Dave Rubin of "The Rubin Report" talks to Maria Elvira Salazar about "The View's" Ana Navarro targeting her congressional race and encouraging viewers to support her opponent; Salazar's response to Navarro and whether she would appear on "The View" herself; whether she regrets her ad attacking Donald Trump's aggressive mass deportations; why she told Donald Trump that some immigration enforcement efforts have gone too far; what Trump said to her on the phone after her ad questioned his immigration policy; her Dignity legislation for longtime illegal immigrants; why she insists her proposal is not amnesty and offers no path to citizenship, voting, or federal benefits; which illegal immigrants she believes should be allowed to stay and which should leave; the economic effects of mass deportations; border security; why her family's experience with Fidel Castro's Cuba shapes her views on socialism; what she witnessed as a journalist covering Hugo Chávez and Venezuela; why she warns Americans about "democratic socialism"; her concerns about the political ideas promoted by Alexandria Ocasio-Cortez and other progressives; why she believes good intentions can lead to disastrous political outcomes; economic freedom; affordability and housing in South Florida; and much more. Matthew Farwell had just handed his personal phone to State Police detectives on February 9, 2021, when, the FBI says, he picked up the phone the Town of Stoughton paid for and asked it two questions. Can deleted iMessages be recovered by Cellebrite, the tool police use to pull data off a phone? Can consent be revoked in Massachusetts? He deleted both searches. Part 2 of the Sandra Birchmore story starts there and follows the state's investigation to the courtroom. It had started within an hour of finding her, when prosecutors say local officers told the medical examiner's office there was no foul play. Troopers wrote no sign of a struggle. The doctor who ruled on her death never saw the room and didn't request scene photos until May. Two days in, detectives met Farwell in a school parking lot, didn't record it, and wrote him up as Matt. Prosecutors say he lied about when it started, how often he saw her, and when he left her apartment.By late December 2021, state investigators had a man on video, a fractured bone in Sandra's throat, and nearly 33,000 messages between the two of them, and the charge their own paperwork said they were building toward was larceny. The theory was that Farwell had stolen from the Town of Stoughton by seeing Sandra while he was being paid to patrol. In September 2022 the Norfolk DA's office said its witness was dead and there was no prosecutable case.Sandra's family hired Michael Baden. The FBI reopened the state's own file. The medical examiner changed the death certificate to undetermined in April 2026. Farwell has pleaded not guilty and faces mandatory life if convicted. A federal judge has admitted Sandra's journals and texts, and jury selection starts October 5, 2026.Listen Anywhere You Get Podcasts: https://pod.link/1655749292Want to comment and watch this podcast as a video? These People Probably Want to Buy/Sell Real Estate Download: Click Here In this episode, Rob Nelson and Eric Thompson challenge the idea that 7% mortgage rates mean there is no real estate market. While higher rates certainly affect affordability and transaction volume, people continue to move because life continues to change. Births, deaths, marriages, divorces, career changes, empty nesting, inheritances, and other FORD events create housing needs regardless of the economic environment.  The opportunity for Ninjas is to identify those changes through consistent flow. Rob and Eric explain why roughly 20% of your database should be on your warm list and demonstrate through a live FORD conversation how ordinary discussions about family, work, recreation, and dreams can uncover future real estate opportunities without ever becoming salesy. The message is simple: the opportunity isn't hiding in the market; it's hiding in your relationships.  Key Takeaways There is always a real estate market because life changes regardless of mortgage rates. Economic conditions influence transactions, but FORD events often create the underlying reason people actually move. Approximately 20% of your database should be on your warm list based on life changes you uncover through conversations. Don't enter FORD conversations looking for business. Enter them genuinely curious about what is happening in someone's life. A full warm list creates an abundance mindset by making the opportunities within your relationships visible. Different segments of the market respond differently to interest rates, so understand which people and opportunities are less rate-sensitive. Pasted text Memorable Quotes "There's always a market." "The question today is not, is there a market? The question is, who's the market?" "The reason why there's always a market is because there's always change." "The mission isn't to see if I can get this person on my warm list. The mission is to see what I can learn." "The opportunity is not hiding in the market. The opportunity is hiding in your relationships." "Don't buy into the headlines. Control what you can control." £145k Added Value & £1,800 a Month Cash Flow: Jules Copsey's Semi-Commercial Deal   Just £14,000 left invested after refinancing, with an eight-month payback from rental cash flow. In this episode of Property Entrepreneur's Deals, Deals, Deals, Mark Barrett welcomes Jules Copsey, someone he has known for 10 years, to share her journey into property and the numbers behind her semi-commercial deal in Chorlton. Based in South Manchester and a mother of two sons, Jules previously worked in fashion and sportswear, both for multinational businesses and through her own brands. She