Or after paying your bills, found yourself thinking it would be nice if you didn't have to pay the entire amount? Well listen up because my guest Annamarie Pluhar has a possible solution for you. Annamarie advocates for adults, especially older singles, to have a “home-mate,” someone with whom they can share a home with one or more people for the benefits of cost, company, cooperation, and comfort. She is the founder of the nonprofit, Sharing Housing, Inc. and the author of Sharing Housing, A Guidebook for Finding and Keeping Good Housemates. She has 30 years of experience in corporate and non-profit consulting, group facilitation, training development, and delivery. She is a graduate of Vassar College and The Episcopal Divinity School and she lives in Dummerston, Vermont. We are still pinching ourselves that we had the honor of speaking with Suzanne Stabile! This conversation is filled with grace, truth, love, and wisdom as we are all figuring out how to live in such a divided society. As an internationally recognized Enneagram Master, Suzanne has conducted over 500 Enneagram workshops over the past 30 years. She has spoken to College audiences that include Baylor and Drury Universities, Hendrix College, Perkins School of Theology (SMU) and Brite Divinity School (TCU), Formation Gathering 2017 (Harvard Divinity School), Pepperdine Bible Lectures 2017, Seminary of the Southwest, hundreds of churches across America including First Baptist Austin, Highland Park United Methodist, Dallas, First Congregational Church, L.A., Otter Creek Church, Nashville, First Baptist Church, Portland, and teaches in the Baylor Health Care System, in Dallas, in both the Cancer and Transplant Hospitals. Additionally, she has taught at Richard Rohr's Center for Action and Contemplation and has been a speaker for Conferences offered by the CAC. She taught with Father Rohr to an international audience in Assisi, Italy, on The Enneagram and Paradox. Other events Suzanne has spoken at include The North Texas Conference of the United Methodist Church, Christianity 21, The Festival of Courage and Faith in Greenwich CT, the Emerging Christianity and Telemachus Conferences, the Southwest Regional Gathering of the Disciples of Christ, Laity Lodge and The Apprentice Gathering. Suzanne received her B.S. in Social Sciences from Southern Methodist University in Dallas, Texas where she also completed additional graduate work in the Schools of Sociology and Theology. She has served as a high school professor, the first women's basketball coach at SMU after Title IX, and as the founding Director of Shared Housing, a social service agency in Dallas. When she is not on the road teaching and lecturing, Suzanne is at home in Dallas, Texas with her husband Rev. Joseph Stabile, a United Methodist pastor with whom she co-founded Life in the Trinity Ministry and the Micah Center. She is the mother of four children and grandmother of nine: Will, Noah, Sam, Gracie, Elle, Joley, Jase, Piper, and Josie.

When waiting lists are discussed and shouted about in Northern Ireland, we are usually talking about our disintegrating healthcare system. But there is a second waiting list crisis – that of households seeking social housing.As at March of last year, there were 44,426 applicants on the social housing waiting list. Of these, over 10,000 were regarded as homeless and more than 31,000 were in housing stress. Nor is the situation improving. There was a 20% jump in applicants for social housing in Derry and Strabane last year. House building is not catching up – instead it is increasingly falling behind. There were a mere 922 completions of social housing units of accommodation – houses and apartments – in the 2021/22 year across all of NI. At this rate, it would take four decades to meet the demand.Meanwhile, the private sector has been exploiting the opportunity. There are now as many private sector tenancies as in the whole of the social housing sector – the Housing Executive and housing associations combined. And there are complaints that some private sector properties are of very poor standard.Another symptom of the crisis is the massive increase in demand for temporary accommodation. Total spend across Northern Ireland has jumped from £5.8m in the 2018/19 year to £23.7m in the 2022/23 year. In Derry and Strabane this has risen from £930,000 to £5.8m over that same four year time period. The increase for Belfast is much smaller, having increased from £1.6m to £3.7m in that time. In the latest Holywell Conversations podcast, housing campaigner Marissa McMahon, who works with both Participation and Practice of Rights (PPR) and the Simon Community, discusses the scale of the crisis and how this can be addressed. Paddy Gray, emeritus professor of housing at Ulster University and a seasoned housing association board director, considers how social housing providers can boost construction.Despite the shortfall, there are significant development programmes being taken forward. Belfast city centre is awash with city centre apartment construction. In Derry, the focus is more on the suburbs, where some very large schemes are underway. A new Cashel estate on the Buncrana Road will eventually produce 2,500 new homes, including 800 social housing units. That is a joint scheme between private developer Braidwater and Apex Housing Association. Apex has appointed Kevin Watson Construction to build out another new development of 250 homes at Springtown, which was approved against advice from planning officials. And Apex has led on the construction of more than a thousand new homes in the Skeogh area of Derry over the last eight years. Choice Housing Association is now to construct an additional 244 homes in the same area. Choice, in partnership with South Bank Square Ltd, is also building another 252 properties on the Waterside, by the Gransha roundabout.  