412: Housing Crash Imminent? and 18 Life Lessons

“How long are you going to wait until you demand the best from yourself?” -Epictetus I share 18 lessons with my 18-year-old self.  #2 is: Don't fear being different. That's your advantage. #4 is: No one cares about your college grades. #14 is: Finding the truth is more important than being right. #17 is: What does life want from you? National median home prices eased from June to July—from $414K to $404K.  Homebuilders are in a recession. However, available housing supply is still low and demand is high. Almost every human is forgotten in four generations. Is a housing price crash imminent? You get a clear “yes” or “no” answer. The NAR says that today's first-time homebuyer is: 33 years old (oldest ever), $86,500 household income, $252K median purchase price, 7% down payment, and 37% carry student debt. I'm your host, Keith Weinhold. Learn 18 profound life lessons I've learned that I wish I could share with my 18-year-old self… and… has the time come?    After the looong & sometimes steep housing price runup, is a housing price crash finally imminent? And what's the future direction of the housing market? Today, on Get Rich Education. ___________________   Welcome to GRE! From Red Deer, Alberta to Red Rock State Park, AZ and across 188 nations worldwide… I'm Keith Weinhold. THIS is Get Rich Education.   The voice of real estate investing… 412 weeks in a row… since 2014.   I hope that you're having a great week!   You know, I have seemingly been a late bloomer in almost every way in life that you can conceive.   But as some say, “many people never bloom at all”. Alright, well enough. But look…   I was almost 18 years old when I graduated high school, just like - perhaps you - and many people are. But I looked like I was 13 then.    I was among the very last in my class to experience puberty there at Coudersport High School, Pennsylvania.    This is one reason that I could not attract a high school girlfriend or get a prom date. Even though… I asked a girl to prom and she said “no”.    As underdeveloped and impressionable as I was then, here are 18 lessons that I want to share with my 18-year-old self.   I wish that I could share these lessons that I've learned now with my 18-year-old self:   You Know Nothing. But You're Not Alone. You have so much to learn, 18-year-old Keith. So don't act like you know it all. Society actually likes when you're genuinely inquisitive and want to learn.   What about you? Can't you sense when someone acts like a know-it-all? It's not something that you want to be around. Back to advising my 18-year-old self.   Don't Fear Being Different. That's Your Advantage. In high school and even college, winners fit in. In the real world, winners stand out. In fact, avoid normalcy. It's a synonym for mediocrity.   Work To Learn. After that, work to earn.   No One Cares About Your College Grades. For your interests, college is optional, not mandatory—regardless of what your friends are doing. Find an energy for learning. Be autodidactic (an autodidact means a self-taught person). Focus on becoming a person of value.   Keep Moving. Health is wealth. Prioritize physical exercise over moneymaking. No matter WHAT you choose to do, you'll be living inside that same body when you're age 100.   Failure Can Be Alright, Even Good. In school, you learned that mistakes are bad and should be avoided. A failure that you recuperate from demonstrates that you tried. You learned a lesson. In fact, DECORATE your failures so much that you should go ahead and tell others how bad you failed; they'll either relate to you or they'll learn from you.   Don't Follow Paths Others Have Made. Others guide you. But create your own map. If you're soullessly trading your time for dollars at a job, you need to design yourself an escape route so that you can quit as soon as possible. If you're selling your time that way - stop it. Your life is made up of chapters of time. This is not a dress rehearsal. This is your life.   Research, Commit, Then Be Consistent. Prepare for disappointment. Most people won't be as committed as you. Showing up on time is a commitment, so is marriage.   Learn About Investing In Real Estate. Everyone needs it. It's made more ordinary people wealthy than anything else.   Keep Real Estate And Emotions Separate. Facts trump feelings. It's 99% about: market, management, and income exceeding expenses.   Make Grandma Proud. Pretend that she's watching you. Live a life that's exemplary in what you say and do. You might remember me mentioning my late Grandma Weinhold here on the show.   Be Present. Don't over-anticipate future moments and events. They are less important than the present. Otherwise, you'll miss out on your entire life. Your life will never not be now. Appreciate "now".   Who Your Friends Are Matters. Jim Rohn said: "You are the average of the five people that you spend the most time with." Take the average of your closest five's: values, their athleticism, their ethics, wealth, fashion sense, travel, neighborhood quality, and family structure—that's nearly who you will BECOME.   Finding The Truth Is More Important Than Being Right. People respect you when you say: "I was wrong. Here's why." more than trying to defend some antiquated or faulty belief.   Give. Money is an abundant resource. You will have a great ability to give. Generosity is championed in the Bible. It's Aristotle's third virtue. It will make you feel happy, it's good for your health, contagious, and spurs gratitude. This ossifies your net "value add" to the world.   Mentors Matter. Others see you in a way that you cannot. You'll simply never be able to see yourself in a way that others can. You'll meet people smarter than you; ask them for their help.   What Does Life Want From You? As I learned from Eckhart Tolle, don't ask: "What do I want from life?" A more powerful question is: "What does life want from me?" (And you'll remember that I mentioned this one last week on the show here and took a deeper dive on it.)   And the 18th and final lesson that I'd like to go back and share with my 18-year-old self is… Build. Anthropologists suggest that almost every person is forgotten after three generations. At your trajectory, what will your legacy be? Why and how will you be remembered?   