How are things bind selling sure huh it is absolutely busy as all get out it is we were worried we were so busy it's ridiculous it's it's pretty bananas out there yeah I am I am spending my days looking for information about a real estate crash that isn't gonna happen. I figured you'd like that my you know what a you know what to say about that too if you are a believer in any market crashes. That doesn't mean you stop investing you make money on both both ups and downs that's a good point yeah who was it not if it does or not yeah you know that we were talking about yesterday me and Brian and I said look if you really believe there's a crash coming and selling real estate. Including single family your own the house you live it because you're gonna make a call back when you. When you bite right because there's a huge crash coming right I heard a staff the other day 70 percent of homes in America have 51 percent LTV or higher meaning that 51 percent equity or more right did it's not like a like everyone's like houses like you know it's not and I get lectured by some guys have been doing this for a couple decades are like well you know prices are going up and there's a crash coming like dude the next crash 10 years away. But the thing is obvious no matter no matter what philosophy or ideas or stature looking at all it does means as you shift from one type of investing to another yeah I stop investing right yeah absolutely no matter even if you're a believer of that fine what's your next point yeah so now what we do okay scratched him now what do you see a so that while we are you going to play this long and hold are you going to you know people want to wait for the valley okay but just like with the people that do like everybody's in the stock market right now yeah every even even like you know you're coming into the the downswing you know you you you you still have options owner financing you're still selling properties you're still do there's all these things you don't stop investing yeah you switch to the psych one which you're in well and that's that's what I'm seeing is everyone is just. Here's how the argument gets played in. I'm gonna wait for the crash therefore I'm going to do nothing and then I'm like okay well what do you do at this event. Like why are you keep showing up on my webinars like I don't get it you know the best argument for that is what's that so when people say well I'm gonna wait for the crash to happen let's say for our purposes the crashes happen let's say let's just say yeah so you're going to wait till the end there's a bunch of properties but there's no money that's right so a U. S. soldiers right now there's a bunch of money to deploy but your properties are limited you have to the G. diverse verticals yet yeah they don't get it so you can't just wait you have to strategize your next move and collaborate if you are a projector of that you should be projecting on what you need today I wish to you whatever you need 6 months from now it's what you need today you're absolutely right if you were absolutely runs you are late you're absolutely right the things you're doing today are the results you're gonna get 6 months from now if that's the short term short term now if your landlord we say 3 to 5 years right so short term what you're doing today will will dictate the outcome 6 months from now right so one of things I find fascinating is when and you talk to all the same guys I talked to right there like what we're waiting for the crash and you're like you don't seem to understand in high markets there's a lot of money no deals in less deals probably better way to put it right in a down market lots of properties nobody money so everybody thinks like yeah no big deal man like. We’ll always love you and we’ll never forget you bro. #AlexForever.In 2009 I picked up a gig as a morning DJ at a radio station on the Caribbean island of Anguilla. My daily sidekick was Alex Horsford. Alex was a little over 10 years younger than I was. However he had an interest in photography, film.. really all things media. He was also the younger brother of one of my best friends. Alex had just finished high school and was awaiting answers from job applications. He decided to join me on air every morning. We had tons of fun and really added something new to the airwaves on the island.On an island whose radio stations played primarily soca, calypso and reggae, we decided to cater to the persons who wanted something different in their mornings. We played soft rock, pop, zouk, groovy soca, commercial dancehall, 80s and pop music. Generally, I would pick the playlists. One day Alex told me that there was a song that he wanted me to play on air. This was a rare request from him. He said that a friend of his in the UK had introduced him to the song. We didn’t have the record, so I looked it up on youtube, ran the computer’s audio through the system and played it on air. The song was “Never forget you” by a group called the Noisettes.I had never heard of the Noisettes. However, from the moment I discovered them, I indeed would never forget them. I was smitten. From that day we played that song over and over on air.With Alex’s passing, the song came to mean even more to me. Over the years, I continued to follow the band’s lead singer, Shingai Shinowa, and her work. It was always a dream to interview her. I added her to my wish list for this podcast. I had no connections to her within my network. The likelihood of an interview was near zero. One night I took the chance. Why not I said to myself…. And so I began… Hello Shingai. I trust that this message greets you well…To my surprise she responded directing me to the appropriate email address and