She bought two 77-unit buildings within a week of another, with high hopes for both. She planned to manage them together. The market, Albuquerque, NM, was new to her and her partner. But the numbers jived, and things looked bright enough in the beginning.[3:30] Monick quickly learned that many of her apartments had tenants who simply weren't paying rent. “One thing we didn't do well is look at the dates and see how long tenants had been there,” Monick explains. “We didn't pay enough attention to delinquency.”[4:45] The property was managed by one of the state's largest property management companies. Occupancy plummeted and the property management company was not pulling their own weight.[5:40] Monick speaks to an additional stress of underperforming in a syndication context: “It's bad when your property's not performing like you want and your own money's on the line. But when it's someone else's, it's so much worse.”[6:30] Did you know that Albuquerque, NM is the car-jacking capital of the country? We didn't. And neither did Monick. But she found out when two of her tenants had vehicles stolen from the complex's lot. Even then, she had to bid with five separate companies before one agreed to build a fence nine long months later.[8:30] Monick did eventually experience a share of good luck: “Cap rates went down and a seller approached us about buying the property at a good sale price.”[Tweet ""It's bad when your property's not performing like you want and your own money's on the line. She confirms: “We learned a lot about the importance of your team. Your team on the ground is everything.” She also now knows the importance of understanding your market, particularly if you're an out-of-state investor.[10:30] “We leaned a lot on our network for advice” to both manage and get out of the situation, Monick explains. She has a wide professional network of experienced investors who are also syndicators. During this time, they provided an excellent sounding board and offered some problem-solving ideas that helped her spring back.[12:30] Scott points out that you can do almost everything right, have a team of trusted advisors with the experience to handle the problem helped Monick recover from this deal. You are in for a treat with today’s guest and her unique story of resilience. Even though it took many years to make her childhood dreams come true, she found a way to make it happen despite overwhelming odds that were against her. She’s now enjoying success that she never saw coming--and the best is yet to come! Join us to learn more! Lori Orlinsky is a multi-award-winning author who lives in Chicago. She is a member of the Society of Children's Book Writers and Illustrators. An author with Mascot Books, Lori writes rhyming, lesson-based picture books that naturally lead to a discussion about important topics, such as bullying prevention and honesty. At just over five feet tall, she wishes her first book Being Small (Isn’t So Bad After All) was around while she was growing up. Fulfilling a lifelong dream How long would you chase your dream before giving up? Lori knew as a young child that she wanted to write books. Even as a kid, she crafted construction paper “books” to tell her stories. She later prepared for the journey to writing children’s books by going to journalism school and writing in different capacities whenever she found opportunities. Her inspiration came from a specific incident with her oldest daughter being singled out as the shortest in her class. When Lori looked for children’s books about being small, she couldn’t find a single one! This was her inspiration to write Being Small (Isn’t So Bad After All). Lori calls this event her “Aha moment” in the journey to chase her lifelong dream of being a writer. This is what it took to realize her dream was finding the personal passion for writing about a topic that impacted her family, along with realizing that the need existed for a book like hers. Lori’s book is for kids who feel singled out and slighted because of their small size, but it’s a book about bullying prevention at its core. Lori would give a big number to that question. After writing her book, it took about 200 tries to get it published, but she never gave up. Lori’s second book, The Tooth Fairy’s Tummyache, was written in response to her struggle to teach her daughters the value of honesty. The story, with a main character named for her youngest daughter, concludes with an admonition to be honest and always tell the truth. The book has the fun silliness of a story with rhymes, but it teaches an important lesson in honesty, too. Lori believes that a fun story that teaches kids a valuable lesson is better than sitting down to have those difficult conversations about their behavior. Lori’s third book, Balloons for Tiger, is about the love we have for our pets and will be out in May 2021. I met today’s guest at a conference in Atlantic City. I quickly found her to be a kindred spirit, as we felt an immediate connection and friendship, despite our different cultural backgrounds. She joins us all the way from her home country of Australia! Samantha Riley left the corporate world and ventured out into the world of business over 25 years