September 2024 aufgenommen. We had the pleasure of having a very special guest on the Real Estate with Soul podcast today. Eric Paul is not new to the real estate world and shares some pretty insightful perspectives on investing in real estate in today's market. We have been talking quite a bit about the market we are in and this is just the cherry on top. Something to really think about, there is NO reason NOT to buy right now. You'll have to tune in to hear why. The concept of Cult and Culture began as a short segment created by Justin Pearson, an internationally known musician, record label owner (Three One G Records), author, and actor. He is best known as bassist/vocalist for bands such as Dead Cross, The Locust, and Retox. Justin has come to know and work with a broad spectrum of captivating personalities and brilliant minds, many of which are key figures in the realm of popular culture and cult followings alike. John Waters was one of the first people interviewed for the project- an icon of both cult and culture. Other guests include a broad scope of musicians, producers, authors, and anyone passionate about what they do. In its infancy, segments were shorter, 10-20 minutes, and would be recorded while on tour. Since then, Pearson has collaborated with producer and musician Luke Henshaw (Planet B, Sonido de la Frontera) to build the idea into a proper podcast, now recorded at Penguin Studios in San Diego. The focus is not intended to be solely on people in any one realm, and because guests are friends and family, the conversations are frank, informal, well-informed and genuine. In the latest episode of Cult and Culture, Providence-based musician, author and writing professor Eric Paul discusses different facets of his career and life. Having been in bands such as Arab on Radar, The Chinese Stars, Doomsday Student, and currently Psychic Graveyard, Eric, Justin, and Luke discuss his wholly unique and feral stage presence, and where it stems from. They also delve into the evolution of his bands, being an adjunct professor, a father, poetry as self-exploration and healing, as well as the inspiration found from unlikely sources such as RI's Dropdead and the infamous cult, Heaven's Gate.

Michigan is in danger of squandering a historical opportunity to leverage a windfall of transportation funding. The current distribution formula determined by Act 51 of 1951 is not only unrepresentative of current needs, but the entire legal framework has become inscrutable. Act 51 and the myriad of associated codes must be repealed and replaced with a contemporary approach to make sustainable improvements in the condition of the state transportation system.

Episode interview with Eric Paul Rhodes, find his twitter http://twitter.com/secondrealm (Second Realm) and his blog at https://www.theouterrealm.io/about (The Outer Realm) Time Stamps [1:03 - 1:53] Eric fell down the NFT crypto art rabbit hole on twitter and was introduced to artists such as https://www.twitter.com/XCOPYART (X Copy) , http://www.twitter.com/NotColdy (Coldy), http://twitter.com/robnessofficial (Robness), http://twitter.com/maxosirisart (maxosiris), http://twitter.com/Jay_Delay (Jay Delay). [2:10 - 4:12] Wanted to become a TRSH art historian because he saw the narrative was being shifted after the fact, he wanted to give an unbiased 5000 foot overview of the movement https://www.theouterrealm.io/blog/a-short-history-of-nft-trash-art (https://www.theouterrealm.io/blog/a-short-history-of-nft-trash-art) https://www.theouterrealm.io/blog/the-origins-of-trash-art (https://www.theouterrealm.io/blog/the-origins-of-trash-art) Darren Kleine first wrote about it. https://cointelegraph.com/magazine/2020/03/24/immutable-trash-crypto-art-censorship-meaning (https://cointelegraph.com/magazine/2020/03/24/immutable-trash-crypto-art-censorship-meaning) [4:26 - 9:31] TRSH art movement came about because the whales of https://superrare.com/ (SuperRare) specifically led by https://twitter.com/WhaleShark_Pro (Whaleshark) were determining what was eligible to be on the platform. A lot of artists that didn't meet a certain aesthetic criteria was pushed off the platform. Eric felt that Superrare sided with the whales and not the artists. https://twitter.com/j1mmyeth (j1mmyeth) was the one who coined the term $TRSH Art. Eric led a mass exodus of artists to the https://rarible.com/ (Rarible) platform, having it gain in popularity. [10:08 - 13:04] Trash art is a decentralised movement which has evolved and shaped the current NFT space. The idea of limited or no gatekeeping on platforms today is heavily because of trash artists pushed back and meme'd their way to victory. Comprises 3 main areas today, the idea of openness and onboarding as many people as possible into the NFT space, the meme of the trash can, and the aesthetics of glitchy appropriation art. [13:19 - 16:43] Trash art movement's fight against gatekeeping will go into the history books alongside the https://en.wikipedia.org/wiki/Impressionism (impressionists movement) and the https://en.wikipedia.org/wiki/Dada (dadaists movement). The similarities are that the terms Trash artist and Impressionist were both derogatory terms that were reclaimed. Even though the artists were only together for a short time, their impact were felt long after they had gone their separate ways. Case in point, today, SuperRare is full of trash art. [17:17 - 19:51] Eric started out as an anon but chose to doxx himself as an artist because he didn't want to pretend to be a persona. The NFT space has opened to him a lot more since he became doxxed. [20:11 - 23:56] Eric thinks artists always reveal what they want about themselves and that anonymity that is common in NFTs allows a certain performance aspect of the artist persona that is somewhat unique. he thinks https://twitter.com/muratpak (Pak) is a team of people, and doesn't respect them as an artist in the NFT space. Xcopy is an example of the anonymity as adding a performance quality to the art. Thinks in some ways that this has always been the case, cites https://en.wikipedia.org/wiki/Leonardo_da_Vinci (Leonardo Da Vinci) as someone who has been credited with a lot of inventions that might not be invented by him but merely documented. [24:28 - 23:38] Loves the attention that profile picture NFT projects bring to the NFT space. Didn't see the big deal about https://www.larvalabs.com/cryptopunks (cryptopunks), had many chances to collect them but didn't see it blowing up. Didn't see that cryptopunks turning into clout chasing decentralised social media. Thinks that art is being pushed