They are the 18 lessons.   The stoic Epictetus said one of the most profound motivational things ever… and it's in the form of a question. Epictetus said: "How long are you going to wait before you demand the best for yourself?" Yeah, that is his question.   At least here on this Earth, this is your last life ever.    Now, as much as some of those 18 might resonate with you… and maybe you want to share those with someone in your life… I've seriously got to ask…   (Laugh) If I had read those as an 18-year-old, knowing that I wrote them a couple decades later, would I have ever listened to those as an 18-year-old?    I don't know. I probably wouldn't have changed my behavior on some of them… but a few.   I've also got to wonder, in another 20 years, will these change? 20 years from now, would I be advising my 18-year-old self any differently?   Now, I discussed in there how anthropologists suggest that most every human is forgotten in 3 to 4 generations.   Sadly, quite a few people are forgotten 3 to 4 minutes after their death. And many more, within 3 to 4 hours, 3 to 4 days, or 3 to 4 weeks after their death. Of course, your children will remember you longer, and your spouse of, say, 50 years will remember you longer. Realistically, LOTS of people are soon forgotten because they never did anything worth remembering.  Good people are forgotten. People that never caused any trouble or uproar.  They kept their lawns mowed. They kept their cars clean.  But nothing notable worth remembering, like caring for lost animals or handicapped children or always remembering their friends' birthdays. For a thoughtful person, it is wise to consider from time to time “what have I done recently, that people will want to remember?”. Of course, we should all do every day all those things necessary to be a good neighbor, a good landlord, and a good citizen.  If you don't do that, you may be remembered because you were such a slob, or took care of your house so badly, or didn't bother to shave and shower regularly. But assuming you are doing everything so that absolutely no one will be offended or annoyed, then you have to do something special if you are going to be remembered for longer than a few days or a few weeks. Let's recognize something. Abraham Lincoln died six or seven generations ago. He is remembered with respect and honor.  John Wilkes Booth died just a few days after Lincoln. He is remembered with scorn and despising. So it is a mixed blessing, for you to be remembered. For most people, they would prefer to be forgotten rather than remembered as a deviant or a monster or a social parasite. My own guess is that VERY FEW people are remembered well, for as long as four generations.  They may be listed in a family genealogy, but beyond being a statistical item, the individuals and who they are have been long forgotten. It's been said that "The greatest waste in the world is the difference between who you are and who you could become." Now, be real with me. Is what I'm telling you making you pensive and even melancholy about your own mortality? How do you feel… in your heart… right now? How do you feel… in your stomach… right now? What's your mind telling you here?   Cheer up a little. I want you to take some solace in the fact that… I believe there are more important things than for you to be REMEMBERED for decades and for generations.  But doing those more important things — helping other people, making a better world, advancing the store of useful knowledge — will usually lead to YOU being remembered, long after you have passed into your next life. That is probably the person that you strive to be here on Earth… after all. If you're still feeling like you're not enough… well… I don't have all of the answers. But you just got 18 lessons so that you can listen to those again and see which ones fit into your life. I'll be back with some GRE core content about real estate and a housing price crash. I'm Keith Weinhold. You are listening to Get… Rich… Education. _________________   You're listening to one of America's longest-running and most listened-to real estate shows. Welcome back to GRE. I'm your host and my name is Keith Weinhold. I am genuinely grateful for your listenership.    There will only ever be one Episode 412 of Get Rich Education… and you're listening to it.   If you'd like today's Show Notes, simply go to GetRichEducation.com/412. It includes not just today's supplemental resources, but the entire transcript of today's episode.   Some people like to say: "Housing prices. They don't matter to cash flow investors."   To that, I say. C'mon now.   Price might not be the principal consideration. But price matters. If it didn't, why not just pay triple the asking price on your next property purchase?   Why does every classified ad have a price in it?    Of course, real estate price matters-even to cash flow-centric investors- when you're buying, you're selling, or for you to have an adequate equity cushion for refinancings.   US home sales dropped last month. That's nothing new. That just means sales volume.   Housing supply is part of the reason for volume drop. Available supply is still just half - or less - of what's needed and it will be a multi-year problem.   I've discussed that before. The dearth of supply is an inelastic condition - it's difficult to change.    What's the way out of that undersupplied condition? It's homebuilding.   Well, many believe that homebuilders are in a recession. Some are building less while they wait for affordability to improve.    This is only going to prolong America's housing supply problem.   Let's LOOK at prices.   Since July 2019, which was back before you knew the definition of "pandemic" and the only time that you wore masks were for Halloween, home prices have risen 44.5%.   Yes, 44-and-a-half percent in just 3 years.   Now, if we shorten that up to year-over-year median house price growth in America, it is still 10.8%.    But the median sale price from June to July eased from about $414,000 to $404,000. 414 to 404.   Now, some might say this is hardly a change at all.   No, I think it's meaningful… because all we've seen are both YOY and MOM housing price increases for years now.   