ago because she wanted the freedom to spend more time with family to be rewarded for working harder. She has built multiple businesses and grew her first seven-figure business before she was 30 years old. Sam leveraged herself out of her brick and mortar businesses and found herself working less than ten hours each week. Now she has replicated that same system to build her online coaching business, which gives her even more freedom as she’s now location independent. Sam teaches her system to successful entrepreneurs, business owners, and experts, and she helps them develop their thought leadership so they can replace their income, reclaim their time, and lead a more purposeful life. Taking a big gamble If you landed the safe, stable government job that your family dreamed of for you, would you leave it to jump into the unknown? Many people wouldn’t, but Samantha isn’t like everyone else. Being a ballerina was her childhood passion, consuming her nights and weekends for many years of training. As she reached adulthood, she was told that she’d never make it as a dancer, so she gave in to her passion for teaching and opened a dance studio after her brief two-year stint in the corporate world with a government job. Logic told her to stay in the stable world, but she realized no one around her was happy. She made the decision to take the gamble, leave the corporate stability, and start over, even though she and her husband had two kids and a mortgage at the time. For Sam, it was her passion for dancing that dominated her business life for 20 years. A split from her first husband put her through a difficult time, so branched into holding retreats around spirituality and health and wellness. Sam quickly realized that she loved the business end more than delivering the expertise; it was through networking and administrating that enlightenment came to her. She says that the problem is that most people won’t make life-changing decisions until their back is against the wall, mainly because they haven’t acknowledged what they really want out of life. It took separating from her husband for her to realize that she COULD do things for herself. That big step has made her life very different now than what it once was. Everything she teaches now is based on what people want out of life and how they can make the choices to get them there. Today’s guest is a friend of the family, and her dad and brother have both been on previous shows. In Women’s History Month, she’s another amazing woman doing amazing things in the world. She’s part of a new generation paving the way for other young women coming along----and she’s doing all this at the tender age of 18. Aniya Wolfe, striding onto sets as “Wolfe,” began 2020 by launching Ivy Sky Pictures, her second production company that aims to produce films, demonstrations, photoshoots, and music videos that spotlight the souls of artists and companies. At just 18 years of age, Wolfe has identified her love of expressing and inspiring while experiencing a spectrum of emotions at being present in today’s world and channeling it through art. Finding inspiration Where do you find inspiration? Wolfe was a huge fan of Hannah Montana, wanting her life to be “the best of both worlds.” Her family was supportive of her acting aspirations, so she plunged into her first commercial. What Wolfe discovered was that she was more intrigued by what went on behind the scenes than what happened in front of the camera. Her entire family left their Philadelphia lives behind and moved to California in pursuit of their acting and directing dreams. Wolfe explains how her first community, her family, helped her become rooted and grounded in community--a philosophy that she clings to today. Sometimes all it takes are the right words from the right person to boost your courage and give you permission to take radical steps. Such is the experience of today’s guest, a dream chaser whose path has been anything but ordinary. Diana Cheruvil is a dynamic and goofy human whose life has been a series of fortunate events. She’s passionate about connecting with people, understanding global perspectives with a focus on local community, and striving for the greater good. She loves to build and nurture relationships in ways that bring others’ most authentic selves to the forefront. Diana’s career spans 12 years of diverse communications and marketing experience that has taken her from Detroit to NYC to South America, and back to Detroit. She has an insatiable appetite for travel, loves her super cool friends and family, gives great hugs, and has very nice hair. Following the shiny, bright object When do you know it’s time to pivot? For Diana, it was clear. She studied pharmacy at the University of Michigan, and even though she loved the subject area, her heart was not into the academics. It was clear that a pivot was in order, and her parents made the decision for her to leave college and come home. Knowing this experience would NOT be the one to stop her, she explored, settling on communications and marketing for her next endeavor. For her, living and working in NYC was always the “shiny, bright object at the end of the tunnel,” so she ran toward it. She says we need