Quick Take - (Full Episode - #88 - Link Below to Full Episode) Sometimes, a buy-and-hold strategy is the best pathway forward when you're a real estate investor looking for steady growth. Our guest is taking that approach, and it's working out quite well. Welcome Shaun Martin to the podcast. Shaun is a buy-and-hold investor originally from New Zealand, who found his way to Colorado over two decades ago to learn how to ski. While taking advantage of the lovely outdoor activities that Colorado has to offer, Shaun met his future wife, fell in love with her first, and then fell in love with the opportunities that buy-and-hold real estate investing offers! Currently, Shaun lives in Denver, and is owner of Watson Buys, where he likes to think of himself as a lot more than “the guy that buys houses for cash." Shaun generates a lot of organic leads through SEO for his own deals, and we dig into a discussion about lead generation, operating multiple websites, and good SEO practices during this episode. While continuing to focus on the buy and hold strategy, Shaun has also flipped a number of properties, become a private lender, and focused a lot more on sourcing his own deals. Shaun is not a get-rich-quick guy or an aggressive investor. He's smart with his decisions, learns from past deals and experiences, and values how real estate has given him the opportunity to create time freedom and security for himself, his family, and his friends. In this episode, we discussed: - Shaun's journey from New Zealand to Colorado and how he accidentally landed in the real estate business - Techniques to generate leads for buy-and-hold flips - Growing a real estate portfolio by using creative financing ideas - The value of banking relationships - How to use 1031 exchanges to level up your real estate portfolio - How do higher interest rates change the cash-out refinance strategy? - Using multiple websites and SEO tactics for lead generation :: Link to Full Episode - https://youtu.be/aVUMz3diUWM Where you can find Shaun: Website - https://watsonbuys.com/ Facebook - https://www.facebook.com/watsonbuys/ Instagram - https://www.instagram.com/watsonbuys/ LinkedIn - https://www.linkedin.com/in/shaun-martin-41b01b1a6/ YouTube - https://www.youtube.com Email - shaun@watsonbuys.com Join Jason Muth of Prideaway Stays and Straightforward Short-Term Rentals and Real Estate Attorney / Broker Rory Gill for another episode of The Real Estate Law Podcast! #realestatepodcast #realestate #realestatelaw #realestateinvesting #realestateinvestor #realestateagent #1031exchange #buyandhold #realestateseo #wholesaling #coloradorealestate #realestatemarketing Follow Us!

"Snarky Puppy" are an American instrumental ensemble led by bassist Michael League. The group's formation can be traced back to 2004, after Micheal League's second year at the University of North Texas. He says that he was so bad as a musician he wasn't able to play with any school ensembles, so creating "Snarky Puppy" was his way of getting to play live.Straight out of the gate the group consisted of 10 members. Since those early days they have gone on to release 14 albums, toured the world, and collaborated with an ever evolving carousel of live musicians as well as with solo artists and orchestras. In this episode I sit down with the phenomenal Shaun Martin. Shaun was born and raised on the Navajo Reservation in Northern Arizona. He is the founder and race director of the Canyon de Chelly Ultra Marathon, an educator, a husband, a father, a son, and a facilitator of connection. In this talk Shaun shares many amazing things. Stories of his father growing up on the land near the East Rim of the Grand Canyon and being taken from his family at a young age by the United States government. Shaun provides insight on how to learn and connect with indigenous cultures here and around the world. How we all might be better off for respecting the first inhabitants of the land.He touches on the reasons behind the Canyon de Chelly Ultra and tells stories about Navajo (Diné) culture. A Navajo word Shaun mentions throughout this discussion is Hózhó (HoSho). Hózhó is loosely translated as peace, balance, beauty and harmony. To be “in Hózhó” is to be at one with and a part of the world around you. Hozho is a state of being that refers to the interconnectedness between beauty, harmony and goodness in all things physical and spiritual that results in health and well-being for all things and beings.Links discussed in the episode can be found below!Canyon de Chelly Ultra website https://www.canyondechellyultra.com/Article I wrote on the race and Shaun in 2014 featuring my photography of the event https://www.podiumrunner.com/culture/camaraderie-native-culture-canyon-de-chelly-ultra/Canyon de Chelly Ultra Community Facebook Group https://www.facebook.com/groups/838189979552938/Walking in Beauty: Closing Prayer from the Navajo Way Blessing CeremonyIn beauty I walkWith beauty before me I walkWith beauty behind me I walkWith beauty above me I walkWith beauty around me I walkIt has become beauty againHózhóogo naasháa doo Shitsijí’ hózhóogo naasháa doo Shikéédéé hózhóogo naasháa doo Shideigi hózhóogo naasháa doo T’áá altso shinaagóó hózhóogo naasháa doo Hózhó náhásdlíí’ Hózhó náhásdlíí’ Hózhó náhásdlíí’ Hózhó náhásdlíí’Today I will walk