Jim HansenHe was born in Pensacola, Florida in 1965 and raised in a military family. By the time he graduated from high school in 1983 in Newport News, Virginia, he had attended 9 different elementary and secondary schools. He can legitimately say he has lived in Texas, Oklahoma, Kansas, Florida, Georgia, South Carolina, North Carolina, Virginia, Washington D.C., New York, Germany and now Maryland. Until he moved to the Washington metro area in 1989, he had never lived in one town/city for more than 3 years.  Travel and anything international have always been a significant part of his life. He grew up with a German grandmother who taught high school social studies when she wasn't traveling the world. His grandfather was in the American military and stationed in Turkey in the 1950s and Iran in the 1960s. That fueled his grandmother's love of the far and near east and that was transmitted to him via the slides she would show him when he stayed at her house and all the Asian artifacts that filled her home. She literally traveled the entire Silk Road except Afghanistan. By the time he graduated college, he had already been to Europe and Asia. His career choices seemed to boil down to either international relations the hospitality industry, or a mix of the two.Luck and chance led him to a career in the Federal Government where he's been for 33 years. Approximately 23 of those years have been spent doing international work. The remainder has been in high-level management positions. His work has allowed him to travel to Europe, South America, and Asia multiple times. Between work and his own passion for travel, he's a member of the 6 continents club (with only Antarctica being the one that got away). His passion for travel continues in retirement. He's a big believer in life lists (NOT bucket lists). His generally contains places he'd love to visit. He's been very lucky in that he's hit so many places but there are still more to see. Right now, that includes New Zealand, India, South Africa, Costa Rica, Poland, and all the countries of the former Yugoslavia. He's very fortunate to have a partner of 29 years who also loves to travel. Ultimately, it's a compromise. We trade off in picking places to visit. Next stop? Probably Greece because he hasn't been (I've been twice). His next stop? We are so glad you joined us to help you start your new year! This episode's guest is Matthew Rathbun. Matthew will be discussing business suggestions, strategies, and ideas to help you make your plans for success in 2024. This is the first part of a series on Business Planning with Matthew this month. The second part will launch later this month.  [2:55] Matthew is the EVP of a Coldwell Banker company with 10 or 11 offices in the D.C.-Maryland-Virginia area.  [3:40] Matthew started teaching and has been teaching ever since. He is currently the president-elect for the Real Estate Business Institute, a good partner for CRD, providing lots of education to agents.  [4:20] There has been attrition in the industry. A lot of agents are not seeing a lot of production right now. When you plan for next year, you have to base it on reality. [5:33] We are knowledge workers more than salespeople. The buyer hires you as a buyer's agent for what you know. How do you provide clarity on your value as a buyer's agent?  [7:00] A knowledge worker will say, “I know the market, what my capabilities are, and what my consumer base is and I'm going to build a strategic plan.”  [7:37] You can be a knowledge worker to your consumers and demonstrate that value to them. You can use your knowledge and say, “I'm the CEO of me.”  [9:21] What are we changing for 2024? Agents need to be much more precise with their goals to be able to look back and see what they've accomplished and why this is a good career for them.  [11:12] Matthew goes over tips and tools on how to interject your goals. Substantial industry changes are coming but most of our chaos is controllable.  [13:00] You're controlling whatever chaos you can. Putting systems in place is so important. “You do not rise to the level of your goals, you fall to the level of your systems.” — James Clear  [15:48] With industry changes, Matthew says training will be a core part of any successful agent's business.  [18:33]. Change is good. A bad change can be corrected to something better. Have a healthy mindset on addressing change. Lean into change and what it means.  [23:06] It's time to add to your listing kit and improve the buyer consultation kit on your website. Market your value proposition for buyers. Matthew discusses what to do in the next 30 to 90 days.  [25:45] Agents need a better consumer persona. Who do you want to work with? Just saying you want to work with sellers or with buyers is not focused enough to reach the core consumer that you want.  [30:18] Matthew cites Atomic Habits, by James Clear as the most transformative book. He recommends other books.  [32:50] Monica urges you to check the resources mentioned in this episode and Matthew Rathbun's website linked in the notes. What education do you need to add to your life and business? The Center for REALTOR® development highly recommends ABR®, The Accredited Buyer's Representative designation.  