From an average home to an ultra-luxury mansion, there are 5 buckets of listings agents can go after. For many of us, the idea of breaking into the luxury niche is intimidating as hell. Agents will wait years to take a higher price point listing, or worse - talk themselves out of opportunities because they don't think they can go for high net worth sellers. Breaking into luxury is a lot easier than we think. You don't have to live in a fancy zip code to become an authority in that niche. You don't have to live in a mansion, drive a Maserati or even be with a luxury brokerage. We tend to overthink the luxury niche, but there's a lot of opportunities for the taking right in front of us. Ultimately, overthinking keeps us on the bench and away from the best opportunities. How do we actually define a luxury property - is it anything that's a $1 million up? What steps can we take to go after luxury? We're often told never to judge a book by its cover, but nobody warns us about judging people by their names. Seyoue Sims joins us to share his experience with some clients (husband and wife) with questionable names that made other agents in his office think the buyers were "fake". Eventually, the title office asked Seyoue to call and confirm the buyer's validity. The names in question were - Rich and Greedy Millions. Wouldn't you question that too? The lesson here is "trust, but verify" when talking to a prospect and not sure they are "qualified." Good things happen when you treat your customers right. They will come back and refer you to others. Rich and Greedy have given Seyoue more deals and have sent referrals. What would it have been like for him if he had judged the couple by their name? “We shouldn't judge a book by its cover. On today's show, I'm going to talk about the journey of a recent significant $7,500,000 home that I put under contract. This home was famous for being the backdrop for FOX's hit series "Empire" for 6 seasons, it was Lucious Lyon's home (aka The Lyon's Den) on the tv show. This journey started in 2013 when the home first went on the market for just under 16 million. After 8 years on the market - 6 with me - it came under contact within a few weeks of me producing this recording. There's an old adage in real estate: You want to be the firstborn, the second wife, and the third listing agent.” Any truth? Well, in this case, I was the third agent for this amazing home. I want to share with you how I landed the listing, and how I was able to retain this listing and client for 6 years, to how we put it under contract. Just because they're not liking or commenting on your post doesn't mean they're not paying attention.” - Michael LaFido Three Things You'll Learn in This Episode - Grow and stay engaged in your social media network:Why would you want to enlarge your Facebook/LinkedIn/Instagram social circle? You just don't know where your client or prospect might come from. It might be a friend of a friend that you went to high school with or someone you sat next to at a seminar a year ago. - Communication is the path to retention:Honest, open, ongoing communication is key to getting and retaining a client. You're always putting their best interest first and understanding their personality. - Be consistent with selling: A home will get sold if you're consistent. When marketing, leave no stone unturned. Upon getting his real estate license in 2000, Michael LaFido worked as a part-time agent and full-time high school health and physical education teacher. But with a growing family, he felt he was spreading himself too thin. So in 2010, he decided to go into real estate full time. Several years later, Michael did some real estate coaching and consulting where he developed a product called “The Ultimate Listing Blueprint”. This product led him to meet a gentleman who coaches top luxury agents who are having difficulty competing in their marketplace. He found that most agents who deal with luxury properties think that the only way they'd be able to compete is if they become one of the cheaper agents in their market - which he doesn't agree with. It was a year ago when we launched our 100th episode. And what a year it's been. The pandemic brought about many changes in housing and lifestyle needs. The luxury real estate market is still hot. The average home sale price has gone up across the country. Even houses that languished on the market for months are selling. So to mark the occasion, rather than looking back at all 150 episodes, I'm just going to focus on episodes 101 to 150. You need to shift the dialogue to “we”. You and your client are a team. If you do this, the client will value you at a higher level, and be more open to accepting whatever you tell them. Honor the client’s home and their possessions: Take an active and sincere interest in the client’s possessions. Compliment what you later want them to put away. It will be much easier for the client to put away that ugly, day-glow painting or creepy taxidermy polar bear so that their house stages well. Visualization is key: Many times a home can be painted cool gray, have perfectly bare counters and floors, but still have overly personalized items. They make buyers feel like they're intruding into someone's life, which is the opposite of what you want. It’s the agent’s job to position the home so that the vast majority of buyers can visually see themselves moving in, so they'll pay the price you want in order to make it their home! Episode Highlights: Only 1 house has sold in Illinois for over $10M in the last 20 years. On your first luxury listing appointment, it's important to exude confidence by knowing your numbers and doing your research. Agents have the task of accentuating the best features of the home, not showing everything. You must pay attention to detail enough to paint yourself as the expert to Mr. and Mrs. seller. In today's world, you have to work to keep people's attention, so make sure you have amazing photos. Michael takes multiple rounds of photos, making sure to have all the details just the way he wants them. As the expert, agents must be deeply involved in the photo-taking process. You've got to have backup plans in case there are any issues, such as mechanical, technological, time, etc. Do your research ahead of time and make sure to take great notes so that you can build rapport. A firm handshake and a look in the eyes go a long way when it comes to exuding confidence. Before sitting down with the client, Michael asks clients where they want to sit to make them feel comfortable. Agents that come with a prepared price should be walked to the door because they haven't even seen the house yet. Appeal to both sides of the brain by providing both analytics and powerful visuals. There are many different types of agents that sellers can choose from, so show them why they should choose you. Michael likes to get to know who the buyer is while staying within the rules. Through the use of SWOT analytics, Michael is able to show buyers, sellers, and other agents his