What followed was a whirlwind of confusion from first being diagnosed with epididymitis to later being told he needs 4 rounds of chemo. At an age when most students are focused on classes and dorm life, Hunter was undergoing surgery and processing a cancer diagnosis away from home.Now with no evidence of disease, Hunter opens up about the mental and physical toll of treatment, the importance of trusting your gut, and how cancer changed the way he views everything. This year, you put 30K into a remodel that included floors, paint, kitchen cabinets, and appliances." - Separate depreciation schedules for each improvement type. "I'm interested in using the 280A/Augusta rule rental of my home for an upcoming seminar that I'll be attending online. Am I allowed to use this strategy since I'm the only one attending? Also, I reviewed the document that Anderson put together for the 280A. It mentions getting three quotes. If I call a hotel and ask for a conference room quote for one person, I imagine I won't be taken seriously. It's true.It's called a Home Equity Conversion Mortgage, or HECM—what many of you know as a reverse mortgage. But today's reverse mortgage isn't what it used to be. Harlan Accola is here to help us unpack how they work and whether one might be right for you.Harlan Accola is the National Reverse Mortgage Director at Movement Mortgage, an underwriter of Faith and Finance. He is also the author of Home Equity and Reverse Mortgages: The Cinderella of the Baby Boomer Retirement. What's Changed? A Safer, Regulated OptionWhen you hear the phrase reverse mortgage, you might think of outdated financial tools with a bad reputation. However, home equity conversion mortgages (HECMs) significantly differ from those in the past.Reverse mortgages today are not the “Wild West” products of decades past. Since major reforms were enacted during President Reagan's term in 1988, HECMs are now heavily regulated under the Federal Housing Administration (FHA).No one can lose their house or have it taken away, provided they're working with a reputable lender and stay in the home while meeting basic obligations. Ownership doesn't change, and homeowners are protected.These changes addressed the risks that once made reverse mortgages controversial. Now, with strict oversight, they provide a reliable option for seniors wanting to tap into their home equity without selling.Are Reverse Mortgage Interest Rates Too High?It's a common misconception that reverse mortgage interest rates are significantly higher than traditional mortgages. But that comparison isn't apples to apples. Interest rates on HECMs are actually tied to the 10-year Treasury rate and are heavily regulated.Right now, interest rates for reverse mortgages are about the same as traditional mortgages—around 6.5%. This means homeowners aren't sacrificing much, if anything, in interest when compared to forward mortgages.What About Costs and Obligations?The closing costs for reverse mortgages are nearly identical to traditional mortgages, with one key difference: the addition of FHA mortgage insurance.This insurance offers three essential guarantees:You can remain in your home as long as you want (up to age 150!).Thanks to non-recourse debt protections, you will never owe more than the home's value.Your heirs won't be left with a bill.Yes, this insurance adds about 2% of the home's value to the upfront costs, but it's well worth it—just like homeowner's insurance is worth it if your house burns down.What Happens When the Borrower Passes Away?A major concern many have is what happens to the home after the homeowner dies or permanently moves out.The key is proper planning. Without a will or trust in place, any mortgage—reverse or traditional—can create problems for heirs. In most cases, the home is simply sold, and any remaining equity belongs to the heirs. For instance, if the reverse mortgage balance were $100,000 on a $400,000 home, the heirs would receive the remaining $300,000.Sometimes, grandchildren may want to keep the home, in which case they can buy out other heirs. Either way, the process can be managed with clear planning.Flexible Payout OptionsOne of the most attractive features of a HECM is its flexibility. Homeowners can choose to receive their funds in a variety of ways:A lump sumA line of creditMonthly income paymentsOr even a combination of these optionsThe big idea? Bei den Deutschen liegt der Pazifismus nicht nur im Blut, sondern sogar in den Genen, erfährt man im ARD-Programm — verbunden mit der Hoffnung, dass man diesen Gen-Code überschreiben kann.Ein Standpunkt von Roberto de Lapuente.Man muss krank sein, um den Krieg nicht zu lieben. Zumindest muss man an einer Art Lebensschwäche, einer Lähmung der Willenskraft leiden, die einen daran hindert, im Überlebenskampf der Völker seinen Mann oder seine Frau zu stehen. Wir kennen die Pathologisierung des Pazifismus aus besonders kriegstüchtigen Zeiten der deutschen Geschichte. Neu ist, dass dieses Argumentationsmuster in zeitgenössischen Talkshows wieder auftaucht. Bei Caren Miosga etwa, die im Gespräch mit dem Polit-Veteranen Joschka Fischer herausarbeitete, dass die Deutschen an einer Art Gendefekt leiden müssen — genannt „Kriegsmüdigkeit“ oder Friedensliebe. Gewiss hat das alles noch mit den Nachwirkungen des Zweiten Weltkriegs zu tun. Aber einmal muss doch Schluss damit sein, dass wir Hitler als Ausrede für die eigentliche defätistische Weichlichkeit missbrauchen. Die alten Traumata müssten nach 80 Jahren überwunden sein — mit frischer Kraft wird unsere Generation neue erschaffen.Danke, Hitler! Das möchte heute mancher laut ausrufen. Denn jener Mann, der der Führer des Deutschen Reichs war, hat nicht nur einen bestialischen Krieg und Massenmord verbrochen, sondern die Deutschen, die nach seiner Zeit kamen, zu einem zahmen Volk guter Nachbarn gemacht. Er hat sie — unfreiwillig — zu eher dem Frieden zugeneigten Zeitgenossen transformiert, die immer dann skeptisch wurden, wenn das Wort „Krieg“ fiel.Der Pazifismus hatte im Nachkriegsdeutschland einen starken Rückhalt. 