Kehau Costa of Hawaii Island Realtors, Julie Mitchell of Ku'ikahi Mediation Center in Hilo, and Eric Paul of West Hawaii Mediation Center in Waimea talk about the concern about people who may not be able to pay their rent, with at least 22% of Hawaii's population now unemployed. Although right now there is a state moratorium on evictions, that will end at some point. Kehau, Julie, and Eric talk about a mediation program that helps landlords and tenants come together to talk about possible solutions that will work for both parties. (Note, we did put this online as a podcast only a month ago, but heard from folks who don't listen to podcasts and are concerned, so on June 7 it's airing on the radio, as well.) Air date: June 7, 2020 Kehau Costa, Executive Director, Hawaii Island Realtors Julie Mitchell, Ku'ikahi Mediation Center Eric Paul, West Hawaii Mediation Center
This week we talk with actor Eric Paul Scarabin who shares with us how he got into acting, and also a few stories about working with Nicolas Cage. #Comedy
Hawaii County Council member Ashley Kierkiewicz and Hawaii Island Realtors Association Executive Director Kehau Costa realized once the COVID-19 issues began and businesses shut down and people lost jobs that there could be some serious issues with tenants unable to pay their rent...with both tenants and landlords potentially being in disastrous financial situations. Ashley and Kehau both said they saw this after the 2008 recession, and wanted to see what could be done in advance to prevent evictions and other issues. They called upon Ku'ikahi Mediation Center in Hilo and West Hawaii Mediation Center in Waimea, and the Rapid Response Landlord-Tenant Mediation Program was established. This discussion with Kehau Costa plus Julie Mitchell from Ku'ikahi Mediation Center and Eric Paul from West Hawaii Mediation Center gives the details. Post date: May 18, 2020