Tweetables:  “This is very much an industry where you get to eat what you kill. You hunt it. You kill it. Now you get to enjoy it, so to speak.” — Matthew Rathbun  “Change is good. I've always said change is good. Even if it's bad change, it's generally going to be corrected and lead to something that's better.” — Matthew Rathbun  “Every successful CEO is a reader. That's one of the common traits of all successful CEOs.” — Matthew Rathbun  Guest Links:Matthew Rathbun on Facebook Canva Templates at Etsy.com NARRPR.com REALTOR® Property Resource  Building a StoryBrand: Clarify Your Message So Customers Will Listen, by Donald Miller Atomic Habits: An Easy & Proven Way to Build Good Habits & Break Bad Ones, by James Clear Building a Second Brain: A Proven Method to Organize Your Digital Life and Unlock Your Creative Potential, by Tiago Forte Getting Things Done: The Art of Stress-Free Productivity, by David Allen  Canva.com Alignment.io Trello.com MyStorybrand.com Freeform – app for iPads and iPhones only MindMup.com Coffitivity.com Matthewrathbun.com/resources/  NAR Resource LinksNAR.realtor/technologyABR® SRS  Additional Links: Microcourses found at Learning.REALTOR. I love learning and sharing what I've learned with anyone willing to listen. It's what I've done all of my life. I'm a restless and demanding learner myself, so I focus on people in the audience who want advanced information, a little humor, and actionable information when they leave. If a learner attends one of my sessions, I feel honored to have them there and feel that I have a duty to ensure that the time they have given me will be valuable to them. I believe that every moment with learners should count.  I still work with clients and actually practice the skills and information that I deliver in each class. I'm also a licensed broker in Virginia, DC, and Maryland and a licensed instructor in many states in the U.S. I am the Executive Vice President of a large multi-office firm in Virginia and oversee operations, risk management, and agent development among other things. Before becoming a broker, I was a high-performing agent and received a number of awards and accolades throughout the year including the Virginia Association Instructor of the Year, and was recognized by RISMedia Newsmaker Thought Leader in 2020.  My course offerings are pretty extensive and I'm always happy to create unique content if it's within my knowledge base. I'm a certified CRS instructor and have contributed to or written various national certification and designation courses for RRC, REBAC, and REBI (all three NAR education institutes). My emphasis is on leadership development, technology, risk management, and advanced practice of real estate. I have a wide range of experience with risk reduction, including serving on the local, state, and national professional standards workgroups, MLS compliance committees, and various other industry opportunities that have given me broad exposure to what should be the best practices in the industry. I am an alumnus of the VAR Leadership Academy. As an author, I have contributed to many real estate industry magazines and online industry news venues.  A few accolades: ■     REBI National Distinguished Instructor of the Year 2021 ■     CRS National Instructor of the Year 2020 ■     Virginia Association of REALTORS® — Instructor of the Year 2007 ■     RISMedia Newsmaker — 2020 Influencer ■     Virginia REALTORS® Graduate — Leadership Academy — 2007 ■     Fredericksburg Assoc. of REALTORS® — Realtor of the Year 2020 ■     Fredericksburg Assoc. of REALTORS® — President's Award 2010 ■     Fredericksburg Assoc. of REALTORS® — Code of Ethics Award 2011 ■     Fredericksburg Assoc. of REALTORS® — Rookie of the Year 2003 ■     Fredericksburg Assoc. of REALTORS® — Honor “Role” ■     Fredericksburg Assoc. of REALTORS® — Production Awards ■     Coldwell Banker Recruiter Award — Virginia

With Earth Day placing a spotlight on environmental stewardship, dairy cooperatives are a critical link in ensuring dairy-farmer leadership in meeting ambitious sustainability goals, said Lindsay Reames, executive vice president of sustainability and external relations for Maryland and Virginia Milk Producers Cooperative Association. “Sustainability does have a number of different meanings, and I think the most important thing that we can do as a dairy co-op is understand what it means on each of our individual farms,” said Reames. “The way we approach sustainability with our member owners is by finding ways where we can add value to their operation and improve the environmental outcomes from their farm. “So, any investments that we make through our partnerships and through our sustainability programs have to align with that farm's business model to bring them real value back to their operation. And we found that a number of new technologies, best management practices not only improve the environmental outputs on that operation, but also improve the overall economic wellbeing of the farm, which is a really important component of sustainability.”