Is it an aberration or is it a trend to come? Of course, no one really knows. But I think it's worth paying attention to.   Has the time come? Did real estate prices run up too far, too fast, meaning they must come crashing down to earth in a streaking fireball… that's going to leave an indelible crater? Puhhh.   Let's explore that. Well, first of all…   …the definition of the word "crash" is somewhat UH-morphous. But if it's equated to a bear market, it means a 20% price decline.   Well, that's highly unlikely that a decline like this is imminent. Housing values are famously stable. Today's homeowners have oodles of protective equity and their loans are well underwritten. And the supply is staying low.   You're a smart listener, you listen here every week, and you're probably apprised of all that.    But did you know that even during the astoundingly irresponsible and toxic Global Financial Crisis and Mortgage Meltdown of 2007-2010, that back then during that cataclysmic event, house prices fell less than 20% nationally?    Yeah, they didn't even crash 20% then!   Fifteen years ago - those were the days of "liar loans", 105% LTVs, loose appraisals because appraisers were in cahoots with lenders, and we had glut of national housing supply and a foreclosure crisis… and nearly every housing market malady that you can quickly think of.   Housing values didn't fall 20% amidst THAT apocalyptic environment.    I made sure that chart was put in the show notes for you so that you can see that. That's the median sale price of houses sold in the United States, sourced by the F.R.E.D. through the US Census and HUD.   Today, homes are still being snapped up quickly. That's what a lack of supply makes happen. And we'll still have a lack of supply in 2023 and 2024.   In fact, last month, the NAR tells us that the median home sold in just 14 days in July. It's never been faster than that on record.   That is not something that you would expect amidst stalled PRICE growth. Well, higher mortgage rates will do that.   The American housing market reached a turning point this summer. Price increases haven't just slowed—they've stalled.   Of course, local factors often supersede national ones. So then…   Where are home values least resilient? Areas that were trendy and higher-priced homes.   Where are home values most resilient? Lower-priced and entry-level properties. They're the ones least affected by further losses in affordability. That's what we've talked about on this show from Day 1 - investing in entry-level homes for cash flow in the Midwest and South.   Who do stalled price increases harm: Sellers. Price matters, remember? New owners that hoped to refinance fast. Flippers. Who do stalled price increases help: Buyers.  Rent-to-price ratios. If you were wondering when rents will get a chance to catch up to prices? The answer is now. This recent outsized RENT growth has clearly been a boon to us real estate investors - even a windfall if you're well leveraged. Now… in the workplace, the pandemic spawned “The Great Resignation”.   People either started working from home or quit and stayed at home. They were on their Peleton bike… and on Zoom.    But tons of companies… from Peleton to Zoom - have seen consumers end their pandemic buying patterns.    Now… so has housing.   The pandemic-era frenzy where buyers hotly demanded more space and a Zoom room is what I have called "The Great Reshuffling". It has settled down.   At the point of being overly obvious, compared to just a few months ago, this housing market has become worse for sellers and better for buyers.   Sellers, you might even have to STAGE properties again.   Buyers, let's run a vibe check on how well you're doing for new purchases. Now you can usually: Not have to pay all-cash You'll often have less buyer competition Expect time for an property inspection Have an appraisal contingency And avoid an escalation clause on build-to-rents like I've discussed with guests here in recent weeks past. You know, a friend just shared something with me. He said: "We are officially back into the 2018 real estate market. I made an offer today on a brand-new flip. I got $10K of seller help and a half page of contingencies." That's what he said.   Yeah, that really sums up a lot.   The market has normalized - not become totally normal by any stretch, but negotiations between buyers and sellers are more balanced now.   There's one group that loves higher mortgage rates - and that's single-family rental owners.    That crimps affordability - pricing out that first-time homebuyer… making them rent from you. That's continuing to push up rents at faster increases than historic norms.   Fannie Mae expects that home sales will decrease in the next year. That's nothing new. The volume of existing-home sales has been decreasing for months.    So where does that leave today's first-time homebuyer, the person - that is becoming more of a rare breed - that DIDN'T have to pay rent to you in your property?   Well, the NAR revealed a profile of today's first-time homebuyer… and I think it's particularly interesting. Today's FTHB is… 33 yo - that is the oldest ever - ever. It might not surprise you since affordability is down so it takes a new homebuyer longer to save & form the capital necessary for a down payment, closing costs, and loan qualification. The FTHB is now age 33. Household income is $86,500 Median purchase price is $252K… so… significantly less than today's median priced $400K home. A 7% down payment. That, on average is what the FTHB puts down… so often paying PMI then. 37% of them carry student debt. Typical balance $30,000 How about avg sq footage. The average square footage of a FTHB's home is 1,640.   Now, I've largely been discussing either total housing supply or single-family housing supply thus far.   One bright spot is for apartment-dwellers.   420,000 new apartments are forecast to be built in the US this year - that's according to RentCafe. Coming on top of 2021 - when there was historically high apartment construction, it would mark the first time since 1972 that more than 400k new apartments were completed in each of two straight years. The top spot for new apartments in 2022 is the New York metro area.   