlimited power. If you don’t see that or believe it, it’s time to change your story. Marty McDonald is a man who embraced and mastered the power of social media. He helps people to discover how they can grow their income and enjoy new levels of success by deciphering the puzzle of social media and marketing online. If one person is asking then more than one person is asking. In this episode Jim and Tyson discuss how to get attention from the marketplace; how to differentiate yourself and let people know that you are not a typical lawyer. Focus on the customer; what do they want? What does the client want from us? It’s not only just about pounding your chest and showing in your website all the awards and diplomas you have. Create content, answer questions. That will make people find you better on the web. Track how customers come in and improve it. The more competitive your legal area is, the more important it is to have a greater quantity and quality of content (It doesn’t cost anything!). A good way to create content is to write down the questions people make you and answer them to all the ones having that same question. You can do videos, podcasts, or even keep it simple and just do a blog. Just keep track of your topics and put a simple system in place. Hacking’s Hack: An amazing book: “Jab, Jab, Jab, Right Hook: How to Tell Your Story in a Noisy Social World” by Gary Vaynerchuk, HarperBusiness; 1 edition (November 26, 2013). It goes through all the ways you can communicate in social media but most importantly it stands for the proposition that you have to give value and then ask for someone to hire you or buy you something. Tyson’s Tip: A book: “Exploiting Chaos: 150 Ways to Spark Innovation During Times of Change“ by Jeremy Gutsche, Avery (September 1, 2009). It really simplifies how to exploit chaos in any environment, any economy.

Fifteen percent of you won't like this interview. "I like that," he says, "I like being doubted." But I don't doubt Gary Vaynerchuk. And that's why I'm giving away 100 copies of his brand new book, #AskGaryVee: One Entrepreneur's Take on Leadership, Social Media, and Self-Awareness. The details are on my podcast. Gary will be the first to admit that he doesn't know everything. But he knows everything about everything he knows. "I talk emphatically and with enormous bravado about the things I know and understand," he says, "and I hedge and punt things I don't understand." Gary is transparent. Authentic. Self-aware. And successful. So successful that I dont even like introing him. He wants you to win. And I do, too. "When you understand yourself, you're able to navigate the world," he says. But navigating is hard. I have more misunderstandings than understandings. That's ok. Because it allows me to be curious everyday, do this podcast, write and read three, four or five books a week. "Self-awareness is the single best attribute anyone can be gifted with," Gary says. But people don't know if they're self-aware or not. "Don't live life hoping and wishing you were something. Start for the first time in your life actually deciding what you are and navigating around that," he says. Listen to my interview with Gary. Get to know him. And yourself. So you can navigate the world and get your intro. Whatever that may be. Listen now for your chance to win his new book. I recommend it. Tom Schwab began his professional life as a U.S. Navy officer running a nuclear power plant on an aircraft carrier. As his family grew, he decided to separate from the Navy and went into industry. He later started his own business selling alternatives to crutches, and along the way, cultivated his skills in marketing. Tom is now an inbound marketing specialist. He has been a speaker at HubSpot's Inbound conference. He equates inbound marketing with permission-based marketing and outbound marketing with interruption-based marketing. He works with clients one-on-one to help them formulate their overall inbound marketing strategy and to get them to go beyond buying their traffic and start earning it. He found that the best content for conversion is podcast interviews. The investment is minimal in terms of time, but the ability to talk directly to customers is amazing. Tom teaches and coaches his client's to grow their businesses using podcast interviews to reach a specific target audience. Please see Disclosure* (below) concerning affiliate links on this page. Key Segments [00:10] Ultimately, people want to buy. They want to solve their own problem. If you help to frame that and to show them that you might be a good solution, you have a much better chance of getting a great customer, an advocate, and the lifetime value of the customer, than somebody doing a one-and-done because somebody clicked a couple of ad words. [02:50] What is inbound marketing? It's about trying to help people buy. It's about helping them find answers to their questions. You can either earn attention by being helpful or buy attention. [03:40] Nobody really wants your product or service. They want relief from a problem they have. Those who help them solve their problem are the ones who build the brands. It has never been easier than today to make a transaction online, but it has never been harder to build a business and differentiate it. Talk to their pain. [04:25] How do you get your message out there? Blogs are pretty much saturated. They're not working as well as they did five years ago, but podcasts are up-and-coming. You can talk directly to your ideal customer by being on a podcast they already listen to. Blogs convert at 1 to 2 percent, but we found that podcast interviews convert at about 