even added that she was looking forward to my invitation for the interview. Needless to say, I was ecstatic!Shingai Shinowa has a voice that you indeed can never forget. She was born and raised in London. Her parents are from Zimbabwe. She carries her family’s roots, culture and legacy boldly, proudly and most importantly unapologetically.No matter what she has accomplished, she remains down to earth and as centered as ever. With undeniable talent, striking beauty and an incredible work ethic Shingai continues to win. She recently released her debut album, “Too Bold”. A wonderful collection of sounds that in my estimation encompass the many parts that make up Shingai and her extraordinary journey through life. Welcome back to another episode of the Third Sub Podcast! In this episode, Alex and Sam are back, as usual, this time to chat another Vancouver Whitecaps victory! After the 'Caps did well to grind out a victory over the San Jose Earthquakes this past weekend, they dive into how the game unfolded, as Vancouver overcame a slow start and a tough defensive mistake to get a gritty victory. They then get into a debate about these sorts of victories and the validity of them, as the 'Caps have found a way to get results as of late, but not always via the prettiest of means. While that may mean making the playoffs, the question of the long-term implications of such a thing is something worth pondering, especially if a lot of these guys don't end up sticking around next season. After diving into the other parts of the game, they finish off the San Jose talk with a look at their 'Third Sub of the Game', which in this one goes to Andy Rose and Cristian Gutierrez, giving one word each of their respective performances. To finish things off, they then look ahead to the next 'Caps game, coming against Seattle in midweek, giving a prediction for how they think the game will go. With Alex on a bit of a hot streak after an accurate prediction for the San Jose game, he tests his luck with a bold prognostic, while Sam smartly goes for a bit of the more conservative projection. As a student at UofG Richard travelled the UK performing and regularly taking shows to the Edinburgh Fringe, unbelievably he never missed a single lecture or tutorial during his four years of studies. This commitment and drive set him on an award-winning career path as a writer, comedian and actor, and here Richard shares his professional highs and lows. Richard’s 2016 show ‘Monkey See Monkey Do’, written about his experience of being sexually assaulted and his subsequent battles with mental health, won the prestigious Edinburgh Comedy Award. In this episode Richard talks about his anxiety ahead of performing the show and how writing from a place of personal experience was deeply cathartic. His debut play ‘Baby Reindeer’ premiered at the Edinburgh Fringe in 2019 and was another profoundly personal narrative exploring obsession and delusion. The show was Olivier Award nominated in 2020. Richard is also a successful actor, starring in BAFTA-nominated BBC2 drama ‘Against the Law’, in BBC3’s ‘Clique’ and E4’s ‘Tripped’. He has also written episodes on Netflix’s ‘Sex Education’. In this episode Richard shares his tips for budding writers and performers. He encourages you to follow your gut and to write from a place of experience, and explains how hard graft and taking the odd gamble have helped to shape his success. Key Interview Takeaways “The medical establishment has become a major threat to health.” Jadad cites this Ivan Illich quote to illustrate the shortcomings of the health care system, treating diseases rather than patients. In fact, one million people die every year due to side effects of medications, medical errors and complications resulting from interventions. Health is an ability to adapt and manage the physical, mental and social challenges presented to us. After receiving a probable cancer diagnosis in 2008, Jadad asked himself, “If I have cancer, can I still be healthy?” This led to a global conversation about the concept of health and the reimagining of the definition of what it means to be healthy. Key Interview Takeaways Selfishness and self-love are opposites rather than synonyms. Though Jadad concedes that we often assign self-love a negative connotation, it is impossible to love others if you don’t love yourself. Much like the flight attendant’s instructions to put on your own oxygen mask first and then assist others, we must protect ourselves before we can adequately protect the people we love. The opposite of fear is love. Because we are afraid of what we might find if we engage in serious conversation with ourselves, we choose to avoid dialogue with our inner voice and miss out on the most important relationship of all – the one with ourselves. Of the five fears (death, failure, vulnerability, ridicule and disappointing others), the anxiety of letting people down fuels the idea that there is a gap between what others expect us to be and what we are, creating yet another barrier to self-love. Only by pressing the pause button and connecting with ourselves can we discover, uncover and recover our capacity to love ourselves first. Who would you invite to be a part of your personal board of directors? Nobody can hurt you more than you, so it is important to establish a cadre of people you trust “to love you most when you deserve it least,” protecting you from you and supporting you at your weakest. The path to self-love begins by answering three important questions: What is non-negotiable? What is your verb? What do you regret the most? Once you discover the thing that tickles your soul more than anything else, choose an action connected to that non-negotiable.