It's my honor to present to you, Eric Paul. Veteran of the noise rock, no wave movement locally and internationally. I've followed his career from his beginnings thrashing around in Arab on Radar, to The Chinese Stars, Doomsday Student, and ultimately landing in this new electronic infused Psychic Graveyard. In this talk we highlight some aspects of his 20+ years in the music biz, from being misunderstood early on, to working through trauma through writing, finding inspiration in music and peers, and even trying his hand at starting his own record label. I'm extremely thankful to him for allowing us all the opportunity to catch a candid glimpse into the mind and life of one of Providence's own inspirational figures. www.psychicgraveyard.com Find Eric's book here: https://tolsunbooks.com/new-products/a-suitcase-full-of-dirt-a-lyrical-retrospective-pre-order Support the podcast by buying something from my shops here: www.psychicstatic.net Email the podcast: songcrafter666@gmail.com Follow us on social media: Instagram: https://www.instagram.com/vinyl_and_vision/ Facebook: https://www.facebook.com/jimmydrab/ Our shops Facebook: https://www.facebook.com/parodyofparadigm/ Twitter: https://twitter.com/JimmyDrab7 Theme song by Jeff Robbins.

CannTrust Holdings (TSX: TRST; NYSE: CTST), a Canadian licensed cannabis producer, has lost over $600 million of market value in the last sixty days. In doing so, it has provided us with an excellent case study on what not to do in a crisis or turnaround. Some highlights from CannTrust’s action-packed July:- Following a whistleblower disclosure, they received an audit report from Health Canada, their regulator, observing the growing of cannabis in five unlicensed rooms and inaccurate information provided to the regulator by CannTrust employees. It’s alleged the company built false walls to conceal the illegal grow.- They acknowledged not having received a permit from Health Canada to grow cannabis on their 81 acre property in BC, Canada, and that if the crop is not planted by August 5, there would be no harvest in 2019, despite previous guidance of 75,000 kgs.- They put a voluntary hold on all product sales. - They formed an Independent Committee with a mandate to investigate the illegal grow. - They were named in three class actions suits.- They terminated, with cause, CEO Peter Aceto, and replaced with interim CEO, Robert Marcovitch.- They demanded and received the resignation of Chairman, Eric Paul.- News broke that Eric Paul and another Director, Mark Litwin, sold $1.0 million of shares on Nov 16, 2018, the same day an internal email referenced the illegal grow. Another $5.0 million of shares were dumped in the next 30 days.- They announced the appointment of an investment banker to explore strategic alternatives.- They announced they would not be filing their next quarter’s financial statements on time.- They announced a securities and police investigation. That’s a big month and the very definition of a crisis. The focus now should be to save jobs and some shareholder value. But it seems CannTrust is losing that battle. What should they have done differently?- The first rule of a turnaround is to understand and admit the problem. All CannTrust’s communications focus on potential quality concerns; not on deceit, fraud, false accounting, a false prospectus, class action suits, liquidity and shareholder value. Those are the issues concerning stakeholders and they should be addressed head on by the company.- They created an Independent Committee of existing Directors that were also on the Board at the time of the illegal grow. In other words, they are investigating themselves. CannTrust should have appointed an external investigator to build credibility. - They have focused their response to this crisis on the investigation. That may be helpful in court and with regulators but does nothing for shareholders, patients and other stakeholders. Immediate action should have been taken regardless of the investigation. Primarily, they should have cleaned house by terminating anyone who remotely may have been involved with the illegal activity.- They should have put together a turnaround team that is experienced and independent of the bad decisions made in the past. Their appointed interim CEO was a Director at the time of the illegal grow and is therefore tainted by this situation, fairly or not.Want some more detailed discussion?
When I started listening to Deep House, Techno and everything in between, I was a keen follower of many DJs and the sets they uploaded regularly. I would eagerly wait for their Podcasts.. Stefano Noferini, Eric Paul, Tuhin Mehta, Boiler Room, Techno Live Sets are a few who inspired me. Ever since I started DJing, I always wanted my own Podcast, where I could play music that I loved and sometimes could not play at clubs.. Sooooo.... here is Vol. 1 of many more to come! 😁 One hour of mind bending, deep dark and trippy music. Welcome to #SoundsAndMoodsVol1. Turn up the sound and let your mind wander.. If you like it, share it ❤️👌🙌

He explains our testing protocol in explicit detail, and answers so many of our questions: like why a two week window is considered a sufficient time period to successfully test for an HIV transmission, why the condom mandate is harmful, the difference in STI regulations between the straight and gay porn industries, and why the testing centers check for some STIs and not others.