to realize that we don’t always have to follow a conventional path when it comes to jobs. Often it comes down to the connections you make that can be the most powerful and most impactful. Being backed by people who support you and believe in you makes ALL the difference. Her dad advised her to have courage and be bold enough to give herself permission to change her life---so she did. She spent time in South America teaching English and traveling around. It's impossible to overstate the importance of being a great leader when you're working to build a team or an organization into something that will change the world and make things better for people. Today's guest Andrei Mincov founded Trademark Factory in 2013 to help entrepreneurs secure the legacy of their brands and preserve their hard work. Teams As you grow your team, as you grow your business, as you grow your dream, as you grow your vision, there comes a time when the leader can't come up with all the ideas. In order for the organization to grow, leaders need team members who help generate ideas and who provide initiative to improve things. You'll likely have some team members who simply have marching orders or tasks. Others will be responsible to help you move the organization forward. Those team members will have to have vision. They'll operate from your inspiration. Hiring Finding those visionary team members is different than hiring task-based team members. Andrei uses small, unique tasks to help make hiring decisions simpler. He might, for example, offer a jpeg with a typo or error in it and ask prospective employees to find the error. The intention would be to measure the candidate's attention to detail. He might also ask the candidate to build a video or a graphics project. This process helps him narrow the field because not every candidate is willing to jump through the required hoops to get the job. It also helps him determine who actually has the necessary skill set to accomplish the work. Without poring over countless resumes and applications he can narrow the field to the best candidates. If candidates aren't excited enough, in the beginning, to show you what they can do for you, how excited will they be after they are hired? They should also likely have a track record of successfully accomplishing goals. Conveying thoughts and messages won't be enough to lead well. Leadership demands action and results. People will follow leaders who have vision and a successful track record. The better your business and the better your track record, the more likely you are to attract great people to surround you. Andrei shared that animals in the zoo don't care about ticket sales. They care about food and comfort and safety. Your team members are similar in that they care about basic things like provision and comfort. While you probably want them to have full ownership in your business, they likely never will. Your role is to provide enough vision for them to recognize that aligning themselves with your goal will benefit them personally. Building Smaller companies often fail to see that they are capable of building something that matters. They may have a really cool team or a really cool business and they assume it's a fluke. They don't take themselves seriously enough to worry about protecting their businesses. What steps would you take to protect yourself and your business if you knew that you would definitely succeed? This issue boils down to leadership, because if you don't have a vision of growing your company into something substantial, you'll miss an opportunity. Great leaders like Steve Jobs and Jeff Bezos know that they are building something that can change the world. They are building something that will help a bunch of people do a bunch of great stuff. My son has always loved Legos. Which is great, because they're a mom-approved toy in our household. Heartily endorsed. I loved Legos as a kid and I love them as a mom. His dad and I are divorced and while the reason has nothing to do with Legos, this shows a difference between our approaches to life. At my house, Legos are stored in big bins and are to play with. Once something's built, which generally takes about 10-20 minutes, my son will take it apart and store all the pieces together with all his other pieces. We do have all the instructions in case he ever wants to put a set together again the way it was sold. But, I'm not sure that's ever happened. Instead, he and his friends make up whatever fantastical creation they want to and then all the parts go back into the bin when they're done. At his dad's house, however, Legos are to put together and display. You follow the directions, assemble the unit and then it stays together on a shelf to admire. A good skill to have, the direction-following, just not where I see the most value in the toy bricks. However, it is how I came to be driving from Indiana to Tennessee yesterday with my car packed to the gills with plastic tubs of assembled Lego structures. His dad wants them to live at my house now and made me promise that they stay assembled. I'm not sure actually I promised that, but there they are all loaded into my car and taking up a surprising amount of room. Like, every single