Elsewhere, out there in the world…   Netflix is about to launch a “Shark-Tank” like real estate show called “Buy My House”. It's structured much like Shark Tank… except homeowners pitch their house sale deal to four “sharks”.    That could be interesting to watch.    Here, coming up at GRE, hear from not just me, but, as usual some of the most influential personalities in the real estate and finance space commonly come along for an episode and run alongside me.   Ramit Sethi from “I Will Teach You To Be Rich” is one of those notable names that will join you & I here on an upcoming show.   If you have any questions, comments or concerns about the show, you can always reach out at GetRichEducation.com/Contact. That's how to get ahold of our team.   One question that we're really not in need of hearing over there on our Contact Page, is: “How do I become a guest on the show?”   You know, a couple years ago, we had about 20x as many requests to be a feature guest here on the show as there are available appearances.    Well, anymore, it's about 50X as many requests as weekly shows.   We're sorry to have to apologize to so many wonderfully bright and credentialed people. It was developed by Hayden Crabtree. Hayden has been a show guest here before and we expect to have him back here to tell us more about My Property Stats.   It's a deal analysis tool developed by an active investor - Hayden - to cut the time it takes you to analyze ANY deal by over 90%. -Calculate the EXACT price to pay to hit your cash flow and ROI goals -Build a WORLD CLASS pro forma   In fact, you can go to MyPropertyStats.com/GRE right now and use coupon code GRE to get 10% off your first year. But when it came time for her daughter Cambria to start solid foods, she started hearing about baby-led weaning and decided to give it a whirl.   Inside of this episode Desiree is dishing on the biggest things that freaked her out when Cambria started baby-led weaning: knowing the difference between gagging and choking and how to introduce allergenic foods because they have a family member with food allergies.   If you're on the fence about trying BLW for your baby...or if you're worried you're too late to start baby-led weaning, come hear Desiree's story and her ENTHUSIASM for BLW that just oozes through the microphone! She's on Instagram @theperfectmom & you'll love her down-to-earth take on figuring out BLW the second time around (plus her inspiring message about why we are ALL the perfect moms for our kids!)   If you're ready to raise an independent eater and prevent picky eating then let's get started learning about baby-led weaning together! This move from PENN has changed my opinion on the stock. And when the CEO buys back in, so will I.I'll be watching the insider buying.Overall I think this locks in the gambling experience for PENN which they didn't quite have before.SO, PENN has acquired Score Media for $2B. This is in addition to Barstool Sports last January. What makes a great gambling experience is the community and culture of the host (think Vegas). No company has done a better job of building a cult-like culture than Dave Portnose. But is a satire sports site the best way to get someone to download an app to gamble? Probably not.Similar to cannabis - only 24 states allow sports betting today, with many of those still banning online betting. We're still in the middle innings of this category. Most Stoolies don't bet on sports, right now.SO WHY WOULD PENN BUY THEM?Barstool has started to create scripted and live shows around sports betting. They're introducing betting to the casual sports fan who knew nothing about betting, but in a way that's still funny and to the ethos of Dave and crew.As betting becomes legal, Stoolies will make their first bet with the Barstool Sportsbook.IMPORTANT NUMBERS:DraftKings' average Life Time Value of a customer is $2,500 with a Customer Acquisition Cost of $370. (think free $ to make a sign up or make your first bet)$PENN paid $136M for 36% of Barstool.Take away all the profit from merch/ads & Penn only needs 55K Stoolies to sign up to break even.WHAT ABOUT SCORE?There's a lot of passionate sports bettors out there today and most aren't Stoolies, so where do they go for their sports info? The score is the #1 app in Canada and #3 in the US for sports betting. It has 475K reviews averaging 4.8/5.It's where sports bettors live when on their phones. Now, with Penn's purchase, they'll give that audience the lowest barrier to go from information to action. It also gives Penn a huge advantage in the mobile space.Acquiring app downloads is a tough game and buying your way into an audience can work (see Facebook with Instagram).IF IN 5 YEARS SPORTS BETTING IS LEGAL ONLINE, PENN WILL HAVE THE NETWORK EFFECT TO RUN AWAY AS THE LEADER.They'll have the top of the funnel to introduce betting to casual sports via Barstool, the utility app for the habitual bettor, and the in-person Casinos.FWIW, $2B does seem steep.Doing quick math I think a fair price is closer to $1.3-1.5B, but there's a value in capturing an audience that your competitors can't in a fast-growing category. In a few years, I think we look back and see this as a steal. This acquisition changes my opinion on PENN from being a cult stock to something with legit tangible growth opportunity and competitive advantage.https://www.forbes.com/sites/willyakowicz/2021/08/05/penn-national-to-acquire-score-media-and-gaming-for-2-billion/?sh=1424ff463583Status Monkeys - From Packy McCormickfrom the link attached:Over the past few weeks, the Metaverse has gone mainstream. Matthew Ball published his 9-part series. Satya Nadella talked about the enterprise Metaverse (sounds fun!). Zuck and Co have said “metaverse” a million times over the past couple weeks. Ben Thompson wrote a piece on the Metaverse.NFTs will clearly play a role in the Metaverse. When everything is digital, proving that you own something and being able to bring it with you across the internet will be key. But this isn’t a Metaverse piece. It’s a social network piece. At one point in the Good Time Show conversation, Jarrod Dicker brought up the importance of community and status in web3 and it triggered a high kid thought: NFTs tick a lot of the boxes of a successful social