Todd provides insights into why technology is transforming the commercial real estate (CRE) industry—an industry that has been slow to leverage technology. The industry is "curious but skeptical" excited to try new things, but slow to shake the industry.So, what technology is beneficial to the commercial real estate industry? A major theme is the importance of data. How can data be used to inform better decision-making? While data sets such as survey's and utilization/badge data are necessary, Todd argues that productivity data is most important right now to understand exactly how spaces are being used. There's even new technology emerging that uses sensors to capture data and give researchers insight into how a spaces are actually used.Looking into the future, Todd is encouraged by technologies like virtual construction site scans to automatically track progress and tools that use AI to instantly generate 3D space plans from PDFs. BIM focuses on buildings and the detailed data and documents related to them.The World of Digital TwinsOne of the most interesting parts of our talk was about digital twins. These are not just virtual copies but are detailed, data-filled models of real things. They are super useful when designing and building something. With digital twins, you can make sure everything is up-to-date and avoid mistakes, saving time and money.Challenges in the Engineering WorldEven with all these powerful tools, there are challenges in the engineering world. Ralph mentioned that there aren't enough engineers, especially in places like the US and Europe. This has led to more work being done in countries like India, which produces a lot of engineers every year.To deal with these challenges, there's a focus on making engineering work faster and better. Artificial intelligence (AI) is being used in design software to automate many tasks. Ralph gave an example of how software with AI can design a part much faster than before.What's Next in Engineering?When asked about the future, Ralph thinks there will be more automation in designing things. This will be done using AI, new construction methods, and the continued use of digital twins.A Call to Future EngineersRalph ended our chat with a message: he hopes more young people will become engineers. After the scan on site is complete, the point cloud data extracted is translated into a 2D or 3D format, depending on the clients' needs. BIM, an acronym for Building Information Modeling, is a modern approach to architectural design where a 3D model facilitates the construction process for design efficiency. Architectural BIM Modeling makes it possible to visualize a building and foresee its appearance before the construction, thus, allowing for improved decision-making on the project. Majority of firms in the AEC industry opt to use BIM programs, like AutoDesk Revit, for their projects. After the site is scanned, the data is registered and then detailed. The point cloud generated serves as an underlay for an as-built BIM. The latest advancement in 3D scanning technology is becoming more accessible everywhere. They're already becoming critical tools for construction companies. Integrating a scan-to-BIM service provider, like Robotic Imaging, guarantees more efficiency and faster decision making.