So Allen first thing on the on the docket here maryland virginia and north carolina want to basically make their supply chain easier in the future and sort of band together to get offshore wind projects up and running and uh so what are your thoughts on this little alliance well dan i think that makes sense that we some of the states are trying to connect up and utilize resources a lot of times in the united states it's sort of 50 separate countries and it's not supposed to be set up that way but it is it is and some of the uh interstate commerce can get a little funky i mean particularly when you're dealing with offshore projects that will immediately involve the federal government so if you're smart you want to bring in a consortium of states that all have the same approach so you can plead your case to congress so i think it makes sense to do it i wonder if they're going to be developing uh some industry closer to the shoreline they're very similar to what new jersey's talking about because the opportunity to up and down the coastline on the northeast coastline to put big wind turbines out to sea is really good i think that the winds are as we've all been to the beach there there's decent winds out that way so there's a lot of power production could be had it could be out far enough that it wouldn't be necessarily noticeable it has all those upsides to it and uh i think it makes a lot of sense because as we're going to find out very quickly there's going to be a big competition uh to provide power up and down the northeast corridor which is a huge power sucks so if you ever you ever see those pictures dan of of uh the united states at night time with all the lights to see where the population centers are so yeah basically from washington dc all the way up to boston is just one continuous streak of light so there's a lot of power demand there and it makes sense to to add to that power demand by renewable resources if we can but uh it is interesting that the...

Rick, Manny, & Dev back at it with Trev getting the day off. Pod generated a lot of interaction, definitely love that. Had to start off on NFL players and recent issues & Joe Rogan's new Spotify deal breaking banks and our industry. Rolled out a couple memes, Dev vs the DMV (can he finally get the W), Mike Tyson at 53 displaying the skills of Mike Tyson at 23. Also included customers vs Costco and Lil Boosie's comments on a whole nother situation. Ended off with Dak thinking he's Pat Mahomes. Light work baby. The Maryland-Virginia based BNY Podcast is comprised of a wide-ranging panel consisting individuals from all over the United States. At long last, the interview with author and game designer, Joe Balkoski. He's been on my podcast before, when we talked about The Korean War. At that time we made plans for his return when I dove into D-Day games. Besides designing some notable games on the subject, Joe has had an entire second career (his main career, really) of writing books on the subject. It's no exaggeration to say he is the definitive expert on US 29th Infantry Division and it's actions on Omaha Beach and beyond into Normandy, the rest of France, and Europe. I had the opportunity to interview Joe, and this time it wasn't at the end of a Skype line. This time I was able to meet him at his workplace, the home of the Maryland National Guard at Baltimore's Fifth Regiment Armory. It's right there on 29th Division Street in downtown Baltimore, and you'll hear what a fortuitous role it played in Joe's life. With this episode, I'm wrapping up my drawn-out series on D-Day. After the Balkoski interview I talk about some battle games played that were "beyond the beachhead," covering the Battle of Mortain. As well as a few titles that don't have anything to do with D-Day at all: they're in here because my trip to Maryland/Virginia included some local sightseeing and inspired the play of these other games. I've had a little more time to think about what makes or breaks a good, short, small wargame. I'll share my thoughts, and would especially welcome any discussion on that subject. I think in my previous episode I toyed with the idea of stopping my podcasts. I no longer think I'm going to do that. Although future Wargames To Go episodes may no longer follow the multi-episode format for a "quarter" (or so) per topic, I'll still do something. I'm still figuring out what. Right now I know I want to play a couple different Long Range Desert Group games I've acquired. Both are solitaire titles. Then it's high time I learned some basics about the Eastern Front, and what better time to try that than in winter. Maybe I want to squeeze a Bulge game in around Christmas, too. Hmmm... -Mark  If you're not a Twitter user (or don't follow me), but still want to see my photos and short videos about some wargames, just go to http://www.twitter.com/WargamesToGo. Feedback is always welcome.