It is too soon to determine what impact, if any, these new developments will have on community integration. The Housing Executive reports that social housing segregation remains most common in the urban parts of Belfast, Derry and Craigavon. But it is proud of its Shared Housing programme, which has grown to 69 schemes comprising 1,973 homes, delivered by 11 housing associations across all council areas. The Housing Executive says that people want to live in mixed communities, pointing to the Life and Times Survey, which indicates that 79% of respondents would like to live in an integrated, non-segregated, housing community. But the main priority for tenants is to live close to relatives and friends, which creates a drag on cross-community integration.There are other signs of progress, with a big fall in the number of households that have had to be re-housed because of sectarian and other intimidation. In 2002/3, there were over 1,000 households seeking assistance because of intimidation. By 2022, this had fallen to 171 households. There has been a comparable fall in properties acquired after forced evacuation, under the SPED scheme, the use of which fell from 382 properties in 2003/4, down to nothing in 2021/2 and just one in 2022/3. The main crux of this research report by Housing Hub, is that the Group Home dwelling, a legacy of the system prior to the NDIS, still has a place in the community, so long as it is 'done right'. Laura Tuggle has been the Executive Director of Southeast Louisiana Legal Services(SLLS) since May 2014 after beginning her career at SLLS in 1993. She previously managed SLLS' Housing Law Unit during the years immediately following Hurricane Katrina from 2005-2010. Over her public interest career, she has excelled in many areas including direct services, systemic work, and policy advocacy resulting in increased access to housing for special populations including the homeless, peopleliving disabilities, and disaster survivors. Impact litigation filed by Laura resulted in significant legal victories for low-income tenants including millions of dollars in federal relocation assistance and establishing a private right of action for voucher assisted tenants to challenge utility allowances in federal court. She is an author of the Federally Subsidized Housing Program portion of the Louisiana Legal Services Desk Manual and coauthor of the housing portion of the Brookings Institute New Orleans Index at 5.Laura has received national, state, and local awards for her work in the interest of housing justice. Laura graduated from LSU in 1984 and received her Juris Doctorate degree from Tulane Law School in 1987. She currently serves on the Board of the New Orleans Family Justice Center, Shared Housing, as Co-Chair of the Legal Services Corporation's National Disaster Task Force Relationship-Building and Integration ofLegal Services into the Nation's Emergency Management Infrastructure Committee, on the Louisiana Access to Justice Commission's Funding, Technology, Disaster, and Building Brides Committees and on the Louisiana State Bar Association's Access to Justice Committee. She was recently appointed to the Legal Services Corporation's Housing Task Force. Los Angeles has a homelessness crisis that has been going on for years. While politicians talk about solutions (we're looking at you, Eric Garcetti and Mike Bonin), Heidi Roberts and her husband decided to create one with Haaven Shared Housing. Since it opened in April 2018, they have taken 168 people off the streets (that's about 1 person per week) and have an 80% success rate (meaning people are still housed). Listen in as we talk about the full-frontal experience of living in Venice, CA, how housing isn't the solution to the homelessness crisis; there's more to it: Support. Taking care of people shouldn't be hard. We have the resources but seem to lack the political will to make the necessary change. People are suffering from addiction, untreated mental illness and, what they all have in common is trauma. After hearing from public officials that there was no housing, Heidi and her husband decided to create some. With the purchase of a 4-unit building, they were able to move 28 people in...and learned the hard way that housing wasn't the solution. Peer support and the right staff was the secret sauce.  We discuss how the crisis grew out of Mayor Villaraigosa's plan to revitalize DTLA with Staples Center and LA Live, removing from the city much of its affordable housing, which was never replaced. How big developer donors are rewarded with building contracts for the city's unhoused, instead of purchasing existing structures, leaving people on the streets while they wait for construction to be complete. Haaven can house people for $5,000/per person/per year; the city intends to spend nearly $500,000 per person. City and other organizations won't refer to shared housing because they call it "undignified". They also take issue with Haaven's policy of no drugs and alcohol on the premises (you can use elsewhere, just not on the property), saying that is a violation of personal rights. These misdirected ideologies of what they seem to believe is protecting the rights and choices of the unhoused are also what is keeping them on the streets, unsafe and at risk of violence, health crises and police detainment. Elected officials seem to be more interested in appeasing their donor base rather than serving the citizens, both homed and unhoused. There is a significant rise in crime and violence, including violence toward the unhoused. Encampments are run by gangs and Venice Beach is now known as Methlehem. Shared housing offers peer support, creates communities and families, and helps people succeed in sobriety and mental health stability. Shared housing is a model where homeless people live together as a group, often in a single-family home, sharing a bedroom with a roommate.  It does not require long waits for government-approved vouchers, and it does not require a ton of staff or bureaucracy. This was an important podcast to me. My hat goes off to Debbie Gilbert for taking on this type of investing but more importantly truly trying to help seniors in her community one property at a time. Debbie is the owner of Rosehill Heights, shared housing for senior women. One of the things that really hit me was that there are so many seniors living alone.  This can create social isolation for them, which leads to physical and mental health issues.  In fact, some studies have shown that social isolation can have a more negative effect on longevity than smoking 15 cigarettes a day! What Debbie is doing is incredibly important to her community and I truly respect the work she’s doing to help. Have a listen, she's looking for investors to help her important cause. In 2015 she was downsized and outsources out of her J-O-B, and decided to get some formal education in real estate investing. She wasted no time in starting to build wealth through real estate. She remains a full-time investor who self-manages the properties in her portfolio which consists of several duplexes and student rentals in Barrie and Orillia. Debbie has done some coaching, some speaking, some writing and is a familiar face at many of the real estate investment groups in this area.