attention to detail. As the market shifts between a buyer's and seller's market, you have to avoid cutting corners. Don't be afraid to ask the owners about details of the house and its unique features and history. Be willing to take on a little more stress by taking your time to get the house and marketing ready and you will net more and sell faster. Know your own numbers, as well as numbers relative to the current market and inventory in your area. Make sure clients know that any money they put into their house in order to sell it is an investment. Most people are not able to visualize what a house could be, so storytelling and staging are incredibly important. Create a portfolio of every room in the house before and after you have staged the house. The market dictates prices, keep that in mind when deciding if you are priced right. Tagging, great descriptions, and amazing thumbnails will bring more viewers to your videos. Provide an incredible experience (water, food, wine, hand sanitizer, security, etc.) and people will talk about you. Changing your wording can help you from breaking any regulations. 3 Key Points: There are no rules in the real estate industry that say that you have to show every room in the house. Accentuate the best features of the house. When it comes to building rapport and differentiating yourself, research on your clients, exuding confidence, and making the client feel comfortable are absolutely vital. If agents don't have the knowledge, they don't have the confidence. If they don't have the confidence they're not going to step out of their comfort zone to win a listing at a new price point. Listing agents for high-end properties may want to get in front of your audience and it could be mutually beneficial to do a video with them. Go live, talk to the listing agent about the home and why it's unique. Many agents need to let go of limiting beliefs to step out of their comfort zones. While there are vast differences between what’s happening in the various high-end markets across the country, there are things that we can do to boost our sales regardless of our market. What is the state of high-end markets at the moment? How can staging and recommendations impact our probability of selling? How can we expand our pool of potential buyers? In this episode, Michael LaFido discusses what agents can do to maintain and grow their sales rate in a shifting high-end market. 7 out of 10 times there are things an agent could do that are within their control to position a home differently and more effectively. -Michael LaFido Three Things We Learned Dealing with open house objections We have to cover one main area of objection when it comes to high-end open houses, and that is security. By bringing on more people to host the open house with us, asking for viewers’ identification details and advising the seller to put away valuables, we can better ensure a low-risk open house. Growing our pool of potential buyers By encouraging our sellers to let their personal networks know that they’re selling, and by sending the same message to their neighbors, we can increase the amount of potential buyers for the property. We can motivate sellers and neighbors by explaining how this will give them some control over who their buyer and new neighbor is. Articulating recommendations without offending Being able to articulate our staging advice to sellers without offending them is very important. Instead of saying it in a way that comes across as our personal opinion, we should explain why it makes sense from a market research perspective and how it will help their house sell. In order to keep our sales rates steady and growing in a shifting high-end market, we need to be able to advise sellers on how to best position their property so that it gets the most views, clicks, and eyeball traffic. When advising, we should be careful of how we articulate our recommendations so as not to offend, and so that they understand what changes will help their property sell. We can reach more potential buyers by using social media effectively and tapping into sellers’ personal networks. In this way, we can compensate for some of the more prominent shifts in our market. Negotiations shouldn't just be on the buyer's side. If sellers are determined to sell their homes as soon as possible, recommend a small discount on the property price. It's usually quite convincing for buyers who tend to change their mind when they can save some money. Sellers in the luxury market aren't much different Many agents assume that working with sellers in the luxury market requires a different skill set. However, the same problems are solved. Owners of luxury properties are just as nervous about the investment they made as any any other seller. Storytelling in the luxury market is heavily focused on emotions and status Many buyers looking for luxury properties don't need a bigger house, and in some cases, it's not even a wise financial decision. What they need is a new lifestyle and a way to feel better about themselves and their accomplishments. Your photos, videos, and all of the storytelling should focus on promoting a certain lifestyle, not just a home. Luxury listings should tell a story about the lifestyle the home offers. In this market, most decisions aren't made based on price but on the status and location the home offers. Emotions play a big part as well, because buyers have a bigger budget and they want to walk into a home that makes them feel good. However, this shouldn't prevent you from trying to negotiate the price point with the seller if selling the property as soon as possible is one of their main priorities. When should you sell your home if you're thinking of doing so in 2017?Nobody has a crystal ball, but historically, it's always been better to sell your home early in the year rather than later. Just recently I had a client tell me they would put their house up for sale in April since that's when everyone else does. However, that's exactly why you don't want to put your house on the market during these months.If you're thinking of selling in the Chicagoland market in 2017, I recommend putting your house on the market in January or February.Four years ago after the election, January 2013 was one of our busiest months all year. We anticipate the same in 2017 due to the post-election fervor. This may not be because of the results, but more so the fact that people finally know what we'll be dealing with for the next four years. We already see indications that the market is rebounding, with properties that weren't seeing much interest starting to get showings. We think 2017 will be a better year than this year, particularly January and February.“Nobody has a crystal ball, but it's always better to sell your home early in the year. ”Why these two months?First, there will be a limited supply of homes due to sellers continuing to think they should wait until the spring to sell. Limited supply drives up demand, which means better offers and better prices for you as a seller.