out, today everything negative will leave meI will be as I was before, I will have a cool breeze over my body.I will have a light body, I will be happy forever, nothing will hinder me.I walk with beauty before me. As governments reset their economies with COVID-19 stimulus packages, some are using it as an opportunity to address both climate change and COVID-19. But often these “green” recovery plans leave out one key element: resilience. Canadian Ambassador for climate change Patricia Fuller and World Resources Institute President, Dr. Andrew Steer, join Doug Parsons to discuss why and how to achieve a resilient recovery for all. After the episode is a special post-panel breakdown from Shaun Martin, Vice President of Ecological and Social Resilience at World Wildlife Fund. Join Cimpatico

Sanjay Rawal is a runner, director and a disciple of Sri Chinmoy. His film 3100: Run and Become is one of the most impactful documentaries I’ve seen with regards to changing my perspective on exercise and the purpose of running. Through his own experiences and those of the people in his film, he uncovers the power of self-transcendence in multi-day running and how love and joy are the ultimate fuel for not just life itself but for performance as well. Sanjay shares about his recent marathon, finishing in 2:37, the lessons from 3100: Run and Become and a glimpse into his new film, Gather, which explores the origins of farming and foods and how we need to honor and learn from the Native-American traditions. This week I spend some time speaking with RC Williams. A Dallas musician who has held down the weekly DFW Jam Sessions for many years; a place where world class musicians get together and explore. It was at one of these sessions that young UNT students with a band named Snarky Puppy met cats like RC, Sput Searight, Shaun Martin, and Corey Henry. RC & The Gritz is best known as Erykah Badu's band, and their new album, Analog World, hit this year. The band starts with a pickup band vibe, but soon you can tell they've got their own groove. Catch the new RC & The Gritz record "Analog World" upon its release on March 8, 2019. https://rcandthegritz.bandcamp.com/album/analog-world Produced by Nick Perri. What if running could lead to enlightenment? This ambitious question is the heart of the documentary 3100: Run and Become. Based around the Self Transcendence 3100 Mile Race, the world’s longest certified footrace, this is an uplifting, intimate portrait of endurance runners who push themselves to the edge of physical and mental collapse, as they endeavor to challenge the boundaries of impossibility. The Director, Sanjay Rawal, is a lifelong runner himself, and he describes a very interesting backstory behind this film which also explores the "Marathon Monks" of Mt Hiei in Japan, and Shaun Martin, a Navaho runner and race director. "Running is a form of prayer. Running is a teacher. Running is a celebration of life."

So what exactly is a mountain lifestyle? Is it a marketing phrase? A type of view from your window? A bonified set of cultural practices? Whatever it is, it must be pretty awesome, considering how awesomely expensive the mountain lifestyle is getting these days! This week we're joined by Shaun Martin, a Nintendo loving editor working for an educational nonprofit in Greensboro, North Carolina. Originally from Marshall, NC, with family roots dug several generations down, Shaun has first-hand knowledge of the different styles of lives you can find in the Appalachian region of ye Old North State. We dig deep into the phrase "mountain lifestyle", uncovering the multiplicity of lives that make up mountain living including, you guessed it, lifestyles that include gaming! (psst... confused about the episode title?) This episode is part six of "Playing Appalachia", a series of conversations with Appalachian and Appalachian adjacent gamers and game makers. To start at the beginning, check out "What Games Are Getting Right About Appalachia" with Dr. Elizabeth Catte, followed by our conversation with Cardboard Computer about Kentucky Route Zero to learn more about the relationship between magical realism and Appalachia. The third part of the series is "Rural Flight, Virtually Speaking" with Meredith Wilson, an Appalachian transplant whose experiences in the region have affected the way she makes games (and who she makes games for), with part four introducing us to Appalachian-raised Jerel Culliss (aka King Lemming of Team CoFH) who regales us with tales of LAN parties and Minecraft modding ethics in "Modding Appalachia". In part five, "The Streamers of Madison County", we meet Renee Hill (aka The Caked Crusader), a video game live streamer and nerd extraordinaire whose home base is western North Carolina. Life As Art - Episode 1: Jelani Brooks Sax man for Diggs Duke, Shawn Martin, Durand Jones and the Indications and many others, Jelani travels the world, and brings a big bell sound wherever he goes. One of the coolest dudes I've met, and humble as can be. In this podcast, Jelani talks about how he tries to live a somewhat healthy, balanced life on the road, what kind of horns he plays and he gives sound advice to young artists. Check him out at www.mjelanimusic.com and his upcoming tour dates with Shaun Martin and Dynamo. He's also on Soundcloud.
