Land banking is the process of buying land inexpensively that is strategically placed in the path of growth and then holding it for a period of seven to ten years until it is sold to a developer at a higher price. The speaker, Brad Warren, who is a certified teacher and a real estate coach, advises that it is important to distinguish land banking from land speculation. Land speculation is simply buying land in the hope that its value will appreciate. However, land banking involves buying land in areas experiencing tremendous growth on the periphery, not in the downtown areas. Warren's company researches the areas they invest in and buy land ranging from one acre up to 30, 40, 50, 60, or 100 acres. The land acquired is within a 60-mile radius of downtown Los Angeles, and the company buys the land for the investors. The minimum investment is $25,000, and investors can acquire green energy real estate that is likely to go to an energy company to build a solar farm. Warren explains that his company has a full research and acquisition team that researches all the projects in the area and attends city council meetings to hear about upcoming developments. Once they identify an area with a potential project, they buy the land of whatever size and sell it to investors. Warren's company ensures risk mitigation by having a 16-point comprehensive analysis checklist. Every piece of property they consider buying has to meet 16 criteria or they reject it. They buy only one out of every 30 properties they look at, and they ensure that their investors hold onto the land for seven to ten years to get returns of three to seven times their investment. Warren advises investors who want to do due diligence to visit the area to verify its potential. However, he notes that the company's team knows the area well, and they even get called by the city and county of Los Angeles when there is a land use issue. We have something a little different, a real estate investor with a lot of heart in Melissa Dupuis, we rarely have investors on this show who target those on social assistance but Melissa has with her renovated, repositioned 10 bedroom rooming house. As we don't have many rooming house investors on this show, we spend some time on the subject in terms of numbers, target tenants, regulations, and of course the numbers: $525k on the buy and after fully renovated, $6,000 plus per month in rent. Melissa is a true sophisticated investor as she's an avid student and action taker in converting underutilised properties as she's currently converting a duplex into a triplex to improve cash flow in this rising interest rate environment. As always, real estate investing is a team sport, Melissa has engaged in hiring a coach and has a mentor. Melissa details how she found them and how it worked out. I consider you the “Real Estate Yoda.” I was curious if you have any previous episodes or other resources about investing in farmland/Rural Land/timberland. I have heard about leasing farmland, but I do not know much about it. Farmland seems like a safe investment through economy recessions as people still need food. For example, possibly buying large acreage (50-200) not far from a major metropolitan area that has high potential for appreciation; maybe it's highest and best use is leasing it for farmland until one or two decades down the road when maybe its highest and best use is commercial or residential development. Any idea how far away it's safe to own and lease farmland that is several hours drive/airplane ride away? Just curious your thoughts about investing in those types of real estate. Jack Sramek is a graduate of the United States Naval Academy and a former Marine Corps Fighter Pilot. He flew 125 combat missions in Vietnam as a member of the famous "Blacksheep Squadron" and served as the personal aide to Lt. General Lewis W. Walt, commander of all Marines in Vietnam. Upon leaving the Marine Corps, he continued flying as a pilot with Trans World Airlines, completing a 30 year career. In parallel with his position at TWA, he obtained a California Real Estate Broker’s license in 1974. Remembering his parents’ experience as owners of a 50 acre farm near Pittsburgh, Pennsylvania, which they sold at retirement for 100 times more than they had initially paid for it, he began a career in Land Banking. He watched Orange County and the San Jose area go from agricultural land to what they are today, as urban growth multiplied land values. Bob Hope, Gene Autrey, Roy Rogers and others built huge fortunes by buying and holding land in the path of growth. Strategic land banking has been the best kept secret in the investment community. Few people are aware of how, why and where to take advantage of this simple supply and demand option or the fact that they can use their IRA, 401(k) or other investment funds to acquire pre-development land. With one out of every eight people in the United States living in California, Jack is on a mission to teach people how to use this vehicle for diversification, college educations, retirement or general wealth accumulation.