inch of my Forester. At some point in the drive Cody was messing with one of the builds, probably repairing something that had come apart when we loaded the car. And he remarked at how many he has. And he's right, there were a lot. But what was interesting was the conversation that ensued. "Mom, I have an awful lot of Legos don't I?" "Yes, you sure do." "I kind of feel spoiled looking at them all." Long pause. "Mom, am I spoiled?" Actually, yes. You certainly are. We all are. We live in a place in which we're far more privileged than most of the rest of the world. While there are issues with poverty here, and while we're certainly not a wealthy family, you and I, when compared with most of the rest of the world, live in extreme comfort. You have more toys, more food, more privacy, more opportunities, more space and more comfort than others. You don't really hurt for anything. If you want something, you can either work for it, or I can buy it. Not that you have everything you want, but you have so much more than most. In some respect, that's a disadvantage to you. You don't have to try as hard. You don't have to be as creative, as resourceful and as scrappy. However, that being said, spoiled is also an attitude. You can choose to act spoiled or not to. There are ways to have things and not be spoiled. This conversation about stuff, while short, was really important. I told you last week I was releasing my hold on my stuff. I'm in the midst of a radical closet purge. Trying to get rid of enough things that I can eliminate nine lineal feet of dresser space and still fit everything easily in a 6' reach-in closet. I'm well on the way there. Ever since that I release moment, it's been pretty easy to get rid of things. There have been a few instances in my life where I felt an internal switch flip. This was one of those moments. I'm done being a slave to stuff. I want to look in my closet, my room and my home and feel expansiveness, space, clarity, adventure, ease and freedom. I want to know that what I have is used, valued and useful, but held loosely. I've also been doing Whole30 this month. For those of you who don't know what that is, it's essentially a real food short term elimination diet. That means I've cut out all sugar, grains, beans, processed food, alcohol and dairy for the month. When I talk to someone who's never heard of it, I can see them calculating and their eyes getting big as they think about what they ate in the last few days and the implications set in. Basically, I eat meat, eggs, vegetables and some fruit and seeds and nuts and healthy fats like coconut, avocado and olives. All real food. For 30 days. Most people look at me like I'm crazy. No soda? No desserts? No cheese? No...whatever their food vice of choice is? Nope. How can you do that? I could never do that! Well, sure you could. First of all, it's only 30 days. Second, unless I'm in the midst of a cookie or chip or ice cream craving (which does happen occasionally), I don't see it as deprivation. But, when I tell someone that, I get more incredulous looks. How can you possibly not see it as deprivation? I'll give you an example. I went camping this month. It was a retreat getaway with a friend and I wanted her to feel spoiled and pampered. She's in that toddlers-at-home and work-full-time phase of life and just needed a break from her world for a few days. So, I planned and cooked. When I sent her the menu, her response was, "Wow, we're going to eat like queens!" We had chicken fajita bowls, grilled sweet potato wedges tossed with salt and lime zest, grilled peaches, an egg scramble with chorizo, peppers, onions and potatoes, pulled pork lettuce wraps with avocado aoili, steak and herb roasted potatoes and cinnamon cooked apples and pears. This is good food, friends. This isn't deprivation. I don't feel deprived. I feel protected from all the chemicals and fake stuff I've eaten for years and years. And I feel better than I ever have before. I've told you three stories today. My son's Lego question about being spoiled, my closet purge and how I've eaten this month. I'm struck by how we tend to fight against limitation. Don't put limits on me. Don't tell me what I can and can't do. And voluntarily live within limits? Unthinkable. I want you to understand that the constraints on your life aren't the problem. They aren't spoiling your life. They aren't limiting your freedom, happiness and contentment. Only you can do that. Only you can limit your happiness and contentment. Constraints actually allow us to prosper. Guard rails are there not to limit your freedom, but to protect your course. Within constraints, creativity flourishes. It's not about how many Legos my son owns or doesn't own. It's the conversations about how he relates to the things he owns that's crucial. It's not about how much I purge from my closet or my home. It's about the things that stay and my attitude towards them. Do I clench them tightly or are they held loosely? Do I control them or do they control me? It's not about what I can't eat. It's about what I choose to put in my body and why. It's not about the limitations in your life. It's about your life within whatever limitations are present. Quit spending