25 times that. [05:15] It's not just about getting on podcasts or just getting known. There's a strategy. We have a six step process to take people from listeners to visitors and from visitors to leads. [Listen to this section for the detailed steps.] This strategy doesn't cost anything except time, and it's repeatable. Sometimes you can even control when it goes out. For over a year, we did it with 12 clients one-on-one using over 500 different interviews to test the system then we started it as a course, a minimally viable product. We got feedback, improved it, added resources to it, and now it's a fully launched course. [10:15] Our company is called Inbound for eCommerce. Engineering dictated how I see the world. A lot of marketers think of the world as marketing; I think of it as an engineering problem to be solved. Today, data is telling you what people loathe and love. If a customer keeps telling you that they have a problem and need a solution, that's the next product you should build. Build a minimally viable product, put it out there, and ask them open-ended questions like: “What questions do you still have?” or “What resources do you still need?” Keep answering the questions and making the product better. [11:50] The course for being a podcast guest is one portion of our business. I also work with clients one-on-one to help them do their overall inbound marketing. We work with eCommerce companies to get them beyond buying their traffic and starting to earn it. But one of the things we stumbled on is that the best content we could find is podcast interviews. The investment is minimal in terms of time, but the ability to talk to your customer is amazing. [13:55] If someone comes to you with a SaaS product, what would the process look like to for you to work with them and get them on the right podcasts? The biggest thing is defining who they want to talk to. We can do this one-on-one. The online course also walks people through this, and we throw in two 30-minute coaching sessions with that. Most SaaS companies already have visitor-to-lead and lead-to-customer already built. What they struggle with is how to get people to their site. [15:35] Marketing is all about starting a conversation with your ideal customer. Are you going to buy ads or are you going to go out there and speak to your ideal customer? We help people get the word out through inbound marketing. How are you going to get new customers? Are you going to buy the traffic? How are you going to get in front of them to let them know that you exist? There's no better way to do that than content. If you buy attention, it's there, and it's gone. The next day you have to buy more. Content is always out there. [18:55] What is outbound marketing? That's the marketing that we all know and hate. Outbound marketing is interruption marketing. It's where someone is trying to sell something to you, to push it on you. It's not targeted. It's not helpful. It's focused on what I can get from you. [19:40] Inbound is focused on drawing people in and helping them by answering their questions and solving their problems. It's permission-based marketing. The cost of inbound is minimal. With outbound, whoever has the biggest budget wins. Our grandparents built businesses based on inbound marketing. They weren't using tricks or buying attention. They earned the attention. They had to serve their customers. They had a customer-centric model. Ultimately, people want to buy. They want to solve their problem. If you help to frame that and to show them that you might be a good solution, you've got a much better chance of getting a great customer, an advocate, and the lifetime value of the customer, than a company doing a one-and-done because somebody clicked a couple of ad words. [22:40] Concerning Goodbye Crutches, what are the alternatives to crutches? [25:20] The best SaaS companies have a good on-boarding process. They want to make sure you learn how to use their product. They want to make sure you see value in it. They want to make sure you differentiate it from other products, so that four months from now when you're going through your credit card statement, you think: “That brings value to me.” [26:15] Tom has spoken at a breakout session of the Inbound He provides some perspective and history. He talks about how the conference content gets shared thus amplifying its impact. [27:20] Tom will be speaking at OntraPalooza because of a podcast interview he did on how you can use user-generated content to tell your stories. As business owners, we are sometimes the worst people to tell our story because we start talking about features and how the product or company was built, but what people care about are the benefits. There is nobody better to talk about the benefits of your product than your customers. Tom hired a journalism student to follow up with customers who had written thank-you notes, interview them, get some pictures, and tell their stories. Each customer's story is different and resonates with a different buyer persona. [35:30] Tom is a big fan of intellectual cross-pollination to expose yourself to new ideas. If we always stay around the same people, who know the same ideas and read the same books and go to the same conferences, we'll never be exposed to new ideas. He loves listening to things like Ted Talks because you get exposed to different ideas. You can take an idea from somebody else's industry and apply it to yours. Read books from different industries. Attend conferences that are not niched to your area. [38:15] The biggest struggle any business has is getting the word out. The Internet makes it very easy, but there is a lot of noise. Don't try to get your word out to everyone because not everyone cares. Find a handful of people, the fans, and serve them well. If you serve them well, they will probably tell their friends who are just like them. [39:00] Tom makes an offer to listeners for a 30-minute webinar specifically targeted at SaaS. He will cover how to build your business by reaching your ideal customers as a podcast guest. At the end of the webinar, there will be a special offer for his online course. Life on Fire TV (Audio) – Online Business Coaching With Nick Unsworth
