Atrato Partners, the newly appointed Investment Manager of Social Housing REIT (SOHO) talked with Proactive's Stephen Gunnion about the current state of the specialised supported housing sector and how the company is tackling key challenges within its portfolio. Fund manager Adrian D'Enrico was joined by Michael Carey and Natalie Markham, offering a comprehensive update on SOHO's operational and financial performance. D'Enrico addressed common misconceptions about the sector, clarifying that it is not temporary or homeless accommodation, but instead provides long-term homes for adults with care needs. “A misconception as well is that specialised supported housing is a passive investment based on the long lease,” he explained, underlining the importance of resident occupancy and the operational real estate nature of the assets. Carey detailed the steps taken to resolve issues with Parasol and My Space Housing Solutions, including lease transfers to stronger providers, which are expected to improve rent collection. “We've collected 72% of the contracted amount so far with Westmoreland, and we're confident we'll meet our target,” he said. Markham reviewed the FY24 results, noting that while net tangible assets declined to £0.99 per share, rent collection stood at 93% and the company maintains strong debt metrics with an average maturity of 8.6 years and a 2.74% all-in cost. Interview with Duncan Craib, MD & CEO of Boss Energy Ltd.Our previous interview: https://www.cruxinvestor.com/posts/boss-energy-asxboe-first-mover-advantage-to-large-scale-production-6643Recording date: 19th March 2025Boss Energy (ASX: BOE) is positioning itself as a significant uranium producer amid market uncertainty, with CEO Duncan Craib outlining the company's expansion strategy through both production ramp-up and strategic acquisitions. The company's portfolio includes 100% ownership of the Honeymoon mine in South Australia, a 30% stake in Alta Mesa project in South Texas, and an 18.4% stake in Laramide Resources. This diversification provides exposure to multiple uranium jurisdictions with varying timelines for development.Honeymoon, Boss Energy's flagship asset, is steadily increasing production with targets of 850,000 pounds by June 2025, 1.6 million pounds by June 2026, and 2.45 million pounds at full capacity. Recent production has been promising, with February 2025 output exceeding the entire December 2024 quarter. The company reports competitive C1 costs of $23-25 per pound, providing substantial margins at current spot prices around $65 per pound. The Alta Mesa project is also ramping up, with the second ion exchange circuit recently brought online and a third scheduled by the end of 2025. At full capacity, Boss Energy will receive approximately 450,000 pounds annually from this operation, with potential to expand beyond the nameplate capacity of 1.5 million pounds. The recent acquisition of an 18.4% stake in Laramide Resources represents a longer-term strategic position, particularly targeting the Westmoreland deposit in Queensland (containing approximately 70 million pounds of resources) despite the current moratorium on uranium mining in the region. Craib believes this policy could change with the right approach, noting that the current premier previously lifted a similar moratorium when previously in power.Financially, Boss Energy maintains a strong position with approximately $250 million AUD in liquid assets and no debt. The company expects to achieve positive cash flow by the end of Q2 2025 as production continues to ramp up.The combined output from Honeymoon and Alta Mesa positions Boss Energy to become a 2 million pound-plus producer in the near future. This established production base, coupled with strategic investments and financial strength, gives the company flexibility to pursue additional opportunities, particularly if market conditions create value in the sector.Craib supports industry consolidation to reduce corporate overhead and create operational synergies, suggesting well-funded producers like Boss Energy may be positioned to pursue acquisitions if other developers struggle to advance projects in the current price environment.View Boss Energy's company profile: https://www.cruxinvestor.com/companies/boss-energySign up for Crux Investor: https://cruxinvestor.com

How important is it to convince people about the importance of sustainability?Last year we (Osbert, Morag and Rich, co-founders of Realise Earth) headed for the hills of Westmoreland to camp, walk and talk – to see if we could pool our varied experiences of sustainability leadership to identify, and overcome, the fundamental challenge facing sustainability leaders. (We do our strategy and innovation out in nature.)That challenge, we agreed, is that action on sustainability comes up against other priorities, and this leads to conflict, which blocks progress. In this episode we lift the curtain on our conversations, to explain how and why, we not only came to this conclusion, but also came to realise the critical issue is that change needs collaboration, not conflict. We discuss why, to make change happen, you need to move beyond conflicting priorities and turn your colleagues and stakeholders into active allies working with you towards shared goals.Looking back at our very different careers in sustainability, we identify the common threads that underpin successful change, and talk through the practical five step approach we developed to help sustainability leaders make change happen:Map the systemDiscover what really mattersIdentify common groundInvite them to joinWork together for changeWe also discuss the core skills sustainability leaders need to work in this way, and share our experience of working with these ‘Inner Development Goals' in corporate environments.Listen for rich insights and practical advice that you can apply right away to make change happen. You'll find all the links mentioned in this episode in the companion guide here:https://realise.earth/make-change-happen-a-how-to-guide/