your energy fighting the limitations. Whether they're emotional, relational, financial, career or something else. In the immortal words of Clint Eastwood in Heartbreak Ridge and with a nod of great respect to all US Marines. Improvise. Adapt. Overcome. Look at what you do have. What is possible. Find options. Create freely and wildly. Live gloriously within whatever limitations you have chosen or been given. Life can be had there. But, you need to choose to live it. I set some limitations on how I went about it. I keep my painted paper for collage in a 10 drawer rolling cabinet. I had my son choose a number corresponding to a paper drawer. I could only use pieces from that drawer and only straight lines. He happened to choose one of the drawers with the least amount of variety which made it harder. What's interesting is that last week, I had no limitations. Anything goes. No initial plan. No rules. Intuition only. This week, with the limitations I set, I struggled less and enjoyed the process more. Whether it's a better piece is a whole different discussion. There are some limitations that are really difficult. I have a friend who will be in cancer treatments for the rest of her life. And she's having to deal with finding a new normal and living within new physical limitations. Not all limitations are as easy as my closet and my food. I understand that. But, whatever yours are. My family always laugh at me because Bandit, of course, was our "free" dog. He has now cost us probably thousands of dollars. He went from just hanging out around our house like you could see his bones, and he is now receiving a BarkBox subscription every single month. We didn't want him to be lonely. Shane thought it would be a good idea to get Coco, and Coco is actually a purebred chocolate lab, and we got her from a breeder in town. She has been just the most adorable thing ever. My reason for this being a Can't Miss Moment is not only is she adorable and our kids love her - it is like the joy of their life right now - but also because dogs are expensive. I don't know if we could have afforded dogs before. We have spent so much money on vets and doctors and dog houses, and kennels and cages and toys. So far, we only actually had one snow day here in Kentucky. But when we had that day, it was pretty awesome just to not have to worry about trying to find somebody to watch our kids, or having to take a day off work because the kids were at home. Instead, we were able to stay right here in the house, we didn't have to get out where it was cold and yucky, and it was super, super cold that day. Like, 10°F, something like that. It was nice just to hang out here. We did different things. We did a snow day packet with the kids. It's like work from school. It we were able to work on that with them. Our first episode is an amazing success story from one of our FYL community members, Marnie Ginsberg, Ph. D. Marnie lives with her husband and 3 wonderful daughters in Madison, WI. She has been deeply involved with educational research and has been a teacher for about 20 years; her research focused on strategies to nurture readers and help them overcome learning hurdles. She also became a private tutor and consultant. Her passion and dedication led her to pursue her doctoral studies at the University of North Carolina, where she coached and guided teachers through a unique and dynamic K-2 reading intervention. This brought in promising results from students who struggled in reading and comprehension. Mrs. Ginsberg had long been intrigued by the online business scene. She has been building her blog and email list since 2015 and by October 2016, she had managed to reach a thousand subscribers. She then co-founded the Reading Simplified Academy and was successful in her recent membership launch. Join us as we talk about Marnie's amazing journey. Marketing sucks for (most) WordPress developers. Two major issues being there's not enough time to do it, and there's a certain stigma that it becomes to sales-y. Throughout my travels, I've noticed a lot developers that have successful products — still — are afraid to really build up the marketing arm of their business. Even when they know they need to do it, they become paralyzed to take action. Today I'm stoked to interview Tonya Mork, electrical engineer & software engineer since the mid-80's, experienced with managing multi-million dollar robotic projects, and now recently launching Know the Code membership site on today's show. Hands down, this is one of my top shows of 2016. Tonya brings a wealth of knowledge and actionable advice that will inspire you to get out there and conquer your business — or at the very least — today's to-do list. Take action in your business with Tonya Mork We wear many different hats as freelancers & boutique agency owners. You might be developing and designing a website, but you also need to market yourself as the complete solution to continually attract customers. That is to say, you have no choice but to dive into some facet of marketing and promoting yourself, if you want to build a sustainable business. What's the best way to do that? Tell your story. Be different. [Tweet “It's not about your framework or