Born Oct 2nd at the height of the 90’s, Suave entered the world along with the new voice of rap music which set the tone for a life aligned with his style of delivery: raw, stylized and unapologetic. Having grown up all over the popularly coined DMV (D.C., Maryland & Virginia) area, the young artist began to explore his wild side as a youth which included playing sports and getting into mischief like most children, watching cartoons and acting out some of his favorite martial arts films. For the amount of time spent “discovering” the world, Suave spent a great deal of time alone. During this period, he began to embrace his true passion for music and began singing in the choir at Rehobeth Baptist Church in Washington, DC. However, the choir life didn’t withstand the calling for the streets  as the unorthodox Suave took to the streets as a teenager and started becoming involved with the go-go bands who’ve influenced the nation with the renowned sound of snares and bass mixed with a

NEWS: Lisa's youngest daughter Hannah got married last weekend!   NGS 2014 Conference in Richmond VA In addition to teaching conference classes Lisa teamed up with Maureen Taylor (The Photo Detective) and Janet Hovorka (Family ChartMasters) to provide “Genealogy Outside the Box” free 30 minute sessions in the exhibit hall. Stay tuned for more announcements of more sessions at future genealogy conferences! New Newspaper Collection The National Library of Australia has added an additional 35 historic newspapers to their online collection at . The greatest concentration of newspapers in this latest update is from New South Wales. Most of the new additions cover the date range from about 1875 to 1960, with many in the 1910 to 1945 era. Most of the additions appear to be from small towns. Hat tip to Paul Nauta at FamilySearch    MAILBOX: From Chris on Family Relics: "I loved your comments on "most treasure family relic" in the latest podcast. I'm very fortunate to have pictures and artifacts from my mother's side, but unfortunately I know very little about my dad's side and have only a few things. I could relate to the woman whose answer was "nothing".  One consolation for me has been a few little things I could find out with just a little digging. I  Finding the things I mentioned at least lets me stand in the shoes of my ancestors and imagine life in that place and at that time. It's not as nice as a "relic", but it brings them to life as real people. I think that's important in genealogy as well. Love the podcast!" Judy writes to as a follow up to the Google Earth for Genealogy Webinar “I was so excited about your workshop. Legacy presenters are good but you are among their best. In fact I received an email from my friend: After watching today's webinar and seeing the gal search the GLORecords for land patents I tried for William Breeding. S C O R E ! ! ! ! ! I had tried searching for land patents for William Breeding in the past with no success. My great results are due to finally getting confirmation that it is William Jackson Breeding for sure and watching this gal search today. Thanks for the heads up on this webinar!!!” Watch  at the Genealogy Gems website.  Barbara is Shocked: "I really enjoy your podcasts, and was listening to your latest one when your piece about not so happy memories really struck a chord with me. I recently asked for the file of my Great Uncle from the Australian War Memorial. He was in World War I in France. I found that he had been charged with desertion and sent to goal( (jail)! What a shock, and I don't think many of the family know a lot about it. Reading through the transcript of the court marshal and the history of this time of the war, it was pretty clear he was a young man in shock after seeing several of his fellow soldiers die,  who did not know what to do. He got separated from his troop and wandered around for a couple of days until he found another company and was arrested. Later he got TB and this probably shortened his life. A sad story, and during my research, I found that 306 Commonwealth solders were shot for desertion. It is quite a controversial part of our history as (thank goodness) the Australian Army refused to allow any of its soldiers to be executed, and this caused some issues with the English officers. A new law passed on November 8th 2006 and included as part of the Armed Forces Act in the UK has pardoned men in the British and Commonwealth armies who were executed in World War I. The law removes the dishonour with regards to executions on war records but it does not cancel out the sentence of death. I have decided not to put any of the information online, but keep it in the family archives. Anyone in the family who decides to go looking will find it at the war memorial site, but my uncle did not marry or have children, so that does seem to lessen the impact." Barbara also asks for your help: I am trying to track down the family of an Australian sailor from WWI who wrote some lovely postcards. I bought them at a garage sale several years ago, and have only just got around to reading them. I would really love to give them to the family, as they are very touching. Here is what I know from them: The writer was on board the SS Gilgai in December 1915 to February 1916, traveling from St Vincent, Cape Verde to Boston, USA. He was not the captain or 2nd officer, as these are referred to in the postcards He refers to someone, possibly a son in Australia, as Jack He refers to his wife always as My Darling Girlie He had a friend on the SS Calulu He may have been in charge of the offloading of cargo or the engines. He bought his wife a trinket made of seeds and a table centrepiece while overseas (perhaps they are still in the family?) I can be contacted via my blog Genealogy Boomerangs if any listeners have information. Any help you can give would be appreciated, and thanks again for the great podcasts, I love hearing about all your travels and experiences.  