Interview with Marc Henderson, President & CEO of Laramide Resources Ltd.Our Previous Interview: https://www.cruxinvestor.com/posts/laramide-resources-tsxlam-secures-prime-uranium-exploration-rights-in-kazakhstan-5895Recording date: 14th February 2025Laramide Resources (TSX:LAM) is strategically positioning itself in the uranium sector with three key assets across the United States, Australia, and Kazakhstan. The company's portfolio comes at a crucial time as nuclear power gains prominence in the global push for clean energy. The company's flagship Church Rock ISR project in New Mexico holds 50 million pounds of uranium resources and is approaching the final stages of development. With most permits secured, including a U.S. Nuclear Regulatory Commission license, the project awaits one remaining state permit related to groundwater restoration. Church Rock is projected to be shovel-ready by 2026-2027, with initial production capacity of 1 million pounds annually, scalable to 3 million pounds. The ISR mining method offers advantages of lower capital costs and faster path to production. In Australia, Laramide's Westmoreland project in Queensland represents another significant opportunity with over 50 million pounds of uranium resources. The conventional mining project targets production of 5 million pounds annually and could be operational by 2028-2029, pending the state's approval of uranium mining. The company recently expanded its portfolio with a greenfield exploration project in Kazakhstan, the world's leading uranium producer. This venture, viewed as an "asymmetric upside opportunity," provides Laramide with exploration potential in a highly prospective region.CEO Marc Henderson sees strong fundamentals in the uranium market, noting that utilities are comfortable with $80/lb uranium prices, with potential to reach $100/lb. He emphasizes that success in the current market requires projects that are viable at these price levels. The company's development strategy aligns with growing uranium demand driven by nuclear power's role in clean energy transitions. Years of underinvestment in new supply, combined with existing mine depletion, has created a structural deficit in the uranium market. Henderson notes, "We need a lot more uranium, but we don't need it all to start in 2030," highlighting the strategic timing of Laramide's project pipeline. The investment thesis centers on Laramide's exposure to rising uranium prices through low-cost, late-stage development assets. Near-term catalysts include the final permit for Church Rock and Queensland's potential approval of uranium mining for Westmoreland. This positions the company to potentially become a significant supplier to Western utilities as the market faces growing supply deficits.Learn more: https://www.cruxinvestor.com/companies/laramide-resourcesSign up for Crux Investor: https://cruxinvestor.com

In this episode of Hawk Droppings, host Hawk interviews Will Westmoreland, a seasoned political consultant with over 30 years of experience in U.S. elections. Westmoreland shares his background, from early campaign roles, including the Clinton-Gore campaign in 1992, to his current consulting work, providing insights into voter outreach, campaign strategy, and how the political landscape has evolved over the decades. With a critical Election Day approaching, Hawk and Westmoreland delve into the mechanics of polling, early voting trends, and the overall anxiety surrounding the political divide in the U.S.Westmoreland explains the intricacies of modern polling, addressing common misunderstandings by outlining how methodologies have adapted, especially since the 2016 and 2020 elections. He highlights the role of early voting and voter demographics, particularly noting the contrast in voting trends before and after COVID-19. A recurring theme is the importance of voter outreach efforts, or "get-out-the-vote" (GOTV) campaigns, which Westmoreland argues are pivotal in swing states like Pennsylvania and North Carolina. The conversation also covers obstacles posed by state legislation that can delay vote counting, potentially influencing perceptions of Election Day outcomes. In addition to the technical aspects, the episode addresses the political and cultural factors driving voter behavior. Westmoreland and Hawk discuss how candidates' strategies, including appeals to specific demographics, are shaping the race, while also touching on the role of social media platforms like TikTok in voter mobilization. They close with a look at potential outcomes in key states, examining factors that could affect results on Election Day. Their analysis offers listeners both practical and critical perspectives on the 2024 election, providing a nuanced understanding of the factors at play in the current political landscape.Find Will on TikTok here: https://www.tiktok.com/@westmoreland_pops SUPPORT & CONNECT WITH HAWK- Support on Patreon: https://www.patreon.com/mdg650hawk- Support Hawk's Merch Store: https://hawkmerchstore.com- Connect on TikTok: https://www.tiktok.com/@mdg650hawk7thacct- Connect on YouTube: https://www.youtube.com/@hawkpodcasts ALL HAWK PODCASTS INFO- Additional Podcasts Available Here: https://www.hawkpodcasts.com- Listen to Hawk Droppings On Your Favorite Platform:Spotify: https://spoti.fi/3RWeJfyApple Podcasts: https://apple.co/422GDuLYouTube: https://youtube.com/@hawkpodcastsiHeartRadio: https://ihr.fm/47vVBdPPandora: https://bit.ly/48COaTBSimplecast: https://hawk-droppings.simplecast.com- Hawk Droppings RSS Feed: https://feeds.simplecast.com/pPVtxSNJ