began her property journey in 2017, invested in her education and went on to help others build their portfolios through design-led projects focused on strong cash flow. She started building her own portfolio in her 50s. The deal Jules bought the property off-market on Barlow Moor Road, Chorlton, Manchester for £270,000. She refurbished the ground-floor shop and secured a commercial lease for six years and 11 months, with a three-year break clause, to a Pilates studio. Upstairs, she let the three-bedroom accommodation to three friends on one joint tenancy. Purchase, purchase costs and refurbishment came to around £385,000. With a further £50,000 in finance interest and fees, the total cost was around £435,000 against a valuation of £580,000, which is approximately £145,000 of added value above the total spend. After refinancing and paying all finance costs, Jules had just £14,000 left invested. At the reported net cash flow of £1,800 a month, that remaining investment could be recovered in approximately eight months. The key numbers •        Purchase price: £270,000 •        Purchase, purchase costs and refurbishment: around £385,000 •        Finance interest and fees: £50,000 •        Total project cost including finance: around £435,000 •        Valuation: £580,000 •        Added value above total project cost: approximately £145,000 •        Total project cost as a proportion of valuation: 75% •        Stamp duty paid: £3,000 •        Gross rent: £49,560 a year / £4,130 a month •        Reported net cash flow: £21,600 a year / £1,800 a month •        Money left invested after refinancing and paying finance costs: £14,000 •        Payback on the remaining investment: approximately eight months What we cover •        Jules's move from fashion and sportswear into property. •        Investing in education and helping others build their portfolios. •        Her approach to design-led projects with strong cash flow. •        Finding an off-market semi-commercial opportunity. •        Combining a leased shop with residential accommodation upstairs. •        The purchase, refurbishment, finance and refinance figures. •        The stamp duty advantage of a semi-commercial purchase. •        Jules's top three tips and advice for anyone starting out. The stamp duty difference Jules paid £3,000 in stamp duty. Using current rates, a £270,000 additional residential property would attract £17,000 in SDLT, a £14,000 difference. The comparison at the time of purchase depends on the rates and circumstances then. A note on the figures Total project costs of approximately £435,000 include £50,000 in finance interest and fees confirmed by Jules after recording. The £14,000 remaining investment is after those finance costs were paid. Figures are rounded. Added value means valuation less total project cost, not realised profit. The approximate eight-month payback assumes net cash flow continues at £1,800 a month. Get in touch with Jules •        Email: jules@urbancoliving.com •        Instagram: jules_copsey •        Phone: 07757 049692   Jules would like to hear from investors with projects in the region of £150,000–£200,000 or more who want a design-led scheme, and from anyone with mixed-use deals or tired blocks of flats in and around Manchester. Listen to hear how Jules brought the deal together and the lessons she shares for others building their property portfolios. Paige actually brings us a great “what would you do?” from a co-worker of hers at her other job, she got a bunch of jobs btw Headlines

Caleb Flynn thought he cleaned his phone. He deleted the texts. He scrubbed the apps. He wiped the AI tool he used to generate love songs for a woman who wasn't his wife. When investigators pulled a full extraction, they recovered everything — and what was on that phone the night before Ashley Flynn was killed is the evidence that buried him.A Miami County jury convicted Flynn on all nine counts — aggravated murder, murder, felonious assault, tampering with evidence — after deliberating roughly two hours. The prosecution called forty witnesses. The defense called none. The phone held more than 107,000 texts to Alleigha Botner, a 21-year-old worship intern Flynn met at his own church. He took off his wedding ring so she wouldn't know he was married. He called Ashley “douche” and “spawn of Satan” and told Botner he wanted her dead. Prosecutors printed the texts into 34 books — three cardboard boxes stacked in front of the jury.Six months before the murder: “I was up until 4 a.m. last night crying, literally thinking of ways to kill her and not go to jail.” The night before: “I choose you. I'm free. Actions will come tomorrow.” Hours later: “It's happening.” Prosecutors showed Flynn reached out to Botner before calling 911.His Apple Watch tracked roughly 200 steps while he claimed to be sleeping in his daughters' bedroom. A spike of 346 steps around 2:30 a.m. His Oura ring and AirPods connection data told the same story — he was awake and moving through the house while Ashley lay dead in their bed. Neighborhood cameras showed no intruder arriving or leaving. His side of the bed was undisturbed. Flynn faces life without parole, with sentencing set for October 5.Listen Anywhere You Get Podcasts: https://pod.link/1655749292Want to comment and watch this podcast as a video? This episode explores how our phones and constant digital stimulation may be stealing the boredom and quiet our brains need to think, create, reflect, and connect. Inspired by The Comfort Crisis by Michael Easter, I share research, personal experiences, and simple ways to bring more stillness back into our lives—from screen-free moments to short walks without distractions. I also challenge myself—and you—to embrace small moments of boredom and discover what we may be missing when we're always connected.