network from Eugene Wei’s Status-as-a-Service.Before the full Metaverse arrives, there’s already something happening that’s bigger than jpegs. NFTs are starting to feel a lot like a new kind of social network that sits above other social networks and communities -- something of a Superverse -- and there’s no better framework to evaluate a social network than the one Wei put forth in Status-as-a-Service (StaaS).Status-as-a-Service(If you’ve read and internalized Status-as-a-Service, you can skip this section.)Eugene Wei, a former product leader at Amazon, Hulu, Flipboard, and Oculus, is one of the best tech essayists on the internet. Practically everything he writes becomes canon, and Status-as-a-Service, which he wrote in February 2019, might be his greatest contribution. The piece makes Not Boring seem short. It comes in at a whopping 19,825 words. If you haven’t read it, I highly recommend that you do so, but for now, I’ll summarize a few of the main points that are relevant to this piece.Wei begins with two principles:People are status-seeking monkeysPeople seek out the most efficient path to maximizing social capitalEven though those are uncontroversial statements, Wei argues that we don’t analyze social networks through the dimension of status or social capital. Money is easier -- there are numbers, and what gets measured gets analyzed -- but, he says (emphasis mine):Social capital is, in many ways, a leading indicator of financial capital, and so its nature bears greater scrutiny. Not only is it good investment or business practice, but analyzing social capital dynamics can help to explain all sorts of online behavior that would otherwise seem irrational.Less than 1,000 words into his piece and two full years before NFT mania, Wei unknowingly laid the groundwork for analyzing what’s happening. NFTs blur the lines between social and financial capital, and as the media has been quick to point out, buying jpegs for thousands or millions of dollars seems irrational. The mistake that those who dismiss NFTs make is the same that Wei argued people were making in analyzing social networks: missing the importance of social capital. Traditionally, people have used Metcalfe’s Law to explain the network effects powering social networks: “The value of a telecommunications network is proportional to the square of the number of connected users of the system (n^2).” The more users a social network has, according to Metcalfe’s Law, the more valuable it is to every new user. The problem was, Metcalfe’s Law didn’t perfectly explain what was happening in the real world. Metcalfe’s Law alone would predict that whichever network got big first would continue to build up an increasingly insurmountable lead by being the most valuable to each new user. But Facebook took down MySpace, and Instagram and Snapchat stole younger users’ attention from Facebook. People’s preferences aren’t captured so cleanly.🎙️Links Mentioned in the Episode 🎙️ Carvana - Ernie Garcia Disrupting the Auto Buying Experience (Podcast)Blowback Season 2 - Cuba (Podcast) Reality has a surprising amount of detail. Knowledge + Experience = Wisdom

Play Episode Listen Later Jul 2, 2021 23:53

As we pursue the "Are vs. Should Problem" and examine our personal inventory, I want to describe two main ways we can understand ourselves and the realities we live in.First, there is the measurable world. The 'Hard' world where science reigns supreme. Things are measurable, quantifiable, and therefore fit into the well oiled scientific machinery. Problems stemming from economics, medicine, and food supply are easily boiled down into testable hypotheses and theories used to derive definitive results. Other people have described hard problems as being those containing subjects comprised of matter (as opposed to ideas, for example). Is the economy going to tank? Well, the data on X and Y support a trajectory that suggests no.Will this medicine prevent a global pandemic? It is 98% effective at preventing disease and 90% of the population is vaccinated so yes!Is this years corn crop enough to supply North America for the winter? Yes, ten billion metric tonnes of corn will feed 200 million people (I completely made up those numbers, but you get the point)So science is pretty darned good at answering certain questions. About things that we can OBSERVE and MEASURE.EVERYTHING ELSE is a SOFT problem defined by a soft reality. EVERYTHING ELSE.My point in this episode is that VERY FEW items in our personal inventory are going to fit into the HARD reality. And, unfortunately, scientists (and other professionals who get paid to think) spend most of their time on HARD problems because, well, because they have to. The hard tools don't work as well on the soft realities. BUT THEY CAN WORK!And so, as part of our assessment of our personal inventory, and as part of the process of weeding out the needs, the wants, and the don't-really-need-so-muches, we have to develop a new skill set. One way to understand the soft problems, is simply to borrow the scientific tools used for hard problems. Einstein, and others, called these 'thought experiments'. There's no reason we can't follow the scientific approach to ask questions about soft realities, we just can't draw the same conclusions because not everything can be boiled down to numbers. And that may be another way to understand the difference. Hard reality problems can be boiled down to a set of numbers that represent the reality: The average person has 10,000 thoughts a day. Whereas the soft reality problem can't be measured like that: The average person worries about death and being unloved as they age. Worry, fear, sadness. How do you measure those things? And, if you could, why would you? What we want and need with soft problems is simply a better understanding of the realities across people. Science isn't a good tool to go about understanding this. Our minds, however, are excellent tools to solve these problems - we just have to normalize this however we can once we find a system that works. And, really, we probably have lots of Unscientific approaches that work - we just treat them differently from science because, well, they aren't science. Next week I'll go in to a bit more detail with examples.

