This week, one of the most controversial plans in local politics was quashed. The San Diego Association of Governments board voted to remove the driving fee from all future plans. The fee was devised as a funding source to supplement gas tax revenue as hybrid and electric cars became more popular. And it was a driving deterrent to help the region meet its emission targets. Historic decision making and planning has led us to a nation with only one viable transportation option: the car. In the past, planners have focused on alternative modes of transportation including buses and rail systems. Dr. Hasan Ikhrata, CEO of San Diego Association of Governments (SANDAG), argues that these alternatives are not competitive with the car, in their current form, and the future of transit must be approached differently. The accelerating transition to electric vehicles brings new urgency to discussions about how to replace fuel taxes with other broad-based, reliable sources of transportation revenue. From Wyoming to Delaware to California, more and more state legislatures are considering mileage fees, regions like the San Francisco Bay Area are considering expanded tolling, and New York City is within reach of adopting a congestion pricing proposal. Overlaying these discussions is a persistent call to consider the equity of any new charges on drivers. How will the charges impact low-income drivers? Does payment require access to banking tools that are not universally available? This event will explore proposals, including fee rates that vary by driver income, vehicle characteristics, or time and place, and equity-centered policies for responding to nonpayment of tolls or other fees. Since then he and his wife have managed to acquire an impressive net worth and amount of real estate in a short amount of time individually, no syndications or partnerships involved. He enlisted right out of high school in the year 2000, went through the nuke program as a sub guy and did not stop applying at the naval academy until they said yes. During his A school days, he met Chief McGrath who taught him the value of real estate and how to get into it while on active duty. Soon after, he went into brokerage with the goal of helping people do and achieve what he has. Once you've made an investment on a property, you can decide where your returns will come from: appreciation or cash flow. The San Diego Association of Governments has a new Regional Transportation Plan. And to pay for it, at least in part, SANDAG is proposing a road charge, where drivers would pay a set price for every mile traveled within the state. Joshua Emerson Smith is an enterprise reporter at the UT.
Mayor Steve Vaus is in his second term as mayor of Poway. Prior to his first mayoral election in 2014, he served on the Poway City Council for two years. In December of 2018 he was unanimously elected as the Chair of the San Diego Association of Governments (SANDAG) and served two years.Steve is a four-time Grammy Award nominee and 2010 Grammy-winning recording artist. He has also won multiple Emmy Awards. Here’s what you need to know about our San Diego real estate market. Can you believe it’s already September? Right now, the real estate market in San Diego continues to be headlined by healthy buyer demand and a low supply of inventory. According to the San Diego Association of Realtors, the year-over-year numbers from August are as follows: Closed sales in San Diego increased 3.3% for detached homes and 4.5% for attached homes. Pending sales were up 21.4% in detached homes and 26% in attached homes. Inventory decreased 51.8% for detached homes and 28.9% for attached homes. The median sale price increased by 11.5% for detached homes and 7.4% for attached homes. Days on market are down 3.4% for detached homes and 3.7% for attached homes. Overall supply decreased 53.6% for detached homes and 32% for attached homes. Although unemployment has dropped down from its peak in March and April, more than 1 million new claims are being filed each week, and more than 31 million people were claiming benefits as of early July. Despite the significant economic impact, homebuyers seem pretty resilient. With mortgage rates near record lows, high buyer activity is expected to continue through the rest of this year. “Unemployment is certainly a factor to watch.” What does all this mean for you? Over the years, nearly 100,000 residents have lived in apartments that were upgraded by his clients. All of his group investments made money for his investors. Each property he and Sandy have owned was in better shape when they disposed of the asset than when the property was acquired. After earning his MBA at Southern Methodist University, Terry worked for the world’s largest bank, owned a hardware store, was a shopping center developer, and then became a hyperactive income property broker. Terry has been a commercial broker since 1987. He earned the CCIM (Certified Commercial Investment Member) designation, which has been awarded to fewer than 5% of commercial investment brokers. He has been a member of the national CCIM faculty. Terry’s articles have been published in national, state, regional, and local magazines. He wrote the “Trusted Advisor” column in the San Diego Daily Transcript and frequently contributes articles to the San Diego County Apartment Association’s Rental Owner. He summited Kilimanjaro at 59 and took up triathlons after 60. In his