Today we're doing something a little different—a special episode all about writing romantic fiction, featuring two food people: Eliza Dumais and Julia Turshen. Eliza is a wine writer based in New York, and Julia is a cookbook author and part-time farmer in the Hudson Valley, and they're both authors of new romance books from 831 Stories: Grape Juice, set amid a sweaty summer wine harvest in France, and Down to Earth, a queer love story with a highly crushable vegetable farmer in upstate New York. On the show, Aliza speaks with Eliza and Julia about the parallels between writing about food and romance and much more. Have you been spinning your wheels trying to land your first storage deal—reading, underwriting, watching from the sidelines—but still no contract? If so, this live coaching episode is a must-listen. I sat down with Eric Dumais, a self-storage investor in the making, who's been chasing deals for eight months but can't seem to get across the finish line. In part one of this two-part series, we dive deep into the real reason you're stuck—and spoiler: it's not the market, lack of deals, or money. It's mindset. I help Eric unpack what's keeping him stuck, the dangers of staying too close to home, and how the fear of the unknown is costing you time and opportunity. Whether you're like Eric, searching in your backyard, or you're overwhelmed by expanding your buy box, this episode is going to challenge your thinking and help you move forward with clarity and confidence. You'll Learn How To: Get out of analysis paralysis and take the next step in your journey Expand your buy box without feeling overwhelmed Identify the mental roadblocks that are really keeping you stuck Build meaningful relationships with mom-and-pop storage owners Move from passive research to active deal-making What You'll Learn in This Episode: [1:00] The real reason you're stuck—and it's not lack of money or deals [4:15] Eric's background and his journey from beer brewing to self-storage [6:10] What financial freedom really means (and what it's actually costing you) [8:50] The hidden cost of staying in your comfort zone [11:48] The fear behind expanding your buy box—and how to overcome it [16:53] Why narrowing your focus too soon is slowing down your success [19:54] The power of boots on the ground and building real relationships [26:38] Why thinking long-term and relationally leads to deal flow Who This Episode Is For: Investors stuck in the "learning phase" but haven't closed a deal yet Anyone afraid to expand beyond their local market DIYers who overthink, over-plan, and under-execute People who are serious about buying their first facility in the next 6–12 months Why You Should Listen: If you've been chasing deals for months (or even years) and can't seem to break through, this episode is your wake-up call. Eric's story might be yours too—and by hearing his live coaching, you'll gain the mindset shifts and next steps you need to finally take action and get your first deal under contract. Sometimes you meet people and you can tell they will have some good stories. I met Andre at the Ohio Backyard Ultra (OBU) because we were crewing different runners. Our runners went on into the second day so I had the chance to chat with Andre and I wanted to have him on the podcast to talk about his style of backyard ultra that he race directs in Canada, along with race directing a race similar to the Barkley Marathons that Lazarus Lake puts in in Frozen Head State Park each spring. The races are very similar, but also some notable differences. We share all the secrets that Andre is willing to share in the episode and hope you enjoy it!Bush Bitches Backyard (BBBackyard) website: https://www.bbbackyard.com/BB Trail Running Instagram: https://www.instagram.com/bbbackyardultra

How do you operationalize sustainability in the semiconductor industry where rapid innovation and faster product life cycles add ever-changing complexities to the supply chain? For Michele Dumais, Manager within the Supply Chain Management practice at Deloitte Consulting, it's all about driving data, collaboration, and ensuring supply chain practitioners are involved in strategic planning. Polly Mitchell-Guthrie, VP of Industry Outreach and Thought Leadership at Kinaxis, joins Michelle to discuss the challenges of improving sustainability within the semiconductor industry. They discuss practical strategies to incorporate sustainability into existing capabilities and processes, the evolving role of AI in harnessing data and how everyone from engineers to suppliers can make an earth-friendly impact.Michelle says one of the biggest challenges semiconductor organizations face when it comes to embracing sustainability is properly managing big data throughout the different supplier tiers to address the biggest sources of emissions. It becomes especially tricky on a global scale because there are different ways to collect the data and questions regarding standardization. [06:15]Michelle says that it's particularly difficult for semiconductor organizations because scope 3 emissions usually occur outside of a supply chain's internal operations, but the good news is companies are starting to review the data through advanced dashboards for increased visibility, and AI can help create suggestions on how to best use that data to move toward sustainability goals. [8:53]To begin operationalizing sustainability initiatives, Michelle states that companies should begin with four main areas: getting the right data; alignment with their internal team to work towards a sustainability strategy that isn't siloed; assess their capabilities and update processes; and look at readiness in terms of having the right talent, processes and technology in place. [12:55]To hear more from Michelle and Polly about navigating sustainability challenges in the semiconductor industry, listen to our Big Ideas in Supply Chain Podcast. To learn more about the work Michelle is doing at Deloitte Consulting, you can follow her on LinkedIn.

In this episode, host Keith Woodward talks with Joe Dumais, associate head coach of the Quinnipiac Men's Hockey team. Joe grew up in Maine and somehow made it to Quinnipiac and graduated in the 2006 class. Joe made some stops along the way before starting his eighth year in QU coaching this fall. In Tampa, he was the designer of the play that won the National Championship called “the Jet” and you are going to hear about its design, how often it works (hint: never), and why it worked against the University of Minnesota when overtime started. You are going to love it! All episodes begin with Quinnipiac Student Matt Mungo's call on the Quinnipiac Bobcat Sports Network of the National Championship goal. Thanks to QBSN for letting us use this audio. The Tenth Second is a production of the Quinnipiac University Podcast Studio, and is hosted by Keith Woodward, the university's director of facilities. I spoke to Nic Dumais, the bass player from French Canadian metal band, Nova Spei, and I have to admit I was in awe. As you can imagine, being French Canadian and specifically from Quebec, the French language is what you speak and learning English, let alone speaking it with any level of confidence, is highly frowned upon. Nic overcame his fears and jumped right into our conversation and it lasted longer than the 15 minutes he was psychologically prepared for.If anything, please honor Nic's commitment to this interview and go out and buy the new album, Sequentis, let alone the fact that it's a groovy, crushing, progressive metal masterpiece. Don't let the fact that you might not know the name of the band stop you, either. This happens all over the world, every day, with bands that you can't believe they don't know about. Don't get caught in the echo chamber of your musical culture. There are just too many great bands but I'm pretty sure it's your duty to support this great group of musicians. Dr. Susan Dumais knows you have things to do, and if you need help finding stuff to get them done (and you probably do) then her long and illustrious career in search technologies has been worth it. Situated firmly in Louis Pasteur's quadrant of the research grid (the square where you answer “yes” to both the quest for fundamental understanding and use-based applications) the Microsoft Technical Fellow, and Deputy Lab Director of MSR AI, has made finding information the focus of her career, and has probably made your life a little more productive in the process. Today, Dr. Dumais tells us how the landscape of information retrieval has evolved over the past twenty years; reminds us that queries don't fall from the sky but are grounded in the context of real people, real events and real time; talks about her current interest in non-web-based search (or how I can easily put my hands on my own digital belongings) and reveals what apples and Michael Jordan have in common with search research.https://www.microsoft.com/research