On this week's very special Local Legends episode, Martin gathers round the Three Ravens campfire with England's first-ever Storytelling Laureate, the folklorist and author Taffy Thomas. In his younger years Taffy was a drama teacher and entertainer, founding the highly influential theatre company Magic Lantern. Then a debilitating stroke at the age of 36 changed Taffy's life, and he turned to storytelling as self-imposed speech therapy. In the years that followed he became England's leading proponent in the art of traditional storytelling, collecting tales from oral sources and folklore, writing books, touring nationally and internationally, and earning the MBE in 2001. He was appointed England's first Storytelling Laureate in 2009, then in 2010 received The English Folk Dance and Song Society Gold Badge Award and in 2013 won a British Award for Storytelling Excellence. Now 75, with over a dozen books and storytelling albums to his name, he is the patron of the Society for Storytelling and artistic director of Tales in Trust, the Northern Centre for Storytelling in Grasmere, where he is regularly to be found spinning yarns. In this chat, Taffy discusses his long career, including learning his craft from iconic Somerset storyteller Ruth Tongue, how his path crossed over with the likes of Paul Simon and Bob Dylan, and his life of performance, story collecting, love and laughter. Along the way, he tells stories, of course, and discusses the character of Westmoreland and Cumbria through tales both tall and not so tall - including the story of how he acquired his iconic storytelling hat...You can learn more about Taffy's work on his website at http://www.taffythomas.co.uk/ and be sure to listen to the end of the episode to hear Taffy's telling of The Tale of Aira Force from his album Legends of the North.Otherwise, we'll be back on Monday with the first episode in our month-long miniseries of ghost stories and spooky content for October - our second annual Haunting Season! The Three Ravens is an English Myth and Folklore podcast hosted by award-winning writers Martin Vaux and Eleanor Conlon.Released on Mondays, each weekly episode focuses on one of England's 39 historic counties, exploring the history, folklore and traditions of the area, from ghosts and mermaids to mythical monsters, half-forgotten heroes, bloody legends, and much, much more. Then, and most importantly, the pair take turns to tell a new version of an ancient story from that county - all before discussing what that tale might mean, where it might have come from, and the truths it reveals about England's hidden past...Bonus Episodes are released on Thursdays (Magic and Medicines about folk remedies and arcane spells, Three Ravens Bestiary about cryptids and mythical creatures, Dying Arts about endangered heritage crafts, and Something Wicked about folkloric true crime from across history) plus Local Legends episodes on Saturdays - interviews with acclaimed authors, folklorists, podcasters and historians with unique perspectives on that week's county. With a range of exclusive content on Patreon, too, including audio ghost tours, the Three Ravens Newsletter, and monthly Three Ravens Film Club episodes about folk horror films from across the decades, why not join us around the campfire and listen in?Learn more at www.threeravenspodcast.com, join our Patreon at www.patreon.com/threeravenspodcast, and find links to our social media channels here: https://linktr.ee/threeravenspodcast Get bonus content on Patreon Hosted on Acast. This week's Local Legends episode sees Martin gather round the Three Ravens campfire with the rather extraordinary Dr Kevan Manwaring, a multi-talented son of Northamptonshire who is also a true champion of the underdog.Kevan has written in the region of 30 books, including his collections of Oxfordshire and Northamptonshire Folk Tales, and his tremendous collection Ballad Tales - and that's not to mention his academic writing on the Bardic tradition, or his poetry and novels! These days he is the course leader for the MA in Creative Writing at Arts University Bournemouth, with his current academic focus being around ecofiction – a subject we'll explore in some depth during our conversation. For many people though, he will be more familiar as a storyteller and performance poet, in which guise Kevan has performed all over the place, including live on BBC One, at Glastonbury Festival, and at innumerable bookshops, museums, heritage sites, and in schools. Touring both solo and in group shows, he has performed internationally in Germany, Italy, Greece, and North America, and has written so much, across so many forms, it's frankly a bit ridiculous.Elsewhere, he has contributed articles to journals including English Review, was an academic consultant for BBC 4's The Secret Life of Books, and is a panellist on BBC Radio 3's Free Thinking. In our chat we cover a dizzying array of topics, from Dungeons & Dragons to Kevan's friendships with the likes of Alan Moore and Ronald Hutton, the life and legacy of the poet John Clare, Northampton's role in the birth of the Goth movement, ghosts, animism, the Bardic tradition, and much more besides. You can learn more about his work on his website at https://thebardicacademic.wordpress.com/, though before you do, have a listen to him in conversation, as he's outstanding company!Otherwise, we'll be back on Monday with a bumper-length county episode (bumper-length as it's our last for a little while) all about the history and folklore of Westmoreland, all before we begin our month-long miniseries of ghost stories and spooky content for October - our second annual Haunting Season!
