Kevin Bupp is the CEO of Sunrise Capital Investors, which invests in various real estate assets across the US. After attending a parking conference, Bupp realized the potential of parking lot investments and identified automation and technology integration as key opportunities to increase revenue. Mobile home park investments have become increasingly competitive, making it difficult to find good deals, but Bupp's team is focused on identifying hidden gems in underserved markets. Data analysis is used to evaluate potential deals based on factors such as cash flow, location, and value-add opportunities. Bupp predicts that there will be stress cracks in the mobile home park market in the next 12-18 months. Phantom Electric Ghost Interviews “The Taste of Vomit” David Bupp III We discuss the new album “Indoorsman” i am a rapper and songwriter from Philadelphia. i focus a lot on lyrical themes of mental health, human connection, and emotions. my new record 'The Indoorsman' will be available on digital, cassette, and streaming on March 31st. about the album: “The Indoorsman” The Indoorsman is a story of hope ; the first glimmer of movement after a season of stagnation. A concept record exploring healing and growth through heartbreak and depression; the rediscovering of oneself. Seamlessly blending hiphop and indie pop, with hints of soul, r&b, alternative rock, jazz, and classical (plus maybe the only autotuned polka ballad?). Through dense metaphors, complex inner rhymes, and clever wit, the listener dives straight into the mind of rapper and songwriter The Taste of Vomit, and asks the question, 'How long have I been stuck indoors?'. Some notable features include Duncecap (from Backwoodz Studios), John S Hall (of the 'Detachable Penis' and 'Jesus Was Way Cool' famed band King Missile), HeirMAX (from Fake Four and Cold Rhymes Records), KOURAJ, Love Ulysses, and more. Phantom Electric Ghost Interviews Steven Bupp Artist Introduction Hi! My name is Steven Bupp. I've been making music for as long as I can remember. I got my first guitar at 12 years old and have been in a band ever since. While I have been around the Philly rock and roll scene for most my career (mostly with my band Sex With Rollercoasters), I have since ventured out with my own solo venture. It started out as a simple chiptune project to pay homage to my favorite sounds growing up. My new album “An Opera Of Knives” has expanded into an elaborate orchestral and electronic Opera. In this episode, we sat down with the incredibly talented Chris Leidhecker and Corinne Bupp. Chris is a touring drummer who also recently built a beautiful backyard studio where he does live tracking and writes music for film and tv. Corinne is an actor with experience in both the commercial and narrative worlds of theater, film, and voiceovers. After falling in love in a live musical production at an amusement park and spending their first couple years together in California, Chris and Corinne moved to Nashville with big dreams and little connections. They share the story of what it was like to move to a new city and build freelance careers as a musician and actor and the importance of relationships and reliability. We talk about why kindness matters just as much as skill, building genuine relationships instead of focusing on networking, combatting the lies we tell ourselves, and unexpected gifts in a global pandemic. They also shared how they keep their marriage a priority and stay connected when they spend so much time apart. Their answers were surprising and so refreshing. We were so grateful to hear their story and thought it was nothing short of inspiring! If you are self-employed, freelancing, or just need encouragement in your relationships, this is a great episode for you.Links Mentioned in Episode:Neville Longbottom and the Black WitchPictures of Chris' studioChemex CoffeeKnoebels Amusement ResortGuest Links:Chris Leidhecker WebsiteChris Leidhecker InstagramCorinne Bupp InstagramThe Creative Couples Podcast Links:Sign-up for our email list to get all the in-depth episode info, extra content, and creative insight.Follow us on Instagram.Subscribe to our YouTube channel.Visit The Creative Couples Podcast website.Visit Frankie Orella's website.Visit Spencer Holleman's website.

Wow, today’s interview is chalked full of so much valuable info! Ever look up to someone and wish you could chat with them for a few minutes? Well today’s a special episode for me because I get that chance! Today I interview long-time real estate investor and podcast host, Kevin Bupp. Kevin started his real estate investing career over 19 years ago in a small town of Pennsylvania. Through family connections Kevin met his soon to be mentor. He walked blindly into a fix and flip conference with his future mentor; from that conference on Kevin decided to fully immerse himself into real estate. We discuss the importance of actually liking real estate, when times are bad you have to believe in your love of it to carry you through the tough times. We discuss some pros and cons of mobile home park investing. One of the biggest pros is that cities are no longer building mobile home parks which causes a much higher demand than there is supply. These mobile parks also offer one of the cheapest rents you can find; having one of the most economical rents makes it very easy to keep rented during an economic downturn. START chasing your real estate goals! And remember, you don’t have to be great to START, but you have to START to be great! Galatians 5:1-6
Due to a large amount of emails over the past few months from our listeners who have had questions regarding current commercial and multi-family deals they're working on and how to effectively determine if they should move forward or pass I thought it would be appropriate to cover the topic of due diligence and it how it plays into the acquisition process and how proper due diligence can be the difference of identifying and moving forward on a great deal or being able to avoid a lemon. In being a real estate investor you must acknowledge the risks associated with purchasing income producing property; however, you must also devise a solid plan for identifying and minimizing those risks or you will be the guy that is struck with analysis paralysis that looks at everything but buys nothing. The idea of the “perfect deal” that has zero risk doesn’t exist so you might as well stop wasting your time looking for it. In fact, the more problems associated with a particular property typically result in more reward per ones efforts – I said typically but not always! We all make mistakes being a real estate investor, but if you do your homework and do a thorough job during the due diligence process then you’ll do just fine In this show today you’re going to learn: § What due diligence is and why it’s some important in the acquisition process § How to effectively evaluate your competition during the due diligence process § Why sellers are liars until proven otherwise and why you need to verify every possible thing § How skipping environmental inspections on a property can put you in financial ruins § and much more
Karma Senge is the president of Karma Investment Properties. Karma Investment Properties is an active opportunistic and value-added real estate investment firm that is an investor, developer and asset manager of multifamily investment properties. The firm’s investment philosophy is to identify and capitalize on emerging real estate trends in growing markets before they become noticed by the broader investment market. Karma Investment Properties uses a niche acquisition strategy that capitalizes on targeting a specific group of growing and underserved rental housing consumers and applies its lifestyle community approach to the investments. In this interview, Karma shares with us the secrets to his success and how you can apply those same principles to your real estate business. Karma proves that with the proper focus and a strong will to succeed that anything is possible. His only regret – he wishes he would have started investing in Multi-Family properties a long time ago. In this interview with Karma you’re going to learn: § How having a mentor and coach has been an integral part of his success in real estate § How he successfully transitioned from single family investments into his first apartment acquisition § Why he decided to focus his efforts on multifamily instead of the other commercial asset classes § How he was able to go from knowing "little to nothing" about commercial real estate to owning 318 MF units in less than 1 year § How he's able to continually achieve 10% and higher response rates on his direct mail campaigns § Why he prefers off-market deals to working with listed properties and brokers § Why if he could do it all over again he would have bypassed investing in SFR and started immediately in Multi-family § and much more