Today's episode idea came to me last month, with everything happening here in the states with Covid, injustices and people's behavior overall. During some of my personal work, I found myself reflecting on some of mentors/heroes/people I hold in high regard. Soooo I figured why not share some of that with you humans. These are strong attributes, practices, and constants that I see in the humans I guess you could say I aspire to be like - in literally every aspect of my life: 1.) Stay true to themselves Go figure, right? The first step of this is to obviously have a deep and growing understanding of self. We can't stay to true to something we are not yet aware of. You can tell they are on their own team. They make self discovery a priority, and then they stay true to that. Well, to the parts they want to cultivate. Obviously part of self discovery is finding less than desirable things out about ourselves. Or that's been my journey anyway. They own all the parts, stay true to their true self, while being aware of the ugly parts too. 2.) Stay true to their values Hiiiiiii obviously this is a huge one for me. And it was one of the biggest and best pieces advice I received early in business. I actually shared this in an IG post a week or so ago. Our values permeate everything right? They drive our beliefs and therefore our actions. Their values are clear to me. Not in that they state them, but that they live them out. I see them in their life. In the way they use their voice, or lead, or coach, or run their company. How they process things. It's no secret that I think knowing your core values is one of the most important things we can get clear on as human beings. Know them, and then stand firm in them. 3.) Have a firm philosophy & speak their truth without apology  My heroes, they're just so grounded, you know? Like they just feel so freaking grounded. Like they are standing on firm ground. I guess they speak their truth without reservation. Not because they believe it and won't hear anything else. But because they've done the work. They've taken in A LOT of information over years and have landed where they are. I am not articulating this well. But I hope you get it. They speak clearly and firmly.  4.) Life long learners. There's not much to elaborate on this one. They are not stagnant and they are open to learning. While they are firm in their values and philosophies, they are open to conversations and learning from new perspectives. I think this comes natural to VERY FEW human beings if we're being honest. It's extremely dangerous to think you have no more to learn about a topic. ANY topic. I'll leave it at that. 5.) They dream big I do think that some people are dreamers. That some people have an easier time dreaming big. As a highly analytical, realistic and practical personality type, dreaming does not come easily to me. It's very scary actually. And you might be like, but Annie, you traveled the world for a year and a half, and are now six weeks later, closing on 5 acres and land want to build your dream house. I GET IT. You might be confused as I am aware my life can look like that of a dreamer. FACTS: I married a dreamer. And he married an action taker. So we do the things. His dreams scare me, but also, have helped me to be open to dreaming big. And he gets to see those dreams come true because if you give me a task, I will stop at almost nothing to complete that task. On this note, I'll say that my mentors/heroes are dreamers in large part because they are not afraid of failing. Not that they don't acknowledge that they can fail. But they welcome challenges within the dream and are willing to adjust where needed during the process. They simply believe the dream can happen, and they are deserving of it. Which is where I get caught up most of the time. Maybe you relate. 6.) They act big - they do the things When I say act big I am really saying the take ac...

More than 90% of the people who attend those Workshops have been cheated out of tens of thousands of dollars by some group of EBiz scammers. Yes, I said GROUP. EBiz scammers run in packs, like rabid wolves. They hunt TOGETHER to take you down for every last dime they can, and leave you lying in a ditch when they're done. Does that sound alarmist? Does it sound like a conspiracy theory? If you're one of the VERY FEW who hasn't been nailed by this stuff YET, it may sound like that. But to the more than 90% of those who listen to this podcast who HAVE spent money with these dirtbags, you KNOW, don't you. It couldn't BE more real. And it couldn't be more disgusting and discouraging. The minute you sign up for a Free Trial Website, an EBiz App or a Tool, join a Free Webinar, sign up for a mailing list, go to a hotel seminar, take adive from a public "Experts" Forum, etc., etc., these people HAVE YOU HOOKED. More importantly, they have your email address and possibly even your phone number, if you gave it to them. If you didn't, they'll try to look it up online through various phone book and location services. How do they HOOK you? THEY MAKE PROMISES THEY CAN'T KEEP. Please understand this: NOBODY can PROMISE you success. NOBODY can GUARANTEE that you'll make money. Not in any kind of business, not EVER. But these people will do that all day long. They'll show you websites that they claim make millions of dollars. Those sites are fakes that they own. They'll show you bank statements that have thousands of dollars in deposits coming in every day. That's nothing but Photoshop and a printer. They'll give you testimonials from people who claim to make tons of money from their "systems". Those people work for them. They're not real EBiz owners. They will absolutely GUARANTEE your success. Then they'll HELP you (yes, actually get online with you and HELP you) apply up for forty of fifty thousand dollars' worth of credit cards that you then MAX OUT with THEM, and they'll tell you it's okay because they PROMISE you'll make all that money back within a few months and pay off those cards. But it won't happen. They'll tell you it's okay to take a SEVENTY THOUSAND DOLLAR MORTGAGE out on your HOUSE and spend it with them, because you'll make the money back in a few months. But it won't happen. I'm not just speaking in general terms here. Everything I've just said has ACTUALLY HAPPENED to people I've personally worked with in my Workshops, talked to over the phone or have met in person. ALL of it, with those actual numbers. Keep these following things in mind. Write