On the line today is none other than social media icon, and New York Time Best Selling Author of the “how-to” social media book, “Jab, Jab, Jab, Right Hook”, Gary Vaynerchuk, to talk details on how to crush it on his favorite platform, Twitter! We start off asking the question, “Why Twitter?” For Gary, that was an easy one. He says Twitter is the one place where we can get consumer’s points of view for free and not pay for data and we can action on these points of view, such as joining a conversation, and you’re welcomed rather than shunned for joining. One challenge Gary points out (which is a great tip if you can be patient) is that Twitter is a long-term play. If you try to move too quickly before you’ve built rapport and added value you aren’t likely to see success on the platform. As Gary points out, you can’t just throw “right hooks” (which is to take or ask), you have to throw jabs first (which is to give or provide value). In Gary’s opinion, Twitter is the only true social media platform as it is predicated on community and conversation, as opposed to a platform like Facebook which is all “push” driven. When it comes to establishing your account, Gary highly recommends using your own name, rather than your brand or company name. Gary’s recommendation for how to get in the game on Twitter is to go to twitter.com/search and just find people who are talking about your topic. The key though, is again, the “jabs”. You can’t just go straight at people with your sales pitch. Gary sums it up well with a great analogy. “Twitter is a cocktail party. You don’t go to a cocktail party and deliver a presentation.” It’s about connecting and building relationships. When it comes to searching, you have to search what people are actually going to say, like “drinking a smoothy” or “hitting the gym” vs. just “smoothy” or “exercise” where you may get a lot of unrelated content or spam. Another tip Gary shares is to weave what is trending into your content (without overdoing it, of course). So much great Twitter feedback packed into one episode! Gary, you rock!
Sometimes the event you want to organize has already been created. It's sitting there dormant, like a classic car collecting dust, hidden in a garage. Jeff Dolan, an avid film-maker, wanted to start his own community. Being overwhelmed with the thought of creating a group from scratch, he realized one was already waiting for him to take the reigns of. Nashville Filmmakers was re-born. Jeff Dolan on the relaunch and success of Nashville Filmmakers Shout out to Jeff Brown, Chris Mason, and Mitch Canter. Thanks guys. Jeff Dolan is a Nashville-based community leader and filmmaker. He studied Journalism and Mass Communications at the University of North Carolina at Chapel Hill. He joined a start-up called MedFusion. He talks about balancing business with art. Students need to be networking while they are in school. Think about networking before you need it. He got sidetracked because of a lack of focus. On building a community, "You have an advantage if you can focus on an industry." There's only two reasons you come to Nashville, music or a relationship. It's true, both Jeff and I came to Nashville because of lovely women (hi, Heather). The Nashville Filmmakers meet up group began in 2008 but was left dormant for a couple of years. Jeff has grown membership to 500. When Jeff came to Nashville, he wanted to find his community. He found everyone was in different fields with different interests. He had trouble getting a group together who were all on the same page. It's very hard to build a new group from scratch. "If you can find a group of these people (with a similar interest) that doesn't have the leadership. You can step into the role of leadership and lead them". "It's like finding a tribe without a leader, and stepping up and becoming that leader." He found the filmmaker group on MeetUp.com, but it was dormant. He asked to become the leader of it and took it over. He started planning, finding a location, locking down an agenda, and building a vision for the group. The feedback from members was very positive. He first looked at similar groups across the country to identity goals. He had to determine who the members of the group were. What area of filmmaking are they interested in? Jeff explains how he determined the best format for his meet up. Take over a dormant group. Poll them to find out what their needs are. Determine the best format for the meet ups. Jeff first publicly presented on a topic he was passionate about at PodCamp Nashville 2012. Sign up to PCN 2014. Jeff speaks about his fear of doing anything publicly outside of his job. He had concerns that his employer would not be happy with this. Understand if you have a day job, you can do it, but you have to be more patient. Jeff wrote a thought-provoking blog post about the size of media and how our attention spans and shortening. Squirrel! Jeff shares his thoughts on media and podcasting specifically. "Our society wants connection". Disappearing media like SnapChat, Confide, and Cyber Dust.