Hard work and fun are the main topics in this episode and Joe Marcinek is a shining example of both. Joe leads the Joe Marcinek Band, which features a new lineup of musicians every night. He’s featured stellar musicians such as Bernie Worrell (RIP), George Porter Jr., Shaun Martin, Tony Hall, Jennifer Hartswick, and many more. With an ever changing lineup you can only imagine the work that goes into each and every show especially when he handles all booking and publicity himself. Joe attributes a lot of his success to the fact that he keeps things fun. At the end of the day isn’t that why we started playing music in the first place?

Before diving into the world of the Main Squeeze, Seth and Rob briefly share their thoughts on the loss of Tom Petty and the recent horror at a Las Vegas music festival. In honor of the interview being conducted on the 50th Anniversary of the release of Jimi Hendrix’ landmark Are You Experienced record, it begins with guitarist Max Newman talking about how Hendrix inspired him to put down the cello and start playing guitar. Vocalist Corey Frye and Keyboardist Ben “Smiley” Silverstein soon join in to walk us through how a summer camp in New York and the Indiana University were vital parts of the genesis of The Main Squeeze. We learn how Randy Jackson became interested the band and helped them nurture their “sound without a sound.” The band talks about its judicious use of modern studio techniques when producing their most recent cd, the aptly-titled “Without a Sound.” We hear about the band co-billing with The Roots and Jane’s Addiction at a Super Bowl party, wowing crowds in Asia while winning an international music contest and how a late night JazzFest guest appearance from Shaun Martin of Snarky Puppy turned into a moment of on stage resilience and hilarity. Rob mentions how the band’s “Colorful Midst” reminded him of the Godfather of this Podcast, Col. Bruce Hampton which unfolds into a conversation about Bruce’s final performance and particularly its impact on the young guitarist, Brandon “Taz” Neiderauer. On Twitter: @usaadapts Doug and Shaun then talk about WWF’s long and storied history in adaptation planning, WWF being one of the first groups to develop its own internal adaptation program. Shaun walks through the nuts and bolts of developing an adaptation program and what it means for a group that already has a longstanding history of groundbreaking conservation programs. Shaun discusses the sometimes difficult journey of merging existing conservation efforts with new approaches like adaptation. Shaun also discusses the key role training plays in adaptation planning at WWF, not only with his staff, but with people working in the field. The Titanic is used as an analogy for adaption in our discussion, as Shaun walks us through what that means, and it’s not as bleak as you might think. Shaun provides the insight, that as conservationists, we are not emotionally equipped as adaptionists to deal with the many difficult future decisions on species and ecosystems, in the context of climate change, that will need to be made. Doug and Shaun discuss the cultural shifts needed in the conservation community to ‘give up’ on species, and are the policy pieces in place to help make those decisions. Doug and Shaun also discuss the long standing notion of the intrinsic value of nature, why that doesn’t resonate with the broader public, and how adaptation can be a unifying theme between intrinsic value and ecosystem services. Shaun is an expert is Ecosystem Based Adaptation (EBA) and the two spend considerable time discussing this topic, its similarities to ecosystem service, and how it’s been used in the field. Other topics covered: Does EBA offer the US Department of Agriculture a way forward to invest more in adaptation funding? Comparing adaptation to pornography to make a point: I know it when I see it! Doug and Shaun count down their top 3 challenges of communicating adaptation. Shaun discusses how his WWF adaptation team went through a communication training, learning how to talk adaptation with donors, the public, field staff, and more. Mentioned in This Episode: Titanic “Managing Decline” National Park Service Ecosystem Services Lara Hansen Nikhil Advani Additional Resources: Free interactive courses and training activities for conservationists on climate change adaptation basics developed by Shaun. “…blues-rock-funk attitude, but with a little bit of jazz language… and a delay pedal… and a whammy bar.” Ever wonder what it’s like to play with a diverse range of artists like Snarky Puppy, Erykah Badu, and Pat Boone, all while recording a weekly television show and releasing your own records at the same time? Guitarist Mark Lettieri talks about it in our inaugural interview. Some of Mark’s recent studio work includes sessions for David Crosby, 50 Cent, Snoop Dogg, Eminem, Adam Levine, Kirk Franklin, Lalah Hathaway, Lupe Fiasco, Keyshia Cole, and Xzibit.