Welcome  to our new sponsor: MyHeritage.com! The conditions in England were abysmal, and for many this was the only out of a broken social system that had failed them. Beth discusses: The social conditions in England The social construct that gave rise the culture of indenture Who was indentured? (male, female, young, rural) The two types of indenture. (self and spiriting (kidnapping) What life was like once in service in America.  The length of term and life thereafter. The social conditions that gave rise to the shipping of convicts to America (this was before Australia became a penal colony) The black market business of shipping convicts to America.  Who did this and why? How was it done? The Transportation Act of 1718 and the attempt to regulate this business. What life was like on board the ship. What the selling or auction process was like. What life was like in America as a "transported convict" Who was transported (not all convicts) Records 1718: The Transportation Act is passed, which included: 1.   Who could be shipped 2.   Surgeon must be on board 3.   Dictated the number of convicts that could be on board Definitions: Bondage (aka Convict in England)  Question: Where can the genealogist look to identify if their ancestor was indentured or in bondage? Answer: The Old Bailey Online – London's Central Criminal Court 1674 - 1913 (free) Full transcripts of every court hearing during this time period From the website: “The Proceedings of the Old Bailey, 1674-1913 A fully searchable edition of the largest body of texts detailing the lives of non-elite people ever published, containing 197,745 criminal trials held at London's central criminal court. Books of transcripts and abstracts of runaway notices (These could include a physical description) The pre-eminent authority: Author Peter Wilson Coldham Books in Amazon Other possible records for Indentured: Contract (very rare) Land Records Probate Deed Church (references to “Servant”) Other possible records for Convicts: Census (if your ancestor is the only one with that last name in the area, that could be a clue they were a convict) There were also Political Prisoners. So then this gallant youth did cross the ocean, To free America from her invasion, He landed at Quebec with all his party, The city to attack, being brave and hearty. The French drew up their men, for death prepared. In one another's face the armies stared, While Wolfe and Montcalm together walked, Between their armies they like brothers talked. Each man then took his past at their retire. So then these numerous hosts began to fire, The cannon on each side did roar like thunder, And youths in all their pride were torn asunder. The drums did loudly beat, colors were flying, The purple gore did stream and men lay dying, When shot off from his horse fell this brave hero, And we lament his loss in weeds of sorrow. The French began to break, their ranks were flying, Wolfe seemed to revive while he lay dying, He lifted up his head as his drums did rattle, And to his army said, How goes the battle? His aide-de-camp replied, Tis in our favor, Quebec, with all her pride, nothing can save her, She falls into our hands with all her treasure, Oh then, brave Wolfe replied, I die with pleasure. Watch the video: By the Colonial Williamsburg YouTube channel For more inspiration and information .  CLOSING: Why You Do Genealogy In the Feb newsletter I shared a video where I explain why I do family history, and asked all of you to share what motivates you on the Genealogy Gems Podcast Facebook page. Here's what some of you had to say: Paul wrote: "To start with my Aunt gave me 2,000+ names when I was baptized as she knew the Church members do a lot of genealogy. Many of the stories I found were interesting. But I also got to know my father who was killed about 7 months before I was born." Tim wrote: "Just the whole destiny thing. When I go back several generations, I wonder what IF he had never married her, what IF she had not moved to this town, met her husband, what IF they had stopped having kids just before my gggrandfather was born...etc. I am who I am and where I am because of decisions that were made long ago. Just kind of cool." Margaret: "Really nice video. I pursue my family history because I want to take myself back to THEIR time, find out what their lives were like, follow their journeys, trials, tribulations and day-to-day lives. Through census records, city directories and Sanborn maps I discovered my 2nd great grandpa lived around the corner from an ice-cream store in Savannah, with a dairy right behind it! How cool is that!" Peter: "I do research because I want to know who my family is, where they came from and what they did. After a 20 year search to solve one of my family line missing links I solved it and yelled whoo who, it felt so rewarding." Margaret: "My mom had always described herself as a Heinz 57. I'm much more curious about just what/who had contributed to who I am. Having roots that reach into ancestors from Germany, England, Mexico and Spain by ways of RI, IN, TX and California make for interesting research!"