spare time, he is on track to read 50 non-fiction books this year. It started as an issue with parking on a Logan Heights block.Now tensions between a largely Latino neighborhood and a long-standing, Latin-only Catholic Church have spilled over into social media conflicts, threats and calls for police intervention, evidence of a disconnect between a church and its neighbors.Logan Heights is a predominantly residential single-family home neighborhood where Latino residents make up more than half the population. It's bordered by the Barrio Logan community and Interstate-15. About 74 percent of households there earn less than $60,000 a year, according to the San Diego Association of Governments, or SANDAG.St. Anne Catholic Church holds Mass in Latin there seven days a week and has a large following of parishioners, mostly from outside the neighborhood. The church belongs to the Priestly Fraternity of St. Peter and, before pandemic restrictions stopped indoor Masses earlier this month, its attendance averaged more than 200 people, the Roman Catholic Diocese of San Diego said. A long-envisioned Purple Line trolley remains in limbo as transit officials work through the details over how and whether to build the rail connection between downtown Chula Vista and the city of San Diego's Kearny Mesa neighborhood. The San Diego Metropolitan Transit System now appears to be leaning away from paying for the line as part of a roughly $24 billion tax measure slated to go before voters later this year. However, the San Diego Association of Governments has signaled an eagerness to incorporate the route's alignment into plans for a regional high-speed rail system. For months, control over the future of the region's rail system has stoked tension between MTS and SANDAG, the region's primary transportation and planning agency.
A year behind schedule and millions of dollars over budget, an ambitious plan by regional officials to build a sophisticated network of bicycle lanes and pedestrian crossings has proven more complicated than first anticipated. Obstacles include everything from neighborhood outrage at the loss of parking spaces to the technical challenges of overhauling streets designed primarily for cars. The San Diego Association of Governments — the agency undertaking the now-$279 million project — has found itself in the crosshairs of frustrated groups on all sides of the issue, from business associations to homeowners to supporters of cycling.
San Diego's transit agencies are making a big bet on the future of transit. Both the San Diego Association of Governments and the Metropolitan Transit System are pushing forward separate tax measures that would improve public transit. The investments may be key if the region hopes to improve transit service and get more people out of their cars -- one of the only ways to meet climate goals.

A theoretical airport transit hub, sometimes called “San Diego Grand Central Station,” became more tangible with the head of the Department of the Navy visiting San Diego on Thursday to give the federal government's go-ahead on planning efforts to redevelop one of its most recognizable properties. Navy Secretary Richard Spencer joined Mayor Kevin Faulconer and the San Diego Association of Governments' Executive Director Hasan Ikhrata at a media event where they signed an agreement that lays the foundation to remake the Naval Base Point Loma, Old Town Complex. The contract, which supersedes a prior memorandum of understanding, means SANDAG and the Navy can move forward with parallel planning and environmental review efforts of the 70-acre site.
Gary Robbins discusses the possibility of a 100MPH commuter rail and congestion pricing with the San Diego Union-Tribune's transportation reporter, Joshua Emerson Smith. New details of a controversial plan to prioritize rail over widening freeways are starting to emerge — from laying hundreds of miles of high-speed commuter rail to charging drivers to use many of the most congested freeways. Officials with the San Diego Association of Governments told the Union-Tribune last week that the agency plans to run trains along highway corridors that travel as fast as 100 miles an hour. The most current plan calls for no further expansion of the trolley system, which only goes about 35 miles an hour on average. At the same time, SANDAG plans to roll out so-called congestion pricing on those stretches of freeway, which would charge drivers a fluctuating toll based on traffic conditions. Terry Moore helps real estate investors make the most important financial choice of their next decade. He's a top apartment broker who has received nine major recognitions, including Investment Broker of the Year, Deal Maker of the Year, Transaction of the Year, and CCIM of the Year. Doubling down on a mission to connect public transportation to the airport, San Diego's mayor and the county's transit chief have landed on a 71-acre, airport- and freeway-adjacent site that they see as the region's utopian transit hub of tomorrow. Friday, Hasan Ikhrata, the newly installed executive director of the San Diego Association of Governments, will tell his board at their regular monthly meeting that he wants to move swiftly to try and secure the Naval Base Point Loma, Old Town Complex — more commonly recognized as the SPAWAR property — as part of an ambitious plan to create a Grand Central Station that also includes housing and commercial space.