what your dev environment looks like, it's what makes you — you.”] And guess what, it's not which framework you use or what your dev environment looks like, it's what makes you — you. Here's an example: At my studio, we're just as capable as the next agency, but I don't focus on that. I focus on the fact that we're a family owned business with a small team, working out of the same office. That customer service comes before our development prowess, and that building a trusting long-term relationship is paramount to success. Oh, and we also get the job done. Sure, we sprinkle in our technical know-how and send over referrals, but I want customers to understand who we are and how we operate first and foremost as what sets us apart. What makes you different? Some might look at what I just mentioned as a weakness — and they very well could be to a variety of potential clients — but it works for us. It defines us and defines the vertical of clients we like to serve. So what about you? What chapter in your journey can you polish off and display to your would-be customers? Dig deep and find the uniqueness in you and your organization. Get the eyeballs on your (membership) website that you deserve All of this boils down to trust. As Tonya puts it in this interview, building trust is the first step to driving traffic. The more you can do for other people and serving them, the better you do at gaining that trust. Tell your story and take action — no one else is going to do it for you. It's also just as important to focus on your customer's story as well. Listen to their needs and be open to working with them at a new capacity. I know that systemizing and productizing are all the rage right now, but sadly, we can't fit every project into the same template. JOCELYN: Hey guys, welcome back to the Q&A with S&J. Today's question is from Scott Denton at dentavid.com and Scott says, "Hey guys, I've been learning for two years now and I've created a few websites. I actually help my friends build websites now but there's one thing I still can't get my head wrapped around. How do landing or squeeze pages work? I guess the better question is, how do I implement them? I know the tools but can you give me a step-by-step instruction using a real example? Do you use subdomains or just the lead pages domains etc. Thanks in advance, if you are able to help out. SHANE: All right, the first thing that we want to do is explain to everybody out there what a landing or squeeze page is. The important thing to remember is that a landing page, squeeze page, sales page, everybody throws around all this jargon to make their trainings and courses look at hi-tech and using specific words that mean something. But a landing page, a sales page, and a squeeze page are pretty much all the same thing. JOCELYN: And you don't necessarily have to sell something with these pages. A lot of times, people think that if you make this landing page, you are going to sell something but that's not necessarily true. They are specifically made to get people to take an action. It may be to sign up for something that's free like a free course or a free PDF or something like that or it may be to sell something. So there's different purposes that you can have these landing pages for and what you have to remember is, you have to decide which course of action you want someone to take and you can actually make multiple lead pages – I'm sorry, landing pages for your site. SHANE: So basically the reason it's called a landing page is because that's where someone lands. They click on something, go to that page and they land there so you can convince them to take action. It's called a squeeze page – some people use the term 'squeeze page' because you know, you got them to take – maybe you've got them this far and they are on this page and you've got them, you're squeezing them, you want them to do something. Or, if you are selling something, you can use the terminology, a 'sales page' and there'll be some people that argue semantics with us on this but basically for the most part, they are all three of exact same thing. JOCELYN: All right Scott, so if there's something that we want people to do, we will give them a link and that link will take them to a page on our site such as Flippedlifestyle.com/Flipyourlife and that page we want someone to purchase our e-course. So on that page, there will be a button that leads them to what we want them to do which is to find out more information about the course. Once you click on that button, you'll be taken to a list of options we offer for our course and once you click on one of the options, that's going to take you to an order form where you can give us your payment information. SHANE: So basically you give them the information on the landing page, they go to your offer which could be 'Give me your email for a free e-book' or 'Buy something' and then they buy something. So that's kind of how we implement landing pages. We have kind of created a sequence to move people down the chain. Some people call it a sales funnel where you take a lot of people to your landing page and then they go down to the offer page and then a fewer less people go down and actually buy the produc...