1951 konnten zum Beispiel sechs Millionen Unterschriften gegen die Wiederbewaffnung gesammelt werden. Damals lebten in Westdeutschland knapp 51 Millionen Menschen — die Zahl von sechs Millionen Unterschriften war also mehr als beachtlich.Im Laufe der Jahrzehnte scheute man Kriege; von deutschem Boden sollte kein Krieg mehr ausgehen. Diese Kriegsmüdigkeit zog sich über viele Jahrzehnte. Kühn glaubte mancher, dass die Deutschen für alle Zeit vom Kriegselan geheilt sein könnten. Ganz falsch ist das nicht, denn trotz der seit Jahren stärker werdenden Kriegsertüchtigungsrhetorik gaben vor drei Jahren noch immerhin fast 87 Prozent gegenüber der Friedrich-Ebert-Stiftung bekannt, dass sie eher für Verhandlungen denn für einen Waffengang im Falle der russisch-ukrainischen Auseinandersetzung seien. Für Caren Miosga, Gefälligkeitstalkerin bei der ARD, ist diese Friedensliebe sogar in den Genen der Deutschen verankert.Sonntags um 21:45 Uhr wird zurrrückgeschossen!So lehnte sie sich an einem dieser verfluchten Talksonntage zu Altaußenminister Joschka Fischer rüber und stellte ihre genetische Einordnung zur Disposition. Dann fragte sie die grüne Doppelstandard-Ikone gleich noch, wie man diesen Code überschreiben könne. Da schwang latent mit, dass eine solche genetische Veranlagung als Schaden zu begreifen sein sollte — als Gendefekt quasi. Ja, als Erbkrankheit!Und das alles nur wegen damals, wegen der Nazis, die den Deutschen die Kriegsbereitschaft austrieben — jene hielten den Pazifismus übrigens auch für den Ausdruck einer schwächlichen Konstitution. Wer den Krieg diskreditierte — und sei es lediglich die Schilderung der Fronterfahrungen des Ersten Weltkrieges, wie Erich Maria Remarque es getan hat —, der konnte in den Augen der Nationalsozialisten nichts anderes sein als ein degenerierter Lump.So degeneriert, wie es bei Miosga in ihrer gleichnamigen Talkshow anklang, als sie von einem Gen-Code sprach, der nun besser überschrieben werden soll. I hope you are with people you love right now or on your way to them. Know how much I care about you all… What I find wild is that even in this time of reflection for most, there are people, ok DEMOCRATS who plot against the country. Imagine being so devious you try to steal money from people, and slip in legislation that allows you to be a known criminal, and the public can do nothing about it. Laws exist now that protect legislators from things that would be crimes for us. And they want MORE! More money and more power. And their rationale is that the peons are living better than most of the citizens of the world, so what another $100 per person matter, or $500 per person… it's amortized over a year. Well stop! There is no relief. Merry Christmas, now back to work!   I ask again, how could anybody not want Elon Musk to look over your organization? I can only think of one guy not wanting this, and that's Jeff Bezos. And frankly, I don't think Bezos would pass up working with Elon Musk. But if Bezos did reject Musk, he'd be the only person who wouldn't want Elon to have a look-see at their organization. Democrats are plotting against Musk as I write this. Look at all the things that Musk solved that Democrats hold near and dear, and yet they plot against him. When I tell you, there is no satisfying Leftists…I GIVE YOU ELON!   Musk exposes inefficiency wherever he goes, so naturally, bureaucrats are sweating. Remember, this is the guy who lands rockets backward and made EVs cool, yet Democrats label him as some existential threat. Headlines scream nonsense like, “Musk backs neo-Nazis” or “Trump taking orders from Elon.” Really? That's your angle? Here's the truth: every great Musk innovation has been met with Leftist skepticism. “He can't do that,” they said. The Biden administration's war on energy independence and reckless spending ensured that everything from gas to groceries came with a premium price tag. Americans didn't just tighten their belts; they cinched them into corsets. 2. Border Policy: Open for Chaos The southern border's open-door policy made Black Friday crowds look tame. We half-expected to see a "Welcome" mat and complimentary eggnog for all entrants, that's if you can find egg nog given our supply-chain issues which will be discussed later. Millions of illegals crossing under policies that made "catch and release" sound like a fishing tournament, except our fish were drug traffickers, sex traffickers, and terrorists. Homeland Security Secretary Alejandro Mayorkas assured us the border was "secure, such a blatant lie I can only imagine Biden's team high-fiving each other after hearing it. Things were so bad on this issue, a Texas border town with 90% Mexicans voted for Trump over 85%. 3. Afghanistan: The Art of the Un-Deal The withdrawal from Afghanistan wasn't just a debacle—it was an international humiliation. President Biden and Defense Secretary Lloyd Austin orchestrated a chaotic exit that abandoned American citizens, allies, and billions in military equipment. The world watched as Taliban militants gleefully took victory laps in U.S. helicopters, making it clear that the so-called “adults in the room” weren't even playing the same game. 4. Transportation Troubles When supply chain issues ground the economy to a halt, Transportation Secretary Pete Buttigieg was, quite literally, nowhere to be found.