them down. Stick them up with a fridge magnet. Ready? ANYBODY who tells you that Amazon, eBay, Affiliate Marketing, Template-based Websites, SEO Apps and Tools, Private Labeling, Importing from China, using AliExpress or Oberlo, outsourcing your marketing and graphics, OR that you'll make good money QUICKLY online in ANY way is absolutely flat-out lying to you. I WILL guarantee THAT. So like I said, better than 90% of the people reading this post have already been burned this way. If it's happened to YOU, I give you a TREMENDOUS amount of credit for even being here at all. Most people just curl up into a ball and sob for six weeks once they realize what happened, and then spend the next ten years trying to dig themselves out of all that debt working three jobs and selling half their posessions. If it has NOT happened to you yet, BE VERY AWARE that when you step into home-based ECommerce, you're stepping into a live minefield IN THE DARK wearing size 58 boots and pushing a thirty-foot-wide lawn roller right in front of you. If that sounds really scary, GOOD. It's meant to. The point of this discussion, though, is to talk about those who HAVE been scammed like that, and the effect that such a horrible experience has on you. It robs you of something far worse than money. Yes, even money in those huge amounts isn't as bad as the true cost of being a victim of these disgusting, worthless people. So does it rob you of that's even WORSE? Your self-confidence. Your self-esteem. Your trust in yourself and in your own decision-making ability. That's worse, because it goes much further than just the money. It affects your ENTIRE LIFE. Your personal relationships. Your family members. Your living situation. Your ability to support yourself and your family. Your ENTIRE FUTURE is forever changed by something like that. Most people who have been hit hard by these sickening scammers end up feeling deeply personally violated, and many end up suffering from years of depression and other psychological damage. The countless number of people I've had conversations with over the years who HAVE been victimized in this way tell me that they feel foolish, even stupid for allowing this to happen to them. If you're one of those people, you CAN'T put that on YOURSELF. You were LIED to. You were CHEATED. You were VICTIMIZED, plain and simple. The people who do this to you are very, very good at what they do. They know the psychology, they know the buzzwords, they play on your emotions and your desire to better your life, and they LIE. It's not the fault of the victim. It's the fault of the victimizer. I personally am a big believer in Karma. What goes around comes around. Karma can be a screaming banshee on a rocket sled when it needs to be, and I actually ALMOST pity those victimizers when it catches up to them. And it WILL. And I said I ALMOST pity them. Okay, if you can't tell by now, I get really fired up about this whole thing. It pisses me off. It disgusts me. It makes me wish I could sit those scammers down one at a time in a room with all the people they've hurt, and make them look those people in the eyes and REALLY SEE the monetary and phsychological ruin they create every single day. There are two reasons I feel that way. One is that I'm human just like everybody else. I've actually listened to those victims tell those stories, literally thousands of them, over the nearly 20 years that I've been trying to help people understand this business in different ways. It's taken it's toll on me, too. I've listened to people on the other end of the phone who are literally sobbing about all the money they've lost, about how horrible they feel, about how they don't know what they're going to do when their spouse or family finds out. That's no exaggeration, it's absolutely true. And it's heart-breaking to hear over and over and over again from so many people for so many years. The other reason is because this is MY CHOSEN INDUSTRY. I was here 25 years ago at the very beginning. I actually HAVE made millions in this business, because I don't just TALK about it, I DO all the things I talk about. And seeing these inexperienced talking-head slimebuckets who call themselves "ECommerce Marketers" but have never actually WORKED in this industry *EVER*, do so many bad things to so many good people is incredibly frustrating. It also ends up making me look guilty by association. It's harder for me to actually tell people the truth and help them because they've already been burned so badly and simply have no trust left to give. I've been called names and accused of lies I've never told just because I'm IN the industry, by people who don't know me at all and have never read or listed to anything I do! And you know what? I don't blame them. I don't get angry with those people. I understand how they feel, because I've talked to so many of them. Anyway, I'll end this rant with a really serious warning. BE VERY CAREFUL out there. I've told you what to look out for. It's no joke. If you've been victimized, it was NOT your fault. If you haven't, they're coming for you. Don't let them get you. In 2016, Created Equal launched #ProjectWeakLink aimed at forcing Stericycle, America’s largest medical waste hauler to cease disposing of aborted fetuses for Planned Parenthood. On June 1, 2017, Stericycle disclosed the cancellation of hundreds of contracts with abortion facilities. National Abortion Federation President Vicki Saporta--who represents hundreds of independent abortion mills across the country--spoke on NPR (National Public Radio) saying: "There are VERY FEW companies that do what Stericycle did, and when companies like Stericycle give in to the harassment of anti-choice proponents, it puts an unfair burden on abortion providers.” READ FULL NPR INTERVIEW HERE Unfair burden? Episode number 11 of the Pt Business School Podcast is about how “words in the right order” help people to make better decisions… A guy named “Donald” has just influenced 60+ million Americans by doing it - so there might be something in it for us to learn from. Now, from the moment “Trump” arrived in the race, I knew privately that what we were seeing was something different… …he is the first “professional marketer” to enter the race for the White House - and he's won against all the odds. So as Marketeers of our businesses - we have to pay attention to why and how it's happened. I told many of my friends in the US and the UK that I expected him to win or get very close… And one of the many reasons was that because of the way he communicates - he makes it very easy for “in-decisive” people (that's almost everybody on earth), to make a decision… Why so important to you as a PT? Because right now, there's 1000's of people in your town who can't make a decision on their health (…or on coming to see YOU). As I've studied the 2016 Election, I believe that there was ONE word that made all the difference… And on this Podcast, I reveal what that one single word is, and how and why it's so RELEVANT for PT's in how we communicate with all our patients. You can use this one word in your Evals, on phone calls, in emails, ads - and in your Social Media. There's a fallacy in healthcare that we think people want great health… They do. But, are they motivated ENOUGH to come and get it?? Very FEW people have the ability to paint a picture in their minds eye of what better health looks like - AND THEN hold on to it for long enough, to actually make it a REALITY. It's why so many people start diets - but stay fat… It's is why so many people join a gym in January - but then stop going by March… They know what they want to LOOK LIKE, but can't sustain what is needed to make it happen. It is also why so many people start things like Physical Therapy - then drop off… It's also why so many people have every intention of starting Physical Therapy - but never make the call… And so on and so on… Be sure to listen right to the end, too… Because I tell you a fascinating true story of how a blind man in LA went from ZERO money in his begging bucket - to $1000s given to him by passers by within hours, simply by changing the WORDS on the cardboard on the floor next to him. This Episode is about the POWER OF WORDS - and here's some of what you'll learn: * The one word that'll help your patients make better decision about PT… * The words - and how to structure them in a sentence - that'll help people to CONTINUE to show up for PT (and not drop off)… * How changing the MEANING of something changes the outcome for patients… * How most PTs are communicating at the WRONG LEVEL - and why that means so many patients can't ever understand what we actually do… * How to communicate in such a way people can actually make a confident decision to give you their TIME and MONEY… * The importance of picking an audience and talking TO THEM directly about stuff that matters TO THEM… And so much more on this amazing Episode of the PT School Business Podcast - recorded live from my Villa in Orlando, Florida. Xiaohua: It is Roundtable you are listening to. Let’s talk about celebrities. Who doesn’t want to talk about them?Restaurants owned by celebrities usually draw enough attention from fans and public. However, how many of them can still remain profitable after a high-profile opening? The answer is: VERY FEW.既能提高人气又能赚得大笔外快,开餐厅俨然成为各路明星的新财路。然而,名人开餐厅并不如人们想象的那样轻松,经营不善而被迫关门已成常态。What’s the situation here?Heyang: There are numerous examples of celebrities opening their own restaurants. There is Jay Chou. His Mr. J Chinese restaurant opened in Beijing this year and it became very popular as its opening attracted more than a thousand fans, lining up in front of the restaurant. And there is also Ren Quan. He is very famous with his hot pot restaurant. And many, many others. But I think usually what they see is the initial popularity and later on, for many reasons, not very many of them succeed. I think the only successful example I see here is probably Ren Quan, and I’ll still wait and see to observe whether Jay Chou would receive the same kind of success in restaurants.Mark: The thing is, the whole concept is fundamentally fake. Because you know that actually that they’re not in there cooking. I mean, in fact, you’ll never see them in there. So how is it their restaurant? I mean particularly if they have more than one, if it is a chain across China, how is that their restaurant? Yes, they may own it, it may have their name on it, but so what? If they were in there, then people would obviously still keep going there. But the fact is that you’ll never see these people in any of these restaurants, except possibly for five minutes when they opened the very first one. Heyang: Right, but was Jay Chou’s restaurant, sound like I’m doing an ad for them... Because there are a lot of elements from his music videos, his movies that are presented in his restaurant. So ultimately this is about getting more money from their fans. But if it is a real successful restaurant, then they should be attracting more people, not just the fans, right?Mark: Well, I don’t know... I mean there are two different things we can talk about now. You are now talking about themed restaurants - that’s a Jay Chou themed restaurant which is his own place in name. But I think something is quite different from - for example, an ordinary looking restaurant, but it’s owned by somebody who is one of these movie stars or singers. So I think it’s actually quite different. I’m surprised really the Jay Chou one... Is it doing well? I don’t know. We shouldn’t say if it isn’t probably, give it every chance of success. But the thing is that it will attract their fans. I think those ones, the theme restaurants, could keep going... But it will be much less likely for them to keep going if it is just owned by one of these celebrities. They just lent their name to some business people who have done all the work. Heyang: That is probably why they don’t succeed later on.Mark: Right. There isn’t the personal connection.Heyang: And some people say it is low entry kind of business and because celebrities have fame and you immediately have some sort of built-in customers who are gonna come. But in the long run, it really depends on whether you are giving the service to people that they are gonna be satisfied with. I can totally understand why celebrities want to get involved in either opening a restaurant or have their own business, because being a celebrity often means you only get fame and money with the fleet of the moment and the popularity could die out any minute. There is a lack of sense of security and that’s why many of them want to have another business.Xiaohua: Yeah. But again I have to say that opening and managing a restaurant is probably one of the most difficult businesses in the world. It’s a very, very hard and highly competitive business and I hope that these celebrities will sort of know what they are doing before they pour all their money into investing in a restaurant.
